We started Maggio Roofing more than 23 years ago when we recognized the need for an expert, trustworthy roofing company in Washington D.C. and the surrounding areas. We started with a commitment to quality and the goal of producing and installing roofing on our terms. He came out with a nice binder with the estimate and all of the features. The estimate was about twice what I was ready to pay and what others were offering. He gave me some conflicting information on roofing, and gave me a lot of information that was not accurate about other companies. I feel that he came up with the story that he was having a promotion for that week to try and get the business going, and that I was getting a discount. I didn't feel confident that he was telling me the truth. He was very pushy about getting a down payment right away.
Description of Work: They didn't do any work for me, they came out to give me an estimate.

THIS ESTIMATE WAS ACTUALLY GIVEN LAST OCTOBER (2007). THIS WAS DURING A TIME THAT WE WERE IN A DROUGHT SITUATION AND THE ROOFING BUSINESS WAS VERY SLOW. WE RAN A PROMOTION TO DISCOUNT ROOFING MATERIALS 50%. THE CATCH WAS THAT WHEN IT RAINED OR WE GOT TOO BUSY FROM THIS PROMOTION, WE WOULD END IT (THE PROMOTION). WE TOLD THIS PERSON THAT IF THEY WANTED THE DISCOUNT, THEY WOULD NEED TO MAKE A DECISION QUICKLY OR WE COULDN’T GUARANTEE THE PRICE FOR VERY LONG. WE INFORM POTENTIAL CUSTOMERS THAT THEY SHOULD ONLY CONTRACT WITH COMPANIES THAT ARE CERTIFIED BY THE MANUFACTURER OF THE MATERIAL THAT THEY ARE CONSIDERING INSTALLING. UNFORTUNATELY MOST ROOFERS IN THE DC AREA INSTALL TORCH APPLIED SYSTEMS IN VIOLATION OF MANY LOCAL LAWS, IN VIOLATION OF THE LOCAL BUILDING CODE, AND DON’T OBTAIN THE PROPER PERMITS. WHEN A HOME IS IN A HISTORIC DISTRICT, A BUILDING PERMIT MUST BE OBTAINED. WHEN YOU INSTALL A TORCH APPLIED ROOF, YOU MUST INSTALL A NON-FLAMMABLE INSULATION OVER TOP OF THE WOOD DECK (THIS CUSTOMER WAS HAVING A POLYISO INSULATION INSTALLED WHICH IS FLAMMABLE), AND YOU MUST NOTIFY THE FIRE MARSHALL THAT YOU ARE INSTALLING THIS TYPE OF ROOF. The quote took four days to compile. It was a very slick presentation but we are talking about roofing & gutters here. It took forty minutes into the presentation before I knew what the price was. I was told the job couldn't start for three to four weeks. The quote was 350% more then the most competitive quote. While they might have plenty of work and might have a better roofing product, this was a small job and the quote was outrageous. I could see the pricing being an extra 10 to 20% for reputation and better materials, but this was too much. The pricing on the gutters was equally high and I selected another contractor.

