Overall it was a good inspection David seemed knowledable and did a pretty in depth job of looking over the home. However, in terms of the quality of the report and the actual documentation provided I thought it was a little lacking. First of all I would have liked to see a camera with a decent mega pixel used. Additionally, the pictures were all included at the end of the report without any figure numbers ...for example 1A, 2A, 1B, etc....so when I was trying to reference the pictures in a statement to the seller I had to spell out which picture I was talking about, he also did not take pictures of a few of the items mentioned in the report ...it would have been nice to have a picture of which roof fletching was loose on the roof in order to make it more clear to the seller. This all being said, the report was prepared and provided fairly quickly. At any rate, I just wanted to relay a couple of the issues I had with my inspection. Overall I was satisfied that the house was fully inspected, however the documentation provided after this left a bit to be desired thus my rating of a "B".

Excellent work. Dave did a thorough job of inspecting the house and turned up a lot of important information that does not appear on the standard disclosure form when you're thinking of purchasing a home. That alone provides a valuable service and can ultimately save the buyer many times the price of the inspection. Dave was also courteous, punctual, professional, and knowledgeable. He takes time to explain everything. I strongly recommend him and would use him again.

David arrived early to examine the exterior of the house. When we came, David provided us an overview of what to expect and not to expect. During the inspection, David was very understandable and explained in detail all issues of concern and the life expectancy of everything in the house. We were particularly impressed with David's experience and general knowledge of things he wasn't expected to cover such as pool and mold/termites. David highlighted everything that may be a safety and structural issue and at the end, he provided us a typed up report with pictures and explanations. Needless to say we were very impressed with his professionalism, honesty, and demeanor. We would definitely consider hiring him again for future home inspections.

They were excellent, and it was a very detailed report. It included a lot of photos and documentation. He spent more time checking everything than any other home inspectors have done, and he spends time debriefing with you as soon as the inspections is complete to let you know about things right away.

David did a great job and was very thorough. He inspected the exterior, grading, plumbing, electrical, hvac, doors & windows and just about everything else. He gave recommendations on what really needed to be fixed and rough estimates and what things would need to be watched and/or repaired in the future. His prices are a bit on the high side, but I'd rather spend a few extra dollars on the inspection than find out I have a problem that is going to cost me many thousands of dollars later on.

David is very responsive and friendly. At the same time he is very thorough. He has an infrared camera that shows where the heat losses in the house are coming from and this was very useful. Overall very satisfied.

I signed a contract on a home on Tuesday of the second week of February, and I was a bit panicked that the snow would hold up my 10 day inspection window. When I called RHS I spoke to Chris and she was extremely helpful, she also made sure to call me to verify that the home had been de-winterized prior to inspection. David showed up on-time and was extremely informative and thorough. He made sure to show me areas of concern and also to tell me what issues werent critical. His report arrived the same day as the inspection! Overall I am extremely satisfied with his service and would definitely recommend him to others.

If you are buying a house, use RHS!!!! The appointment was made very quickly and David showed up exactly ontime. He was thorough pointing out things I never noticed and answering all of my questions. Although I was not purchasing the house, I wish I had used RHS before I bought my house. He pointed out things that my first home inspector missed or never commented on. He also gave me several recommendations and ways to help maintain my house. I found him to be professional and polite and would use them again before I buy for sure!!! The price is right around the average for a typical home inspection.

We loved working with Reliable Home Services. David was thorough and patient with all our questions. The owners happened to be on-site and he treated them with a very appropriate, arms-length manner, focusing all his attention on us and what we need to know both before buying the home and in maintaining the home once it is ours. He is straight forward and honest - definitely someone to book for any home inspection you need to do.

We were very pleased with the home inspection. Being our first home it was important to get a reliable, trustworthy inspector. David was comfortable to talk to and very thorough in his explanations. I felt very comfortable knowing what I was getting in to upon purchasing this home.

Needed a home inspection on short notice to meet our contingency requirement of 7 days. I called on a Thursday and was promptly scheduled for the following Tuesday. David was already there when I arrived at the appointed time and had completed much of the exterior inspection. He was extremely pleasant and professional. He spent nearly 4 hours walking through every room, checking absolutely everything. His eye for detail is incredible. The house was just built and so he tailored his comments and advice accordingly. He pointed out a few defects, some areas where he thought workmanship could have been better, and even cosmetic issues--things that clearly go beyond the scope of a typical inspection. Moreover, he enthusiastically offered countless tips on caring for the house. It really was a great experience. I received the report by email that night. The price was more than I expected-but this is my first home and I don't have much of a reference point. I do believe that you get what you pay for--and David provides a very personalized, quality service.

There is a reason he is so highly rated here. On both occasions when he did home inspections for me, he took the time to explain each and every detail. He explained which things were of immediate concern and which were relatively minor. I am not a very handy person and know very little about construction or plumbing or heating systems. David took the time to explain it all to me in terms I could understand. He generated his written report by the end of the evening in both cases. His written reports were as thorough and clear as his explanation was while he walked me through each part of the inspection. I recommend him without hesitation.

