This is the review I wrote for Google: Can't believe this guy's in business. If you are the seller and they offer to use this guy, REFUSE! Out of the 9 things he found, the only legitimate finding was a burned out light bulb. On a 97 degree day, the AC was set at 80 and it was 79 inside. He said the HVAC didn't work. The breaker was in code, but he apparently doesn't know the code because he wrote that up, too. He also said the sidewalk had "dropped 2 inches". I can't even begin to see his ignorance on this one... simply comparing the sidewalk to the driveway would exemplify this, but a quick glance around the neighborhood and you would notice that ALL the sidewalks are the same. Strange faultline that only caused earthquakes at sidewalk/porch connections. Gas pipe not grounded? Did he mean other than the large (probably 12 or 14 gauge) green wire run to the electrical panel? We sure do appreciate the inconsequential cosmetic comments, though. Because of this guy, we lost the original contract on the house, and subsequently could not find a buyer at the same price we finally settled on. We ended up losing about $14,000 on the sale. The buyer backed out because of this guy. We did have their $1000 deposit, but, don't let anyone fool you, you can't JUST get that back. If you have to litigate, we were told the house has to come off the market until it's settled. I think their agent knew that and was willing to gamble that we would just let them out of the deal. If I were selling on my own behalf, I would certainly have done that. I think the inspector and the agent were in cahoots. After this fiasco, I instructed our agent to change the lockbox combination and bar that agent from the property. I would have them arrested for trespassing. At the next inspection, I insisted on being present. Our agent said this was unusual, but she understood. Well, the next guy didn't show up, but the buyers were there, and I showed them the previous report. Even the new buyer agreed that the guy was ignorant at BEST! If you need someone who knows home inspections DON'T USE THIS GUY!!!
Description of Work: We were the sellers and didn't have contact with this guy except through the real estate agents. To clarify my ratings above, we did not pay the fee, but money was paid for this "service". Because of his obvious lack of knowledge, he can't be very professional. He may be the nicest guy in the world, but he shouldn't be doing home inspections.

Ed met us at the property right on schedule. I believe we began with the exterior of the home. He then inspected the interior of the home, room by room, explaining exactly what he was looking for ( item present, not present, functioning, non-functioning, in need of repair, in need of updating, future repair date estimation). Utilities, and appliances required the most attention. The inspection was then summarized and made available by email in a written report including photos of problem areas and concerns. Ed had inspected property for us and my brother-in-law 6 years prior. I estimate that he has inspected, all together, 4 properties for us. This time,he did miss one thing. He did note that the toilet in the home was leaking at the floor, on later inspection, as we were updating the bathroom (replaced flooring, toilet, vanity, sink, updating hardware in shower) we discovered that the toilet was NOT bolted down, was a potential nightmare waiting to happen; thankfully it did NOT happen and bathroom update was completed.
