This is absolutely awful. He had returned twice after the work was done to drain the place on the roof he worked on because it had leaked again in the same area after rain. He came by unexpectedly one Saturday to tell me that he thought that the area he had finished "probably" needed to be taken up and redone. Meanwhile, the ceiling repair I had paid for after the initial roofing had been done is ruined. I believe he took advantage of a woman he knows lives alone and was not going to go on the roof to double-check what he did. How many of us own a 40ft ladder? I have had to hire another contractor. This contractor took up the area Mr. McDonald had worked on because the area was obviously in need of deep down repair, very soft. The membrane McDonald installed was over very soft wood way down which you couldn't miss if you walked it. The second contractor subsequently removed at least two gallons of very smelly water and had to take up 7 layers of soaked old roofing to get to the problem of the soft wood that had been exacerbated by McDonald's repair. Additionally, the area that McDonald had worked on was not even close to the 1/4 of my roof I had been led to believe he had completed but instead a very small area over the back bedroom ceiling of my Charles Village townhouse. This area could not have been even half of a roll of material. I have an attorney working on contacting McDonald about this.
Description of Work: I had previously given this man a high rating for the roofwork he did on my Charles Village townhouse on May 17, 2008. On May 17, he said he had placed the rubber membrane roof on a fourth of my house for $2500 and that the rest could be done later. This was the area of concern because my bedroom ceiling was leaking. I was unemployed at the time and he knew this. The contract says: To Prepare section of Roof (One Square by Back Draw)-Install Duraboard Basesheet and section of torchdown Roof to area-Prepare area around chimney, Install basesheet, Install Torchdown to area. He said the total for the whole house would be $8000, the remainder of which he could finish within 12 months when I had the money.

this report is so full of lies that I don't know where to begin-a very deceptive and unstable person who made me very uncomfortable,she wrote this report AFTER this matter was fully resolved-Told from the very beginning to fully replace this roof,and she did not pay $2500 at all

Mr. McDonald called to confirm appointment 30 minutes prior to arriving at prearranged time. Performed inspection, discussed overall condition of roof and recommended repairs. He and his son were able to perform the work the same day. In addition to performing an excellent roofing job, he also cleaned out the gutters and patched a few holes in the gutter that I was not aware of. This was the best experience I have ever had with any house repairs. I normally dread dealing with house contractors - but this experience was enjoyable from start to finish.
Description of Work: Prepared roof surface; repaired leaks by installing new rubber roof in two large areas (behind cornice and middle section of roof); sealed entire roof (over 1100 square feet).

Our tenants reported water leaking behind the wall and into the basement. I called Mr. McDonald and he responded right away and looked at the roof at the end of the same day without my having to be there. This was especially important to us since we are now living in Ohio. He explained that the problem was mostly contained to 1/4 of the roof but recommended coating the whole thing since there was some slight crackling of the rest of the surface. He said we could wait on that but it would be $1,100.00 to do the repair on 1/4 of the roof and $2,100.00 to do the repair and to apply fibered aluminum asphalt coating to the entire roof, catwalk and front porch. He also said he channeled the back section into the gutter to help prevent the standing water that was apparently occurring. I put N/A rating on quality of work since we are not there, didn't see it and will probably not hear from our tenants, who are students, unless water comes streaming into the house again. I'm assuming it's good but didn't want to rate him higher or lower than he deserved. Mr. McDonald did guarantee maintenance of the coating for one year if needed. He was very trusting in that he performed the work the next day and I mailed him a check from Ohio afterward. It's possible that we may have paid a little more than if I had shopped around but the rapid response to my call, ability to do the work the next day and ease in dealing with Mr McDonald were worth every penny. I have dealt with many repair people who do not return calls and do not show up when they say they will and this experience was a piece of cake!
Description of Work: Flat roof in Charles Village. Prepare roof surface, install torch down roof sections to back areas of roof, apply fibered aluminum asphalt coating to entire roof, catwalk and porch areas.

It was wonderful working with him. I have had bad luck in the past with contractors so a friend of mine acted as a middle man and we were both impressed with the work he did. It was an easy transaction working with him. He cleaned up so well when he was done with the work that I wouldn't have even know he was here if it weren't for the new roof.
Description of Work: He came out and removed old shingles and did repair to the sub-roofing due to rotting wood. He then put on a rubber roof for me.

Excellent. Mr. McDonald gave us two options - a permanent, more expensive $3300 new roof, and a shorter-term, $1100 patch for part of the roof, which we chose. He will subtract the 1100 from a new roof if we choose to do that in the future. He promptly returned phone calls, came immediately for the estimate, and did the repairs the first day that the rain stopped. He was professional in all his dealings with us, and did the repairs in about 3 hours, just as promised. The one negative review he has on Angie's List mentions price. He probably is more expensive than some out there, perhaps even lots. I don't know, but his service was excellent and we felt good about having someone competent and trustworthy. Plus, one bad review was a good sign to us - many of the highly rated companies have lots of bad reviews, but it would have been just as bad if he had nothing but perfect reviews.

