Dan was wonderful. He was on time (actually beat us there) and quite thorough. He then walked through with us to tell us everything from the inspection and answer our questions. I chose this company because of the excellent customer service reviews and I would do it again. Highly recommend (especially for first time homebuyers).

We used Pro Spex for two home inspections. Dan was our inspector and he was great. The first home inspected was a house around 20 yrs old. Dan found some structural, roof, hvac, and plumbing. We decided not to go through with that house. Dan's report saved us time and money. The reports are very detailed and easy to read. Pro spex offered us 50% off our second inspection if within 30 days. Our second inspection was a new build. We didn't expect to find much wrong as we just did a walk through with the builder. Dan did find some issues which the builder them fixed. He did find a backup in plumbing which could have completely damaged our basement after we move in. We close next week! Extremely well. I live overseas and the office did a fabulous job of sending contracts, invoices, and materials electronically. They were on top of all paperwork. The inspector, Dan Fournier, did an outstanding job conducting the inspection AND taking more than an hour to discuss the report with us. Dan was knowledgeable about old houses and gave outstanding advice. We will hire them again!

Wow!!! I see why Pro Spex received 5-star ratings from their customers. After reading many of their customer reviews, I decided to hire Pro Spex to do my home inspection. I was very pleased and satisfied with the quality of service that I received from Glen Blanc. Glen encouraged me to ask questions and was very patient with me when it came to details I didn't understand. He was very knowledgeable about the importance of each component and system and what it does and how it works. The day after my inspection, I received a very thorough report that also included color photos and videos. I highly recommend Pro Spex and I WILL use them again! Thank you so much, Glen!!!

I do not recommend Pro Spex. They missed major issues with the 13 year old town home we bought this June. Within the first week of moving into our home, a home we had paid them $880 to inspect, we discovered we had bought a house with a leaky roof and windows. Shortly after that, we discovered torn HVAC ductwork and faulty electrical outlets. Total repairs of items they missed are quoted at over $10,000. Their "We Miss It We Fix it" Guarantee provides little comfort. It is riddled with exclusions. One of their exclusions states anything older than 20 years is not covered. Many homes are older than 20 years, making this guarantee useless for many buyers. Another exclusion states leaky roofs are not covered unless it is raining the day of inspection. But if it's raining, their inspectors will not go on the roof. You can view all the exclusions and details here (assuming the company doesn't remove it from their site): [*** Link removed ***] Even though we were "lucky" enough to have issues not explicitly excluded from the guarantee, Pro Spex still tried to find loop holes and deny the validity of our claims. We even were forwarded (probably unintentionally) an email chain that shows the owner and the inspector trying to come up with a legitimate reason why they missed our HVAC issue, a reason that would make our claim invalid. They came up with the excuse of the room being full of furniture, most likely making the vent inaccessible. Inaccessibility is another one of their guarantee's exclusions. However, the vent was completely accessible and exposed on the floor right below the family room window. In response to missing our faulty outside electrical outlets, the owner replied "There is no way to know what an outlet will do when it rains unless we pour water on it. Which we obviously cannot do. " Any qualified inspector should be able to draw a conclusion about what may happen to an electrical outlet when it is not properly protected from the rain! In an effort to avoid honoring their guarantee for our windows, they referred to their disclaimer in their report "....comments below represent a sampling...other areas of similar concern could be present..." Their "We Miss It We Fix it" guarantee only covers items they missed and that are not included in the inspection report. So because the inspector identified that ONE window in the report, and because they stated more windows could have a similar problems (even though he identified NO problems with the other windows and even though the issues were not similar) they tried to deny the validity our claim. After we continued to insist on the validity of our claim, Pro Spex eventually agreed with us, and referred us to their warranty company. But then the warranty company denied our claim. After expressing our frustrations to Pro Spex, seven weeks after first informing them of the issues they failed to detect, they finally offered us $1,000, the maximum payout of their Guarantee. However, a few days after accepting their offer, they send a release requiring not to discuss any matters pertaining to the inspection. We responded with a revised release that included the same $1000 reimbursement, but without the "hush" clause. They rejected it. We posted a BBB complaint. Instead of responding with a reasonable resolution, they lied about the circumstances of events and refused to reimburse us the $1,000 unless we agreed to keep quiet and settle the matter privately, to prevent us from "protesting indefinitely." Our experience with Pro Spex has been frustrating and disappointing. We thought we had done our homework by reviewing their online ratings. However, we have learned their online profile is misleading. We seriously question the accuracy of their ratings, now knowing they demand clients to keep quiet if they want to be reimbursed. We believe others should question their ratings, their integrity and their competency as well.

