They showed up on time for the estimate, were very professional and pointed out a couple of things I had not known about my roof. They never got back to me with an estimate. I called them about a week latter and was told that I would be getting an estimate within 24 hours but that never happened. They did say that they were having a hard time getting current prices on solar panels at the time. It has been about 2 months and they haven't called back.

There wasn't a lot of follow-up. There ended-up being a problem, and I asked them to come back-out. They initially came out to fix the problem, but the gutter is still diverted temporarily as they never returned again. They did a good job for the initial stuff and they are very skilled, but I was disappointed with their lack of follow through.

Estimator came promptly when called, explained in detail what was to be done and what it should cost. Because of the winter storms, there was a short wait, but when appointments opened up, the office called to try to schedule even earlier than expected. Workcrew was on time, professional, left no mess and completed the work promised in the time promised. I had another estimate that was much lower, but when I compared the two explanations of what needed to happen to the guttering, I went with Maggio's because it was obvious that they were not cutting any corners just to give the cheapest price. The other company had said that the guttering could be repaired, but without asking them, Maggio's representative showed me why it needed to be replaced along that side of the house and could not be repaired. Although they were expensive, I felt I got correct advice and my roofing/guttering is in good shape after a harsh winter.

After getting two similar estimates to repair the gutter and slate on the front of our house, I decided to go with Maggio Roofing. After signing the contract and giving them a downpayment of $880 an employee came by to pick up a can of our paint to use on the replacement board for the facia. I pointed out to him that two thicknesses of boards were used on the facia. The next day I received a call from their estimator, Mike Brady saying they needed to put in a change order on the contract since they needed to install a second board. I said okay, how much? He said $1000. After I finished laughing, I said you have got to be kidding. He then gave me so! me story about special order, yadda, yadda, yadda and he stuck to his story. I then called two lumber yards and priced the board foot for 44 feet at $93 retail. Then I called Maggio and spoke to the estimator, Katherine. Got nowhere. Called and spoke to the owner Scott Siegal who recited a paragraph from their contract that says you forfeit 20% if you cancel the contract and yadda, yadda about his upfront costs and his employee spent 2 hours painting the board at $75 per hour. (Yes, you read that right). After much haggling and my asking him what his good name was worth in the community he said he would return me a check minus the $187.50 labor to paint the board (with my paint!) and the cost of the board. I, unfortunately, did not ask him HIS cost for the board. I recieved an invoice from Jamsco, Inc. trading as Maggio Roo! fing that said I would be getting a refund check for $375. I then sent him a letter list all the interactions I had had with his company and told him I was incredulous that he would charge $317 dollars for a $93 dollar board, not counting the $75 an hour for his employees 2.5 hours painting. Then I said he left me no choice but to report him to the Better Business Bureau and to advise my neighbors of the manner in which he does business. I then got an email saying he had been out of town and he apologized for any mistakes made in his absence and he would check to see what happened and would refund according to our conversation last week. Saturday, I got a refund check from JAMSCO,INC for $543. Thus I was charged $337 for, by my estimate, $150 worth of actual labor and materials. An expensive and fru! strating lesson. And I still have to get the storm damage repaired. Bottom line, use Maggio at your own risk. I DEFINITELY WOULD NOT RECOMMEND THE COMPANY.

This member is an interesting woman. She contracted with us to replace storm damaged gutters and rotted fascia boards. When we came out to remove the fascia and paint it, we informed her that she MIGHT have more rot than we originally thought. We don't like customers "blindsided" by extra work, which is why we told her of this BEFORE we did the work. We then took her paint (so that it would match the rest of her house) and brought it back to our shop. We had two workman prime and paint the wood. She then canceled the job saying that we were trying to raise the price on her job. WE DID NOT DO THAT. We informed her that there might be more rotted wood that could not be seen until the gutters were taken down and we wanted her to know that cost before we started. That way, if she wanted someone else to fix the wood, she could and we could then replace the gutters as per out contract. She canceled the job. Our contract calls for us to be paid 20% of the contract amount to cover our overhead costs associated with the job plus any work that we performed. Our labor rates are published for our customers and are not hidden. We charge $75 per hour, which is not excessive for a licensed, INSURED, roofing contractor in Washington DC. She did not want to pay any money and did not want to pay for the materials provided. We are a reputable contractor that is in business to make a profit. We worked on her job for 2.5 hours, which included travel time, painting, and delivery of materials. Again, not excessive. We charged for the 2.5 hours plus the cost of the wood, which we marked up to cover our cost of sending someone to the supply house and picking it up. We did not charge for the overhead and the 20% of contract, which, we will now seek in the small claims court of Washington DC. I will be happy to post the results of this small claims action.

