Inspections by Bob

Bob did a wonderful job. He was prompt and arrived at the site at our discussed time. He also was extremely thorough. I did not feel that he rushed through any of his inpsection points. Best of all, he spent the time to walk us through each point in his notes. My husband and I are not at all familiar with home maintenance being a first time home buyer; however, speaking with Bob was a learning lesson for both of us. He comes armed with all the information brochures you will need and is patient with all questions. I would definitely hire him again.

We hired Bob to inspect a house under contract. Along with the inspection he also performed the radon detection. Bob was extremely punctual to our appointment and performed the radon inspection. He explained the entire process and also explained the science behind how radon is emitted and the dangers of it. Overall I feel he is extremely thorough and the impression I got from him is that he is extremely competent and knowledgeable about his work. He is very good with questions and even followup questions after the inspections. Highly recommend

He was very thorough with his inspection and found things that weren't found on previous inspections from from the time the house went on the market. He really knows what to look for on a house. The savings more than paid for itself with the repairs found.

Bob is certainly thorough in his inspection process. It took about 2 to 2.5 hours - less time than what Bob estimated when i initially called to set up the appointment. All the items that I believe (from watching too much TV) a good inspector should look into Bob certainly did. He was professional and punctual (made me look bad). He brought all the necessary tools with him to do the job. He is approachable and very easy to talk to. His explanations and descriptions are easily understandable - you would not be drowned in technical jargon. I felt very comfortable with Bob and would certainly hire him again and would also recommend him to others. Thanks Bob.

Bod and his wife were punctual and performed home inspection thoroughly. They took their time to explain and complete the report.Not to mention, they are great people.

Mr. Bob met us at the first home which was a single family house. It was a short sale and had major issues that the agents were trying to down play. Mr. Bob check the roof, gutters, appliances and every nook and cranny of the house. He made sure to point out major and minor repairs and he also explained everything in terms we could understand.

I called for a home inspection on a home I purchased recently. My initial call was answered promptly and courteously. The appointment process was simple and I was able to get an appointment that met my own needs. Mr. Sisson arrived early for the appointment. His inspection was thorough and at the end of about 3.5 hours he left me with a binder containing all the findings as well as pamphlets that addressed particular issues that required remediation. He indicated what kind of services I needed to obtain (professional or handyman) and made a few recommendations for vendors I might use. As he conducted his inspection he answered all of my questions thoroughly and in a friendly and professional manner. I recommend Inspections by Bob without reservation.

Bob was very easy to get in contact with and explained a lot of things even before the actual inspection. That way we knew exactly what to expect. Payment was very easy. He showed up perfectly on time, the inspection was very comprehensive and he even prints out pictures and prepares the report right then and there. Bob took the time to go through every single thing he found in detail and answered any questions we had. Bob did a great job and I would definitely recommend him to anyone. A friend of ours recommended him and said he gave great detail when completing an inspection. They were absoutely right! He gave us a binder with all of the areas he checked off for our records. A day after the inspection, I needed more detailed notes on certain areas he commented on and he completed it the same day. His office manager is extremely friendly and knowledgeable. They were a pleasure to work with. Overall, I would highly recommend this inspector to any future home owner or anyone in need of an inspector!

I hired Bob to do a home inspecition because I knew I had a number of issues with my home, but was not sure what order to tackle them in. Bob spent 4 hours in my home - climbing up and down the stairs. tapping on walls, jumping on the floors, etc. He was extremely thorough. He listened to my concerns, and spent extra time on those areas. He delivered exactly what I needed - not just a very complete report, but a separate list of the top 8 issues with my home and what type of contractor should be able to address them. I just got the first 2 items on the list completed. He was exactly right in terms of the issues, what the probable causes were, and what needed to be done about them, and what the contractor would probably do to to fix them (what I could expect).

Bob was incredibly professional and thorough. He articulated the problems with the house and their potential solutions. He was on-time and did a thorough (2-hour) inspection, followed by a 1-hour discussion of results. I'd highly recommend Bob!

Very good job. When I scheduled the inspection, Bob alerted me to the fact that two of the services I'd requested were not really necessary. He showed up early, completed the inspection and gave me a detailed report on the spot, complete with a binder to hold the inspection notes and photographs. He followed up with a report on possible recalls of the appliances in the condo.

Bob arrived the house at least 30 minutes prior to our arrival and was completing the roof inspection as we arrived. Giving us a very detailed update as to what he had done, what he was going to do, and if we had any major concerns. He completes the inspection using a binder that contains a detailed home inspection. As he completed each visual inspection, he went back to the binder to check, mark or comment the areas he had just inspected. If he found something glaring, he was sure to immediately make verbal comments to us as well as have us visually view the area. At the completion of the inspection, he completes the binder while waiting for his portable printer to print the photos of the important areas he has concerns. Our final out-brief, he gives a detailed walk thru of the areas he covered using the binder for reference and photos as visual evidence. The binder is extremely helpful for us as it documents the baseline for our new house. He was friendly, helpful, and insightful. Bob made recommendations that have helped us make informed decisions, which is critical in buying a house.

I like Bob's email system. The appointment was easy to make using his website and I received several confirmations ahead of time for the appointment. It also made payment easy. During the inspection, Bob identified about $12,000 in repairs that the seller needed to make before the sale! This saved me a lot of money and worry. Thank you Bob!