He was prompt in his contact with me until he went on vacation for the holiday. He completed the initial repairs in a prompt manner. However, after seeking an opinion of another roofer, I am aware that he overcharged me for labor and suggested unneeded repairs (such as an entire new back roof and pressure washing of the shingles). He wanted to charge me $1200!! to pressure wash my entire roof (main house and back addition) to remove algae build-up. (A repair I had made myself on many occasions by simply using a pump sprayer with diluted bleach). I am unhappy being overcharged for labor as I am now aware of the true costs of his materials. Also, I was told it was inappropriate for him to use a flat roof material and he should have replaced the damaged shingles.
Description of Work: Last year I had a small leak in the pitched roof of my back addition. The roof was fairly new, having been replaced in 1998. I contacted Mr. McDonald after checking the list. He came to the house and evaluated the situation. He immediately suggested that I needed an entire new roof which would cost $9000. I told him the roof was fairly new and seemed to me to be in good condition. He suggested a caulking repair around some of the damaged shingles. Apparently a tree branch torpedoed into a shingle and cracked through. He completed the initial caulking job for $1100. The area in question is about 100 square feet. This past week the roof leaked again during a torrential downpour. He came back to fix it, (again suggesting I needed an entire new roof). This time using a flat roof material he put an overlayment of the material and tarred around the edges. He charged an additional $300.

the roof did need replaced-I don't say that if it is not true--I know roofing,it was an old roof which I repaired very reasonably to fit customers budget-and I did not estimate washing roof-

Wonderful. James McDonald came out to our home to review the areas that needed work in order to provide a written estimate (free of charge). Once we decided to move forward, it was easy to schedule a time for the work to be done. All of the work took one morning to complete - front and back were worked on simultaneously and James oversaw everything. We were very happy overall.
Description of Work: This job included several things: repair section of "eyebrow"/upper ledge of front of home - included aluminum coating to prevent further decay; front porch roof (flat) - repair corner section of roof where water normally collects, apply aluminum coating over entire roof; back porch roof (flat) - remove and replace section of gutter and downspout, apply aluminum coating over entire roof.

Absolutely wonderful. Mr. McDonald made a 16 year old driveway look new. He was extremely careful about surrounding landscape, efficient and professional. Mr. McDonald had done a major roof repair about one month prior and when finished with the driveway took the time and energy to check the roof (flat) and clean debris that had accumulated. He is a dependable and extremely trustworthy contractor who I would turn to for any project he is able to do.

I cannot rave enough about Mr. McDonald. He has the perfect combination of expertise, dedication and honesty. Have had an extremely unpleasant experience with roofers and have lost a lot of money to incompetent, dishonest contractors. Mr. McDonald was the only roofer out of five who assessed my roof and offer to repair damaged areas rather than replace the entire roof. He was prompt for the initial estimate, showed me the damage and what it would take to repair. He completed the work within 4 days of the estimate and the work debris was gone before I arrived home. Mr. McDonald discovered several other minor problems while doing this major repair and fixed them with no additional charge. He worked along side his workmen and never left the site while work was being done. I highly recommend this gentleman for any service he advertises and would welcome him to do any work in the future that I may need. A distinct pleasure to deal with a contractor who has integrity and expertise.
Description of Work: Major repair of flat roof approx. 1800 ft out of 2700 sq. ft; replacement of joists, with addition of "sister" joist, insulation, rubber torch down roofing and silver coating. Addition of drains, resurfacing flashing around three skylights and chimney.

We had a leak in a ceiling and don't know where it came from. MacDonald came out within a couple of hours of our call, gave us an inexpensive ($300) and more expensive ($1700) option and suggested the cheaper one. They did the work right away. It should be fixed but we won't know until the next major rain storm.

Job 1: I had noticed several small leaks, so I called to get an estimate for repair of my flat roof. Mr. McDonald met me later that same afternoon. He looked at the leaks inside the house, went up on the roof, and explained the defects causing those particular leaks, as well as other potential problems. He gave me an estimate for fixing the problems and then coating the roof with silver to seal it. The work was completed the following day. Job 2: As before, Mr. McDonald was very quick to reply to my request. The work was scheduled within a week, and was completed in one day. I was a bit disappointed that the wood was not painted, but I had not thought to make that part of the estimate.
Description of Work: Job 1: They repaired several small leaks and coated the flat roof with silver.($1100.) Job 2: They replaced the roof on my back deck. The wood in the old roof was rotted and had begun leaking. They removed the old roof, and the joists since they were also rotted. They built a new roof. The wood underneath and on the sides of the roof was left unpainted.($3200.)

I noticed leaks in two bedrooms over the holidays. I called the roofer first thing on 12/26. I got a call back within an hour and someone came to look at the problem in the early afternoon. A crew was back by 10:30 on 12/27. The project is complete. The foreman explained exactly what would be done and what we should do in the future to avoid reaching the leaking stage. As the job was being explained on the 26th, one item was pointed out for the future (replacing moss covered shingles). When I asked if there was a reason not to just do it now, the foreman decided to not only replace them, but not change the estimate he had already given us.
Description of Work: Flash seal around vent pipes and seal open nail holes. Strip off loose shingles and moss covered shingles and replace.

He did an excellent job. He was here on time and completed the job on the same day with his son. His work was tested later in the week by a severe storm and there was no leakage at all. He was very courteous. Price was high but I think roofers in general are too pricey.
Description of Work: Applied 2 layers of roof cement with membrane between them to all roof perimeters where flashing had been poorly laid down causing leakage.

The work completed was excellent and reasonably priced. He returned my call, gave me an estimate, and completed the job on the same day. He also came back a few months later to fix a clogged gutter. He was very friendly and professional.
