Robert did a very thorough home inspection including going up onto the roof and into the attic. He checked every plumbing fixture, every window and every outlet. Not only did you inspect every inch of the home, he gave energy and money saving tips along the way. He explained why he was checking things and explained why things were a safety issue.

Robert was amazing! Extremely thorough, he spent several hours going through our new townhouse and found many minor (but important) issues than most home inspectors would not find. He also took the time to explain everything he was doing and gave lots of great tips for preventive maintenance on our new home. Robert provided great value and saved us lots of money in the short and long term!

Robert The Home Detective went above and beyond with his duties while performing my home and radon inspection. His great attitude and commitment to be helpful made the experience very enjoyable. As each minute of the inspection went on I felt more comfortable knowing the magnitude of each defect within the home. Robert did an excellent job of explaining how each discovered defect is an issue, what the recommended corrective of action for each defect is, and how to prevent it in the future. I had an Awesome inspection! A awesome inspector ! Great Service from the start. Mr. Goldberg walked me through my entire home inspection, explaining everything to me, answering my questions , and giving me tips on how to maintain my home . I wish I could express in words how thrilled I am to have Robert work on my new home! He was just simply amazing. Robert is polite, courteous, detail-oriented and has a lot of experience under his belt. I felt so comfortable knowing Robert was on our side. Robert called us prior to the inspection to set up a date/ time that worked well for everyone. Robert explained that he would have to leave the radon kit at the home site for a few days prior to our inspection. The day of the inspection, Robert was there on time. Robert began by showing me the rear of the home and explaining that I should have the pipes/vents that stick out of the top of the home inspected yearly. When we entered the home, Robert turned the heat on. He explained we would be turning it up in increments to see if the heat distributes evenly throughout the home. Then we examined the kitchen and thankfully everything was in working order, which can be an issue with new construction as no one has ever lived in it. Robert gave us lots of tips on how to properly care for our granite countertops, as well as the sinks. He recommended that I check them every so often and tighten the washer on the pipe under the sink. He then cranked up the heat some more. We checked out the bathroom, and Robert noticed the sink was not secure and needed more caulking. I was so glad he caught that because I know as a buyer, I wouldn't have picked up on something like that. Next, we went upstairs and Robert stated he was very impressed with how many vents there were at the top of the bedrooms to let airflow through. He commented on our master bath shower that has a window at the top. Where the tile meets the windowsill, there is a gap that could potentially lead to a moisture issue. Robert informed us that we could just apply silicone to that area and that should seal it off from moisture. Finally, Robert cranked up the heat again (this time it was 86 degrees!) and we headed to the basement. Robert said he could feel the heat evenly throughout the home and that is a good sign. We checked out the garage and he showed me how everything works in my utility room. We looked at the HVAC unit. I know how to change my air filter but other than that I have no clue about HVAC stuff. Robert showed me every piece of equipment and told me how often to check each piece myself and how often they should be serviced. I was SO thankful he told me everything he did. I drew little diagrams and wrote everything he said--I know I'll be needing that info someday. What I liked best was he told me to call/email him anytime I have questions! Who says that nowadays? Even though he's busy, he takes the time to really convey what being a homeowner entails, and he didn't simply fly through everything or make the home look good so the realtor can profit. He really is on your side, and that is such a good feeling as acustomer.

As a first-time homebuyer, I barely know anything about where to inspect a townhouse! It was good to have Rob with me to go through the process. He is a responsible, patient, knowledgeable, and thorough home inspector, that I would definitely recommend to my friends or families who need to purchase a house. He spent more than three hours in a two-story townhouse with walk-in basement. He walked through each room with me, including the attic, explaining what needs to be fixed as well as giving me suggestions on how to maintain the house in the future. His report is detailed with support of pictures taken at the site. I would say having his report makes it easier to talk to the seller.
Description of Work: The inspector provided the home inspection service for a two-story townhouse built in 1981 and a radon test.

Robert Goldberg, the Home Detective, is the most thorough, knowledgable, accommodating and kind home inspector you could have. We were so lucky to find him! He took me through a 5+ hour (!) inspection of soon-to-be new house, which does not speak to the size of the house, but to his meticulous and detailed inspection. This being our first house, I had never been through an inspection before and Robert explained everything he was assessing clearly and thoroughly. He checked every outlet, each window, each appliance, each faucet and, everything in-between, top to bottom. He took so much time and provided very helpful tips along the way. His report, which he sent at around midnight that same night, was incredibly helpful and clear and provided photos along with descriptions and reminders for prioritizing the repairs needed. He also provided a checklist for seasonal maintenance. Can't say enough about how helpful Robert was and how much I learned.

Overall, I was not happy with the services provided by this company and will not be using his services again. It is my opinion for the money spent I did not receive the services that I would have expected. I felt that he missed a number of things and his customer service after the inspection was extremely poor. My wife also felt very uncomfortable when speaking with him. While I didn't find that to be the case, she certainly did.

