David was punctional for our appointment and was very organized on how he conducts his home inspections. He takes the time to explain the process and will not hestitate to point out little details on the inspection that should be noted regardless if it presents a defect or something that needs to be corrected. He also was helpful in answering any/all questions during the process and kept the inspection process as interactive as possible. While we could see ourselves the house was in good physical condition, David was able to point out several things in regards to the property that we would have missed and are asking to have corrected. As an add-on to David's inspection on the new house, we also requested if he could do a short walk through on our existing property as we wanted to make sure it could also pass any home inspections when we put it up for sale. David agreed to do a short walk through for a additional fee ($100 on top of the $795 charged to the new home inspection charge we had). David was also able to quickly point out several items on our existing property that should be corrected prior to Sale that I had not put on my list, so this was also helpful and worth the extra charge. I would rather know in advance. We had contacted several other inspectors prior to David and his prices were competitive and he seemed more flexible in his services, which is why we initially selected him.

We had this company out to inspect a house we were looking to purchase. The inspector did a good job. Nothing really remarkable. I feel like the report and photo documentation could have been more detailed. Price was for home inspection and radon test.

Mr. Goldberg appeared to be thorough in his inspections and was very good about explaining about things as he went along. Pointing out things that needed immediate attention and those that could wait. He offered to allow me to contact him if I had additional questions. I thought the inspection went well. I'm pleased and would recommend RHS to others.

Dave was great and really walked me through his thoughts on things in the property in a honest and straight forward manner. He did a good job explain the level of concern he had for all issues and let me know which issues require additional expertise. His honest assessment alllowed me to go back to the borrow and get a large price reduction. 10/10 would use again!

David Goldberg came to our house for an inspection with potential buyers. After he left, we found that the electrical outlets in our master bathroom did not work. We called Mr. Goldberg to ask if he could come back to fix the problem, and he said that we invited him into our house to do the inspection and it was our problem, not his. He was rude and did not even apologize for the problem. We are not complaining about the inspection itself or any other issues he may have identified with our house. He was hired by the potential house buyers, and they apparently were satified with the thorougness of his inspection. However, even though we are not his clients, we would have expected professional behavior on his part when contacted about the electrical problems which he must have caused in the course of his inspection. He may be correct (we don't know) that he is not responsible to fix the problem, but I would think that as a professional he would feel obligated to rectify the problem, or at least deal with it in a courteous and professional. We understand that his clients are the house buyers, not sellers, but keep in mind that as a house buyer you also will be selling your house in the future. We would strongly advise that you not hire RHS Inspections.

Response from Reliable Home Services Inc
This member is the seller of the house I inspected. I was not hired by her; I was hired by the potential buyer of her home. This seller contacted me post inspection and told me that I had broken a GFI outlet in her home. She alleged that the outlet had worked in the morning and that I must have broken it as it no longer performed as expected after my inspection. I assumed that she had a copy of the inspection report as this defect was noted in same. Regardless, when she contacted me (and initially spoke to a member of my staff) she was belligerent and rude, she began to demand that I fix the outlet and that something I had done during my inspection caused it to fail. In the midst of making her heated demand that I repair the outlet, she stated that if I did not return and fix the outlet she would write a bad review on AL if I refused to comply. I tried to explain to her that I did not cause any damage to her home and that the outlet was not working properly during my inspection as I stated in my inspection report to my client (again, not her). I found the defect. My job as a home inspector is to find any defect in the electrical system that exists and it is not my place to return to the residence to complete any needed repairs. The seller did not want to hear what I was trying to explain and continued to threaten me. At no time was I belligerant or rude. I have in the past and will continue to handle all inspections in a professional manner, but having to respond to threats and demands as made in this inspection is not acceptable. I am deeply disturbed by the comments made as they relate to my ability and work ethic. I hope that members of Angie's list recognize that the complaint is without merit and was posted not by the individual who retained me, but rather the seller of the subject property who is looking for someone to blame as the potential buyer chose not to move forward with the purchase of this home. It is her responsibility to repair any defects within her home, not the home inspectors. My reviews on AL speak for themselves, just as this one does for the mentality of the seller who wrote this review.

They were fine, but as it was a rainy day and the inspector did not go on the roof or into the crawl space. So we felt that the inspection was slightly in complete :-/. HE also did not test the motion detector lights on the outside of the home. I do have to admit that when we asked friends who purchased homes within the past 3-5 yrs no one really recommended their inspector and I am also in that category now...they were ok, but RHS didn't do anything to jump up and down about or warrent a strong recommendation. Plus when I asked about a re-inspection for after the seller fixes things, RHS would charge an identical fee! I didn't think this was fair for an immediate repeat client and a simpler second round inspection :-/ My bottom line is - make sure your inspector looks at everything (have your own list of things you want to make sure they check out) and RHS may not be the inspector for you if you have a small crawl space to inspect.

