Dorrance Hardwood Floors

Dorrance is an excellent company. They did a terrific job installing prefinished hardwood flooring. They were punctual, professional, neat, etc. I cannot say enough good things about Dorrance flooring. They are a family owned and operated business. They do not subcontract out. I have used them in my previous home and they did a great job then as well. Hence I am a very satisfied returning customer.

Fantastic. The new flooring was laced into the existing oak floors. When it was complete it all looked as if it had been there from the day the house was built fifty years ago. Truly a great group of people to work with, The owner returned a week later to bring some cleaning products for the new floors.

The job went great they were on time and did what they said they would do. I'd highly recommend them.

Freddie Dorrance visited my home in late June, when he explained his business model, discussed material options, took measurements, etc. He delivered a written estimate for the work via email a couple days later. I had already received one estimate from another capable provider, which bundled the material, furniture moving, and installation into one transaction. That certainly has advantages in many cases. However, Dorrance quotes only the installation work, allowing the customer to find the best wholesale price on materials. Freddie provided me the names of two wholesalers who could offer the same price to me as they would to Freddie. I appreciated the transparency and flexibility of that business model. When we discussed an installation date, Freddie informed me that his soonest opening to perform the work would be at least 10 weeks out. That and the extraordinary nature of the reviews on Angies List ensured me that I would be engaging with a top-notch service provider. I worked with Wood Floor Warehouse in Timonium and G&T Wood Products to purchase the materials. Chris at WFW proved extremely helpful and knowledgeable, even steering me away from what might have been dubious choices in complementary colors. It proved slightly challenging to match the stairs to existing hardwood on the first floor while simultaneously matching the second floor hardwood to the stairs. An actual "match" proved unrealistic an unnecessary, whereas colors that "coordinate" proved perfectly fine -- an easy statement to make after much hand-wringing and numerous round trips to compare samples. I ultimately chose Lauzon Gunstock 3 1/4" planks for the floors and had G&T stain the stair treads to match, something they did quite well. The delivered product sat in my house for several weeks, acclimating to the environment prior to installation. The installation itself could not have gone more smoothly. Freddie runs a family business staffed by an expert crew. They work efficiently without compromising quality in any way, completing the job (about 500 sq ft plus stairway) in less than two full work days. The crew of three flawlessly notched around existing woodwork, mated with numerous door thresholds, and even ground the underside of the door jambs to allow the planks to seamlessly slide underneath. I was thoroughly impressed by the quality of workmanship and attention to detail. The only compromise, which I had not considered to determine in advance, is that touch-up painting and caulking along the edges of the staircase was not part of the transaction. Overall, it's hard to imagine a better experience. I waited for the service, but it was worth it.

Better than I hoped. They met and exceeded my expectations at every turn. Prompt. Professional. Friendly. Extremely attentive and patient with questions. Their price was a little higher than some competitors, BUT, all the competitors quoted 3 coats. Dorrance used 5! That taken in to account puts them far ahead of the competition. They book fast, so it may be a month or so before you can get on their schedule. BE PATIENT! It is totally worth it.

Wonderfully! They were prompt for the quote and the work and the floors look amazing. We had them complete it while we were on vacation and they left the house spotless and without dust. They are so friendly and professional and we couldn't be happier with our floors.

We couldn't be more pleased. The final result was a superb job and absolutely beautiful floors. I'd like to research in advance and get a number of estimates and opinions before making an important decision .It wasn't easy when it comes to floor refinishing. There are a number of finishes offered by different subcontractors, and differing opinions on how to deal with the damage in one of our rooms. We chose Dorrance Floors because of their experience and knowledge. So glad we did. Name it – they are friendly, polite, honest, punctual, neat, very thorough, and highly skilled. They kept the area as clean as possible, with minimal dust. They weren't the least expensive bid that we received, but worth every penny of the difference. They were perfectionist with the job and finished in the time they estimated. Because they are so busy, we did need to wait, but that allowed us time to move furniture and prepare for the job. Everyone who visits has complemented the floors. Highly recommend them!

Great! We contracted with Dorrance and the work was scheduled. Mr. Dorrance called to verify the install in advance. The workers showed promptly on time and did a great job which was scheduled for two days; tear up, prep and partial install with completion the next day. I highly recommend this family business and will use them again for future work needed.

Freddie and his team did a great job; very punctual, professional, and the floors look as good as new! We've worked with a lot of different contractors during the rehab of our house, and this was probably the best experience of them all.

Excellent. The old floor required some serious repair of water-damaged and other marked areas. The repairs were done in such a way that we can't tell where old ends and new begins, perfectly matched. The job took three days, a day and a half repair and sanding, a day and a half applying 5 coats. We were told by friends and neighbors that there would be dust everywhere, even areas sealed off, and the fumes would be so noxious we would have to move out of the house. In fact there was no dust, not even in the areas open to the floor being treated. Their vacuum equipment must be top-notch. We found the fumes very faint and not unpleasant, hardly noticeable from downstairs where we lived during the job. The final result is very satisfactory (see pictures). We are looking forward to moving furniture back into the area in a few days time once the final coat has completely dried / hardened. Freddie and his Dorrance Team were friendly, courteous and informative.

It went extremely well. We discussed various options in detail before the work began. Dorrance applied four stains to a section of the floor in advance to help us decide on the stain color. When the work began they were punctual and worked efficiently to finish the project by the completion date. Despite sanding the floors, there was little dust in the rest of the house (because of the equipment they used and because of the care in sealing off other areas of the house. ) There was excellent continuity throughout the entire process from beginning to end. At completion, we obtained detailed information about proper care of the refinished floor.