We called Inspections by Bob on a Friday to see if they could inspect a home we were interested in buying. An actual human answered the phone (on this, and every other call). We set up the inspection for the following Monday at 3 pm, and I was e-mailed a link for the neccesarry waivers and an option to pay online. Friday night came and a storm knocked power out to both our current home and the home to be inspected. I e-mailed Bob on Sunday to see how he wanted to handle things if the power was not back on by inspection time on Monday. He actually e-mailed me back within an hour (on a Sunday!) and we double booked for Thursday just in case. We stayed in contact via e-mail and cell phone Sunday and Monday and had to reschedule as the power did not come back on in time. The day of the appointment he showed up on time (early even) and did a thorough job. He was very professional, walked us through the entire house, from the front yard, to the backyard, to the attic and down to the basement. He was very thorough and went over everything. At the end he provided us with a report and relevant photos of 'problems'. He also gave us a 'highlights' list prioritized with what he felt needed attention first, and what could be put off. We have had three home inspections done and he was by far the best. The report provided consisted of triplicate forms that he could check off and write comments. Each page of the form covered a seperate system/area of the house and they were placed into a tabbed binder. We found this very easy to read and reference, and it was provided on the spot. We didn't have to wait for a report to come or read through 20 pages of narrative.

Only criticism of working with Bob was wrt the pre-drywall walk through. Some of the issues he noted were not building code issues, but more "best practice" implementations. When I took it to the builder, the builder refused to address it since all their homes met county codes and were built the same way. Bob insisted that I needed engineer's drawings and certified paperwork for all bored holes in the house. After much back and forth, and getting the county inspector involved, I stopped pursuing the issue. Bob also relented indicating "As long as they say that the holes are in the right places and not too big, and you are happy, I am happy. I don?t like it when the ?Assume? they are ok just because?if they review it and say OK that is different.." I just wish I he had said that earlier. I was led to believe the holes were a big problem when in reality they were not. There were several emails where he took longer than I would have liked to respond to, given I was in a time crunch and dealing with the county and builder. In his defense, he was out of town for a few of those emails, and had warned me of that in advance. Despite this, Bob gave excellent and thorough service. Would highly recommend. Will use again.

I looked for a home inspector on Angie's List and saw that Bob was highly rated. He was extremely easy to work with in setting up the appointment. He was very punctual in his arrival at the house to be inspected. I walked around with him as he offered numerous tips and suggestions and I was furiously taking notes. He was thorough in each room and around the outside of the house. He also crawled into the attic spaces (there were two of them) and he took numerous photos with his digital camera. At the end of the inspection, he was thorough in his write up of the report. He also wrote a separate sheet of items that I could give to the realtor in my identification of issues to be corrected. While he was writing the report, he printed the photos he took on quality photo paper using a portable printer. So, at the end I had photos, a binder of my report and sheets that I could provide the realtor. Bob did a fantastic job and I would recommend his services without reservation to anyone looking for a home inspector.

Overall they provided a good service. I also like the fact that they are a member of the Better Business Bureau.

Bob showed up to the house early to get a head start on the exterior inspection. Bob was very thorough in his inspection and did not rush through any part of it. I walked away with the feeling that he left no stone unturned. He walked on the roof, went up into the attic, checked every power outlet, measured the water pressure and hot water temperature, tested the appliances and heating and cooling system, examined drains, checked for leaks and evidence of water damage and much more. At the end of the inspection, he gave us the full report with pictures included (I understand that it is unusual to get the report so quickly). I have been told that Bob charges a little more than other inspectors, but my feeling is that in this case you get what you pay for because he is more thorough than most. I also don't think you want to pinch pennies when it involves the biggest purchase of your life. Based on my experience, I highly recommend Bob.

I was shocked at how extensive Bob's inspection was. He was incredibly thorough and covered every inch of the house. He started on the roof, then worked his way around the carport and the exterior of the house, noting everything that he saw that was concerning.Once he got into the home, he worked his way through every crevice and took time to show us personally any things that alarmed him. He even found a crawl space that we didn't know existed and willingly inspected that area, without charging us which I believe some other inspectors charge for. I was also impressed by his knowledge of all elements of the home - from the roof, to plumbing and electricity, he seemed to really know how everything functioned correctly and more importantly, how things were functioning poorly and needed corrected. In the end, we were provided with a binder of all necessary information as well as photos of all trouble areas that he took immediately following the inspection. Bob was patient and listened to all of our questions, as well as offered us estimates and a few recommendations from contractors that may be able to help us with the issues that he turned up. I would definitely recommend and hire Bob again.

This was the third inspection we had hired Bob to do this year. We have found him to be an excellent inspector and we would certainly hire him again, should the need arise. Bob arrived early, did a very thorough inspection of all aspects of the home, explaining the details to us and writing up what he found as he found it. Much of the house had been wired incorrectly and Bob found that the HVAC unit showed no service labels. He urged me to get the heater serviced as soon as possible and to get an electrician to assess and fix the home's wiring. At the end of the inspection, Bob handed us a clear and concise report, showing us the good and the bad, and giving us a greater insight into what we were buying. In the following couple of days, all the 3rd party reports (radon, property fax, environmental) were in and, thanks to Bob's diligent work, we were confident in proceeding with our house purchase.

Bob showed up early, and had already started his inspection of the exterior of the house by the time I arrived. He was very thorough and professional, and answered all of the questions I had about different aspects of the house. He provided us with a detailed report, and went over all of his findings. A couple of days later our radon results came back, and they were over the EPA limit. I contacted Bob a couple of times by e-mail to ask his opinions, and he was very prompt and helpful with his replies. Even when I e-mailed him late at night, not expecting a reply until later, he would get back to me within 15-30 minutes. Bob was very personable and professional, and I would definitely recommend him to others and hire him in the future.
