Todd e-mailed me and said he would be at my home Wed, Aug 16, at 3:30 pm. I e-mailed him back and confirmed it. Wed at 3:30 came and went. I called both his cell and office. No answer and no return call. Absolutely unprofessional and discourteous. I would never hire this company because I could never rely on them showing up and/or doing the work for which they were hired.

Todd arrived punctually. He asked me to describe the issues and then we went through the house so that I could show him my concerns. Several of my concerns turned out to be unfounded, and Todd took the time to check out the issue and explain how the construction should be done to prevent the issues I was worried about. When I showed him the main issue, he did a very thorough investigation of the problem, explained each potential problem and how it contributed to the overall problem, and then explained how each issue should be addressed (e.g., what type of construction or repair would be necessary). I felt that he was being very honest and knowledgeable. He also recommended that we contact the original builder for a repair since the initial construction was the cause of the problem. He gave me really good advice regarding how the home building and remodeling industry is regulated, which has been instrumental in getting our problem fixed. Todd was very professional and when we choose to make improvements to our home in the future, he will definitely be our first call.

contacted via email address listed on website, but received no response. called a few days later and scheduled someone to come do an estimate at 2pm. no one showed up for this first appointment, so i called at 2:30pm. secretary told me that the person that was supposed to come got caught up in another meeting and couldn't call to tell me that he couldn't make it. rescheduled for another day. billy ray showed up for 2nd appointment right on time, was very nice and seemed to know what he was doing. however, it took another week and a reminder phone call to get an actual estimate. the price they gave me seemed reasonable; of the 3 estimates that i got for the same work, the price given by once source was in the middle.

(1) and (2) The addition was designed by an architect to attach the garage to house. Once the plans were complete, we interviewed 3 contractors and went with OneSource because of their good reputation in our community. The addition itself was about 400 square feet and included a small bedroom, bath, and entryway, with an unfinished basement underneath the addition. Because of the slope of our property, we had several hurdles to overcome to get permit approval, so the process from finalizing architectural plans to groundbreaking was almost a year. During the waiting period, OneSource renovated my brother's condominium and began renovations in the existing house; a phased approach was done with final work in the lower level (finishing the laundry room) being completed next week (August 15). Todd was with us through the whole permit approval process, which included engineering work, additional septic capacity, and removal of trees. Foundation work began in mid-March 2011. Weather and the discovery of an enormous tree stump during excavation slowed the foundation work. There were a few bumps in the road with some of the trades, loss of some direct laborers, and with damage to our driveway caused by the heavy equipment traffic, but Todd and Billy Ray, his foreman, addressed all issues in a timely manner. Todd was flexible in accommodating our change requests, and has been very reasonable every step of the way. Although as of this writing I don't have a final accounting of all the change orders and a final bill, I am certain that Todd will make every effort to work with us since there were a number of unexpected costs that accompanied this rather complex project. He was able to reuse the cedar siding so that the addition blends perfectly into the character and design of our small contemporary Acorn home. Todd and the OneSource employees were terrific; they were polite, respectful, considerate, and they cleaned up without fail. The subs were not so terrific, particularly the roofer, who brought a young child with him during one of his work sessions, and the electrician, who had to be called back a few times to correct things, often accompanied by some whining. But Todd and Billy Ray were always willing to listen and make course corrections, even if they had to do it themselves. This, to me, is exactly what you hire a general contractor for and this was the best experience we've had in our 30+ years of being owners of 4 different homes needing renovations and maintenance. (3) Remodeling my brother's place went smoothly with the possible exception of the painting, which required a few callbacks to get things right, and the timing, which took a little longer than estimated and resulted in an extension of his stay in assisted living while the work was being completed.
Description of Work: (1) Renovation of the lower level of home, partially below grade ($18K) : installation of new slider, sound system, lighting, laminate, painting, finish laundry/utility room. (2) Construction of addition connecting garage to main house ($85K): master suite and entry way with unfinished basement underneath. Installation of windows in existing house ($2K) One Source subcontracted the roofing, plumbing, tile work, dry wall and painting, and electrical work in the addition. (3) Renovation of my disabled brother's condominium ($15K): installation of lighting, kitchen cabinetry, countertops, tile work, flooring, and painting. One Source subbed the painting and countertop fabrication only.

We hired One Source Contracting to come up with a third story addition to our waterfront home including a first floor sunroom with a second floor balcony over the sunroom and third floor balcony over the new addition. They came up with the plans including foundation and structural underpinning to carry new third floor loads. They were nice to work with and kept us up to date throughout the whole project. We originally constructed the sunroom first with second floor balcony, because the project went extremely well we hired them for several other small projects. One year later we hired them to construct the third story addition to our home. We lived in the home during the whole process. One evening big storm blew off one of the tarps, we instantly called Todd and the project manager on a Saturday night and they were over that evening to reattach the tarps. Overall with the difficulty level of the renovation project, jacking up portions of the home, reinforcing the foundation and with the heights of the third story addition I give it a ten in difficultly. We continue to hire them for small projects around our home. I would recommend them to anybody!

