Danny impressed us as professional and competent with no ax to grind. His inspection of the roof and crawlspace was quite thorough. He's been in the home inspection businesss for a long time and definitely has seen it all. Price was reasonalble. Highly recommended.

I hired Danny based on reading the reports from Angie's List, and was not disappointed. I called to make an appointment and he called back right away with several options. As we had only 10 days under the contract to do the inspection, it was important to get it done promptly, and Danny understood. He showed up right on time at the home (early, in fact) and had already started his assessment of the exterior. For a 4,000 sq ft house it took about 3.5 hours... and he was extremely thorough. Tested every system, wrote up detailed notes, and noticed even small things like hard-to-see cracks in the window panes. In the garage, he noticed a little bit of water from the previous night's rain, and suspected a problem with the garage door. So he took out the hose, sprayed the door, and verified that indeed there had been a faulty installation. In addition to pointing out things that needed to be fixed, he showed me how to operate the systems, change the filters, and even put up the caution stickers on the automatic garage door, which the installer had failed to do. All around a great experience.

Danny Patkus, I can't stop singing his praises. The inspection went superbly. Danny arrived promptly and ready to work. The home is of new construction and brand new. Danny, without prompting from me, took off his shoes so as not to track mud and dirt into the home. The fact that he had the presence of mind to treat my home respectfully meant a great deal to me. He then fully explained the inspection agreement and made sure I understood what our respective obligations were under the agreement, and what the inspection process consisted of. He then started in the basement and explained certain aspects of the water, heating, cooling, and plumbing systems. He found some minor issues which he pointed out to me and noted in his report. He then went painstakingly throughout the entire home checking every inch in detail. He checked the foundation of the home, he looked at the appliances, he tested the appliances, he went out on the roof, he went up in the attic, and he checked every outlet in the home. He then went out on the property and checked around the outside of the home and the property around the home. All during his inspection, he informed me of what he was doing and he explained certain aspects of the home and how things in the home were supposed to work. The construction manager was present during most of the inspection and Danny let him know right then and there what his concerns were, and he wasn't shy about it either. Mind you his concerns were minor but he made them known all the same. Danny recognized a potential errosion problem on the property. I had previously observed this potential problem but was not sure what could be done about it or who's responsibility it would be to correct it. In fact, I assumed that I would have to correct the problem after closing on the property. Danny thought that it may be an issue that could be corrected prior to closing on the property and made suggestions to me on how to address the problem with the builder, and how the problem might be corrected. I immediately raised the issue with the construction manager. Much to my surprise, the construction manager agreed to fix the problem, at no cost to me. All of the issues that Danny discovered during his inspection were either corrected during the inspection, or were promised to be corrected prior to closing. This led me to believe that Danny knew his business and was accurate in his various assessments of the home. This in turn made me comfortable about his predictions about future wear and tear and maintenance issues with the home. Danny explained what I should expect to occur with the home over the next few years, and suggested maintenance tips to keep the home functioning properly, which I think is above and beyond what I hired him to do. What can I say, Danny was fantastic, and I am totally satisfied with his services. I would urge anyone in need of home inspection services, or any other services Danny Patkus may provide, to hire him. He knows his stuff.

Danny made it really easy for us. He was friendly, professional and thorough, taking the time to check the house from top to bottom as well as giving us advice about new construction. He walked us through the must changes, the nice to haves and the "if you're anal" changes, as well as giving us advice on how to address any pushback from the builders. I would definitely recommend AHIS and Danny to anyone looking for a home inspector who is going to not only do the job, but ensure that you have all the information and help you need

I used Danny a couple of years ago to assess a water damage issue in my condo. I knew from that experience that if I ever bought a house he'd be the one I'd call. He actually inspected two houses for me over the last month. The first was a small two bedroom that looked cute, but not so cute once you got into the crawl space (mold, rotting joists... and more). After 20 minutes he advised we should stop the inspection because the problems were so major. He only charged me for the 20 minutes of work, which turned out to be a great investment (the seller had a full inspection done shortly after ours and it recommended about $30K worth of fixes). The 2nd inspection turned out much better. As the other reports here indicate, he is incredibly thorough in his work. Not only does he go over what needs to be done for the report, but he points out lots of other things that need tweaking (things that wouldn't be noted in an inspection report) as well as things to look for down the road. I took lots of notes! I had all sorts of questions -- lifespan of the systems, conventional water heaters vs tankless water heaters, are all the pipes and ductwork crammed into the small space normal/safe, would I want to put the HVAC system on the roof, etc. etc -- and he answered everything and had lots of terrific advice. He's very personable and easy to talk with. I've recommended him to friends and my real estate agent. I would absolutely use his services again.

The experience was smooth, thorough, very educational, professional and worth every penny. Danny was most pleasant, knowledgeable, very prompt and efficient. His patience and willingness to explain everything to me was of utmost importance, since our follow-through on the home purchase was dependent on his findings. I would recommend him highly to anyone needing a home inspection for a real estate purchase.