I was disappointed in Maggio's front end experience of trying to get an estimate.
Description of Work: I called Maggio to have a a gutter and downspout replaced and reattached due to the winter storms. We have used them in the past and had been satisfied with their service. I waited several weeks for an appointment, the estimator arrived early and looked over the situation from the ground and from a window on the fourth floor. He was taking calls on his cellphone during this time. He said that the job was too small and that we would be paying a high price for the work. He suggested that we hire an individual contractor or sign a roofing maintenance agreement with Maggio. I emailed the company regarding the visit and heard back from Scott Siegal, with the assurance that no job is too small and that they strive to make every customer happy, especially old customers, and that he would talk to the rep about getting the work done correctly at a reasonable price. The rep, Steve, then emailed, apologizing for any misunderstanding, reattached the maintenance agreement, saying it was good value and he hoped we would use it. Since we have had the roof worked on recently, we did not feel that we wanted a maintenance agreement (at so much per hour and with a minimum) in order to even obtain an estimate for having the gutter work done. They advertise as doing gutter repair. We called another highly rated company from Angie's List. They came within one week, went up on the roof to evaluate and give a detailed estimate and evaluation, and are back one day later doing the work.

Overall, I am quite pleased with their work, and with my experiences with Mike (the salesman), Antonio (head of the roofing crew), and Catherine (supervisor of the roofing). My main complaint has to do with the beginning of the process. I found Mike's sales style overly aggressive and somewhat annoying; I chose Maggio in spite of this style, and not because of it. When he gave me the estimate, he did not break it down and adamantly refused when I asked that he break it down by, for example, labor and materials. He wanted me to feel that he was giving me a deal (with the $1000 discount for signing on within one week, etc), but in the end it just made the pricing totally opaque and confusing. When the work finally started, I was given a price breakdown sheet which was clear and coherent, but that was a month or so and a $4000 deposit later. I had a special issue with my broken roof beam, which had to be replaced. This crack was overlooked by my home inspector. Mike was very helpful in communicating with the home inspection company, who very kindly agreed to reimburse the replacement of the beam. Other estimates I received were $10K _just to fix the beam_ (that was from JR Young, and was totally outrageous); $8K from Home Depot to do the roof with a cheaper material, and not the beam; and $14K from one more roofer to do the roof and beam. I do believe that Maggio is on the expensive side in general: for example, I recently wanted a few repairs done around my roofline and at my chimney to keep out squirrells, and the price quoted by Maggio was much more than that from the animal removal company. I also believe, though, that their work is very good quality. I found Antonio, the head roofer, a pleasure to work with. His crew arrived punctually (actually, a little too early) every day, and finished the job ahead of schedule. They cleaned up around my yard (which is a dump, anyway) every day. He took pictures of the work because I was too wimpy to climb up, and then, when the hatch was done, we went up together through the attic, and he showed me the finished product. I have had no leaks, and the new beam held up during the heavy snow we had in February. Since the roof was done, I have had animal removal and insulation people at my house, and they have generally complemented the beam repair and the new roof. I had many questions before the job started, and I've also called a few times since, and I have found that in general, the employees I talked to were quite responsive and friendly. I recommend their work and would hire them again.
Description of Work: I have a 100-year-old DC row house, and the roof is about 600 square feet. They tore off my old roof. They removed additional plywood lying over one of my main attic beams, which was cracked. They removed the old beam and replaced it with two 2 x 12 beams, pocketed into the brick party walls on either side. They replaced a few sheets of rotten plywood. Then they installed isocyanurate insulation and Fibertite roofing on the whole roof. They put new shingles on my front mansard. They replaced attic hatch, flashing, gutters, etc.

I had a bad experience with them. It ended up in a dispute at this point. They took the old roof off as a first step of the roofing job. They did not come up with a solution for how to do the roof under the new circumstances. I asked them to refund my money except the time and labor that was associated with the stripping of the roof. They claimed that I owed them more money. They claimed that there was 20% penalty for canceling the contract. So far it?s unresolved. They have left their materials in our yard.

