Inspections by Bob

Bob was excellent, he was on time, we did a pre-dry wall inspection. He gave lots of info for the builder, he even called some manufacture for some parts to find out "proper use" and gave it to the builder. Overall, I feel safe that we did a pre-dry wall inspection, otherwise we wouldn't have found 75% of the stuff he found. thank you.

Bob was very detailed when it came to the report. He arrived early and began the exterior inspection of the house and identified what tools he would need. Answered all of the questions that we had even informed us of questions about questions that we should have asked. He explained how each aspect of his inspection and what he was looking for. He also identified future repairs and replacements, with estimate cost and/or weekend trips/jobs that can be done on our own.

Excellent from the start to finish! Bob had an easy to use website and is a very thorough inspector! Couldn't be more pleased!!

We have used Bob's service for our new house in the past year, from pre-drywall inspection to final inspection before closing. We were very impressed by his capability to identify unusual construction issues that we cannot find and the builder would not admit. So, to prepare my 1-yr. warranty repair list, my wife and I decided to invite him come back again. Not surprisingly, again he found important issues that we would treat as cosmetic. For example, we saw many paint cracks and peeling off over the year, and we know most of them are caused by settling of the new house. The builder will come by the end of a year to do cosmetic repair on these defects. But after Bob's review, he found (using his moisture detector) one of them was actually caused by water leakage from a drain pipe of a bathtub behind the drywall. Another example. Our septic field has been suffering from soil settling for the past year, and the builder was asked to fix twice. But it keeps on coming back after each fix, with even a larger magnitude (deeper settling). The builder is going to come and fill it up again. But Bob told us it is not caused by simple soil settling; it is due to soil erosion/intrusion deep into the septic pipe area, caused by a broken or dysfunctional geotextile. So, I am asking the builder to fix the root cause this time. Without Bob's advice, the builder would have fixed this in a same way as the last two times, and I will end up having a collapsed septic field again in a few months, after the expiration of 1-yr. builder warranty period. Initially I was asking Bob to come back and focus the inspection on heat insulation issues invisible to us (he has an IR thermal graph device). But he was very honest to tell us we could save money by asking energy auditing service through our utility company at a much lower cost, which will also include blow-door infiltration test as well as IR thermal graph scan. We did, and the energy auditor did an excellent job. He unexpected found gas pipe leakage in our basement (a big safety issue to us). Our builder fixed the leakage, but their subcontractor did not have a hand held gas sensor the energy auditor had to confirm it was fixed properly. So we asked Bob to come back and took a second look, using his gas sensor device. To my surprise, Bob found two more leakages along the long gas pipe. So, my wife and I concluded that our money was well spent on Bob's service.

My husband and I couldn't be more thrilled with the service we received from Inspections by Bob. We had never done a home inspection and so we were very nervous and didn't know what to except. Bob was early for our appointment (he was there even before we and our realtor arrived) and had already begun inspecting the outside of the house. His inspection was thorough -- he didn't even hesitate to climb into the tiny attic -- and he was easy to talk to about the issues. He explained everything in a clear way for my non-handy husband and I, and got into more detail with our handy friend who had come along. He even gives you a complete binder report on the inspection and provided us with tons of literature about various aspects of owning a home. He was clear about what issues were "critical" and what were issues that are usually present in most homes he inspects. His perspective and experience were amazing. He even gave us great tips for how to make the move easier on our cat. When the inspection was over, our realtor said that she had found her new "go to" inspection service! We would use him again, and recommend him without hesitation.

Beyond my expectations and exceptionally well. Bob was thorough and explained issues carefuly and clearly. He provided presented a workbook to me containing the full results and a summary to my agent on completion of the inspection. He also provided additional booklets on basic house systems and their care. Amazing!

Bob is very knowledgeable and thorough. Gave good advice about the cost and techniques to remediate problems with the house. He took the time to explain all his findings in good detail and in layman's terms.