Danny arrived early, went over every inch of the house (inside and out) and gave us his honest and direct expert opinion about everything. We couldn't have asked for more. He's personable, honest, and knowledgeable. Overall, a terrific experience!

All in all, it was money well spent and I'll definitely use them again the next time I need a home inspection in Washington DC.

He did me a favor, warned me off the first one, and waived half the fee since he didn't do a thorough inspection, that he could see serious problems without that. The second time was a keeper. Again, Danny came promptly, gave a thorough inspection, and I bought the house. I have found, in the intervening time, that his assessment was right on, and I have done some work based upon his recommendations.

I can?t image a better experience than the one we had. Danny was professional, energetic, patient, passionate about his work, and communicates well. He spent over 3 hours meticulously checking every nook and cranny in the house, leaving no stone unturned. When we were done, we felt confident that we knew everything about the house.

Mark Jenkins was my home inspector. I would definitely hire him again, or Danny Patkus, the other inspector with American Home Inspection Services. Mark is very personable, accommodating to changes in schedules and weather conditions, and very thorough with his work. His inspection, coupled with a false statement made by the home owner on the property disclosure form that came to light during the inspection, and numerous inconsistencies in the responses the sellers gave to pointed questions firmed up my decision not go through with the purchase. The house I was thinking to purchase was a short sale home built in 2003. The house originally came with an unfinished basement and the owners finished it themselves or had a contractor do it. It was never real clear who did the finishing. What was certain was that all of the HVAC work had been completed by the home owner and that work performed was shoddy. Mark found numerous problems and unsafe conditions. Thanks to him, I heeded his ?buyer beware? advice and backed out of the contract and probably saved myself thousands of dollars. My own agent didn?t like his "hand written" report and thought it should have been done on a computer, and I am sure that the home owners didn?t like the results of the inspection. As for me, I?d take a great hand written inspection report done by a very knowledgeable and qualified inspector over a ?pretty report? any day. It was the best $435 I?ve ever spent. Looking for an honest, qualified inspector? This is your guy!

Wonderful. Mark is professional, intelligent and knows his stuff. He pointed out things in this home we could have never seen. We're glad he did such a thorough job and saved us from buying a home which would be a "money pit" with all the inevitable problems we were going to face. We even had to call him back a few days later, and he responded and answered our questions even though the job was done days prior. Mark (American Home Inspection) is exactly why I use Angie's list.

Danny arrived on time and immediately started searching through the home, eager to diagnose issues. He zig-zagged in and outside the home to see different issues from multiple angles, made a ton of suggestions, gave me very rough ballpark repair costs, and provided me with a punch list of repairs that he recommended for the home. He was very detailed and clearly knew what he was doing. He even had a rich historical perspective to offer, since he is very familiar with the homes in my area, how they were built, and when. He explained in detail the items I would need to fix. It was an excellent experience and Danny is my home inspector for life now. He even offered to swing by as I repaired items if I needed to ask any questions, and he said he would recommend some contractors for the work after I requested it.

Danny Patkus did the inspection. We are looking to sell our house, so Danny came in and found some things that we needed to do. He was very thorough and easy to talk to. He also gave great accommodations for other service providers. I would definitely use him again in the future and have already recommended him to several people.

I contacted Danny via phone and he was able to schedule an appointment the next week (within the timeline of 10 days required by the sales contract). He quoted me an estimate of $395 and that is what he charged. He showed up on time and prepared to conduct the inspection. He asked me to accompany him through the house so he could explain what he was doing, answer any questions and provide maintenance and/or repair advice. We went through the entire house, including on the roof (he went on the roof, not me!). At the end of the inspection he went through his report with me and stated that I could call at any time about any future questions I had about the report or anything else to do with the house. I felt he did an extremely profession job and would recommend him to any of my friends.

Danny arrived exactly on time and walk me through the house for a complete home inspection. Found a few hidden problems, tested out everything, and pointed out potential problems. Was able to answer many question and gave some advice on energy efficiency, appliances, and repair work. The inspection was very thorough and detailed. Highly recommend!

We had just signed a contract on a home and needed to schedule a home inspection. My Realtor suggested an inspector who she works with, but I wanted to do my due diligence and compare several inspectors. I contacted three other inspectors, including Dan, and talked to Dan last. I explained that I was comparing services and wanted some info on how he works. The first thing he asked was, "Who did your Realtor recommend? If that person is qualified, I don't want to take work away from him." So I gave Dan the fellow's name. Dan knew this other inspector and said that he was highly qualified. He even said that if he himself weren't a home inspector, he would call this guy to do the inspection. With that ringing endorsement, we went with the original inspector our agent recommended. But I was so impressed with Dan's honesty and integrity that I wanted to work with him as well! So instead, I'm giving him MY ringing endorsement!
