In April 2014, I purchased a property that was renovated by Brickfront Properties. I am writing this review in mid-December 2014. In that short amount of time many major issues in the house have been discovered. The most egregious issue with the property deals with the plumbing. We learned that the house has Quest (polybutylene) pipes, which are well known to be unfit for housing as they tend to become brittle and burst. The sections of pipe that are showing are made of copper, which is why the house inspectors did not catch it. The only way they would have known that Quest pipes are in the house would be if they knocked holes in the walls. I cannot determine if Brickfront Properties was unaware how unfit the pipes in the house are, or if they simply did not care enough to make the house safe. These are the issues caused by the plumbing alone: - Random dripping can be heard in the walls at various locations throughout the house. Mold developed under the kitchen sink. - A cracked water pipe connector caused a leak in the living room ceiling, resulting in piping and drywall repairs needed. - A water pipe connector in the basement ceiling burst completely open causing flooding in the entire basement. It was discovered that a PVC connector was glued to two pieces of Quest piping and the glue eventually deteriorated. The extent of damage to personal property has yet to be determined. Because of the lack of attention to detail with the house's plumbing, we have to find a way to replace the Quest pipes in the house as another burst is inevitable. But that's not all, to give you a complete picture of the "attention to detail" that was given to the house, here are a few more issues that came about shortly after we moved in: - The basement ceiling began collapsing. When repairmen worked on it, they found that only four screws per sheet of drywall were used during the installation. - The top floor hallway ceiling started to collapse. Upon inspection we discovered two sliding shower doors were stored in the attic and buried under insulation. Their weight was weighing down the ceiling. In addition, the sections of drywall that separated revealed that metal grip screws were used to anchor the drywall to the wood instead of drywall screws. - Floorboards have become noticeably offset under the carpeting. - I suspect that both of the staircases are broken and will soon need to be replaced. - Presumably in an effort to make the tub in the hallway bathroom presentable, it was painted with white paint, which has since partially washed away after showers were taken; revealing scratches in the tub surface. - Access holes in the drywall do not grant easy access to water shut off valves. One of the shut off valves was installed in such a location that the wooden support beam is blocking the turning of the valve handle. This left us with the options of either cutting off the handle and using a wrench to turn the valve, or to cut an even larger hole in the drywall and then cut away the portion of the support beam that's blocking the handle. - I cannot locate the shut off valve to the front yard hose. Thus creating a frozen pipes hazard. I suspect the shutoff valve is buried somewhere behind the drywall. After living in this property for only 8 months it is clear that the cheapest labor available was used, and nobody was on site to monitor the quality of the work. The whole house was renovated with patchwork intended to make the house presentable enough to get a sale. I recommend to everyone that they ignore Brickfront Properties' assurances about the care and quality they put into the properties. If this company has any involvement in the property you are interested in it would be in your best interest to look elsewhere.
