As each of the details of the problems above were identified, the information was relayed to the home inspection company. The primary response was that our response to a short survey requested to be completed at the end of the initial inspection showed we were satisfied with the inspection. When it was pointed our response was based on an assumption that the inspection results were valid and that our response changed when we discovered the inspection was not valid. The next response was that contractors often provide bad information about work needing to be performed as they are try to create work that is not necessary. When informed that many of the features above were personally verified by myself and confirmed by at least 2 independent contractors, the inspection company's response was that they could do a re-inspection. When asked the purpose of the re-inspection, since we had already bought the house (something we would not have done if we had known of these problems with the house prior to closing), the answer was that a it was a breach of contract for us to do any repairs without a re-inspection and since we had had the gas leak and electrical problems repaired they were not responsible for anything wrong with the house. When asked about their "guarantee" the company response was that the guarantee was only valid at the time of the initial inspection (not even including the written report, which was received days after the inspection). On pushing this they stated they would provide a partial refund if we signed a legal waiver absolving them of all responsibility for their inspection and preventing us from pursuing any legal actions or filing any complaints against them. Rather than proceed with extensive legal battles over the above issues or settle for a pittance of what the "failed" inspection cost us, we elected to do neither, allowing us to at least warn others to NEVER use this company.
Description of Work: PROSInspections was contracted to provide a guaranteed (200% of inspection cost) home inspection for a new home purchase to provide a detailed home inspection and to specifically identify any problems with the house that would cost >$1000 to repair or that was a safety issue. Neither the initial inspection or the subsequent written report identified any such problems. Subsequent to the inspection and purchase of the house, 3 serious safety issues were identified (gas leak in the basement, a new furnace that had not been wired properly to the main electrical box, and 2 bathroom vents that were not properly exhausted to remove moisture). Several large cost repair items were also missed (roof that had been improperly installed leading to hundreds of nail head pops causing diffuse tile damage/failure plus improper coverage of corners leading to leaks under the base of the roof ($8-10,000 repair or risk of recurrent roof leaks if not fixed), a non functioning air conditioner ($3,500), gutters and downspouts that failed to collect and drain water (holes in gutters, extensive leaks between gutters and roof and downspouts completely filled with debris with seams even separated (repair estimated at $1,500), exterior woodwork and window damage (estimated at "maybe $800 to repair" with actual cost >$2000). Several other major problems were missed by the inspector, but did not meet the $1000 per item threshold so , although important, cannot be considered a "failure" on the part of the inspector.
