The process started out okay but snowballed into a mess. 1. Asked several times for an itemized list of what we were paying for and how much (subcontractors, escavation, etc) and never got a list. 2. We owned the land and the top soil from escavation was very good. We expected it would be used to landscape the house at the end of construction. Ms Collier traded it away to the escavator without our permission or discussion of using it for payment towards the escavation costs. Now we have to pay out of pocket for top soil to be brought in. 3. Ms. Collier failed to have the escavator cover the septic properly (it was exposed). We had to call her several times to get her to have the subcontractor come back and cover the exposed part. 4. While the house was under Ms. Colliers care and contract, cracks developed in the cellar floor and walls. She refused to fix them without us paying her more money. 5. The leaks from the wall cracks were not fixed either. Ms. Collier claimed that we had leaks because we did not ask for waterproofing. This waterproofing was never offered to us. Plus we would not have water leaking in if she had fixed the wall cracks to start with. 6. Ms. Collier underestimated the cost attached to the modular home and asked us to pay more to make up for the $4000.00 error she made. We agreed to pay have of the error but regret that decission. It was her problem and she should have covered the cost on her own. 7. Ms. Collier underpaid her subcontractors and did not give them proper tax forms for their work (1099's). Thus we may not have got the best quality work. a. Hired the roofing contractor to do the wood floors. The roofing contractor then had an employee install the floors. The floor package was of a low quality grade (less than what we asked for and paid for), the employee that install the floor did a low quality work. Boards were unevenly spaced, the finish work at the walls were gapped, the floor squeaked everywhere, the nails used were not long enough to hold the floor to the subflooring to keep it from moving. We had the roofing contractor remove the floors and hire another person to install new floors at an extra cost to us. Ms Collier swore up and down that the original floor was done correctly and refused to correct the problems. b. We had a friend that is a Master Electrician. We suggested Ms. Collier talk to him to see if they could come to an agreement on the electrical work and may be hire our friend. She hired the electrician. We paid her to have him put the wiring from the pole to the house underground. We had to reminder several times to pay him for it. The work he did that came under her cost from the house estimate, she didn't want to pay. Used the excuse that the electrician charged too much and that we hired him not her. Ms. Collier would only pay $500 for the final bill and then told the electricain to bill us because we hired him. The electrician ended up taking her to small claims court. At the court hearing Ms. Collier told the judge that she didn't hire the electrician and she doesn't give any of her subcontractors IRS form 1099 to show that she hired and paid them. c. We found out after the construction that the foundation installer also was undercut for the work. He accepted less do to the economy and the lack of work. 8. Ms. Collier told us that we would go to the worksite several times a week to make sure things were getting done. Didn't happen. We were there more than she was to see what the progress that the contractors were doing what was needed. We would ask the workers if she had been around. They would usually say they had not seen her for days at a time. 9. Ms. Collier also didn't following up with the contractors unless we called and questioned her all the time as to what was being done. A lot of times we dealt with the workers rather than play phone tag. 10. There were mistakes in the house order given to the modular home manufacturer. a. The floor patterns for the bathrooms were reversed. We were able to correct it because we happened to go to the factory during the first day or two of construction. We saw the flooring was wrong and the representative pulled our house order to look at. Ms. Collier had inverted the info. We had the papers we gave her to show the representative what we had ordered. b. We wanted a kitchen corner cabinet with shelves and not a lazy susan. We got a lazy susan. We asked to have it changed. The manufacturer said the Ms. Collier did not request one. After she and the manufacturer tossed the blame back and forth for a month, it was too late to have it changed. Removing the cabinet would of caused us to have part of the wood flooring pulled up and have the formica top redone. Ms. Collier said she would have asked for more money to do this. There is more but I feel the above info is fair warning for those who do business with AD Builders/Stacey Collier.
Description of Work: AD Builders/Stacy Collier is an overseer for house construction. She was responsible for the foundation, septic, electical, and inside finish work on our modular home, (flooring, plumbing, hardware installation, etc). Ms. Collier is the owner and sole representative of AD Builders to the best of our knowledge.