Todd Lawrence, the project manager, came at my request to survey my areaway and recommend solutions for both the water damage and the overall ugliness. To be honest, Todd was the second of three contractors I asked to give me an estimate, and the first one left such a positive impression on me that by the time Todd came, I was really just hoping for an estimate that I could use for negotiating power with the first contractor. After estimation day, all the contractors took a few days to respond, and Todd was actually last because he had an out-of-town family emergency. During that delay, though, I had a lot of time to think, and even though Todd's estimate was the lowest, that's not why I chose One Source. I went with One Source because Todd's verbal review of what they would do and how my areaway would look when they finished was so vivid I had a full picture in my head and could retell the story easily. The others just weren't as clear, which left me with less confidence in them and more in Todd. After we agreed on the contract terms, which included some work conditional on extent of water damage, Todd's crew began work as scheduled in about 10 days. Weather kept them from finishing as quickly as intended, but true to his word, when inclement weather got in the way, they returned on the next business day that weather permitted. We didn't get bumped to the bottom of their client line, but when their obligations became too much they came to my house on a Saturday to finish. During the project, we agreed on a couple of change requests -- originally I hadn't requested the gutter and the battery backup for the sump pump -- and were required to do at least one other -- my stairway frame wasn't up to current code so they had to build and install an additional stringer, and all in all it was smooth. The best part of the entire project is the discovery of no real water problems, which kept the cost on the lower end of the bid.
Description of Work: One Source repaired and refreshed the exterior areaway leading to the basement. This involved repairing concrete wall cracks, installing a new stairway and landing made of composite material, extending the landing to accommodate the grade, and building decorative planter boxes along the areaway stairs. They also installed a battery backup to our sump pump and arranged for installation of 5" gutters along the back of the house.

Our experience overall was average with this company. I will start with the positives of the experience and then move to the negatives. Todd, the project manager, provided timely responses to all of my inquiries throughout the entire project, whether by email or phone. He was customer service oriented and reasonable throughout the project and did his part to make this project run smoothly. Whenever I had issues with the work, Todd immediately replied to my inquires and had someone out with a day or two. We had a very aggressive time-line for this project, but Todd said that it could be done. We had already chosen a granite company, but because of previous delays caused by my husband and I, they could not meet our new time-line. Todd offered to call a granite company he uses for projects. Not only were they able to install the granite within the week time frame, they also gave a cheaper price than the other granite company. This was a definite plus and the granite is beautiful! Most of the work was supposed to be complete before Thanksgiving. I was having a few guests for Thanksgiving so it was important that the majority of the work be done. I was told late afternoon on Wednesday that they couldn't finish it that day. I was ok with this, but agreed that the only things that would need to be finished after Thanksgiving were: 1) the molding above and below the cabinets, 2) the toe kicks, 3) the hardware, and 4) final sanding. I came home that night and the top of the range hood was still not hung, and none of the drawers were installed and were left all over the dining room floor. Because of this, we were unable to set up our dining table, and had to make due on Thanksgiving. They came back a week later to finish the job. Again, they didn't show up until 1 p.m., and really had more than a half day of work to complete -- and by the end of the day this was evident. The ceiling was supposed to be painted but the spackle was uneven and need to be sanded again, and in some places they needed another coat of spackle; the molding above the cabinets was installed unevenly; the drawers were not installed properly (they failed to put in the mechanism that makes them not slam shut); the cabinet next to our range hood was put in too closely to the hood and it was actually hitting against it (with repeated use it would have dented it completely); and another door was scraping against the side panel of the cabinet. There was also a big scratch in our new hardwood floors (which they claim was done by the granite company). They obviously inspected nothing before they left. They had to come back two additional times to fix these issues. Overall the work was decent in the end, but I was a bit frustrated that they considered the job complete when there were still multiple finishing issues that needed to be completed. BUT, Todd responded QUICKLY and had the worker out within a day or two.
Description of Work: The services were for remodeling the kitchen. We had already designed the layout, gutted the kitchen, had floor laid, painted 1st coat, and purchased the cabinets, molding, etc. We had actually already hung some of the cabinets, but were having issues getting them level, so we called One Source to finish the job for us. Services that needed to be completed by the contractor were as follows: remove existing bulkhead; move range hood vent into ceiling after removal of bulkhead; drywall and spackle the ceiling where the bulkhead was paint ready; install cabinets; install molding above and below cabinets; Hook up existing plumbing (sink, garbage disposal); install range hood.