Dave was fantastic -- thorough in his knowledge and checking of different facets of the house. He was not an alarmist, but was great about showing current and potential future issues and pointing out good things. He explained everything clearly, showed up early both times and took as much time as needed to answer questions. I would definitely use his services again or recommend him. It was a great start to an education of what's needed to keep a home maintained as well. Update: Several months later, I have to say I'm even more pleased Dave was our inspector! He caught just about everything, and we have a clear understanding of both the short and long-term projects we have. Well worth the price.

gutter cleaning, home inspection

I took advantage of an Angie's List offer the Contractor was offering for a limited time only at a very reasonable rate to clean an unlimited length of linear gutters. Boy did I need it because only a few dayis prior I'd noticed that my gutters were clogged and water was spewing over the top in a couple of areas. The house is a colonial so the gutters are pretty high up. Once I was sent my receipt from Angie's List I contacted the vendor immediately to share the fact that I'd made the purchase of their services. I was told to e-mail my receipt code, name, address and telephone number. At that point I had no expectation of when I might receive a return call. However, only moments after hitting send, I received a call asking if it were ok to have someone come out the same day to clean my gutters. Literally, within 2 hours my neighbor and the company were calling me to share with me my gutters were in the process of being cleaned out. I arrived home and my husband did a double check by going up on the ladder. Sure enough...not a stitch of debris left in my gutters. I will NEVER use anyother company for gutter anything. Additionally, the gentleman who contacted me via phone from the company was courteous and professional. No big sales pitch to upgrade to include any high end gutter guards or anything...but the company was kind enough to leave a thank you note with some literature regarding a new product. That day it rained like cats and dogs. My gutters have never been as efficient.

RHS is a family run company, David's wife was the first person I spoke to trying to schedule the appointment within our contract time limitations, which to my relief had time. She was polite and assured me that he would be there, the price, & required paperwork. We arrived at the property at the arranged time and was greeted by David from RHS Inc. He had been on site for at least an hour prior to our arrival doing site work as well as climbing the roof etc.. David introduced himself, was professional, and we felt comfortable with him as he took us around the property and throughout the home. He showed us areas that were of urgent repair, why, and the approximate costs. He took pictures and documented the entire home as he was inspecting. Whenever he came upon an area of concern, he would describe the problem, show us exactly what was wrong and how we might go about repairing it. Pictures taken. He explained how the appliances worked, how to do maintenance and what needs to be done when. His thoroughness saved us from jumping into making a severe financial mistake. We knew what to expect with the home as we went to negotiate the final price of the house and even though the seller pressed the fact that we were buying a 37 year old home, we were NOT going into this, the biggest and longest investment in our future, with our eyes closed. Thank you very much David. If you want to make an educated decision not purely an emotional one. Give David a call. You will be glad you did. Thanks to Angie's List we were able to find this Inspector.

IRHS and owner David were recommended to us by our realtor while we were searching for a home in Northern Virginia. David was very quick to respond and was able to fit us into his schedule with 7 days of each request. He inspected two homes for us during our search. Throughout both inspections, he explained everything that he was doing and what he saw. His reports were fair and very informative and helpful. He didn't hesitate to enter a tight crawl space to look for issues. When we did find problems both large and small, he was able to tell us the severity of the issue and how a contractor might approach repairs/replacement. David was very professional, but also very personable. We would absolutely recommend David and would use RHS again.

Since David was highly recommended in Angie's List, I contacted him to inspect the newly built house my husband and I wanted to buy. His office personal answered the phone immediatly and setup an appoint for us in 6 days. They send me the required documents to sign via email. The day of the appointment, he showed up an hour early. By the time my husband and I got there about 8 am, he had already finished with the outside so he walked us through his findings including recommendation on maintenance. Then we moved inside where he checked everything: attic, insulation, bathrooms, pluming, fire alarms, stove, dishwasher, AC/Heat unit, frig, lights, power plugs, electric panel, etc.. During the entire time he answered questions from us, our parents, and our real estate agent and made many recommendations. He left about 12:30 pm. His findings included a couple of major issues (High Radon levels, and mold in the basement) and many minor issues. I would estimate he saved us a few thousands dollars in radon and mold remediation alone. Since it is our first home, we found his maintenance tips very valuable and enlightening. We have been in the house for over a month now and the only issue we encounter was a leaking dishwasher. He did run the machine but the leak was so slow that he would have to run it for a long while to notice the leak. We felt the miss was justifiable and machine was covered by warranty so it did not really cost us money to fix it. I am extremely impressed with his work. I will definitely use him again and I will recommend him to family and friends.
Description of Work: For $650, he preformed a home inspection on newly build 2800 square feed single family home in Kensington MD. he spent more than 5 hours checking everything (e.g. roof, property grading, bathrooms, appliances). For additional $150, he preformed Radon Test over a 2 day period (left the equipment to get a reading and picked it later) Then he spend additional time writing a very detailed report.

We needed a home inspection as we are buying our first home. We wanted the thorough "Holmes on homes" type of inspection, and we got it! David is amazing. He was patient, thorough, and honest. He wanted us with him the entire time to teach us about the property. It was costly, but considering we had a radon test and the property has two homes attached to one another, it is reasonable. We highly recommend David.

