Pro Spex Home Inspection Services

They missed a water spout outside that doesn't work. The water heater they marked as good to go only contained 5 to 10 min of hot water, after that it became brown cold water. They missed a leak under the kitchen sink. It was raining the day of my inspection and they never came back out to check the roof.

Mr. Glenford Blanc inspected my home. Mr. Blanc arrived and immediately got to work. He inspected the home and then walked me around and pointed out all the issues that he found. He was very thorough in his explanations and took his time to make sure I understood what the problems were and how best to resolve them. For example, the home he inspected was built in 1973 and still had an electrical circuit box that was no longer up to code. He explained the problem and the history of the issue, which allowed me to do some additional research so that I could understand the nature of the problem. The inspection took about 3 hours. He inspected the external/internal components of the home and the roof, which was a major concern of mine. He also gave me an idea of what issues needed immediate repair (safety hazards) and pointed out major system components (HVAC, compressor, etc.) that would probably need to be replaced in the near future. This helped me determine if I could really afford the home and the repairs that would probably be needed w/in the first year in the property. I appreciated that he took his time and didn't seem rushed or hurried to move on to the next property. Also, the customer service was excellent. I was quoted an incorrect price by one of ProSpex phone reps and they honored the price I was quoted. Although they seemed to be a little more expensive than some of the other inspectors I researched, I felt I got a really thorough inspection and will use them again.

I've had Glen now come out to multiple houses that we have put in offers for over the years and will never hesitate to use his services in the future or to recommend him to friends or family. Very thorough and attention to detail, never felt rushed, and addressed all our concerns.

You're able to quickly schedule the home inspection online to take a look at everyone's schedule and select a specific inspector (if you choose to). I am extremely satisfied with ProSpex. The inspections were thorough, and supported by detailed reports that included ample explanations of concerns and photographic evidence. Reports were provided promptly within a day of the inspection visit. Most significantly, ProSpex was exceedingly generous with its schedule flexibility (here, the Builder insisted upon the right to schedule inspections but still cancelled two inspections after ProSpex had already arrived on site).

Service is was excellent and comprehensive. He gave us a rundown of any issues in the house (there weren't many) then provided a comprehensive report including a free monthly subscription to a service that notifies you when there's a recall on appliances, etc. in the home (the service wasn't highly useful though).

We recently purchased a new home and knew we needed to find the best home inspection company. Based on the reviews, we decided to go with Pro Spex and it was the best decision. Pro Spex came out and provided us the most detailed and professional home inspection which exceeded our expectations. Glenn took his time and inspected every detail of our new home. He took the time to even teach my husband and I about each areas of our home (like draining your water heater and pointing out where all the filter go) that we had never received in our past home purchases. He was friendly and very professional. Pro Spex spent over 5 hours going through our home detail by detail and involved us the entire time. Their communication to us during the process was amazing. Everyone was very pleasant and professional and I received much communication from staff prior to the inspection. These folks work late, with one email arriving at 8:00 pm. Glen, the inspector, arrived on time and was pleasant, thorough and professional. He did not find any issues in the attic to cause the problem and determined it was faulty work done when a previous owner extended the wall. Also the price originally quoted was $185, but plummeted when he pointed out we could get the senior discount. BIG plummet, and he did not have to tell us. He also provided a written report on his findings which we received promptly. I was very impressed with this company.

I?m so glad I chose PRO SPEX, Inc. to do home inspection. I found Michael Burns, who did inspect the house, very thorough and experienced professional. Not only would he look everything possible in detail, but also explain the functionality of all equipment and how frequently they need to be repaired/serviced. Being a first time home owner, we may not have knowledge about all different equipment, etc., so I found such info very helpful. I also found their final report (that they emailed me) very helpful. They send two reports, one in detail and another as a summary. It includes images that they take throughout inspection (interior and exterior). I would recommend them to everyone.

Glen did the inspection for us and he was outstanding. He arrived on time, was very professional, very thorough and he took the time to explain to us how things worked in the home, why he was inspecting what he was, and how and why issues needed to be addressed. He started by inspecting the roof first on foot (for the lower roof) and then with a drone for the higher roof. He noted issue with the roof and driveway and issues with the decking [including underneath the deck] and external AC unit before moving on the the inside of the house. He arranged for an independent termite inspector to examine the property as well. Glen tested the water system (running all faucets at the same time for 20 minutes) and explained why and what he was looking for. While that was going on he carefully examined outlets in the basement and the internal HVAC and water heater unit, explaining thoroughly what he was looking for and what he found. A randon testing unit was set up in the basement. He tested the performance of the heating and cooling systems. He proceeded to the 1st floor and did a thorough check - even testing the pressure-sensitivity of the garage door, and showing us how to adjust it. He conducted an infrared test - which we were not expecting - to detect abnormal leaks in the water and HVAC systems. He showed us imagery and explained what he was looking for. He continued the inspection to the upstairs including crawling into the attic space. Overall, Glen was extremely professional, courteous and knowledgeable and we would strongly recommend his services.

Michael burns was friendly, patient and thorough. He called me the night before the inspection, showed up early for the appointment, and performed a very thorough inspection. He spent 4.5 hours I spectinh a 1500 sq foot house, plus basement, attic and garage. It was an old house- probably hadn't been updated much since it was built in 1931. He was super responsive to all of our questions before, during, and even after the inspection. He produced a great report, with lots of photos, which helped me negotiate an 8k seller credit for repairs. Would highly recommend him to first time home buyers! They contracted out the termite inspection I ordered through them, but it was performed just fine. They honored Angie's list discount. General inspection Report submitted to me within 24 hours. Termite inspection submitted within 48 hours. Some minor issues with the receptionist who sent me the wrong confirmation and sent my realtor an appointment reminder after the appointment had already taken place. But I wouldn't hold that against them. I called them and they corrected it quickly.