Angie's List normally provides a valuable service to its members. Its a shame that in cases such as this one, they are allowing incorrect information to be disseminated. I would like to clarify the situation and explain exactly what occurred so that any person reading this will understand the whole story and decide for themselves what is right and what is wrong. We were contracted to remove an existing roof and install a new PVC membrane roof. We gave three options for this job and the owner chose to move forward with a middle priced option ($8,300). During the removal of the old roof, we discovered hidden damage to the structure of the house. The rafters and sheathing of the roof needed to be changed due to excessive rotting conditions. We gave a price for this work (which always includes a building permit as this is something that is required when working on the structure of a house in Washington DC. This also involves a few inspections from the structural inspectors office). This process can be quite expensive and the owner did not like our price to have this work done correctly and according to the building code. Since he did not want us to move forward with the necessary repairs, we informed him that he should have another carpenter do this portion of the job and we would then fix the roof after this work was done. He did just that, except his carpenter did not follow code requirements and most likely did not pull a structural permit for the job. When we came back to the job (after tarping and making sure that the property was water-tight, which is very difficult when dealing with a flat roof) we found that the carpentry work was not done correctly and would required us to do work on the structure and masonry in order to get the roof to drain properly. Since this would be work outside of our scope, we informed the owner and gave him an estimate to perform the work correctly. Again, he did not want to do this. We then said that it would be better if we did not get involved in a job that was not done to code and did not have the proper installation. The owner asked for his money to be returned (his deposit). Since our terms and conditions require a 20% cancellation charge and any costs of work in place, he was not due any money back. In fact, he owes us money. Since he claimed that he was not aware of this clause, I waived the 20% charge and said that we would only charge him for the work that we did do. Since this was not part of our contract, we billed on a time plus materials provision. Current Davis Bacon Laws (government labor scale) was used to determine the hourly rate. We calculated the cost of the job, which included the tear off demolition, tarping, removal, dumping, and prep time in this calculation. We had almost $3,600 of time charged to this project which includes all of the fees mentioned. This leaves the owner with a balance. It should be noted that we could hold the owner responsible for the entire project, but decided that we would only ask for compensation for the work that we performed. We have not tried to harm him and we did not leave any materials on the job except for a tarp, which we assumed that he would need to keep the roof water-tight.

Maggio is a wonderful company. The workmen they sent to my house were very professional. Their work was of the highest quality; their employees are highly professional and very personable; their customer service is impeccable. I had one small problem the day after the installation. Maggio sent two workmen to my house within a few hours of my reporting the problem and the men fixed it. It turns out it wasn't even an issue caused by Maggio, so it is a true measure of their customer service that their crew helped me out even when they didn't have to. And they didn't charge for the service.

This is an interesting situation. The homeowner requested a price on a skylight installation on a flat roof. The roof was an EPDM roofing membrane and had a tremendous amount of ponding water. EPDM does not hold up well to ponding water and the manufacturer even voids the warranties if the roof ponds water. We informed the owner that the only way we could put skylights on the roof was if we corrected the ponding water issue. The owner did not want to pursue this type of work, so we had to decline providing an estimate. Maggio Roofing does not install products or perform services that we know will not work as a long-term solution. This was one of those cases where our expert opinion was that doing the work requested would have caused problems rather than solved problems. We are very sorry that this homeowner did not want to have the job done correctly, but we are sure that he will be better off not doing the job at all than having it done incorrectly.

I think he is on the expensive side but at least he could repair it. We had another roofing company tell us it could not be repaired and it was going to have to be replaced. The project was fine. The house has since been sold and I haven't heard anything so I assume it is not leaking. I am not an expert but when I looked out the window, it looked like some of the tiles were still broken. He was very friendly and a big talker. He tells you his life history. He was punctual. I just had a new roof put on and I didn't call him because I think he was high, but I did not have a slate tile roof either.