We were very pleased with Inspections by Bob. This was the third house we've purchased and first time using Inspections by Bob - this is the best inspector we've had yet. Setting up an appointment was very easy. Bob was our inspector and showed up to our house on-time (actually a little early, which is good). Bob was knowledgeable and friendly, and was respectful to us and our soon to be purchased house. The inspection was thorough and included all interior/exterior areas of the house (although walking on the roof was off limits due to weather - Bob did his best to visually inspect the roof). Photos were taken of items that needed repair. During the inspection, Bob was very willing to answer any questions that we had. At the end of the inspection, Bob prepared a comprehensive binder that included our inspection report, a list of recommended fixes, and a guide to home operation. Bob reviewed the report/recommended fixes with us and explained it in a way that we could understand. He also gave us ballpark costs on some of fixes that we considered (they have been correct so far). We had some follow-up questions several days later and Bob was very gracious in answering our questions. We would highly recommend using Inspections by Bob again.

He showed up early, with all of his equipment, and got straight to work. He was very methodical, thorough, and respectful. He concluded the inspection with a detailed report, including photos. Bob found gave us great information that helped us make a well informed decision.

Bob Sisson arrived early and got started right away. He was very personable, professional and knowledgeable. He explained what he was looking for and what he found. The seller was at home during the inspection and he was very courteous and friendly but was clear with us that we were his clients and he was looking after our interest. At the end of the inspection he went over all his findings one by one with the photos he had taken. He gave recommendations on how easy or hard different things would be to fix and what should be priorities. He gave recommendations on what to ask the seller's to fix. He was very thorough and answered all our many questions. At the end we got an organized binder with multiple copies of all the findings. The inspection was mid-November. Since the inspection we have emailed Bob several questions and he was always very prompt and thorough in his answers. I would recommend Inspections by Bob to anyone buying a house.

We couldn't have asked for a more professional, more thorough inspection. Mrs. Bob was amazing. She had done significant research on the home and property before she even arrived for our appointment, so she had points to go over with us regarding information she'd found (or didn't find, as it was). She then spent the next several hours doing a top-to-bottom, inside-and-out inspection. We had other things going on that we needed to address while she was there, so she worked quietly and efficiently around us, but also was more than happy to explain what she was doing and what she was looking for whenever I had a chance to stop and follow her around for a little bit (I really appreciated that she wasn't bothered by my interest in what she was doing!). Once she was finished, she wrote up and printed her report as well as corresponding photos and sat down with us to go over every point. She explained the issues, what they might mean down the road if we didn't address them, and patiently answered every single one of our questions. She also provided several pamphlets geared toward helping new homeowners adjust to being homeowners, which I have found very useful. Plus, within a couple of hours after Mrs. Bob left, we received an e-mail from her, letting us know that our inspection report and photos were online so that we could provide them to the sellers and their realtor. Mrs. Bob was the epitome of professionalism. We would highly recommend her and Inspections by Bob for home inspections.

Bob does a great job. He is very thorough, the inspection and provides not just information but insight. He is passionate about his work and clearly enjoys the fact that it's always a learning experience for everyone involved.

Bob was fantastic to work with. He was early, thorough, personable, and took the time to answer all of our questions as we went through the house. At the end, he gave us a detailed report in a binder with extra informational guides for homeowners, and printed out his photos on the spot, so we would have everything we needed right away. (This was a Saturday, so we didn't even have to wait until Monday.) He also had an extra copy for our realtor. He went through his report with us item by item. Then he made a separate list of what the most critical items were, explaining (in lay men's terms) what needs attention right away and what would need attention in the first year. As first time home buyers, he's exactly the kind of inspector we were looking for. We thought it was worth the price and would recommend him in a heartbeat.

Welmoed was punctual, she came 10 mins early ready to start on the task right away. She was very professional and honest! She took her time walking me through the details of the inspections and answering my questions in details. I highly recommend her and would gladly use her services again!

Bob was great! He came early (earlier than I was, and I was 15 minutes early to our agreed meeting time), provided a thorough 4 hour inspection, and answered all of our questions. He made suggestions that were helpful, gave simple and informative answers that were easy to understand and digest, and was knowledgeable and friendly. I would use him again!

Bob was great! I called on Thursday for a Sunday appt and was amazed he could do it (and it was 1 pm Football time!). The two ladies I spoke to on the phone were very pleasant, thorough, and knowledgable. I loved that they are a family business. Bob showed up early and had already started the outside inspection and pictures. He was very courteous, knowledgable, and thorough. The appt ran about 4 hrs and he never once seemed rushed. He seems to really enjoy his job. To our delight our house had only minor, mostly cosmetic concerns but Bob had many suggestions for improving efficiency of our equipment and gave great maintenance advice. The peace of mind alone was worth the cost. Highly recommend!

