"[Member Name Removed], we recommended to replace your roof plywood due to original plywood 3/8" thickness and it's below minimum code requirement, we couldn't identify thickness before work started as your roof had 2 roofing layers. You chose not to replace and it was your choice. We explained all reasons of replacing and not replacing roof deck."
We called Imperial Roofing back. They came out, fixed the leak, photographed everything and matched the shingles seamlessly. Mikhail Lozovyy, the owner, was very professional and knowledgeable. The repair is on the front of the house and the flashing is visible. It looks beautiful. The day after they fixed it, it rained all day and all night, the wall is totally dry. The price was reasonable, service was impeccable. I would highly recommend this company and if the need arises, we will definitely use them again.
"[Member name removed], Thank you for your review, we're happy that could help to fix your leak. The picture above actually shows how the repair was done by others before we fixed the leak. Thank you."
The crew seemed to take pride in doing a good job and got most of the job done in one day. I am not a roofing expert but from what I saw they paid attention to detail and took initiative on fixing problems that they found.
Cleanup was good, just a few scraps found off and on. Estimate was slightly lower than the competition, they did exactly what we wanted and then some, I would recommend this contractor.
Negative is very minor - no cap flashing on sides of chimney.
Also, the sales rep did not pressure me. He just provided two different options on the estimate, depending upon the shingle warranty. Nor did he bad-mouth the competition, like one of the other companies did which I called. I obtained estimates from 3 different companies, and Imperial Building was not the most expensive nor the least expensive. I called 3 references, and they all gave good reviews.
On the scheduled day, a crew of six men showed up at the exact time they had scheduled, at 7 AM. They completed the entire job in one day, as promised. They covered the bushes and flowers with drop-cloths, and protected the windows with plywood. When the work was completed, they cleaned up very thoroughly.
One detail I did not like, was that they used a counter-flashing on the chimney which was not as wide as the previous flashing, and that left an exposed cut line in the brick from the previous flashing. When I contacted them about this, they said they typically use the smaller flashing because most homeowners prefer the look of the smaller flashing. They offered to come back and re-do the flashing to my satisfaction. They returned the next work day, and re-did the flashing so that it covered the original cut line. This looked much better to me.
Our house now looks like a patchwork quilt. We have damaged, unpainted siding, and messy caulk. We are now in the position to pay another contractor to fix the work that they have done.
I have paid half, although I have never received an invoice to prove this.
UPDATE 11-2014: We had a leak in our recently replaced roof (2013) that caused damage inside the house. Imperial sent out a worker to look at the roof, and determined they needed to strip and replace a section of the roofing. After months and repeated calls and promises, we have yet to have the repairs done (warranty) and are now going into winter once again. Michail has lot's of excuses (weather, busy on other jobs, etc.), but few answers. I can't say it strongly enough, STAY AWAY from this company. Since they changed management (we agreed to the contract with the previous owner right before he "semi-retired") the service and support from this company has gone down the drain. The measure of a trade is if they make a mistake or something isn't they FIX IT! Imperial comes up well short in this regard.
"Dear [removed member name], Thank you for writing your review, whether good or bad - we appreciate it. I'll start from the beginning: Roof was replaced on December 20, 2012 and everything looked good and that time. You called back next week and we answered phone immediately, you asked about cathedral ceiling roof over the garage that has some ice built up, it was not our mistake that you have ice built up but it's the design of that roof area on your house, we generously mentioned that we will put heat tape over that area on both sides, since it was impossible to do at that time we said that it'll be done when weather get warmer. Since winter is 6 months away there is no point to do it in the heat of summer but it'll be done before weather start to get cold so next winter you will not have ice built up. As far as property damage? you knew that our trailer company will stand behind and fix your sprinkle system if it was broken - we asked you to call us in the spring (there were our crew at that time), since spring you never called and asked to fix your sprinkles, as a matter of facts I was in your sub-division and your sprinkles worked just fine. As far as siding: we didn't want to do siding repair at that time cause it was very cold at the end of December and first week of January - but you insisted that we take care it immediately. We finished the work that was needed to be done - because of cold weather we couldn't perform efficiently and it was mutual agreement. Additional siding repairs needed to be done and existing repairs needed to be corrected, but because of cold weather, work was not efficient and we decided to wait until warm weather. For the siding repair work ($2,872.00) we did, you agreed that you would hold back $800.00 and pay us remainder, but you only paid $1,500.00 and there were some minor corrections to be done but it didn't worth $1,342.00 of the repair cost. Because of the attitude, we felt that we will not get paid for the original work that we already finished - besides that additional work needed to be done which will involve additional charges, but we still planned to come over and correct everything and finish additional work that will needed to be done. We emailed you an invoice for siding repair with details explanation, for some reason you have not received - that's beyond our control. We re-email you same invoice yesterday. It's not true that you called us many times and we didn't answered the phone. That's why we have full time person here in office from 9-5 Mon-Fri, after hours we also answer if it's before 9:00pm. We always finish what we started - and in your case we did too, we have to correct few things on that siding but we finished what we started. We all humans and we all make mistakes. We will finish all existing corrections and additional repairs if you promise to pay us. We called you in the spring and left you a message on your home voice machine to schedule repairs to be done, whether you retrieved it or it was accidentally deleted it's beyond our control. Per our conversation yesterday we intend to complete corrections and complete an additional work that needs to be done next week."