We knew that the roof was in bad shape, and the final straw was 8 inches of snow in March that resulted in considerable water leakage and damage to part of the top floor ceiling. We knew that we needed to replace the entire roof. After getting three different estimates, we decided to go with Maggio. Their signs are all around our neighborhood and the sales rep, Steve, seemed professional (at the time). They weren't the least expensive, but seemed to offer good value. Plus they have an Angie's List coupon for $250 off and a "lifetime warranty" for a new roof. (The coupon is still on their Angie's List page.) The work was estimated to take four days, but a series of major rain storms and high winds stretched the work over 16 days. They promised that no rain would enter the house during that period, and they were correct. We were very happy with the quality of the work and the professionalism of the crew chief, Gabe. There was some damage to the roof structure that had to be repaired, increasing the cost of the job, but they had warned us and we were not surprised given the 100+ year old house. The work looked very professional to us, and was confirmed by a visiting family friend who used to be a roofer. The BAD part of our experience related to Steve the sales rep. He did not honor the full terms of the Angie's List coupon. He seemed surprised that Maggio had an Angie's List coupon at all, and after some arm-twisting, he gave us the $250 off, but never agreed to the "lifetime warranty." After that debacle, we had a series of days when he kept emailing us the incorrect contract documents. It was as if he couldn't recall the discussions we had just had with him over the phone. In the end, we do have a quality roof that looks like it will hold up for many years - for which we have Gabe and his crew to thank. However, given the way that we were treated by the sales rep - especially not honoring the full terms of the Angie's List coupon - we cannot recommend Maggio to anyone.

First the situation. This is a townhouse that was converted to condominiums in 1999. The main roof consists of a rear section that is shingled and at about a 45 degree angle. It meets at the peak with a slanted metal roof that extends to the front of the building about 18" shy of a knee wall which is an extension of the front of the building. Between the knee wall and the metal is a trough of rubber material with a drain in one corner. The knee wall was capped with rubberized material that had split and separated. Spotty leaking was occurring around the drain. The original coating on the metal was mostly gone with significant areas of rust exposed. The flashing around the chimney and along an adjacent building abutting wall was damaged or improperly installed. The bay window roof is rubberized and shaped like a bath tub with a single drain in one corner going through the wall to a downspout. The pipe going through the wall appeared to be the original ( 100yrs old) and rusted or perforated causing a substantial leak. Flashing was also in bad shape contributing to a leak problem. The job was to remove the old drain, enlarge the hole and install a new larger drain. Flashing also was to be replaced. Experience with the contractor. I called three contractors who quoted the work. Maggio did the most professional job of examining the roof, taking numerous photographs and using them in a very comprehensive written proposal. The quotes ranged from $5,500 to $9,800 with Maggio at $7,300. Maggio was on time, polite, thorough and professional. They kept to the agreed schedule after a couple of agreed on slips due to the winter weather. Their crew would take their ladders down and clean at the end of each work day leaving no debris, tools etc. around.
Description of Work: Main roof; scraped and re-coated metal portion of the roof, replaced deteriorating wall cap and repaired flashing as needed. Bay window roof; re-worked and replaced the through wall roof drain and re-flashed the perimeter.

Received a detail project plan with pictures, Provided over 20 references, Offered an incentive to sign quickly, Started on time and ended early. Issue with cost of scaffolding which was $5000. The company owns the scaffolding but, we were charges as though they were renting it from another source. Seemed a bit high, should have tried to negotiate that cost ahead of time. This job was difficult and dangerous. Overall, we were success with their workmanship.

Provided and installed 40 feet of Certainteed shingle ridge vent system. Provided and installed a new fully soldered cooper saddle behind the chimney. Provided and installed all new step, counter and apron flashing (copper). Provided and installed solar attic fan. Move and Build new Hatch, Flat Roof, Provided and installed 2 squares of fiberglass base sheet, according to manufacturer's specifications, Provided and installed 2 squares of SBS modified bitumen smooth surface modified bitumen roofing installed in a cold applied fashion, Provided and installed 2 squares of SBS granular surface modified bitumen roofing, installed in a cold applied fashion, Provided and installed 2 breather vents to the roof, Provided and install all new base flashings to the roof access hatch curb, Provided and installed new .032 aluminum counter flashing where needed, Provided and installed loose granules to the bleed out of all seams, Applied one coat of Elastomerice Coating to the entire roof. Metal Roof: Tear off the existing roofing, Rebuild the metal roof with proper slop to include new rafters, build gutter and plywood. Installed all new rafters to valley, Provided and installed a Follansbee fully soldered flat seam tern coated tin roof system to the front bay roof. Provided and installed a new scupper box that is soldered to the roof system, Paint the bay roof with a Tin-O-Lin paint, Provide an Exclusive Life Time guarantee, Installed all new aluminum gutters and Installed new aluminum downspouts.