The inspection carried out by Joe Clavey of Pro-Spex was exceptional. Joe was very thorough, took time to go over the entire 3,000 plus square foot structure and produced an extensive report the very next day that clearly spelled out in detail what issues needed to be addressed by the sellers - which were issues of safety or code violation, which were less serious, but still important, and which just needed some TLC. I particularly appreciated how patient Joe was in answering all of our many questions and explaining sometimes repeatedly when we didn't quite understand. He was present 100%, giving us his full attention which was unexpected and greatly appreciated. When I had follow-up questions a few days after the inspection, Joe was available to consult with and help sort things out. I would highly recommend Pro-Spex to anyone needing a professional, high caliber home inspection. The entire Pro-Spex process was a tremendous help in negotiating repairs with the sellers; it also was a pleasure and we all gave A+ to Joe Clavey.

Danny arrived an hour early to begin his inspection. He introduced himself politely before beginning and I quietly vacated our home with my son and my dog to give him and the buyer their privacy. I returned several hours later and they were already gone. I discovered the following issues upon my return. 1. Half dozen green stickers on outlets within my son's reach. You saw me leave with him, everyone knows toddlers are curious, don't leave stickers on outlets. 2. A piece of my gutter is sitting in my garden. He removed it, I assume to show to the buyer, and did not put it back. 3. HE TURNED OUR HOT WATER HEATER OFF! By accident or not we discovered the hard way that we had ZERO hot water. We are fortunate to understand our home enough to fix these issues on our own and quickly. But the worst was yet to come. I get that you are supposed to point out every possible issue. I understand the point of an inspection and how it works. HOWEVER, I found more than one instance of false information on our inspection report. I will not go into the details but Danny did not do his job.

I'd love to give two great reviews, because both of my experiences with Pro-Spex, especially with Danny, the home inspector, were fantastic. I initially had a home and radon inspection on a single family home I was due to purchase, and Danny found some pretty significant flaws with basement moisture and the roof support. After the seller decided they would not be fixing these major flaws before selling to us, we backed out of the sale and were back on the hunt for a new home. The $450 home inspection saved us over $8000 in work. Fast forward two weeks and we found another location we put an offer on. Due to the price of the home and market, we decided to go with an as-is addendum with an opt out clause, so the home inspection findings were going to weigh heavily on this purchase. A great thing about Pro-Spex is that they have three parts to their guarantee, we have only needed the third part so far, where they state that if the home sale falls through for any reason, and you get another inspection within 30 days, it is half off. So now our second home inspection was only around $225, what a deal! And of course we had to go with Danny again for this location. Luckily the inspection went well and we continued on with the purchase. Danny was great throughout the process for both homes. He is very knowledgeable and presents everything that is easy for first time home-buyers to understand and has no problem answering any questions I had, as dumb as they may have been. Not to mention he is also a really nice guy and easy to talk to. I also want to mention that the staff at Pro-Spex is very nice and attentive. I had some issues with scheduling with the first home due to problems with the sellers schedule and the staff was very helpful with my multiple reschedules and also helping me with setting up my second half-off inspection. With a frustrating first time home buying experience overall for me and my family, the one bright spot has been the home inspection process, and I couldn't be happier with the service I received.

Everything went exceptionally smooth. All of our issues were documented clearly and able to be understood by the builder. We will continue using Pro Spex and would recommend them to everyone!

Pro-Spex is a very professional home inspection company. The inspector which did my job was Glen. He was very detailed in pointing out everything a new homeowner should know. I thought the inspection was a bit pricey but after seeing how much time it took and the detail included in the report it was money well spent.

It went well. They were very thorough and provided me a great report afterwards, complete with pictures. They answered all of my questions and really made sure to go the extra mile to ensure that I understood not only everything in the report, but also some extra tips for a new homeowner.

Michael performed the inpection very professionally and throughly. The report is clear, comprehensive and easy to read. Michael is very detailed to ensure all aspects of the house are inspected and communited very well of findings during and after the inspection. The follow-up calls and answering of my questions were excellent. Would defnintely recommend to home buyers.

You can't go wrong hiring Glen and Prospex as your home inspector or 203-k consultant. We first worked with Glen as a home inspector when we were under contract for our house. As first time home buyers, Glen took time to explain the entire inspection process and walk us through the issues he identified with our house. He caught many problems that we had overlooked. He sent a detailed report once the inspection concluded that we were able to use to get the seller to lower the price of the home. We had such a positive experience with Glen that we later engaged him as a 203-k consultant to help guide our home renovations. We are still currently working with him as our renovation is not yet complete. As our consultant, he has gone above and beyond. He helped us write an air tight sow that has kept the contractor on budget, he has come out to our house to check on the status of the work free of charge, and he even takes our phone calls and provides advice throughout the day. This process would have been so much harder without Glen. He is very knowledgeable and the exact person you want on your team when it comes to home inspection.

