When Mr. Jones arrived at the house, he met my husband with an extremely unpleasant attitude. He was sullen and did not want to answer any questions. When my husband asked him to ballpark the value of the house, he told us that he didn't know the comps for the area. In his report, he was extremely negative about the house, focusing primarily on cosmetic details. We were refinancing to make improvements on our 85 year old rowhouse. At first, he informed our mortgage lender that he could not provide a value for the house because there were damages, such as peeling paint and a tear in the vinyl linoleum in the kitchen. Due to Mr. Jones' appraisal, we were delayed by several weeks while the bank went back and clarified his statements in the appraisal. While the bank agreed that many of his observations were cosmetic in nature, because he put them in the appraisal report, we had to fix them ourselves before we could refinance.