Response from The Home Detective
This buyer is responsible for NOT taking action and having all identified defects/safety issues corrected by the seller prior to settlement. He chose NOT to have the many significant defects evaluated further prior to settlement. He chose NOT to perform a full and diligent final inspection as indicated in our contract. He choose NOT to contact me after moving in and prior to having repairs performed as agreed in our contract. These are 4 significant breeches of our contract. It's unfortunate for the buyers that they did not adhere to our contract and my suggestions, but that was their choice. I feel the buyer's are responsible for their direct breeches of our contract and the ramification. It's unfortunate the buyers do not take responsibility for their actions, and lack of actions. . They give me the highest possible ratings for professionalism, responsiveness and punctuality. . The details......This home could not be fully inspected due to vast quantities of personal items in place at time of inspection. Significant time lapsed from the time I inspected this fully occupied home until his settlement date. I am not aware of this buyer taking any pro-active steps to follow my directives to have the seller make repairs prior to settlement and for specialists to further evaluate the numerous defects identified in my report. According to his Realtor, this home buyer never conducted a thorough final walk-thru inspection of the home before settlement. I am always available to re-inspect a home when it's vacant. The buyer never contacted me at any time indicating any issues or problems. In conclusion....I put my 20 years of experience to work for each client and evaluate every home as if I was going to purchase the home myself. 95% of my business is repeat and referral-based because of my dedication to my client's needs. I arrived about 15 minutes early and Robert was already at the property and ready to get started. He started by walking us around the exterior of the property, pointing out a few areas of focus, taking notes, and explaining everything. We then went inside and we were given a preview of the inspection report. I was clear, as he had sent me the paperwork 4 days prior to the inspection, the realtor had some questions, which Robert explained effectively. As we moved through the property, Robert explained, how, what, why and where for every possible component and feature of the place. I took over 5 pages of notes. He often stopped to ask if I had any questions, and spent as long as necessary to respond. He spent a total of about 4 hours on the home inspection. He was very thorough, checked every door, window, receptacle, basement, HVAC, attic, and everything else top to bottom. It was evident that he had 15+ years of experience. The inspection report was delivered to us by email on the same day, with pictures. He also sent us painting tips and a list of some home maintenance items that are specific to the details of that property. The realtor said it was her longest home inspection. For me, it was the best home inspection. Side Note: There was paint over the wallpaper in the living room. I hate wallpaper, then to paint over it is like RG3, not what you wanted after 2 years... So we ran into the guys (neighbors) who did the paint job, we discussed it briefly, Robert was like 'Holmes on Homes'.

Description of Work: Robert did an excellent job with my home inspection - he spent about 3.5 hours to inspect a small house and noted everything both large and small. In addition, as he was inspecting the home he was very helpful in explaining everything and providing a lot of great advice on home maintenance. The report was completed by the end of day and was also very thorough. In short I highly recommend Robert and would not hesitate suggesting him to other people in need of a home inspection.

Description of Work: I emailed several people who might be available to assess our deck to see if it should be replaced. I received a reply from this company saying that he did not have time to come our and look at our deck at this time but that, if I sent him photos he would let us know whether full replacement was necessary. I sent photos and he determined we needed full replacement and subsequently sent several emails about how to determine the quality of a provider. There was no charge and I was very impressed.

All I can say is WOW. OK well that isnt all I can say. Robert arrived on time. Was very professional, knowledgable, and EXTREMELY thorough. The property sellers already had the property inspected but Robert found things that their inspector missed including (a) a gas leak (b) some miswiring in electrical outlets and; (c) a loose toilet. Robert's inspection too 3+ hours. I have had multiple homes inspected in my life and his inspection was 2X as long. He looked in every nook and cranny and explained what he was doing all along the way, gave recommendations and suggestions. I was thoroughly impressed with Robert and HIGHLY recommend him to anyone buying a new or previously owned home in the Washington - Balltimore area.

I bought a new construction home and still wanted my independent inspection before the builder did the pre walk through. I am so glad I did. I learned so much from Robert, that when I did the builder walk through two days later, I got the most out of demonstration. The first thing Robert did was provide me a pen and paper and encouraged me to ask questions. He looked and checked everything! Any areas of serious concerns he found, he took pictures of. Most items were minor, however some of the fine cracks in the concrete could cost me big later down the road if the builder ever wanted to dispute it. Now the builder will mitigate the damage (seal the cracks) and if it ever becomes a problem, I have proof. I learned so much about my heating, ventilation, and water systems that I can take that knowledge and apply it to my rental property that I am self managing. The inspection started at 2:30 pm on Saturday and lasted 3 hours and I got the report the same day! My agent was able to forward the report to the builders sales agent and superintendent and they were already addressing some of the items on my list prior to me arriving at my walkthrough on Monday at 09:00 am. This was key, because it snowed 6 inches the following day and if I hadn't had my report and pictures from Robert, I would have missed a crack in the cement of the walkout basement. I could go on and on about how professional, knowledgeable, nice, etc Robert is. Bottom line, hire this guy. He's worth it!
Description of Work: Robert was a true professional from the first phone contact. The first thing he did, was establish credibility as a reputable home inspector. He asked the right questions to ensure that both he and I could agree what services would be performed and conducted. Although I was purchasing a new home he provided numerous ways that I could save money on heating and cooling systems. He was prompt, extremely thorough and responsive. He is insured and will meet any builders qualifications to inspect the property. If possible, I recommend hiring Robert before they put the walls in because he caught things not only in my home heating system, but in the builders model home. I highly recommend him and will be utilizing him to to inspect the work prior to finishing my basement.

We highly recommend the Home Detective. We worked with Robert. He showed up early to do our home inspection. He meticulously went through the house to flag things that needed to be looked over. He talked us through the inspection and gave us tips of how to save energy and money. As first time home buyers of a single family home, Robert was very helpful in explaining all units and how they worked around the house. After he was done, we walked us through the home again and he explain what he found and why they were areas of concern. He wrote up a list of things with details on what he found and recommendations. Robert was extremely knowledgeable and professional. We honestly couldn't have been happier with the quality of service that he provided.
