We bought our house brand new in the summer of 2013. The back yard was a bit of a depression and, after torrential rain, our basement flooded. We replaced the sump pump with a more powerful model. This seemed to fix the issue until the spring melt came, and snow and ice dams combined with heavy rains caused our basement to flood again in March of 14. At our request, the excavation company returned to the property, and assessed that the loam had settled more than anticipated and that the drainage was insufficient. They promised to return and fix the issue on the behalf of the builder. They returned a couple months later after the snow had fully melted and the area dried out as much as possible. We had scheduled a time-frame of 'within the next 2 weeks' and they came within the first week. They filled in the loam and created a swale that has 17" of pitch away from the house, completed in a single day of work. It has since rained fairly heavily and the issue seems to be resolved.
