Originally contacted multiple providers, some showed up, some didn't, some showed and didn't send an estimate. John came out, and spent the appropriate amount of time. looked at my situation, and suggested a comprehensive, design to incorporate both water mediation through a new drainage system, tying in the newly installed French drain system along the driveway and the downspouts on the side of the house, and an additional drain in the new patio all dumping into a stream behind the house.
Whenever there was a change in design or in composition, they were agreeable. I asked for multiple additions, and waterproofing adjustments and they were always eager to accommodate. If you need concrete work, or drainage system design, John, Terrence, Pat and Danielle will be happy to assist.
But the workers were diligent during the worst weather - hot hot hot!
Right off the bat, John was prompt at returning our call, showed up when he said he was going to, and provided us with an estimate that worked for our budget.
Due to the time of year, we were scheduled to have the work done 3 weeks from the day we spoke to John, but he called me a few days later and said there had been an opening for the next day. Jumped on that!!
The work was done in a day by two of John's crew-members who were super accommodating, and they even helped my husband fill a hole that a groundhog had dug in our front yard! :)
The stairs are FANTASTIC and we are so very happy with the work done.
We have some future concrete jobs we'll need done, and I have no doubt that we'll be contacting Concrete Impressions again!
The garage is a duplex (half is owned by our next door neighbor) but a single apron/ramp serves both garages. The apron was 90 years old and heavily deteriorated on our side, less so on the neighbors, but we decided to perform joint work on the apron. John was great at explaining the issues involved (especially the complex grading necessary to keep rain water flowing towards the alley). It took a few months to fit into the queue, but once begun, they worked efficiently and neatly, leaving the area spotless. We are delighted with the results.
John had solutions for the two locations water entered the basement, in one area by the chimney/sunroom wall he proposed
regrading and adding a drain and underground pipe to direct water under the driveway and under around the garage. At the back of the house he proposed removing the existing Bilco door, adding a larger concrete pad next to the basement stairs with a slight tilt to direct water away from the stairs, rebuilding the top two steps, then re-setting the Bilco door and caulking around it. I had previously had regrading done and it worked in one area but not the chimney/sunroom wall. Johns plan was much more practical then the first provider.
His estimate was more then I hoped to spend, but after talking several times with John and one other contractor I knew he had very good plans, and his Angie's List reviews were very good, and I do think the price was fair.
At the time I made a deposit in May John expected to start in a few weeks. He did not actually start until mid-August! I would call ever few weeks and be told that my start date was still a few weeks out. We did have lots of rain in late spring/early summer which interfered with the jobs he was already on, but it was very frustrating that he could not provide an accurate date. He explained that it was first come, first served and that weather affects their work.
After digging and grading and using devices to plan the levels for the concrete the big concrete pour date came and went very well. John did give me the concrete seal application for free as a thank you for my patience.
I did add on one more thing while the prep work was occurring, I decided to have John do a regrading and smoothing of my driveway (rocks and dirt), and spread and tamp some CR6 gravel.
After the concrete pour came there was even more waiting to complete some issues with the basement stairs/pad, remove rocks from the re-graded dirt areas where grass seed was spread, and finish the driveway. They came today (10/14) and addressed almost all these final things and everything looks wonderful! They will send someone later today to improve the caulking around the Bilco door.
I gave a C in punctuality due to all the waiting, and a B in responsiveness because communication was often slow. I did have a few things that did not meet my expectations but John agreed with each item and addressed them to my satisfaction.
We just had several days of heavy rain, more than 3 inches and my basement was completely dry! The basement stairs are now safe and even. My garage looks great and the driveway is flat and well groomed. I am very pleased with the work and I would certainly hire them again in the future. I have recommended them to a few neighbors already.
"Thank you again for your business and your sincere evaluation. Not being one for excauses, I take full responsibility for the slow responce times and am taking steps to improve that aspect of my business. John"
I guess he was working on other jobs. He finally called me when he was ready to do the work. I would
have appreciated an update from him to let me know it was going to be a while before he would get to
the job, I thought that I had been forgotten. Overall, I am pleased with the work he did.
The work was good and clean, and they were very skilled and efficient. Our only criticism is that some of the finish work could have been a bit nicer. There were some spots on the rear steps that looked like the concrete dripped down and then dried, some of which I could knock off by hand. Very minor, though. The price was very reasonable.
Note: Our basement has a central chimney and furnace, built on a 4" thick island of concrete, and three concrete column footers that all had to remain in place. The new slab was to be poured around all of the obstructions.
John and his crew showed up when he said they would. They started the excavation on Day 1. John scheduled the roll-container to hold the soil removed from the basement well in advance to be on site first thing in the morning, but it didn't show up until the afternoon. Without the container, there was only so much dirt/rock that could be moved without a place to put it. This caused some delay in the project. Once the container arrived, soil started moving out of the basement using the conveyor and skid loader.
We have fairly rocky soil here and after working for awhile with hand tools and making slow progress, John brought in his a jack hammer to break up the soil. With the delay in getting the container and our rocky soil the excavation ran into Day 2.
By the end of Day 2 the soil was out and the stone sub-base was in.
The concrete pour now Day 3 was scheduled for the following week. The crew took extra care to meet the finished floor elevation and worked into the evening to provide a decent hand troweled surface.
A "B" for professionalism only because I ended up picking up cigarette butts around the work area.
It has been a month since the pour and we are happy with the results.
