We paid a security deposit of $350.00 when my son first moved in. Since he was sharing the apartment with room mates, they should have each been responsible for their own individual space. Unfortunately, it seems as if they lumped all the repairs into one and charging everyone for it. My son is being asked to pay for carpeting that needed replacement in another room mate?s room and repainting of 3 rooms. When I asked them where the $522.85 security deposit was I paid initially, they informed me that it was gone, that they had lumped all the roommates deposits into rent, and had been using it for late fees, damages and utility bills! Now I?m being asked to cover $500.00 on top of that deposit for repairs and they are informing me that if I do not pay, they will attach it to my credit report. They don?t even answer my calls, out of about 6 calls, I have only spoken to someone once. If they are doing this to 4 kids in one apartment in one building since they are a conglomerate and control other building, I wonder who else they are doing this to.

The member’s son rented a house from us located near the university,. As the lease was currently in effect, we added her son to the lease with a rider as a resident and added the member as his guarantor. This lease was for a house, not a bedroom. As we do not have boarding houses, we cannot legally rent bedrooms. Nor are we legally able to have multiple leases for one house. The first paragraph of the lease clearly states that the total rent owed for the duration of the lease is $18,240 payable in the amount of $1520 per month, without deduction.. It also states that the lease end date is June 18,2010, This is common practice in this area for landlords with student rentals to allow time to turn the house for new residents to move in on the first of the month, Contrary to the lease, the member only paid a portion of June rent, even though this was explained to her in detail on the phone prior to her paying June rent, A portion of the security deposit was withheld to fulfill this obligation. Paragraph 25 of the lease clearly states that the tenant is responsible for all electric bills and that the electric is to be put into the tenant's name, In April, Delmarva Power disconnected the electric to the house due to non-payment. We have arranged for auto reconnect with Delmarva Power, so the electric was converted into our name at that time, I met with the residents, who explained that in order to get it transferred back into their names they were going to have to pay a large deposit, which they could not afford I agreed to keep the electric in our name and explained it would be posted on their account and was due and payable as rent This is per Paragraph 5 of their lease Part of the deposit was withheld in order to fulfill this obligation, Damages are owed based on our actual invoices paid in order to turn the house. There is no mark up. These charges are divided equally among the residents, unless a resident specifically acknowledges responsibility in writing.. In no way are we able to assess who has caused any specific damage in the house without admission from the resident Since there was a balance owed on the house, the security deposits were applied to the ledger, not returned to the residents themselves. The statement provided to the member showed the deposits applied to the account in order to pay part of the balance owed.