WE TAKE GREAT PRIDE IN EDUCATING THE CONSUMER ABOUT ROOFING PRIOR TO GIVING A PRICE SO THAT WE ARE ALL ON THE SAME PAGE WHEN DISCUSSING WHAT IS NEEDED TO SOLVE A PROBLEM. WE OBVIOUSLY FAILED IN THIS CASE. TO SAY THAT THIS WAS "JUST ROOFING AND GUTTERS" IS LIKE SAYING "A CAR IS A CAR" OR A "DOCTOR IS A DOCTOR". THE ROOF PROTECTS PEOPLE’S LARGEST ASSET AND WE TAKE THAT VERY SERIOUSLY. USING THE PROPER MATERIALS IS ESSENTIAL FOR SOLVING PROBLEMS, ESPECIALLY ON A FLAT ROOF. THE PROBLEM ON THIS ROOF WAS THAT THE ROOF WOULD POND WATER. IN ORDER TO GET A MANUFACTURER WARRANTY (AND INSTALL TO INDUSTRY STANDARDS) ON THIS ROOF, IT WOULD BE NECESSARY TO CREATE A POSITIVE SLOPE ON THE ROOF. CREATING THIS SLOPE WOULD ALSO MEAN THAT WE WOULD NEED TO BUILD NEW EXTERIOR PARAPET WALLS. THE OTHER CONTRACTORS WERE NOT OFFERING THIS TYPE OF ESTIMATE. IN FACT, THEY WERE OFFERING A VERY SUB-STANDARD ROOFING MATERIAL (MODIFIED BITUMEN) THAT, IN THIS CASE, WOULD NOT CARRY ANY WARRANTY AT ALL. THE MATERIALS THAT WE PROPOSED (FIBERTITE PVC) WOULD HAVE SOLVED THE PROBLEM AND CARRIED A MANUFACTURERS WARRANTY FOR OVER 20 YEARS. IN ADDITION, WE OFFERED A LIFETIME WARRANTY ON ALL OF OUR WORKMANSHIP AND A LOWEST PRICE GUARANTEE! IF YOU CAN FIND THE SAME ROOF INSTALLATION AT A LOWER PRICE, WE WILL MATCH THAT PRICE OR REFUND THE DIFFERENCE. I'M SORRY THAT THIS OWNER DID NOT UNDERSTAND THIS OR SEE THE VALUE, BUT MAYBE WE DIDN'T EXPLAIN THE DIFFERENCES WELL ENOUGH. WE ARE LIKE THE FRAM OIL FILTER GUY FROM THE OLD TELEVISION COMMERCIAL WHO SAID, “YOU CAN PAY US NOW, OR YOU CAN PAY US LATER!" I HOPE THAT THE ROOF SYSTEM THAT THIS HOMEOWNER INSTALLS DOES NOT FAIL TOO SOON AND DOES NOT CAUSE TOO MUCH DAMAGE TO HIS HOME. HOWEVER, IF AND WHEN IT DOES, HE CAN BE ASSURED THAT WE WILL BE AROUND TO FIX IT CORRECTLY WHEN THAT TIME COMES. WE ORIGINALLY INFORMED THIS CUSTOMER THAT HE NEEDED TO HAVE A WATER TEST PERFORMED ON HIS ROOF TO DETERMINE THE CAUSE OF THE PROBLEM. My husband was here, and he said it went well. The roofer told us that the flashing that separates our house from the one attached to us was gone. This is supposed to prevent the water from leaking. They applied an environmental coating that allowed us to get a tax credit too!
Description of Work: We live in a "row" house and our walls started to "bubble", so we looked on Angie's List and decided to use Maggio's roofing.

I called Maggio based on Angie's List reports and their location in nearby Takoma Park. They sent an estimator out to the house within a day. He called me at work with a verbal description of the problem (which matched my own guesstimate of the cause of the trouble) and verbal estimate of the repair cost, followed up with a faxed written description, estimate (including drawings and photograph of the trouble area) and contract. I accepted, faxed the contract back and called to provide credit card details for the deposit. The next day their office called to schedule the repair - they couldn't do the job sooner than a couple of weeks later, but given the horrendous storms the metro area had just experienced, I understood the flood of calls they were trying to handle (some no doubt involving situations far more dire than mine), so confirmed the date of 6 June. The Maggio crew of four arrived at 8:30 a.m. 6/6, told me what the job would entail, told me to ask any questions at any time while they were there, and went to work immediately. About two hours later they were done, showed me the results, told me what they'd run into and how they'd handled things (including a short side trip by one of the crew to get some matching-color shingles), assured me the area would no longer be a problem, but said if anything was not as expected or if the work didn't solve the problem, I should immediately contact their office. Three of the four workers had somewhat limited English skills, but the man in charge was fluent; all four appeared to know exactly what they were doing, worked efficiently and with obvious focus on the job. They cleaned up the small amount of debris the work created, collected my check for the remainder of the bill, and were on their way to their next job. Today is June 7th, and another round of thunderstorms with some very heavy rains moved through our neighborhood this evening. The repair appears to be solid, based on this unexpected "test."
Description of Work: Multi-level roof joint in area above kitchen leaked slightly under extended heavy downpours; needed new flashing, redirection of gutter to change rainwater flow, replacement of some shingles in affected area.

I'm happy with the way the job came out. I know that slate roofs are not cheap. They stuck with me through the permitting process which was cumbersome. I had no complaints from neighbors regarding a mess. The crew did offer to clean both my neighbors yards, one of which they actually did. I had bids from other roofers for 1/3 of the price, but I hired Maggio Roofing because I believe you cry once when you pay for quality.
Description of Work: I have a historic row house that's been converted to four apartments. I have a flat tin roof over most of it, however the front part of my roof is slate, they replaced this. They replaced the downspouts on the front and back of the house as well as the guttering in the back. They also did some maintenance work on my tin roof. This work included a coating that they recommended that qualified me for an energy saving tax credit.

