I am speaking from the seller’s perspective after having an inspection done on a house I was selling, and Patrick did the inspection. Thoroughness is definitely laudable. However, this inspector went to the point of questioning the color choices of the owner. Within his report he wrote “ Find out who picked the colors on the walls.”. If this had a negative affect on the value of the house, this might be reasonable. For example, if every room was painted black. However, it seems unprofessional and outside the scope of a home inspection to be making comments on the color palette of a home. Additionally, spot radon testing was done by this inspector. He even notes in his report that this is not what the EPA recommends to determine if mitigation is necessary. This puts both the buyer and seller in a difficult situation. The seller and now has a report that indicates that there could be a problem with radon and is forced to act on it. The buyer, additionally, either hast to spend , more money to have a proper radon survey done or has to request medication without good evidence. This inspectors time would be well served doing a EPA approved, radon evaluation on a house and keeping his interior design expertise to himself.

Patrick is such a professional, responsible and kind guy. Our inspection experience with him can be summarized as detailed, thorough, and honest. His inspection saved our tens of thousand of dollar to repair the issues after closing and really peace our mind. His experience and patience of explaining ins-and-outs and maintenance of every hardware/HVAC system/plumbing system/electric system/sewer system... in the house really helped us so much as a 1st time home buyer. Even though our builder call him ahead and threat him "You are not legal to check XXX,XXX,XXX,XXX,XXX and not legal to tell the buyer about XXX,XXX,XXX,XXX", Patrick still checked everywhere inside and outside of the house and explain everything to us. He told us "you have a legal right in Michigan Law to inspect the home before you buy it" and he gave us other recommendations to protect our legal rights the most. Patrick helped us with our house final inspection this week. We've been working with a Ann Arbor based Michigan local builder for a new construction home. As the house was being built, we started to noticed a lot of unacceptable quality issues (my husband works in an architect company so he was aware a lot of problems of the house structure/material/sloppy work etc.) The builder kept covering their mistakes and never take action to repair the issues. So a colleague of my husband recommend Patrick to us. He worked with Patrick previously and had an excellent experience. Before onsite inspection, Patrick explained the inspection sequence/builder's list/sample report and inspection time length to us via email. It's pretty straightforward and very transparency. Patrick went on site of our new construction on time, along with all his equipment and tools. He got into both of our 2 attics to check the insulation and truss and find major deficiencies that also violate the code. He would checked every window/outlet/lights/switch/hardware in the house. He checked EVERYTHING we can think of or we can't. He covered both inside of the house, outside of the house and your roof as well. There's so much inspection items he did for us and I can't list everything here or my review will be too long. We went through the entire process with Patrick for about 6 hours. He's so detailed oriented and so patient. In case we forget how to set up humidifier/AC/furnace system in different seasons, Patrick even marked up the recommended settings on our controller. So considerate!!! He took photos and wrote them in his report so it keeps everyone on the same page. Patrick answered all the questions we have, took look at anywhere we think there maybe a deficiency, explain every systems and hardware in our home... He also find the major problems violate the code which we have to force the builder to fix before closing. He provided us professional recommendations and action items to protect our legal rights. We have learned a lot from Patrick and I could feel his passion for his work even he's been working in this area for almost all his life. I would HIGHLY RECOMMEND him to anyone who need a professional inspector in this area. And thank you again Patrick for all your help! :)

Patrick was pivotal in credibly identifying safety, code, workmanship, quality, and structural issues on our home addition and garage project done by a Mason, Michigan builder who, despite being verified as licensed and insured with a 5 star review rating, proved to be a failure on all levels of home building. Until the inspection with Patrick of The Buyer’s Inspector, we had no idea how grossly misplaced our trust was in this builder. When COVID-19 shutdown our project we began noticing quality problems. This led us to hire Patrick from The Buyer’s Inspector. He was thorough, detailed, and spot on for the major problems as well as minor issues he identified during his inspection, including the multiple structural deficiencies. He recommended we hire a structural engineer to investigate these deficiencies in detail and the engineer verified all of Patrick's findings. It has been a very trying time legally fighting for our project to be done right but we thank Patrick for identifying all the problems using his extensive knowledge, experience, and understanding of Michigan's Building Construction Codes and industry standard building practices. Without his help we would have likely been stuck with this horrible build project that is riddled with safety, structural, workmanship, quality, and code issues. We highly recommend Patrick to anyone needing a thorough and detailed home inspection.

