Description of Work: This is a complicated situation. First, let me state the background. I put my Columbia, MD ranch house on sale early in September 2014. I was very fortunate to get two contracts on it the second day it was on the market; I accepted the first one of these two contracts. The prospective buyers' loan was pre-approved. As is customary, these buyers sent an inspector to check the house. This is Inspector One, who found roof damage that needed to be corrected. He estimated that the roof was 18 years old, and indicated that the buyers should budget for complete roof shingle replacement in 2-3 years. | |The buyers were still interested in the house, so I sought to do all repairs quickly with licensed, experienced contractors. After interviewing people and checking their records on Angie's List, I employed Reliable Roofers to do the repairs, giving them the list of repairs that were to be completed. They promised to do this work in 2-3 days, and they did so. I was impressed with the contractor, his record, his delivery of services, and his clean-up. | |As I understand it, the buyers' funder, Bank of America, sent Inspector Two out to check the repairs. Inspector Two was devastatingly critical of the work that had been done. As a result of his harsh critique, the Bank said they would not fund the buyers' loan. Reliable Roofers was not given a chance to defend their work, nor was I given a chance to request that they re-do their work, which had a warranty on it. I lost my $1,300.00 as a result. This was quite h****** me as I am an 87-year old widow with health and walking problems, moving into a senior citizens' retirement community. | |I hired The Whiting Company to replace the entire roof. The buyers wanted no part of Reliable Roofing, due to Inspector Two's harsh report. Inspector Two also claimed that the roof had a life of one-two years, and the Bank of America said their loan would only be granted to a house that had at least two years of life left in it. His reassessment and reduction of the roof's life by one year caused me to have to re-roof the house. Reliable Roofers had agreed with Inspector One that the roof had 2-3 years of life left. | |When I checked Angie's List about Reliable Roofers, I found that their most recent work had all A's on 23 jobs, A 24th job had graded them down on cleaning up, but gave them A's on workmanship on the roof. | |It was hard for me to believe that their work would be as bad as Inspector Two described it on my house. The man from Reliable Roofers gave me a detailed list of what he did, and he did what Inspector One had asked him to do. Indeed, he told me that he had done more than was specified. If you want this list, I can provide it. | |At age 87 I cannot climb up on a roof and check it. My husband is dead. |I did not want to lose the sale of my house because I needed to move before winter set in. This was a most disconcerting experience for me as the seller of a solid brick house on almost an acre of land in a very desirable neighborhood. I am still not over the shock of it all. | | | |