It went very well in very cold weather. They were diligent on keeping the job moving - weather permitting and had a large crew. They were VERY polite and neat- throughout the job and during clean-up at the end. Their quote was AMAZINGLY detailed and was so much more impressive than the other 4 quotes we received. They were NOT cheap, but were the best.
Description of Work: A large portion of our 103-year-old slate roof, and a small flat roof section, had to be completely replaced. This is the third company to work on this roof for us over the last 5 years as was BY FAR THE BEST. The job was fairly big and complicated by the fact it is a city property, a VERY high roof and it required erection of scaffolding.

The substrate beneath the old asphalt was basically rotted to nothing - the supervisor demonstrated by breaking off a rotting, friable piece of wood! I'm glad we replaced the whole thing when we did. We happened to have painting contractors over at the same time and the two groups worked well around each other - no complaints! It went very well, they were on time, started work early in the morning and finished up within schedule. The roof looks great as do the gutters and downspouts.
Description of Work: Our 100-year-old house has a small false front on a flat roof house. The false front and dormer had been done in asphalt shingles - not historically correct! Maggio came out with several shades of slate as well as synthetic slate-look materials. The synthetic was lower in cost but we were wooed by the slate. They also replaced all our gutters and downspouts.

We felt very pressured by the salesman, who came to our house to go over the estimate to sign the contract, especially since he was offering a one time $1,000 off the work. We did sign the contract, but within 1/2 an hour we realized that it was not the right thing to do and canceled under the MD state policy allowing a contract to be voided within 3 days of its being signed. We ended up getting the work done for almost HALF the cost, just $7600. While the sales show was well thought out and informative, the actual cost was way more than it needed to be. The company we went with did everything Maggio said they were going to, for half the cost.
Description of Work: They were going to remove my old roof, replace any plywood that needed to be replaced, put down new felt, put down new shingles, and winterize the roof.

Steve Piccirelli gave us a detailed explanation of the estimate. There were minor problems with scheduling and reaching the contact person. However, once the crew arrived, everything went well. They were very thorough and professional. The job was completed in one day as they promised and they returned the next day to make sure the clean up was adequate. If there are roofing problems in the future I would certainly call this company again.
Description of Work: Replaced shingles on house roof; replaced section of deteriorated wood. Installed new perimeter edge metal, no-caulk pipe collars, new valleys; ice and water shield to eaves and low slope section of the roof and ridge vent system.

Contacted Maggio for an estimate; they were the first to come. Their representative came to the house a week later with an impressive proposal - he talked with us for an hour about what he thought we needed! In the end, the price was more than twice what other companies estimated, partly due to roofing materials they wanted to use.

Very satisfied. Very professional from start to finish. The estimate was very detailed and thorough. Other estimates I got were comparatively superficial with the guy just giving the roof a glance. They took digital photos and explained alternatives. My only hesitation on their estimate was that they provided three options and were clearly interested in selling up to the high end item. But they were clear alternatives and that was my choice in the end. It was a fairly big job. The crew came on time and worked through some very cold winter weather. They did a professional job. Were conscientious and then cleaned up. It was a very detailed job.

Horrible experience. The roof was leaking and damaging walls and flooring. It took weeks after we signed an estimate and had the roofing materials delivered (i.e., stored, in the driveway) for a crew to show up. Then, the crew had no idea where the leak was and didn't address it properly, so it still leaked and they didn't even put a tarp over the area until they finished. It was still many more weeks (with lots of hounding by phone) until we could get the job adequately finished. And while the leak seems to have been resolved, there seemed to be a major disconnect between management and work crew, so it remains a question as to whether the workers understood the actual problem I was explaining to the manager. Exasperating. And expensive.

THIS IS A COMPLETELY FALSE AND MISLEADING REPORT. THE OWNER HAD ANOTHER CONTRACTOR COME IN, AFTER WE REMOVED THE ROOF, TO INSTALL AN HVAC SYSTEM. AFTER THE OTHER CONTRACTOR REMOVED OUR TARP AND INSTALLED HIS DUCTWORK, HE FAILED TO MAKE THE ROOF WATER TIGHT. AFTER THE OTHER CONTRACTOR PERFORMED HIS WORK, THE ROOF LEAKED BECAUSE OF HIS NEGLIGENCE. WE WENT IN, AFTER TAKING PICTURES, AND INSTALLED THE NEW ROOF. THIS ROOF HAS NEVER LEAKED, SINCE WE INSTALLED THE NEW ROOF.

Estimator failed to report timely, and after speaking via phone with Maggio not less than three times, I was assured that the service personnel knew the only access to the roof was via ladder. Estimator comes (late 30 minutes) with an attitude problem, and says he has no ladder, or assistance from other personnel to access the roof. If this is indicative of the level of service, both during and after the job, I would not recommend the company for such a repair. Very disappointed that I drove home, specifically to meet the estimator, and wasted a significant part of my day.

