Property Care Hardwood Floors

It went very well. The work was fast and efficient with great cleanup. The sanding, while extensive, was controlled so that dust didn't travel through the house. The workmen always cleaned up completely at the end of each day. We couldn't be happier with the work and the results. Not only are Tom and the crew great at installing floors, but they are also very good at repairs. We would use this company again, for sure.

It’s a family owned business. They were definitely customer oriented. They were really willing to work with you in choosing custom colors and giving you the desired finish that you want. They offer a wide range of different finishes and colors that had custom like they stained any color. We did part of the floor. We had a piece of the flooring that was ceramic and they replaced that ceramic piece to match the hardwood floor. They were able to custom match the flooring that we have. The house is 25 years old. It was not the easiest thing in the world.

They drove a long distance to our house, knowing they probably couldn't offer a quick fix to our problem. Nevertheless, they spent time with us and gave us some great information. When it comes time to refinish our floors, I will definitely call them. Very professional and honest.

We contacted Barbara to get an estimate to install hardwood throughout our home. They came out that afternoon and gave us a quote that was better than two other quotes we received. On the day we started the work, they showed up on time and got right to work. The job was definitely a challenge, as we have existing hardwood in the kitchen, and we wanted it to look like all of the floor was laid at the same time. Even though we have two separated entrances to the kitchen, they were able to match the floor seamlessly, weaving in the new to the old so that you cannot tell where one stops and the other begins. Also, our floors were not very level, which is not so bad with carpet, but hardwood is not as forgiving. They did an awesome job getting the floors level, so the hardwood lays flat and I can no longer tell where the high and low spots were! I got to pick my stain color directly on the floor rather than from a card or chip, which made a big difference. I thought I knew the color I wanted, but when the actual stain sample was put on the floor, I found I liked another color more -- a big deal when you a talking about flooring for a whole house! Tom and family are consummate professional. The show up on time, are polite, and are dedicated to delivering a high quality job. They performed as if it was their own home. The entire job -- start to finish -- took about 3 weeks, during which we had a medical crisis in our family. Tom pushed to get the job done so that it would be ready in time for the family member's release from the hospital, for which I was very grateful. The floors look great, they are easy to care for, and I get complements from all who see them! We've had them for about 5 months -- no squeaks or shrinking. I highly recommend Property Care Floors to anyone looking to put hardwood in their home!

I am the landlord and the house was empty at the time the work was carried out. Without supervision, the work was performed on time and of the quality as agreed. The place was left as clean as when they started the work.

We had met with three contractors found through Angie's List. All were great and very honest. One said he could not do the extent of work we needed. The other two, including Property Care Hardwood Floors, were within dollars of each other in their estimates. We opted to go with Property Care because they were a family owned and operated business. When I called and spoke to Barb, a date was set for the work to begin (just 3 weeks out). I asked her if this was an estimated start date or a firm date. She advised it was "firm". On August 4th (the date given), Tom and his crew arrived promptly as scheduled. The tear out of the carpet began immediately. The carpet, padding and tack strips were torn out and work on the old linoleum began within about an hour and a half. By noon the old floor covering was gone and the sanding crew arrived and began their work. By late afternoon, the living room was sanded enough that some stain samples could be put down for our selection. On August 5th, we left the house to go up north while the staining and sealing were completed (due to the extreme fumes that they warned us about). Upon our return on the weekend, we were astonished at how beautiful the floors had turned out! You would never know that someone would have glued linoleum over such a beautiful floor. Holes, that were drilled in the floor by the cable TV company several years ago were neatly plugged and barely noticeable. The best surprise was the final bill. It was slightly cheaper than the estimate! I have already passed out the name of the company (and their website) to a few friends and co-workers.

Outstanding! The quality of their craftsmenship work is second to none. They earned their money when it came to removing the ceramic flooring, a very difficult and dirty job. They are true artists working in hardwood. They didn't miss a beat when my wife increased the scope of the project after they were well into the job. Reliable, efficient, quality workmenship, would highly recommend.

