They've done a really good job. They showed up on time, really thorough and explained everything to me. Update from "A" to "C." Now that I've been in the house for 1 month - problem after problem that were not noted during home inspection - windows do not close, moisture in basement, leaky pipe.

They were good and took there time but they did not come with something to test the water in the walls nor did they check the gutter system. Overall they were good but I have had better inspections done.

I am a first time homeowner, and Glen, who is a likeable guy, did a great job of explaining how the home's systems work and their potential issues. His inspection was very thorough. I definitely recommend Glen to anyone looking for a home inspection.

The house is larger than 2000 square feet, and the added space added to the cost, wiping out the Angie's List discount. Glen met us at the house and spent three hours going over everything with us. He provided a complete primer on homeownership, from changing filters to replacing valves to leveling the air conditioner to repairing poor drainage. He found two gas leaks. He discovered evidence that the basement had been flooded, probably only once when the sump pump failed in a storm; the owner subsequently verified this. He followed up the inspection with a thorough written report, including photos and videos that highlighted problem areas. He did an outstanding job.

Very well, Glen was very thorough, found many problems that were in the house and was able to let me know in thorough detail what the house needed, versus minor issues.

My wife and I recently hired Pro-Spex for our home inspection in the Anne Arundel County area. Glenford was our home inspector and he was excellent. My wife called a few days prior to the inspection to ask a few questions about their services and the person whom answered the phone was very helpful in answering our questions. After comparing a few other contractors in the area, we decided to hire Pro-Spex. We were able to get an appointment very easy and quickly. Glenford was extremely thorough, informative and patient with us during the process. Being that this is our first home purchase, we had many questions. Glenford made it a point to show us how things worked, how to maintain areas of the house and even how to clean them. Less than 24 hours after the inspection, Glenford emailed me the home inspection report and called to ask if I had any follow up questions or specific questions about the report. Am very pleased. I probably did not need a home inspection. I have an existing home in need of serious repairs and I wanted someone to examine the structure for possible damage to know where to start for repairs. He assured me my carport was not falling down and structurally my house was fine. He did a limited inspection due to my needs and reduced my inspection cost.

Glen was a great help and resource to us. It is evident he cares about his company and your experience. The initial inspector was an hour late and we were off to a rocky start with him, but Glen turned things around for us and we are grateful.

It has been our experience when you are buying a home, the only person that is truely on your side is the home inspector you hire. Your realtor is out to make their commission and will push for a quick closing. We were living out of state and were building a new build home in Southern Maryland. We hired Glen from Pro Spex to be our representative. He inspected the house before the drywall was installed and found several violations of building code. He provided us, via e-mail, a detailed report of all of his findings with pictures and references to the Maryland Housing Code. He then phoned us to go over the report. We were able to provide the builders with a detailed list of fixes that we needed. We finally met Glen at our final walkthrough. We were scheduled to meet him at 1pm. When we arrived, he was already there and working on the outside inspection of the house. He spent over three hours inspecting our new home. He was able to detect a small propane gas leak at the base of our water heater that could have proven dangerous. Again, he provided us a detailed final report with pictures and references that we were able to give to the builders prior to closing. Yvonne and Glen are true professionals and it was a pleasure to work with them, especially when we were so far away geographically. We HIGHLY recommend Pro Spex.

Glen, the home inspector, was punctual for the appointment. He introduced himself to us (my wife & I). He informed us that this would be a learning experience for us and it definitely was.Glen was extremely knowledgeable . He took the time to explain every detail in a way in which we were able to understand, and he was happy to answer any questions that we had. Glen was very thorough and meticulous during his inspection of the home. Glen took pictures and dictated his concern about problem areas throughout the inspection. We paid additional for termite inspection and radon testing, however Glen stated that since it was a new home, termite treatment should had been performed by the builder, which we received documentation that termite treatment had been performed. Also, Glen stated that since this was new home, radon testing should be performed 8 - 10 month from now. Pro-Spex promptly refunded us for the cost for the termite inspection and the radon testing. My advise to anyone who is buying a home,new or resale, go with Pro-Spex. You will not be disappointed. Glen is truly a professional.

They were really good. Their price was not that much; that's why I liked them. The guy was really thorough and patient with me because I had never done this before. He was very upfront and honest about how much things would cost me if I had to get them fixed. His price seemed like it was pretty average for home inspection and he was pretty responsive.

It was great! This was the best home inspection I have experienced. They were on time and thorough in their inspection.

Yvonne was extremely helpful in helping us stay on budget and squeezed us in being we had a short time frame to get it done. She was extremely responsive and when we were unable to speak she communicated with us via text or email based on what we requested. She provided excellent service. Springer our inspector was very thorough from top of roof, to attic, to crawl space above garage, to under low level deck. You name it, he checked it. The money spent on Pro Spex was money well spent. They saved us from purchasing a home that would cost us over $50k more in the next 2-3 years. We ended that contract but will definitely call Pro Spex again when we find the next proposed home of our dreams.

I scheduled our home inspection with Yvonne who was very friendly and professional. The cost is a little pricey but you get what you pay for. The inspector, Glenford, arrived on time and in ready to work mode. He was very friendly and had a wealth of knowledge. He pointed out things for us that I would have never thought of. We were very very pleased with the service and with Glenford. We would use this company again. Our inspection went well enough that we only had a few minor things to have the seller fix and so we are in the next stage of purchasing. Again, do not hesitate to call them. Some companies may charge a little less but Pro-Spex really knows the business.