Terrible. This was a horribly demeaning experience. His team rudely took over our house with no consideration for the owner's property or time, did not leave at the agreed upon hour, never said a nice thing about the house or even a thank you for the excessively long inspection. From an owner's perspective this was a terrible experience.

My experience with Patrick can be summarized as thorough, detailed, and honest from start to finish. From my first phone call with him, it was clear that Patrick truly had my best interest at heart. He explained the entire inspection process, including how long we would be at the home and what he would and would not review during the inspection. Patrick even took the time to pull up the property online while we were on the phone to advise me on his concerns and some additional services to consider before buying the home; no other inspector we called put forth this effort. Upon arriving at the home, Patrick quickly set up shop. On the kitchen counter, he immediately laid out his tools, radon detector, and the snacks he was kind enough to bring for us. From there, we systematically began inspecting each room of the home with Patrick narrating his thoughts aloud. He explained his concerns and safety issues, and he provided many recommendations on fixing and maintaining the home in the future. As a first time homebuyer, Patrick was patient with answering all the questions I had in a clear, understandable manner that left me feeling confident in my ability to care for the home in the future. After the 6-hour inspection, Patrick quickly sent me a 16-page report, all photos he took during our visit, and all city permits on file for the home for me to review. I highly recommend Patrick if you need a building inspector.

Patrick is not like any other inspector you will find. His incredibly detailed, thorough inspection, coupled with his knowledge and experience were so valuable to my wife and I. He was on our side and his follow on report and supporting documents will help us for a few years to come now that we have moved in. We can not say enough good things about him and if you want to be 100% sure of everything going on with systems in a house you are considering buying, this is money very very well spent to hire Patrick.

Patrick is YOUR BEST ALLY. When real estate agents suggests an inspector, they basically ignore their duty to avoid conflict of interest. The inspector should work for you and not for agents. Patrick is that person. Some may find his personality a bit off putting, but his WORK IS NOT. Walk with him throughout the home during the inspection and you will know the place that you wish to purchase it as if you had been living there for ten years. I cannot reiterate this enough: HE IS YOUR ALLY and WILL SERVE YOUR BEST INTEREST. Not only will he help you reduced the costs of the purchase, but his recommendation will provide a to-do list for what repairs you need to do over the following years. His service are priceless. I have benefitted from his services 3 times and always loved it. There is a reason real estate developers do not like him: because he serves buyers' interests, always.

This was my second time hiring Patrick at the Buyer's Inspector LLC. Both times he was incredibly thorough and offered in-depth insight into historic construction features as well as neighborhood history. He approaches inspection from a unique perspective, with forethought into the home's future potential and drawbacks as well as its current state. He is straightforward and serves noone else's interest except yours. Aside from great inspection, he went the extra mile both times, bringing snacks and necessities and a very pleasant demeanor for anyone who decides to shadow along the inspection (which I would HIGHLY recommend). Patrick was very thorough and informative. He spent several hours looking over the building and showing me areas of concern and needed repair. His written report was very detailed and there were dozens of pictures taken and provided that supported the written areas of concern. He was definitely worth the investment and as a buyer I would hire him again without hesitation.

Patrick was excellent, he was there over 30 minutes early and stayed over 7 hours inspecting the house. He is a funny guy to work with and he is very knowledgeable, as a first time home owner I was immediately put at ease by his thoroughness. Most importantly he is on your side, not the real estate agents side. In fact, be prepared to have him discouraged to be your home inspector because he has a reputation as being extremely thorough. Not great for the deal grtting done quickly, but great for you because you are given every single detail. It's better to find out these details before you buy the house. Previous inspections had been done on the house and certain issues we're not found. He found major holes with rotting wood in the roof, rotting in the walls and numerous leaks in pipes. This would have cost roughly 75,000 that was almost purposely painted over and concealed in this house. This house would have been a disaster without him and there was extensive pressure by agents about how good a deal the house was and how it was already thoroughly checked. They pressured me into feeling like I was wasting my money. Personally I feel like Patrick was the person most on my side during this entire home buying process, he has no conflict of interest, he is not relying on any deal or referral that hinges on the deal getting done. As a result he is not the cheapest, the cost was $650, but it would be crazy to go cheap on that and we would have missed out on the over $75,000 in almost immediately necessary repairs. This was for what seemed like a beautifully built house in a new neighborhood. Go with Patrick and you won't be sorry.