Property Care Hardwood Floors is a family ran business. Barbara is a delightful woman who set up appointments, answered questions, etc. Her husband, Tom, came out to do estimate. I had some concerns, which Tom handled beautifully. The floor abutted to the kitchen which had ceramic tile. The tile had to be cut and evened off, as part of the wall had been recently removed. I was petrified the tile would crack, when cut, and I would be left with a broken tile (I had no extra tile). Tom cut it perfectly and then created smooth transitions between wood and tiles. Another concern was a few areas where cat urine had soaked to the subfloor. Tom gave me a product to use on the floors and also gave me the brush to "paint" it on. This was before I even had decided to use his company. Best of all-product worked and no smell of urine, even on humid days. Tom suggested a specific company to get the wood (price above does not include cost of wood), rather than big box stores. The wood is beautiful, and there was very little waste. He also recommended I get furnace vents which are flush to the floors, which really make the floor look great. Initially, Tom said it would take 4 - 5 days to complete installation. I was thrilled when it was completed in only 3 days. Tom, his son, daughter and grandson did all the work. Each day, they arrived on time and left the house clean and tidy. All, very nice people who are very professional and did a great job at installing the floors. I am thrilled with how beautiful my floors look, and highly recommend Property Care Hardwood Floors.

I took a vacation day to be at home the first day of work and pick the new color for my floor and they came around 3 pm just to leave their working tools. Next day I had to come back home from work to choose the new color, for me was an inconvenience. Honestly I did not love their work, it was just average OK, It think is an area on my living room where you can notice some streaks. Maybe for the price is just fair... Not sure if I will use them again

The new floor is wonderful! Property Care is a family business, and that's good news. The sanding, staining and coating was subcontracted to a firm specializing in that business. The whole job took five days, I think. Tom, the co-owner, removed the old floor by himself the first day. He and his adult daughter installed the floor on the second and third, and the finishing crew stained and coated on the 4th and 5th. The finishing boss helped me move the appliances back in position, a task not in the contract. (We put the fridge in the living room for the duration, and ate out and used the microwave. It was good.) Tom came back and installed the shoe mold. Tom's wife Barb was very helpful during the estimating session to advise my wife and I how things might look, what style "lasts" from a re-sell-the-house basis. Barb also did the scheduling, so we knew was talking to us, and it was coordinated very well. The sanding was not 100% dust-free, but the amount of dust left IN THE KITCHEN was about equivalent to not dusting for two weeks. We thought that was very clean, considering what was done. They did hang plastic in the doorways, and the dust in the rest of the house was insignificant. Overall, this project went better than I expected. Tom and Barb (and their daughter) know what they are doing, Tom brought his grandson to help put in the shoe mold, and grandson got some pointers on how to use a nail gun. They coordinated well with the sand/stain/finish crew. They provided us instructions on how to maintain the floor. The only thing I can mention that wasn't totally to my satisfaction was this: Tom didn't fill the nail holes in the shoe mold. So I did it, and now I am totally happy with the new floor.

They did a great job. Not only were they the only Angies List hardwood company to return my inquiry, immediately I would add, but they did so over a holiday and took my tight timing into consideration and met with me so I could stay on track. They held an install date for me and made arrangements to pick up my materials, purchased elsewhere, and get them into my condo. The location in Birmingham MI has some tight restrictions on contractor activity and they worked well with that. I did have one other quote from another referred company and I think PCHF came in competitvely. They were professional and easy to work with, they explained the products to me and I would definitely use them again. I probably will have to use them again as the condo is a rental and board replacement is almost guaranteed. It is hard to sometimes make decisions based on other people's experiences but recently I've had to redo three rental properties. One thing I noticed about Barbara, T squared and Melissa is that they always responded, whether it was a call, text or email. I recommend them without hesitation. UPDATE 6/4/2014. Though I would still recommend them, we were surprised with something that happened almost immediately after I wrote this intial review. On Friday May 30, Tom came to replace a couple boards that were not right from the install. He said the invoice was left in the unit (we don't actually live there). We picked it up on Saturday and on Monday June 2nd mailed the balance. On Tuesday June 3rd Barbara (I'm assuming) called and said rather abruptly "I'm looking for my balance". What struck both my husband and myself it had been less than 2 business days. To me this was very unprofessional. I'm not sure what they are used to but I cannot imagine most clients carry $3500 cash and run over to pay on a weekend.

Absolutely LOVE the new floors. Prompt, professional, courteous. Did everything they promised efficiently and did an absolutely beautiful job. Getting wood floors installed creates some inconveniences in your daily routine, but they definitely made it as painless as possible. Picking colors is a little nerve wracking, but the staining crew was helpful and patient. We would most definitely use them again, and wholeheartedly recommend them for any wood flooring jobs.

DISGUSTING! I received a quote and had part of the floors done. I wanted to have the rest of the floors done at a later date. They overcharged me - billed me for 544 ft but only did 505 ft. They verified this measurement as they insisted on re-doing the quote. What do you know? Their prices have increased- almost doubled! Convenient. This was in spite of the fact that when he left my house, Tom Jr promised that their prices had not increased.