Dan conducted our home inspection and was extremely thorough, professional, and patient with the hundreds of questions we were throwing at him. We are first-time home buyers who are inexperienced when it comes to understanding anything about a house. By the end of the inspection, we felt completely confident and knowledgeable about the home and all its parts thanks to Dan taking the time to explain everything to us and answer all our questions. Dan and Yvonne at Pro-Spex were professional and responsive. After scheduling the inspection online, I needed to make a change to the time and the package we were getting. Yvonne called me back shortly after I left a message for her to make those changes. On the day of the inspection, Dan arrived early and was already inspecting the outside of the house before we even showed up! We were also on a time crunch to get the inspection report and write up our addendum to begin negotiating with the sellers. Dan said, "No problem," and sent us a thorough report that night! I would recommend Pro-Spex again and again!

He spent approximately 4 hours going over every aspect of our property. Not only was he friendly, but he spent quality time explaining and going over every finding and providing great advice on ways to deal with some of our home's issues. I was very impressed and truly appreciative of his knowledge and customer service.

Michael Burns came to review our house. He was very through and from the beginning of the inspection gave great advice and took the time to explain everything. Even after out inspection and report he took time to go over enters details he wanted to make sure we were aware of.

Dan was great - on time, professional, thorough, and nice. He spent time showing me everything that needed work and things that may need to be replaced soon. I would definitely hire Dan at Pro-Spex again! I will be recommending him to friends and family when they need inspections.

Mr. Glenford Blanc conducted a VERY thorough inspection of the property I am looking to purchase. He took the time to educate me about various elements of the property as he conducted the inspection. From arrival to departure, Mr. Blanc was very professional and personable. Within 4hrs of inspection completion I was sent a detailed inspection report. Overall I was more than satisfied with the services that were provided.

Our home was inspected by Dan Fournier. I would highly recommend him to any home buyers, especially first time home buyers. He was knowledgable and patient with all of our questions. He fully explained everything in the house, how it worked and how often we should change/provide maintenance for things. He was thorough on the home inspection. Glen is amazing and very professional. I am a first time new home buyer and zero knowledge about inspection. The builder knows I hire an inspector and he told me to schedule the inspection when the house is not even ready for inspection. The appointment was 10am. He drove 45mins to our new house site and got there an hour early just to do a quick check ahead of game. There were people still working at the house, roof was not ready, no electrical...etc. He called me right away. Instead of complaint about him driving 45 mins there for nothing, he was calmly telling me the current status of the house, explaining what I need to ask my builder and what is the steps I need to do. Never mention a word about fee and extra cost. He even sent me few pictures of my house.... and save me a trip going to the new house. At the beginning, I was a bit hesitate to spend extra money on the inspection and worry if I find a good and responsible inspection company. Now I am glad I did and found a great home inspection company. Great work Glen!!!! Look forward to talk to you in few days. My advise, don't try to save few hundreds now...and regret later!!! Let the professional do the findings before it is too late :)

Brendan was amazing. He was very informative and knowledgeable and help me through every step of the inspection. Pro Spex has been very professional , organized and timely since I first inquired and their website is very user-friendly the entire process has been great. The extras included with the inspection fee are a great deal. I feel very comfortable moving forward with my home purchase thanks to Pro Spex! I will refer anyone I know to them.

Chris Quick arrived 15 minutes before the scheduled appointment. He was friendly and professional. He invited me to follow along with him during the inspection. He explained what he was looking for and took pictures and notes of any issues for his final report. I asked many questions, but Chris was very patient and did a good job explaining things. I would definitely use them again in the future.

I am in the process of buying a new home and needed to get a home inspection performed. Having done work on my own homes for the past 20 years, I was skeptical the home inspection would identify significantly more l issues than I would doing this on my own. I was wrong. I found Pro-Spex based on reviewing Angie's list for service providers and reading though comments. I was able to review the various Pro-Spex services and schedule an appointment and make payment on-line at my own convenience. I received immediate confirmations from Yvonne Blanc so felt like Pro-Spex was run very well administratively. The service call was handled by Chris Quick who was right on time (actually arrived a few minutes before I did) and did a fantastic job walking me through all the home systems, clearly informing me of issues, and patiently answering all of my questions. Rusty Markland arrived during the home inspection to perform a termite inspection. I had Rusty's final report by the time I got back to my current home. I received Chris' report the same night of the inspection and was extremely impressed with the content and quality of the report. It is loaded with pictures and clearly states what issues should be addressed. It will become my personal work docket for the new home. This was my first time using a home inspector for pre-drywall. Pro-Spex did a great job at identifying framing issues and items that were not up to code. The inspection lasted about 3 hours and was very informative as I also learned a lot during the process. The report was received the next day and the builder addressed every item on the list. Worth its weight in gold!

Glenford Blanc did our inspection. We found him to be knowledgeable, friendly, thorough, patient, professional, and humorous. He not only took his time to do a very thorough and complete inspection of the home but he also included a lot of general homeowner education. His level of understanding and years of experience were very clear to us. He communicated his findings to us immediately and his report came to us early the very next day. The company followed up with us and even offered discounts for various homeowner services/products. Although we ended up not buying the house Glen inspected, we were very satisifed working with him and definitely plan to hire him for another home we plan to purchase next month.
