It was not a positive experience. Our AC unit had an obvious problem in one of the coolant lines. We did not have to run the AC to see it. He said everything with the AC was fine. When summer came around it started leaking and we had to have our AC replaced. He said that was part of the inspection and the notes said he checked the line but I knew he did not checked it. He refused to admit his mistake. When my husband called him he said he would help with the expenses so when we sent him the bill we got a letter said he will not cover it. I would tell everybody not to use them.
Description of Work: We Housemaster Home Inspection Service and it was not a positive experience.

On December 3, 2013 Rich from HouseMaster inspected our soon to be new home. Because it was the winter the company states they cannot check the functionality of the a/c unit, but they will check all coolant lines and equipment pertaining to the a/c. Intially the inspection seemed to go well, but when it started warming up and we needed to start using the a/c the a/c failed to produce cold air. After going through our home warranty we learned the issue was deliberate and would not be covered by the warranty. The issue was a cut coolant inside the home. We contacted Rich as to us this was obviously missed in the inspection. He argued that the seller could have done the damage between the time of inspection and closing out of anger due to the repairs we requested (we simply requested handrails be installed). He also argued that he inspected the lines because the report states some sealant needed to be replaced where the lines enter the house. As I was at the inspection I know that this improvement was noticed outside the house and the cut coolant line was on the opposite side of the basement INSIDE the house. When my husband spoke with Rich he said he would do what was right and help us pay for the repairs. We simply needed to send a copy of our invoice. After sending the invoice we received a letter stating that he changed his mind and still believes the seller damaged the line and refused to reimburse us. After our A/C unit was repaired and working we experienced flooding in our basement due to a broken condensate pump. The condensate pump was not broken as in not functioning, it was being held together with duct tape because the water container was busted open. He also failed to notice this.

Rick was very efficient and friendly. He answered any questions that I had and thoroughly reviewed all of his findings with me in a detailed report. He was also very nice to point out things that were not part of the official inspection and also told us some ways we could easily fix some aesthetic things we didn't like. All of the inspectors I looked into cost bout the same, so that wasn't really a factor. I would definitely recommend him!!
Description of Work: He provided full home inspection for our new home for $335 and also performed a radon test for another $150.00.

I am a first time home buyer and feel totally ripped off. Their representative did my home inspection, and found a total of 2 errors: 1) The Deck had an unsecure railing; 2) An outlet with reversed polarity. During the inspection, I had questions about the siding & gutter which looked in disrepair (he stated that they were "fine"). Based on his home inspection, I did not request any other repairs from the seller. I completed the transaction with the house, and quickly found myself in a money pit. Here are the problems I've had (all were identified by me within the first month): 1. The air conditioner did not work properly from day 1. Once the repairs were completed ($2,000) I found out that the house was not properly ventilated for AC. I had to have work done not only on the AC Unit, but also additional duct work had to be put in. The home inspector did not notice that colums in the front living room were being used as ventilation ducts...they were not properly connected to the ventilation duct work beneath the floor (i.e. the ventilation duct was blowing into the bottom of the main floor). 2. The electrical work is not properly run throughout the house. The two main living floors are on one fuse. My house shorts out frequently. 3. The siding needs replaced. It leaks, it looks shoddy and the gutter is not connected to the house, providing no drainage. This will cost another $2,000 to repair. 4. All windows in the house needed replaced. You could feel a breeze and they provided not insulation. (Total cost: $2,900) 5. I have also found out that the water heater is not propertly ventilated and pipes were not to code either. 6. Finally (at least I think at this point), the lighting in the bottom finished basement is not to code either. At first when I brought these complaints to their representative, he first would not return a phone call and would not acknowledge my complaints. It was not until I faxed him a letter threatening to sue did he contact me. He finally did show up but was argumentative and rude.

VERY, VERY, VERY THOROUGH INSPECTION PERFORMED. FOUND THAT SOME OUTLETS HAD REVERSED POLARITIES, AS WELL AS OTHER 'MINOR' PROBLEMS THAT HAD BEEN MISSED ON A PREVIOUS HOME INSPECTION. REPORT WHEN INSPECTION WAS COMPLETED WAS VERY DETAILED. EXCELLENT WORK. I WILL USE THIS COMPANY EVERY TIME I NEED A HOME INSPECTOR.
Description of Work: THIS COMPANY PERFORMED HOME, AND SEPTIC INSPECTION ON A $325,000 SINGLE FAMILY HOME.