Great! I hired Patrick (The Buyer's Inspector) to inspect my mom's home. We are currently living in the home and wanted to have information on the condition and safety concerns. We also wanted to know if it would be worth it for us to buy the home from my mom. Patrick went through outside and inside the house going into great detail about what he saw. He patiently answered all of my questions. He even went onto the roof, into the attic and in the coal bin. The report he made has tons of details including estimates and photos. He responded quickly to all emails. Plus, he's a nice guy so we didn't mind spending most of the day with him. I would definitely hire him again!

Patrick was very thorough and knowlegeable. I wea very impressed with his professionalism. He did enough research regarding the property ahead of a time and even ordered the record of the history of usage of the property from the Township office for me. That itself contained so much of valuable information which help a lot for me to understand the property. He did not charge for the extra time and work what he to gain the documentation for me. Also, he is so experienced he knows the best contractors in the town whi that you can trust. I highly recommend patrick for commercial or residential inspections.

Great Service. Patrick is very thorough and goes over every aspect of the house in great detail. He is also certified to do various add on services, however there was no pressure or upselling. Allow adequate time for your inspection, because this level of thoroughness takes time. Patrick is the very best. He leaves no stone unturned and you feel confident that he has discovered everything possible. This was the third time we've hired Patrick. Each home inspection took 6-7 hours, which is more than average, but this is only because Patrick is so thorough. He doesn't sugar coat anything. With any item he finds, he gives you information on how you would fix it, should you choose to move forward with the house. He's very knowledgeable about the codes and best practices (which aren't always one and the same). The thing I like most about an inspection with Patrick is that you feel prepared the own the home. With every room, he pointed out attributes, quirks and issues and let us know how to handle them. For instance, we had never used a water softener before, so he spent some time showing us how to use it. It will be very helpful when we move in. Patrick is always willing to accommodate his client's schedule and has reasonable rates. Patrick's report is incredibly thorough, including even the smallest findings with pictures and the approximate cost of fixing the issue. I would recommend Patrick Lyons to anyone and everyone.

Patrick was incredibly professional and through. We scheduled a home inspection with him, and the night prior he sent us the online permits he found through the township records. During the inspection he tested every single electrical outlet and appliance, and examined the structure of the house for safety and integrity. He was very knowledgeable of current code and gave us suggestions on future improvements to the house, maintenance etc. which was very reassuring as we are first time home owners. The inspection took 7 hours which goes to show how detailed it was. We were greatly pleased with his inspection and recommend him without reservations.

Patrick was absolutely exceptional. Although Patrick was nearly twice the cost of other inspectors I would have no concerns about hiring him for home inspections in the future. Quite frankly, I wouldn't hire anyone else if he is available. I have had home inspections completed in the past and no one that I have utilized took the time and effort to conduct a thorough evaluation like Patrick. It took 8 hours to complete the actual home inspection and Patrick worked the entire time. During the inspection Patrick wanted me in "his back pocket" so I had the opportunity to see what he was looking and ask questions and understand what I potentially may be purchasing. After the inspection Patrick followed up with significant research materials that would assist me in my decision making and ultimately developed a very thorough report that could be easily understood and a running punch list of items that I may want to consider in the future at the home. Although Patrick is not the most inexpensive home inspector out there when you calculate what he makes per hour it is probably significantly less than any other home inspector that I have worked with in the past. Bottom-line I viewed the $800 expenditure as an investment rather than a cost. His inspection saved me thousands of dollars that I am certain most inspectors would not have caught. If you utilize Patrick you will not be disappointed in his skills and you will be more than satisfied in the money you spent.

If you are a first time home owner, you need to hire Patrick. Your realtor will try to direct you elsewhere but that is because he goes through every part of the home, dissects what is going on, and then tells you what is right or wrong, why that is important, and what the future maintenance schedule & costs will be. You will be at the house for 4-6 hours, yes it takes a long time and its not for everyone, but youll feel much more comfortable knowing what it is you are buying. He worked with my schedule and also provided a radon test for $150. Finally, it does not sound like many inspectors enter the attic. Patrick does, and becasue of that I was able to cut down the final sales price by several thousand dollars, he paid for himself.

Patrick started researching the property from the moment I contacted him about an inspection, and even sent several of the documents he found before we had established a time for the inspection. Patrick covered every inch of the property. And not only pointed out issues, but took the time to educate us on what was right, what maintenance would need to be done, what warning signs to look for, and answered questions we had about the different features of the house. The inspection was thorough, and therefore quite long, but worth every cent and every hour for what we got out of it.
