Landlord Gopher

I hired Landlord Gopher to manage my home while I was out of state caring for my dying mother, trusting them to look after my property. As a disabled veteran, this was a difficult decision, but I believed they would provide the necessary oversight in my absence. Unfortunately, they failed to deliver on their promises. They neglected to conduct regular inspections or communicate the property's condition, resulting in significant damage with me being none the wiser. Their poor service has left me with substantial repair costs and their owner was nothing but rude and condescending when I approached him to give him a chance to rectify the matter. Fragile ego on that one. Now, it seems we will need to resolve this matter in court. Avoid Landlord Gopher at all costs!

From the very first phone call my experience with Adrian Waters and Landlord Gopher was exceptional. Having had bad prior experiences with a large company that also sells real estate, I was looking for a better alternative. I had no contacts in Columbia that could advise me so I checked Angie's List. Landlord Gopher got very high ratings so I sent them an inquiry. Within an hour I got a phone call from Adrian. I was really impressed with how quickly he called me and it was after 6:00 PM! We spent 20-30 minutes discussing my situation and Landlord Gopher's business model. I decided right then to hire this company and with a couple hours we had everything under contract (all electronically BTW - a very modern and refreshing way to do business!) It just kept getting better. The property was badly in need of cleaning and painting. Adrian and I met one day at the property (our first in person meeting) to do a walk through and exchange keys. Within a week the property was super-cleaned and completely painted (including wall repairs and a two-color paint scheme) and on the market. Adrian takes care of all the details and communicates constantly and effectively. This is a very well run business with a extremely professional and knowledgeable owner who makes his clients his priority. I highly recommend this company.

So far, so good. Adrian has been very professional and prompt in responding and attending to matters, from quickly getting the condo ready to be put on the market for rent to securing tenants in a timely manner. He’s been good at keeping me updated throughout the process.

Adrian and his team were able to turn around an unexpected broken lease in less than a month. I can’t imagine getting this done so efficiently without them. Fantastic job.

The project went very well. The Landlord Gopher team is/ was very responsive and helpful. They facilitated my rental renovation for my property to completion. After reno was completed they marketed the the property and quickly found a tenant.

Adrian has been nothing but professional, responsive, and on-time with all deadlines during the remodeling process. He provided a concise estimate for the work to be done, video updates of the work as it was being done which I loved, and multiple verbal/text updates almost on a daily basis as the project progressed. He was very responsive to any and every question I had and I could contact him at pretty much any time of the day or night. It never took him longer than about an hour to reply to any message. I would HIGHLY RECOMMEND him to anyone looking for property management and/or remodeling services for your investment properties. I can't say enough good things about him and Landlord Gopher.

I'm a new landlord (<1 year) and now live out of state from my one Baltimore rental. Adrian and his team have been excellent over the past year I've used Landlord Gopher. Adrian is always very prompt to responding to and taking care of any requests. It has been great having personalized care from a smaller property management company. In my research, I found Landlord Gopher to provide all the same services as other property management companies while at a very fair and reasonable fee. One difference from others I'd looked at is that they don't collect rent but instead help you set up auto payment directly from your tenant to your personal bank account (which has worked out great for me). It's also worth mentioning that the Landlord Gopher lease agreement template I was provided wasn't as thorough as you'd get from larger companies and I had to do some extra legwork to customize an agreement for myself. At the same time, it was good to have the option to customize one to what worked best for me and my tenant, which I found is typically not an option at larger property management companies. Adrian has been very fair, effective, professional, and I've felt has looked out for my best interests. This from everything from house improvements, tenant placement, and daily management. He's exactly the type of person you want to look over your property.

Landlord Gopher is the third property management service (fired last two) I’ve used in Baltimore and so far have been the best.

Adrian manages my three rental properties in Baltimore City. If you're an out of town landlord, Baltimore is the kind of place where you really need someone who knows the city down to each block, and Adrian does! I've relied on him to advise me on where I should acquire new rental properties and on how much I need to rehab in different neighborhoods. He's even managed rehab projects for me. He's done my tenant placement, my property management, and managed my evictions. I'd recommend him to any landlord who is looking for management services in Baltimore!

I had the pleasure of finding Landlord Gopher through Angie's List and speaking with Adrian. Immediately I could tell that he was very knowledgeable about property management and addressing the needs of his customers to ensure their property is taken care of. He walked me through the services he offers and visited my property to give me a very reasonable quote. My property is in a different state and Adrian took care of everything for me. Within 3 weeks my house was fully renovated and a tenant was in place. If anything is wrong with the property Adrian and Landlord Gopher are extremely quick to respond to rectify the situation. I highly recommend Landlord Gopher due to their professionalism, honesty, and knowledge about property management.

We have been very happy with Landlord Gopher. First they were able to quickly find a good tenant, but the real test came a few months later when a neighbor (not the tenent) caused accidental damage to the property. Adrian took over the job of chasing down the other parties and negotiating on our behalf until all was fixed, with no loss on our side. I can tell you that I could not have done the same even if I had put forward the many hours of effort he did. Based on our experience we would definitely choose to go with LG again.

Adrian took care of our plumbing issue quickly, doing a great job of communicating with us and the tenants and making sure everyone was happy.

He was amazing! Our last manager ripped us off of 1000s of dollars and we were losing thousands more each month. Landlord Gopher quickly got us back on track and did everything so quickly! He always responded to my calls or texts no matter what time of day within minutes. Very happy!

Was pleased that Adrian (manager) was able to fit us in for the work; we were in a crunch because a family friend, who was supposed to do the painting, bailed. He came by, had a look at things; he expressed that we should have done a quote first, rather than pre-pay via the offers. Agreed, and lesson learned. The painting team arrived on Friday. The team itself was friendly, likable, and skilled, though trips to Home Depot were often needed, and breaks were very frequent. Expected the job to take about 1.5 days, and was assured as much. After two full days (Friday, 8+ hours, and Saturday, 10+ hours) the work was not complete. Although I chalked a lot of that up to the odd situation I was in, and the relative difficulty of the task, I admit to a little panic. A third day was needed to take care of the edging. The work quality was generally excellent, barring a couple of minor flaws as noted by Adrian (heck, I almost missed 'em). Those will be taken care of in a couple of weeks by Adrian himself. This speaks to the good nature of this organization, its crew, and the management thereof. tl; dr version: Excellent given the non-routine situation, some minor issues, took longer than expected. All around "A-" on the report card. Quick aside, the crew handled issues caused by the PREVIOUS painters, which speaks to their dedication and talent.

First they made a professional assessment of repairs and requirements I’d need in order to make it happen. They arranged and managed the process from end to end with professionalism and efficiency. They were able to do in a very short amount of time what I had been struggling to complete for over half a year. There were multiple moving parts to this process and they were on top of it all. My expectations were exceeded!

Hiring Landlord gopher was a great decision! The services were professional, and they go above and beyond to accommodate me and my tenants. Prior to hiring them I was managing my property from out-of-state...I relish the time I no longer spend worrying about my property.