David was outstanding! Everything goes very smoothly, starting from first contact. They are very competent and knowledgable. They scheduled a date/time of my choice, and even kept me updated on whether I would like to take an appointment that seemed to open up due to a cancellation. RHS uses prompt email communication to keep you updated, as well as a digital signature agreement. On the day of the inspection, David was early (as expected from other reviews) and very personable. He is very clear and concise, and encourages questions, comments, and feedback to him. He is very open to critique. We went over all aspects of the house in great detail. He wants you to be over his shoulder looking at everything he is looking at. As David puts it, "everything is broken...it has to prove to me that it is working in proper order." He is really looking out for the homeowner, and will tell you the truth, and won't sugar coat things for you. He gives you an outlook of things to watch out for in the coming years, months, etc. I highly recommend using RHS, Inc and David, the owner, for your home inspection. The price is a little on the high-end, however, you are getting a HIGH quality inspector, who is NOT going to try to sell you "add-ons." He is very personable and explains things very well. And, he has a sense of humor to go along with it. It is NO WONDER that RHS, Inc is highly rated on Angie's List. I am a believer.

Even if you don't go with David because of scheduling or other issues, this can give you a sense of what you should reasonably expect from a competent home inspector. David arrived early to walk around the home. He explained the purpose and mechanics of the home inspection and what we should expect from hiring him. He said that sometimes it lasts 2-3 hours, and sometimes it last longer. He was personable and direct, and immediately went to work. As we went through the home inspection, he took electronic notes down. He pointed out blatant defects (e.g., substandard electrical and plumbing) and marginal areas of note (for example, chipping paint), and took pictures of key areas for his report. We found him to be knowledgeable. When I had questions, he answered them in a reasonable and polite way. He didn't rush. If he wasn't comfortable commenting on something (like the health effects of radon, for example), he would say so. Before completing the inspection and sharing the results, he asked us if we wanted to have our buyer's agent and the seller's agent present for the recap. He seemed to understand the basic dynamics of home buying, and he respected our rights. David provided us with a typed report and pictures of major defects/areas of concern. The report was professional and provided in a reasonable timeframe so we could send it to our sellers. We found David to have a considerate and hard-working approach. There was another contractor we were considering - Stephen R. Dallmus. We mentioned it to David, and he had very positive things to say. Not something you expect from competing businesses. We found David to be honest and have integrity -- two important qualities we looked for in a home inspector.

I've been extremely happy with the services provided by Dave Goldberg and RHS. It was very easy to work with Kris to schedule an appointment for the home inspections. Since my builder gave me little advance notice of when the inspections needed to occur, I wasn't able to give RHS as much advance notice as I would have liked. However, in each case I was able to schedule the inspection when it was needed. Dave is very easy to work with and has a very easygoing manner. In addition to identifying issues with the home, he also points out items that are purely informational in nature and also identifies cosmetic issues that aren't mentioned in the report but that he thought I might want to address with the builder. Dave found a few major issues during the two inspections (e.g. faulty gas furnace wiring and a non-functioning heat pump), which I found surprising given that this was a newly-built home. In summary, I was extremely happy with the service that Dave provided and recommend RHS wholeheartedly. Although RHS isn't the least expensive provider in the area, I feel comfortable that the services I received were well worth the price I paid. I would certainly use his services again should I have a need for a home inspection.

I'm not sure how to judge home inspections for pre-purchase since you can't really get into things. So, I waited a month to see if any problems popped up that should have been uncovered during the inspection. On the whole, I guess David did fine. It just seemed that he focused on the obvious issues that a layman could see (yes, i can tell the finishes were subpar and do notice when drywall screws are pushing out of the wall). He also offered an incorrect opinion on whether a raised floor was original or added in recently, he thought it was old (100 years old) when in fact it was built just a few years ago. I thought it was obvious. Missing items such as some significant termite damage is understandable since it was covered up by whoever renovated the property several years prior. That's why putting a value on pre-purchase inspections as very low and possible useless if you can really see what the problems are. Would I use him again? Maybe. But next time I will get permission to really examine the property before I get a significant mortgage.

David was terrific. There were many many hold ups on our end. The seller and mortgage people were being super picky and frustrating and it was tough to get them to let us use the inspector that we chose. We had to reschedule on short notice twice. They were extremely understanding with me, even though they didn't understand what the whole lender fuss was about (I still don't either!) David actually arrived early and was finishing the roof inspection as we arrived. He walked us through EVERYTHING. As first time home buyers, his input was invaluable and so helpful for us to understand the condition of our new home. He spent several hours with us going over many minute details. It was really terrific. The only problem that we had is that we spent so much time on some of the minutia, that we all missed a really annoying thing that should have asked to be fixed by the seller. The light switch for the basement bathroom is on the outside of the bathroom. I'm not sure how we all missed that one, but we did. But, we missed it, our realtor missed and David missed it. Ah, well!
Description of Work: They did a home inspection on our home purchase in Dec 2011.