Property Care, Inc., is very professional, courteous, caring, helpful, and provides a wealth of education regarding hardwood floors. After having several bids for wooden floor service, this company stood out among the rest. The owner even came out initially to assess matters and to provide the estimate. Our dry, cracked floors that were an eyesore now look brand new! We are thrilled and will definitely be referring others to this hardwood floor business and will return for future service. Property Care came to our home almost a year ago to give us an estimate on refinishing the hardwood floors in our kitchen and front foyer area. Their estimate was reasonable compared to the others we had received and we decided to have them do the work. We had to delay the work because of other more pressing issues (replacing heating and A/C units). We called Barbara after several months to refresh our quote, which didn't change much at all, and schedule the work. Barbara was very understanding of our busy lives and was very accommodating to our schedule. We greatly appreciated the fact that their refinish crew supervisor called us a few days before the work was to start to explain the work, how long it would take, and what we could expect. The workers showed up right on time, were courteous and respectful, and got right to work. The work went exactly as described. We are so excited about the results! The quality of the refinished floors is exceptional. The floors look better than new at a fraction of the cost of new. I would not hesitate to have Property Care do any of our floor work in the future.

I called to make an appointment and was surprised to be given one within three days.. At the exact time of my appointment the owner, Tom, rang my doorbell. I met him with my handyman because I wanted a second opinion. After about 5 minutes I was sure this was the company for me and my Handyman agreed. Tom walked around the areas we wanted done, Foyer, Den, Dining room, stairs to the second floor as well as a bar and closet... Tom told me he would email me a quote and left. First thing the next morning I opened a quote!..they all all worked around my family and pets! First Tom came with his daughter and son and removed the shoe moulding in no time at all! Very quick, clean and friendly. We made arrangements to start the stripping of the floors AGAIN around my families convenience, and all went smoothly! The two gentlemen who did the stripping, sanding and sealing were dolls..always on time and smiling. They even worked late to make sure and finish on our agreed upon day. I can also tell you that there was barely any dust! They did tape off the rooms they were not working in but even so I was impressed with the lack of dust! The finished product is amazing..it exceeds my expectations. This is a company worth keeping around! I have renovated many homes but, never had a job go so smoothly.. Thanks all, you guys rock!

Contractor pulled out old carpet and padding, replaced with hardwood flooring. Installed flooring on first and second floors as well as stairs and landing to upper floor. They even came back to do a closet after they has demobilized. Professional, they were prompt, informed and capable. I have recommended this Company to Others and would definitely use them again. They are probably not the least expensive but the quality of the work was worth the cost.

They showed up on time, and finished the job quickly. The floor looks brand new and beautiful. (The floor is almost 30 years old.) They were very professional and pleasant to work with.

Over a span of almost forty years of home ownership (the last twenty plus years at this Grosse Pointe Park address) we have hired many contractors for many different jobs. Some were good, some mediocre, a few bad. But Property Care, Inc. stands at the very head of the list in excellence of workmanship, professionalism, dedication, and resourcefulness. It is hard to praise these folks enough. They took over a flooring job that another (Angie's List) company had abandoned (after only 6 hours work over 2 days), and with a team of three they finished the job expertly in 2.5 days. It was like having Bob Vila and his crew of experts working in our house. The team consisted of Tom Hoffmeyer, the owner, his son Tommy, and his daughter Melissa. They took over a job of installing over 250 sq. feet of Brazilian Walnut (Ipe) and a large stair tread of W. African Iroko in a large front foyer, a large walk-in closet, and a study. The job required marrying the new floor with the existing flooring of three adjacent rooms, on two levels, and this they did with the utmost precision: the joins are virtually seamless. The Ipe and the Iroko are extremely hard woods which require great skill and expertise to install. This the Property Care team accomplished with the utmost accuracy and precision. The floors are perfectly level and run absolutely straight and true. In addition, at no additional charge (and no complaining), they dismantled and rebuilt the faulty stair framing which the first contractor (who had abandoned the job) had bungled. These folks worked on our house with the same care and concern and attention to detail as if they had been working on their own place. They kept the worksite very clean, dust was at a minimum, and when they had completed the installation, they made sure they left our rooms as neat and clean as could be. The Hoffmeyers are fine people to have work on your place: well spoken, friendly (but not unctuous), and polite. They are quite modest, but then, since they are experts, they don't need to beat their chests. Finally, their price was very reasonable and fair.