The project was very successful. Started on time and finished on time. I would definitely recommend and endorse Dorrrance Floors.

Awesome job! This is the second house we have used this company for and the floors look outstanding and service is great! I definitely highly recommend.

First meeting with Freddie was very informative. Carefully explained the different grades of flooring, pluses and minuses of alternatives to solid hardwood, and helped us decide on options. Then carefully outlined the various steps in the process, the approximate time required and the labor price for each. Took all measurements that day, then returned with samples so we could make color selection. He placed the order with the supplier, which saved us roughly $6,000. I can state this with certainty, because I researched retail store prices for the product we selected. We settled on a start date for the project, about three months after the second meeting due to their existing contracts. Contract was handled smoothly and professionally. Supplier contacted us when the product came in, delivered to the house exactly on schedule. Freddie checked in periodically to get status, and sent reminders twice in the week prior to project start. Freddie, his business partner, Ed, and their sons arrived right on time on day one. Family business, they NEVER hire subs to do the work. Ripout took exactly as much time as he had estimated, as did the installation. A week long project to do the entire first floor of the house. Cleaned as they went and left the house neat and orderly at the end of each day, and pretty much spotless on the last day. I must say, the work ethic and craftsmanship of all four men was a sight to behold. Pride in workmanship and productivity was obvious. An absolutely spectacular result. The floors are gorgeous, the trim work fit-up perfect. They were certainly not the least expensive company, but the superb quality of the work and the products they recommended made them the best VALUE. It was a more than fair cost for the scope of the work and the stellar results. Barring some catastrophe, I'll never have to do anything with the floors downstairs as long as we own this house. But, if we relocate, or if a friend asks who they should use for hardwood floors, Dorrance Hardwood Floors is the only company I would consider. Two final notes, A few weeks prior to project start, we decided to go ahead and have hardwood put in the powder room. Freddie had not measured that space, so it wasn't included in the estimate, but he said they had ordered enough flooring to cover the extra work. When his partner presented the invoice on the last day, I noticed that they had not included labor for the roughly 30 additional square feet of flooring. He said not to bother with it, that the invoice was okay. I couldn't let that slide, did the quick calc and included the cost for the additional labor. Second, we have solid cherry cabinets in the kitchen. Original plan had been to paint the quarter round at the cabinet bases to approximate the cabinet color. Ed had some cherry quarter round, and used that instead. There was no additional charge for the cherry quarter round. The point is, these are very professional and unquestionably fair people. THESE are the caliber of people you want working in your house.

The estimate process was unique in that after measurements were taken, they were ready to go over costs and options right then and there. That was nice because you didn't have to wait a few days or even a few weeks like some people take to create estimates, and then you can ask questions and gather information to consider decisions that need to be made. We also felt that we were given detailed recommendations on how to do the project and get the best result, that we didn't get from others. We trusted their knowledge of their trade and valued their advice. We had to wait a while for the actual work to be done because their schedule fills up far in advance, but this worked with our timeline and they were worth the wait. This is a family operated business, and all of the team is related. They were all very nice, likeable people and I was completely comfortable having them in my house. Their workmanship was excellent, they were courteous and accommodating, and cleaned after themselves. They were professional in every way. I enthusiastically recommend them!

If I could give Dorrence Hardwood Floors a grade higher than an A, I gladly would. Freddie, Ed, Jeff and Freddie are professional in every area. They are artists in their ability to create a beautiful and updated kitchen and family room that makes me smile every time I enter these rooms. They completed this job while I was out of town and I arrived home to a clean kitchen and family room free of dust or residue from this work. I recommend them without hesitation.

Fantastic ! Freddie, the owner was superb to work with. He spent considerable time with us- explaining the details of the work to be done and the steps his company would take to preserve our wall hangings, draperies, and cabinetry. The care exhibited by his crew was above and beyond expectations. The floors are better than we expected, and the house was returned to us, as we had it before the work was done. I would highly, highly recommend Dorrance Floors- would hire again in a heartbeat ! A thoroughly great experience.

This is a family owned business, fathers and son. They might not be the least expensive, but they are in a word the "best". The sons are following in the father's foot steps and are excellent craftsman - not just "workers" - these guys really care about the job and quality workmanship. These guys don't rush through the job just to get it done, they take their time and make sure the job is done right. We've used these guys three different times, in two different houses and each time we've gotten the same high quality, professional results. In today's world of scam artist and shoddy workmanship it's nice to know that true craftsman still exist!

We were very pleased with the work provided by Dorrance Hardwood Floors. They were the third company that we interviewed for the job and while all contractors could have done the job, we selected Dorrance due to the time spend in explaining the process and the products used. Excluding all of the work that we had to do to prepare the space (moving everything out and then continuing to stay in our house throughout the 4 day process), the overall process was smooth and no significant problems were encountered. Freddie Dorrance and his crew are professional, punctual and provided a quality product. We would highly recommend them to others.

Fantastic! The Floors look like they are new. Dorrance spent a lot of time making sure imperfections in the floors were repaired as they sanded. Always punctual and professional, they had a lot of knowledge about different floor coatings and what the drawbacks were. The hardwood extension blends right in with the existing hardwood floor. Couldn't be happier.