We needed a home inspection prior to the purchase of a 60 year old house. Dave was personally recommended to us by a friend who used him a month earlier, so he was our first choice. From the initial phone call he was courteous and very informative. During the inspection, he was very thorough and was genuinely interested in not only pointing out flaws, but also in trying to educate us with important general information on home maintenance and repair. He spent time talking to us to get a sense of our goals, budget, and tolerance for do-it-yourself work. He remained objective stuck to the facts. We appreciated his candor in answering direct questions of which projects he might tackle first if he were in our shoes. All in all, we learned a lot in the 2.5 hours he spent with us and we had a much clearer picture of the things we needed to do to get the house the way we wanted it. Ultimately, we did not purchase the home (for a variety of reasons), but we are glad we used Dave and would not hesitate to use him again if/when we put a bid on our next dream house. There was a little miscommunication near the end and we had to ask one question more than once to get the answer, but that happens in plenty of conversations.

Great. Dave was very thorough and detail oriented.

He was excellent at finding small details we had otherwise missed, including safety and code concerns. The only disappointing aspect of the experience was the report: it was cursory, not very detailed, and more check boxes than anything else. It included pictures that were helpful, but we would have preferred actual details including estimated cost ranges for issues. We had taken our own careful notes through the inspection and relied heavily upon those to make the final decision. However, we would use him again and recommend fully.

Inspection was thorough and identified several issues that led us to withdraw our bid. He was very helpful in providing guesstimates on how much remedies might cost. Inspection time was shorter than expected so felt like we got a little shortchanged in that sense, but he was thorough in revealing major flaws with the home. Better to spend $400 on the inspection than $400k on a flawed home!

We agreed on areas of concern with our 28 yr old house and David spent almost 3 hours going over those areas in detail. He was very good about explaining problem areas in detailed yet understandable terms. He uncovered roof problems and some wiring problems. He indicated where options existed. As per our agreement, his written report focused on certain areas of major concern.

Great. The receptionist was courteous and accommodating. The inspector was on time and finished his work on schedule. He was thorough and took the time to explain all of our questions. He made recommendations which not only will help us with the purchase decision, but also with future on-going maintenance. We made an unusual request to have a typed inspection report immediately right after the inspection instead of getting it the following day. The inspector complied with the request although I'm sure the time spent typing up the report would have messed up the scheduling of his next appointment. It turned out that we didn't need the report after all, but the fact that we could have gotten one speaks volume about his high level of professionalism and customer service.

Dave is well worth the money spent! Did I want to spend money on a home inspection? No. Am I glad I did? Yes! In this housing market of foreclosures, having a good home inspector like Dave is a must. Dave's thorough and educational inspection was the final fork in the road on whether or not I bought the foreclosure I was planning to buy. Had he not been a competent home inspector who could identify the issues, I would have bought the house and wasted hundreds of thousands of dollars. Dave walks you through the house and points out things you might be too excited to notice yourself and really puts things into perspective. He doesn't just tell you what you want to hear, he does exactly what you are paying him to do, which is INSPECT. He is very professional and you can easily tell he has been doing this for a while. I will definitely trust him with my next inspection. Why take the chance on a random inspector?

Digital pictures and what appeared to be a comprehensive report in a timely fashion. But after moving in we found several problems with our home that a better inspection should have caught. Unfortunately, we did not attend the inspection so whether the quality was less b/c we weren't there. I don't know, but ultimately, we were disappointed and would not recommend this inspector.

Although this is an "as-is" property, we wanted an independent opinion on the "bones" of the house. David went beyond the traditional home inspection to help us with ideas and identify potential problems with the renovation and gave plenty of advice about managing the process and selecting a contractor. We were very satisfied with his service! He is very knowledgeable about rehabbing historic houses.

He told us a lot about the house. We thought he did a good job. He was very detailed oriented. He was very easy to set up appointments and took time to inspect the house properly.

David was great. He came right away, on his way home from his son's soccer game. His waived his usual minimum price, which is generally for an entire home inspection. He was genuinely interested in seeing the damage and helping us out with his opinion. He is someone who has been in business for almost 20 years and seen a great deal, but is excited about his job and loves to see new things and add to his 'database' of experience so he can be better and better. He stayed for over an hour, talking about what he felt (making sure to tell us he was not a structural engineer) would be the best repair solution. He made us feel a 100% times better when he told us if he saw that sort of repair he would think that there was a water problem at one time but when he saw the Epoxy repair he would advise the prospective home buyer that it was likely no problem as that is the best material used, and he's never seen problems after this sort of repair. He told us some stories, spent a lot of time talking about houses and we could tell he loved his job and seems extremely meticulous and honest when doing home inspections. He told us some real estate agents don't want him to work with them because he tells the truth. I would definitely use him if I buy a new home.

Things went very, very well. In both cases, Dave arrived on time and had, in fact, checked out the exterior before the appointed meeting time. Dave was very easy-going with us. He actively promotes the customer's participation in the inspection. He will move as slowly or as quickly as you want to move. If you feel comfortable doing so, he is perfectly happy to have you out on the roof, under cabinets, and behind major appliances with him, so he can show you exactly what he is seeing. In my case, during the inspections, Dave gave me a running commentary as he inspected, photographed, and took notes. Whenever he found a problem, he not only identified the problem, he talked to me about potential seriousness and possible fixes. For every room and every major system, he is ready to field your questions (and he will check to see if you have any). He is very knowledgeable, and pointed out things I never would have known. The inspection reports were very thorough, professionally produced, and arrived via e-mail (in PDF), within 12 hours of the inspection. He is very exacting with the property, and he will put buyers in a good position to negotiate fixes with sellers. I was very pleased with both inspections and, especially, with Dave's interaction with us during the inspections. He saved us from one bad decision on a house that really needed more work than I had guessed, and he did save us money by identifying fixes that needed to be made by the seller before closing. I saved much more than the cost of the inspections.