IN RESPONSE TO THE MEMBER'S COMMENTS, OUR ESTIMATOR DID CALL HIM TO SAY THAT HE WAS RUNNING A FEW MINUTES LATE IN ADVANCE OF THE APPOINTMENT. THE ESTIMATOR DID IN FACT COME WITH A LADDER TO THE HOME. BASED ON THE ROOF ACCESS THE LADDER HE BROUGHT WAS NOT CORRECT FOR THIS ESTIMATE. THE ESTIMATOR THEN EXPLAINED THAT HE WOULD NEED TO COME BACK WITH A DIFFERENT LADDER AND ANOTHER PERSON TO ASSIST HIM IN GETTING PROPER ACCESS TO THE ROOF. AT THAT TIME THE ESTIMATOR WAS DISMISSED BY THE MEMBER AND TOLD HE DID NOT NEED TO COME BACK. THE ESTIMATOR PACKED UP AND LEFT. UNFORTUNATELY, IT IS DIFFICULT TO KNOW EACH AND EVERY PROPERTY IN THE CITY AS WELL AS TO KNOW WHICH LADDER IS NECESSARY FOR EACH ESTIMATE WE SEND OUR MEN TO. OUR ESTIMATORS DO NOT CARRY EVERY TYPE OF LADDER ON EACH OF THEIR VEHICLES. SOMETIMES WE NEED TO ASSES THE SITE FIRST AND RETURN WITH THE PROPER SAFETY EQUIPMENT. WE WILL NOT RISK THE SAFETY OF ANY OF OUR EMPLOYEES BY USING INCORRECT EQUIPMENT. THE MEMBER WAS UPSET THAT HE NEEDED TO BE AT THE HOUSE FOR THE ESTIMATOR. IT IS VERY IMPORTANT TO HAVE THE HOMEOWNER AT THE HOUSE SO WE CAN GATHER AS MUCH INFORMATION AS POSSIBLE TO ALLOW US TO PROPOSE THE BEST POSSIBLE SOLUTION. WE ARE SORRY THAT THE MEMBER WAS NOT HAPPY WITH US FOR TRYING TO PROVIDE A FREE ESTIMATE FOR HIS ROOFING ISSUES.

I spent a long time waiting for this company which came highly rated, but they were horrid on the follow through and the actual proposals. I do not recommend wasting your time with them; and they were very rude in the end.
Description of Work: We requested an estimate for two specific jobs and received a proposal after waiting over a month for someone to come. The proposal submitted was not for what we wanted, so I attempted to contact the company numerous times and nobody ever returned my call for over a month. Finally, I asked to speak to Mr. Zisserman's boss and was told I could only leave a message. I finally received an email indicating they had no time to do the work, EVER, and could not answer my inquiries.

I think they did a fine job. It was a little expensive, but the work was completed quickly and looks great. I would recommend them.
Description of Work: I had a leak in my slate roof. Maggio sent out a two man team to fix it, and it only took a day. They left a little gap in the roof and squirrels got in, but after cutting back a couple of trees the squirrels moved out.

They claim they wrote it up but never did. I had to call them two or three times. They wanted me to take off work to come down and see something that didn't need to be done. They keep making excuses. They never did write up what they said they would.

Excellent work. Very professional staff. Work was done quickly and on schedule. Clean up was complete - no debris for us to deal with later. Price was reasonable, and they followed up with excellent customer service. After a hard storm followed by soaking rains, we are still leak-free.

Everything seemed great. The salesman was prompt and professional & described the benefits of working with Maggi. He specifically talked about the attention to the details of the flashing. They arrived on time and performed the work in two days. I was impressed. Years passed before I was on the roof. When I saw the work I was disturbed. The coping of the parapet walls was of very poor quality and poorly installed (large water infiltration opportunities). The flashing was of poor quality and poorly installed. Some flashing was not installed, leaving bare wood exposed. I asked Mr. Picciarelli to return. He visited the house, acknowledged that the work was of poor quality and said he would have it repaired. I never heard from him again. He did not return calls. This roof was supposed to have a warranty. Note: As far as I know the actual roofing work was fine. I have noticed no problem with it. The problem was in the detail - the exact reason I hired them and their major selling point.
Description of Work: Removed old roof, repaired decking and installed new roof. This was on a row house with a 750 sq.ft. footprint. Also replaced roof on front porch. Job included replacement of all flashing. The job was performed in 2000.