Had Pro Spex Home Inspection Services come out and inspect 2 homes for me. They were very thorough and extremely knowledgeable. They did a very thorough inspection of the roof, exterior, interior and appliances of both homes. Definitely would use them in the future they had answered all my questions.

Glenford gave us a superb inspection of the home we were under contract on and thanks to him, we avoided buying a home that would have cost us tens of thousands in repairs? repairs that were not disclosed by the seller. He was very thorough and patient in his explanations of each component of the home. This was not an easy home to inspect either since it did not have a basement and the crawlspace was a tight fit to say the least. However, Glenford made sure that no stone went unturned. The home turned out to have major termite damage and a good deal of mold, which would have never been apparent to us without his help. After the inspection, he gave a detailed and professional written report in less than 24 hours. We were very fortunate we went with Pro Spex on our inspection.

I had an excellent experience with Pro Spex. The inspection had pictures, and everything was well explained. The company provided digital copies for dissemination to the insurance company, mortgage company, etc. I was very impressed with the company and the services provided.

Glen arrived on time and was let in the house by my realtor. I arrived an hour later. Glen was very thorough; he checked things that I would have never thought to check. He is very kind and patient and took the time to make sure that I understood what he was saying. I felt so much more secure about buying the home after a professional checked it out - make sure you get a home inspection. Yvonne works in the office and is just as professional and responsive as Glen. They make a Great team! Yes I would hire again, if fact I will be but Glen doesn't know it yet. :-)

When having the insulation in our attic replaced, where the old insulation had to be removed, the contractor discovered moisture in a small part of the ceiling. We had two roofing companies come to inspect the problem. Both concluded that the problem was caused by condensation, not a leaking roof, and advised us to bring in a home inspector to advise us how to fix it. We called Pro Spex Home Inspection Services, explained that we didn't need an entire home inspection, gave a brief explanation of what we needed, and scheduled an appointment for the following day. In preparation for his visit, one of their home inspectors called to get a clearer picture of what was going on in the attic. We had a 20-minute conversation, where he asked me a whole series of detailed questions. He concluded that it would probably be premature to make a visit while the ceiling was still damp, and recommended monitoring the area to see whether it would dry out. He asked me to call him back if and when we might need him. I was very impressed by the promptness of the company's response, the thoroughness of the inspector's approach (asking questions before coming to our home), and the excellent advice he gave me. I was also impressed that he offered this at no charge. This speaks volumes to be about the integrity of the company. Incidentally, the attic ceiling is now completely dry.

He was wonderful to work with. He was very professional and wanted to make sure that I understood what he was doing. He was very good about educating me as potential new home buyer on how everything in the home worked and how to maintain it. He was very meticulous in making sure that the smallest details were in place.

I cannot say enough good things about my experience with Glen and Yvonne Blanc. Scheduling my home inspection on their user-friendly website was easy; and they made it easy to change my original order (without having to change the scheduled date/time) when it became apparent that a radon test would also be needed. Despite the changes in my order, they were able to apply one of their discounts - and they used the one that saved me more money. How many service providers take the time to apply the best discount? In the days prior to the inspection I had a lot of questions. I called or e-mailed whenever I thought of another question, and was greatly impressed that Glen or Yvonne would call or e-mail me back almost immediately - even late in the evening. Glen arrived earlier than I did and got started right away. The inspection took a really long time - about 3 hours - which is GREAT because he took the time to walk me thru every thing, big or small. Glen was very patient and really explained things thoroughly, particularly when it was clear to him that I wasn't understanding the magnitude of the issue. For example, in my excitement to get into this home, I hadn't noticed that the walls of the basement were bowed inward from the ground pushing the basement walls in. This happened because the ground all around the house had been draining towards the house (instead of away from the house). I'd noticed poorly done drains when I first saw the house - but hadn't thought of the impact until Glen explained it all to me. Suddenly, I understood how the previous owner's lack of addressing the drainage issue was now a problem that would cost me thousands of dollars to address . . . regrading all around the house, installing proper drainage systems, correcting serious cracks in exterior walls and inside basement walls, and bracing basement walls if a structural engineer says I need to do that. I never would have understood the seriousness and expense of the issue without Glen's expertise. Glen also went over a number of much smaller issues with me and then worked with me to prioritize what must be addressed immediately, what should be addressed at some point, and what's low hanging fruit that can be addressed as time and money permit. He also explained the impact of not taking certain steps to cover things like a 48 year old compressor, and explained how I could save money and keep peace of mind while working on things that must be done now. By the time Glen was done, I knew what I needed to do - and if the home (with an as-is clause) would be worth the trouble. I decided to go with the contract as agreed; but at least I'm going into it with eyes open on the expenses and issues that need to be addressed. I highly recommend Pro-Spex home inspections and radon testing!

I am speechless. Glen comes as advertised and it was truly a pleasure to work with him. The level of detail and the time he took to explain each and every feature of the house was priceless. The time he took to verify everything in the house, he took as much time as needed/required. He did not rush us and he was extremely patient and thorough. His personality was great and you could tell he genuinely enjoys his job and the people involved with his job. He took the time to answer every question we had and even involved us in the inspection process by asking our input on various things. The inspection report was even prepared that same night, well within their 24 hour guidelines. I could not be more pleased with this inspection and I would recommend Glenford Blanc and Pro Spex Inc. to the HIGHEST degree. You will pay for true quality and completeness that's for sure.
