We help our customers reclaim their basements from water, mold and mildew by doing what we do best: finding and repairing the source of their water-related problems. As a basement waterproofing company with more than 25 years of waterproofing experience, Guardian stands behind its work with a Lifetime Guarantee. Additional phone number - (410) 484-9812.
"Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."

"great customer service, shows up on time and they stand by their work. I was worried about a mold smell months after the work was done and they send someone out to look over the house no charge. turns out it was just my dehumidifier, but I would definitely hire them again!"

Baltimore Home Specs offers a variety of services in order to inspect your home completely from roof to foundation, including mold and radon inspections. MOLD INSPECTIONS Our inspectors are IESO certified What is Mold? Molds are fungi. Tiny particles of mold are present in the indoor and outdoor air that we breathe. Under the right conditions mold spores can multiply- towards dangerous levels and thrive. In order to create a proper environment to grow, mold most importantly needs moisture. What type of problems are associated with Mold? Damage to the Home Mold can easily cause damage to your personal belongings, furniture, and other material goods in your home. Signs of mold usually mean that moisture is entering the home from somewhere and possibly causing serious damage to the structure of your home. Health Problems People are exposed to mold when they breathe spores, make contact with skin, or swallow it. Mold can seriously affect the health of those exposed to it. Common symptoms of mold exposure are: nasal/sinus congestion, cough, wheeze, sore throat, skin/eye irritation, and upper respiratory infections. Should I have a mold inspection? Yes Mold problems are not always obvious to the untrained eye and left untreated mold can damage your home and seriously affect your familys health. Even small areas of mold can lead to serious problems later on. Mold can even be found in your duct work. Why take such a risk when the costs for a mold inspection are minimal? What is IESO? The Indoor Environmental Standards Organization (IESO) is a non-profit organization that works to provide indoor environmental quality standards. The IESO provides guidelines that are designed to address fundamental concerns relative to mold contamination issues. The IESO also offers training and certification programs to promote compliance to the established standards for indoor air quality. As IESO certified inspectors we offer a cost effective mold screen and have the ability to refer you to specialists if sampling reveals the need for additional investigation. Baltimore Home Specs LLC only uses accredited laboratories for sample analyses. RADON INSPECTIONS What is Radon? Radon is radioactive gas. It is a cancer causing gas that cannot be seen, smelled, or tasted. Radon is a gas occurring from the natural breakdown of uranium in soil, rock, and water. Why is Radon so dangerous? Radon particles become trapped in lungs damaging the tissue and eventually can cause lung cancer over time. The Surgeon General states radon is the second leading cause of lung cancer in the US next to cigarette smoking. It is estimated that radon gas contributes to the death of over 20,000 people every year It is the number one cause of lung cancer in non-smokers Where is Radon Gas found? Radon gas can be found anywhere in any home. Radon gas is emitted from the earth and then trapped inside your home, where it can gather in dangerous levels. Should I have MY house tested for elevated levels of radon? Yes Without question, Radon testing could be one of the most important things you do for your familys health.

You can buy DIY radon test kits from a home improvement store and conduct radon testing, but these tests are often inaccurate. No matter the result, you should supplement DIY testing with professional radon detection and analysis. DIYers only have access to passive radon tests, which aren’t as reliable as active tests that professionals use. Plus, it’s very easy for DIYers to make mistakes during testing, leading to inaccurate results. If you’re moving into a new home, have concerns about radon, or are due for an updated test, hire a professional.
Radon testing costs depend on whether you hire a professional radon inspector or DIY test. You can expect to pay $150 to $800 to hire a local radon inspector, and home-testing kits range in price from $15 to $250 from home improvement stores. However, it’s best to trust a professional inspector with this task to ensure accurate results. Plus, if you have radon in your home, your testing company can develop a mitigation protocol to keep you and your family safe from the dangerous gas, so it’s well worth the money to hire a professional.
If radon is present in your home, you can expect to pay around $1,000 for a radon mitigation system or between $780 and $1,250 in most cases. The exact price will depend on the severity of the radon leak, home size, and the protocol the radon specialist develops to remove radon from your home and keep it out. Your foundation type will also affect your radon mitigation system cost, as unfinished basements will cost about $4,600 to seal and ventilate, while crawl spaces without a foundation slab may need extra encapsulation, costing $1,500 to $15,000.
Yes, radon testing is absolutely necessary if you suspect the presence of this hazardous gas, and the Environmental Protection Agency (EPA) recommends testing for all homes in the country. Radon is a pervasive natural gas that can leak through your home’s foundation and seep into the living areas. Unfortunately, the gas is highly carcinogenic and is the second leading cause of lung cancer. Radon testing is crucial for keeping you and your family safe from harm, so hire a radon mitigation specialist to test your home if you suspect its presence in your home.
In most states, radon testing companies don’t need to be licensed or certified by the state, but the companies that analyze the test results and develop radon mitigation protocols do. You should choose a radon testing company that suits your needs, but before hiring a mitigation specialist, check our state licensing tool to make sure the company is properly certified.