Well. Found a few things we would not have noticed and verified thinks we had.

The inspection was comprehensive (Danny was great), the inspector was punctual, the report produced was with color photographs, technical descriptions and copies provided digitally as well. The thing that makes Pro-Spex worth the price is the totality of service. The customer service is exceptional, as is the quality of the inspection, and the report produced. I hope to be in my house forever, but if I ever do buy another one in the DC/MD area, I'll be calling Mr. Glen and Ms. Yvonne for sure.

We were very disappointed in the Pro Spex home inspection, which failed to report the basic fact that the home we planned to purchase required a new roof. Before the routine inspection, we asked Pro Spex to pay particular attention to the roof because the sellers claimed the condition of the roof was unknown. The home inspector said in his report that the roof was about 10-15 years old (in fact, we learned later it was 27 years old), and told us verbally it had 8-10 years of life remaining. While we don't expect home inspectors to be roofing experts, Pro Spex was way, way off the mark. His report did note relatively minor problems with the roof, for which we received an $1,800 credit from the sellers for repair work. When we took possession of the house, the roofer we chose to do the repairs informed us the roof was in such bad condition it would need to be replaced. We were skeptical, and therefore asked three additional roofers to inspect the roof independently. Each one came up with the exact same evaluation: the roof was in such bad shape it would need to be replaced. They noted obvious wear and tear; for example, the shingles in many places were worn down to their fiberglass. We immediately contacted Pro Spex, whose motto is "we miss it, we fix it." We said it needed to replace the roof since they completely missed the fact that it needed to be replaced. Ultimately Pro Spex offered to refund us our inspection fee, but that still left us about several thousand dollars short and was therefore unacceptable, although we did offer to split the remaining cost. Pro Spex has argued that its report recommended we consult a qualified roofing contractor to further investigate some areas of the roof and to repair or replace other areas before we bought the house. However, these were pro forma recommendations. In neither the specific findings of our home inspection report nor in our conversations with the home inspector were there any suggestions the roof would have to be replaced. In fact, the home inspector explicitly told us the roof had up to a decade of life left. Bottom line: We trusted Pro Spex, and Pro Spex very clearly betrayed that trust.

It was excellent. I was able to schedule the inspection online, and Pro-Spex was extremely prompt in providing a confirmation. My inspector was on time, explained the process in detail, and kept me updated with what he found throughout the inspection process, which helped me make sense of the report. Very friendly, very easy to work with. I would definitely recommend them!

This was my first home inspection ever, and I had a ton of questions. Inspector Chris Quick was so patient in answering all of them and extremely thorough in checking out all nooks and crannies of the co-op I'm buying. He was also so prompt in sending me a professional inspection report the same day. The price was right, and the Pro Spex team was flexible when I had to reschedule my appointment several times. (Thanks, Yvonne!) I would definitely recommend Pro Spex to anyone looking for a good, thorough, and reasonably priced inspection!

We are first-time homebuyers and did not know what to expect heading into the home inspection. Pam from Pro Spex was fabulous. She was professional and thorough in her report. She enlightened us on major and minor repairs that would be required throughout the house in the both the short and long term. She was detailed in her inspection and supported her opinions with evidence and facts. She encouraged our questions (we had many!) and I felt that we were better-educated homebuyers after the home inspection. I definitely recommend Pam as a home inspector and would gladly do business with Pam again.

Pro-Spex provided a very thorough home inspection. This was my first experience with Angie's List, and I was very satisfied with the service provided. Joe Clavey was my home inspector in Towson. He was punctual, informative and thorough. He really took the time not only to go through everything in the house, but also to educate and inform me about the possible concerns and the level of necessity that the concerns should be addressed. I highly recommend both Joe Clavey and Pro-Spex.

I hired pro-spex to conduct an inspection on a home we were thinking of purchasing and Dan our inspector was excellent. The home turned out to be a wreck and Dan caught a ton of problems that most inspectors would not have taken the time to notice and explain. He was very knowledgeable on all of the systems in the home and took the time to thoroughly explain every issue. During the inspections we realized we would not be buying the house and Dan offered to end the inspection right then and there and explained if we wanted to use them for an inspection on another property they would give us a break on the price. I did use Pro Spex again on the house we actually ended up buying and again Dan did a great job inspecting the home and they gave us a 50% break on the inspection since we already used them on a previous home inspection. I would highly recommend Pro-Spex to anyone who is looking to purchase a home. Dan and the rest of the staff were very professional and great to deal with.