I didn't want to submit this negative review, but am frustrated and feel that the truth needs to be told. It is December 29, 2012.
My recommendation is to inspect their work and don't let them leave if something doesn't look right.
Update 2013: We had two layers of shingles on our roof with no 'bubbling'. After the installation is when the bubbling happened. Misha told me that he would fix it, and would fix other issues. Now in Angie's list, I'm hearing a different story. And to clarify, the sales guy (not Misha) did promise the GAF inspection.
MY RECOMMENDATION IS TO GET EVERYTHING IN WRITING FROM THE SALES GUY, AND NOT JUST THERE 1 PAGE FORM. ALSO - I RECOMMEND NOT MAKING FINAL PAYMENT UNTIL AN INDEPENDANT INSPECTION IS DONE!
"Customer, First of all Happy New Year to you and your family!!! The roof was installed on 10/31/2011 and you called us in April 2012 which was not 2 months. I came over your house, met with you and looked over your roof's bubbled area which was not a roofing problem but it was and still is a framing existing structure problem, your rafters sits too high and it was constructed that way many years ago. When I talked to you I mentioned that we cannot do anything about that unless we take everything apart and re-build it. It was not our defect - it was and still is an existing structure problem - the framing structure is sound (ie. strong enough and will not cause you any damages) but it's not our defect, you will not have any roofing leaks from it. We do and we will stand behind our workmanship warranty. After I've stopped by and met with you - we've exchanged a few phone calls back and forth and it was not about the roof. As far as an inspection from manufacture - GAF Golden Pledge warranty was not even in your consideration - it would of been a lot higher price, the system warranty you have is GAF System Plus which is not part of GAF inspection plan. Was it sales job? I apologize that you felt that way, this is the first time we've heard from you in the last 6 months, I wish you would call us first before making this review. Should you have any problems with a roof other then existing structural problems - it's our duty to take care that. P.S. I will have one of our crews to come over and check on your roof - if we'll find any of roofing problems ( I mean roofing problems not existing structural problems ) we'll fix it. Thank you, Truly yours, Mikhail."
After trying to repair a few likely culprits to no avail, I agreed that it was time to replace the roof. Mikhail provided a detailed quote very quickly, and worked with me diligently through several questions, etc. Eric and his crew completed the roof in one day and did a great job. They inspected the decking and ended up replacing some 25 bad boards, and sent me photos of the water damage so I could understand the extent of the mold, rot, etc.
Aside from one small piece of shingle in the bushes, I couldn't even tell they had been there...except for the great looking new roof I had.
It turns out that I had more than one water issue, and even though the attic was bone dry during the next downpour, I still had some water coming in the second story bathroom. I left a message, and Mikhail returned my call right away. He immediately sent Eric out to investigate, and after Eric shimmied all the way across the attic to the area of the leak (very tight quarters and hard to move through the attic), he found the source of that particular leak to be the plumbing vent. He even managed to get a photo of the leaking elbow, where the PVC glue was either missing or degraded.
To my delight, Mikhail had Eric replace the bad elbow and PVC right then and there, saving me another search / call for someone to complete the repair. We've been dry ever since. Not even a hint of water.
Overall, I found Imperial to be very responsive, professional, fast and good to work with. I especially like that Mikhail doesn't shy away from using email and texting, in addition to phone calls. The kind of responsiveness and service I experienced will make me a permanent customer of Imperial. KUDOS.