We can't say enough good things about Bob's work. He was extremely thorough, put up with all of our questions and did a genuinely fantastic job. He gave us the rundown of every single system in and around our new home even climbing onto the roof when many other inspectors simply take pictures of the roof from the street for examination at ground level. Most impressively, he was available after the inspection was complete to answer further questions posed by both our agent as well as the sellers agent! He advocated for our interests the entire time. Bob was at the location early inspecting the roof as we arrived. He was very detailed as we went through the house, conversational, and answered any questions that we had. Bob showed no hesitancy to crawl into tight spaces under the house or into the hot attic. He did not sugar coat any of the potential issues, nor did he nit pick too much, which we appreciated. We left feeling as if we understood a path forward and what the big issues were after we finished closing. That is really all you can ask for from a home inspector. I should also note that Bob left us with a tape measure and some good stories of what he has seen in the field. We valued the perspective, as this was our first home buying experience. I felt like we received good value for what we paid, and I would use Bob again without hesitation.

Bob was amazing. He went through every area of the house more than once and marked areas that needed to be repaired or refinished. At the end of the inspection, before leaving, we had a notebook summarizing his findings complete with photographs and a tear-out to hand to the builder. Great guy and a wonderful service.

Bob arrived on time, was very professional and engaging, explained what he was going to do, and got right to work. Throughout the inspection, he explained what he was looking at, pointed out concerns so I could see what he meant, and thoroughly answered my many questions, even when I was getting ahead of him (e.g., talking about the basement when he was starting in the attic). He took the time needed to look at everything carefully and document his observations. He was very respectful of the house, gently moving things when they were in the way and keeping very tidy. At the end, he presented his findings in a few different ways (detailed report, summary, photos) and made helpful recommendations on repairs (e.g., priorities, types of services to explore), explained how different options might work for short and long-term planning, and even offered solutions that may be better suited to our family's culture and habits! He didn't push for all these additional services and checks that weren't necessary, but made suggestions on solutions that could fit our time and budget needs. We have not been doing the maintenance we should on several aspects of the house, but he was not judgmental at all and just explained the needed changes in an educational way. Overall, he was very knowledgeable, organized, and easy to talk to. I feel that I now have a good understanding of our house's needs and our next steps. I would definitely recommend Bob to any friend or neighbor needing a home inspection!

Bob was on time and very professional. He did an excellent, thorough job . He is ""very knowledgeable ""and throughout the process pointed out potential problems/fixes , lifetime estimates on when I might be expecting to repair (roof , hvac etc..) as well as gave me numerous small repair tips etc.. He left me with an excellent detailed book on my home as a resource, on items in my home. and said I was customer for life and I could call him anytime with questions. I tested that a few weeks later with a question and to his word he called me back promptly and gave me more terrific advice. I would highly recommend him. I am not a "repair savvy person" and know I will rely on him and other services, he provides in the future.

We have been thrilled with Bobs service. He is thoughtful thorough and communicative. He took the time - with both of our pre-construction inspections - to talk and walk us through every detail. Mrs. Bob arrived on-time, and after introducing herself and explaining the home inspection process began a full inspection. And by full, I mean she was extremely thorough in both the exterior and interior. Throughout the whole process she explained everything she was looking at and why, and answered my many questions happily and completely. We had originally ordered a radon inspection, but upon finding that the home had a functioning radon system already installed she removed the radon inspection from our bill. We appreciated this greatly. After the inspection was complete, Mrs. Bob prepared the home inspection report and went through it line by line, providing several pamphlets of additional information for our education. When I asked her about the severity of certain issues she had uncovered, she had no problem identifying which were minor, which were more serious safety issues, and provided estimated costs to remedy certain issues. She then provided a physical copy of the report to us and our realtor (at our instruction), and also provided a digital copy of our report within a couple of hours after concluding the inspection. Finally, on a Sunday two days after the inspection I emailed Mrs. Bob with a question. She answered (again, kindly and completely!) within a couple of hours. I highly recommend Inspections by Bob, LLC for their professionalism, patience with the questions of first-time home buyers, fair pricing, and availability both during and after the inspection.

Everything went great. He was extremely professional and thorough. I will be recommending him in the future to any family and friends who are in the market when in the final steps of purchasing a home.