It went very well. There was some delay due to the A.A. County permit process. One Source's employees worked quickly when it started and were very nice. They saw the job through to final inspection and cleaned up. Todd was the first person to look at our house (of the companies we called from Angie's List) and said that some other companies would tell us we needed to have the house jacked up for the repair, but we did not need it. Two other companies said we did; while yet two more agreed that we didn't! One Source's repair quote ($650) was the least expensive for the repair; however, their deck quote was not the least expensive. So One Source's total estimate fell into the middle range of the companies that gave quotes. Todd seemed to understand exactly what we wanted, and that's what we got.
Description of Work: One Source repaired and replaced 2 water-damaged band boards and sill plates. They built a new deck and repaired siding. They also repaired some rotted wood near a sliding door for free.

Randy was very good in the beginning and it went downhill from there. The final work is exciting as in that we have our new addition, but the process was painful. His porch design has left us with water in the crawlspace, the drywall job was abysmal, still left with a skylite leak, made changes to the plan without consulting us , siding was installed poorly, except for 2 workers they were always changing subs, charged us extra for sub-flooring that should have been included in first estimate, plumber left beer bottles on property, installed wrong water heater, convinced us to use heat pump that was insufficient for the space (we later replaced with a gas unit that actually heats the space). Their workdays were short and sporadic. Everything was met by an excuse: drywall bad---"you should never use semi-gloss in the bathroom" (huh, why, does it show too many flaws in your work?); siding not straight--"Your house is not flat" (it was before you started); door sticks--" if we make it not stick, you will have leakage in the winter (the other door does not stick, does that mean it is already leaking air?; the gutter is insufficient--"it would not look good if we brought it to the end of the porch" (so , what happens to the water pouring down the side of the house into the un-parged area?); in floor heating not installed per manufacturers specs--"why do you worry about things that might not happen?" (because there is a 10 yr warranty on the unit if it is installed correctly, and it is under several inches of concrete instead of the specified 3/4"!). In short, the sub contractors were sub-standard and had little supervision. We did make changes to the original plan and asked for estimates in writing, but did not get them. Full-time workers were hard to communicate with, even Todd had difficulties with the communications. You can't build a house with sign language. All in all, a very poor experience and not one I wish to ever re-live. I fear we will be living with their mistakes for many years. Where we started with much enthusiasm, every encounter became more frustrating and we were then more suspecting of each error and excuse. We lost it a few times, but it was only after major frustration, upon frustration.

Response from One Source Contracting LLC
Background: ONE SOURCE Contracting, LLC was called to construct an addition to the rear of existing house. Plans were drawn, city approved and addition was constructed. Existing home was 100 years old plus and in fair to poor condition. Other contractors had done work on home previously and had done substandard work resulting in leaks and damages. House foundation was largely wood on dirt or poor foundations rotting and thus house had dropped in many areas. House leaned out as much as four inches out of plumb from top to bottom and floors were sunken by several inches as well. Construction: In 2004 ONE SOURCE Contracting, LLC was constructing a large three story addition on the member's next door neighbor home and we were then asked to bid and construct an addition for them as well. Original construction cost was estimated and contracted at approximately $93,500 for the work. He did not work outside the home and was thus at home at all times – his worked most of the time and was not there during most of construction. The husband would ask for additional work to be done. She would contradict the work being done at his request and approval many times when the changes were nearly completed. This changing of minds between the husband and wife would result in additional cost. Delays would also come about when she would ask for additional work to be done but would not agree to the additional costs. (Many of the costs of expensive upgrades such as doors and additional windows were even given directly at our company’s supplies costs.) He was a pleasure to work with on the project but his wife was always negative and at odds. We were, however, in constant contact with him and she would email our company all the time -with over 36 emails on file. If the work was as disappointing as she claims, why did she continue to allow our company to do additional work on her house after the addition was completed? – Additional work amounted to over $60,000. And why would she have waited four years without telling us or asking us about any of these situations. In addition, she also had a full one year craftsmanship warranty on any work done on the buildings and yet we never heard from them. Claims of unknowing design changes are also not true as we would furnish them with several drawings at a time on changes to allow them to pick the one they liked the most and most attractive on the home. Finally, we ONE SOURCE Contracting, LLC pride ourselves in that our company principals have completed over 184 projects of the magnitude of their addition work with never a complaint of this nature. And this because if there is a problem with installation or products, our company will work to make it correct and agreeable to the customer – as has been now for 10 years.

The experience was wonderful. Randy met with me to go over the entire project, and to create a layout of how the new rooms would look. Of course, we had to do some tweaking to plans but we were very happy to work with such a knowledgeable person. He asked us all about what we did and didn't like about our kitchen and gave us suggestions to use the space better. Once decisions were made and everything was ordered, the work began immediately. We decided to do our kitchen first since that was the most time consuming. The work was very fast and the workers extremely nice and accommodating. Overall, the two rooms took about 7 weeks to complete.
