The inspection of the house was very thorough. David Goldberg was very helpful pointing out potential issues and ranking them in priority order. He provided a detailed summary of the inspection.

I decided not to move forward with the appraisal because I determined that I'm not ready to sell. But I have to tell you, Mr. Orman provided outstanding service from the first email response all the way through following-up with me a few times to see if I was still interested. He didn't pester me either, he gave me a lot of space and never made me feel pressured - not once! When the time comes that I'm officially ready to move forward, David Orman is the ONLY person I plan to contact. He is extremely polite, friendly, professional, flexible, and reasonable. I guess my only regret is that I didn't hire him and he spent a good amount of time working with me. He's a real gem!

Using Angie's List, I selected a local appraiser based on the comments shown in Angie's List. I called and left a message for Mr. Orman. He returned the call right away. We discussed what was needed and the time frame and he was able to accommodate my needs. I needed an appraisal for the Probate Court. This type of appraisal is different from a Real Estate appraisal. All total, from the point of my call to the actual appraisal took 5 business days. He can receive payments electronically and via smartphone. In my case, I mailed my check. The USPS was more of a hold up, however, everything was received on time and fulfilled the request of my Probate Attorney. Also his cost was generous and reasonable. He and his assistant worked quickly and professionally. I recommend him and will use his services again. He was a truthful and respectful and made the entire experience a smooth operation.

He was honest, and told us that our unique home and the area we lived in were not his expertise.

Someone in the real estate business contacted me and offered to buy my house. In order to have a good frame of reference for his offer, I contacted Mr. Orman and hired him to appraise the home. I found Mr. Orman on Angie's list. Mr. Orman was easy to communicate with, listened carefully to what service I required, and agreed to take the job, but only on the condition he could find sufficient comps in my area for the appraisal. He struck me as a man of integrity. Within days he viewed the property, and provided me a professional report of approximately 30 pages. He also offered to adjust the report for changes in the market if a long time passed before selling the property. I assumed the fellow who wanted to buy my house would offer a price below market value. However, his offer was absurd when compared to Mr. Orman's appraisal. We consider it money well spent.

Mr. Orman seemed to do a professional job. However, there were recurring instances of lack of timeliness. First, it took three days for hilm to return my initial call to request the service; he indicates he was in continuing education at the time. I asked for a statement of work which he forgot to send until I reminided him three days later. He was 20 minutes late for the appointment to visit the property for the appraisal - he indicated that he wrote down the wrong address. His final product was two days later than promised due to a "time critical" appraisal that had to be done. Separately, even though I twice pointed him to a comparable very near the house being appraised, he did not include the nearby comparable house in the appraisal process.

I'd say it went well. Initially, I was wanting an on-site estimate, which usually runs $300-$400, and he gave me online comps for free, which gave me enough of a ball park idea that allowed me whether to decide to pay for the full spread. This was very generous of him, and actually loses him money, but I suppose he believes that good will value with the client base is worth it. A foreign concept these days. I did have to place one reminder phone call, but I'm not sweating it, the level of service was very high and was more than happy to work with him. Given that my home value is still not where I want it to be, I will likely check back in 6 months to a year, and I when I'm ready for an onsite, I'll call David.

I found Orman Appraisals using Angie's List, because I live in California but the house needing an appraisal is in Rockville, MD. We transacted most of the business via e-mail with one telephone conversation. As Mr. Orman had an appraisal already scheduled for Rockville that weekend, he worked with me to make arrangements through my sister-in-law and her husband to agree to conduct the appraisal. We had our completed report within the week and, as a bonus, Mr. Orman provided us rental prices for homes in the same area, since we were considering whether to sell or continue to lease the house. Very easy and quick!

He came when he was supposed to, he looked at everything, and gave me a speedy response, which was what I was looking for.

I am extremely satisfied with my experience with David Orman Appraisals. In June 2012, my wife and I placed our house on the market. Both of us conducted our own analysis determining the market value for our house. Our realtor's analysis suggested a higher market value. After 30+ showings, all feedback received stated the house showed very well but most would not comment on price. After 49 days on the market, we lowered the asking price by 20k and finally received a written offer. Overall, our transaction was going well with the potential buyer. The home inspection took place and an agreement was made between both parties regarding repairs. After 30 days into this deal and approaching settlement day, the potential buyer lost financing. We had to relist our house. Luckily, we had 6 showings the first weekend after relisting. After 2 weeks, we received a verbal offer with a promise to submit the written offer the next day. The next day, the potential buyer's agent refused to submit the offer stating that the comps were 40k less. She was not confident that our house would appraise close to the asking price. At that same moment, our agent seemed to lose confidence in the price. I became frustrated with this situation for many reasons. I made all the realtor requested renovations and upgrades to sell my house without hesitation. I knew the going rate walking in but figured their experience may prove me wrong. I inquired about securing my own appraisal and my agent told me that it not transferable. At that point, I didn't care. I needed someone to tell me the value of my house. On Wednesday, September 5th around 9pm, I logged into Angie's List and began looking for appraisers. I selected 2 appraisers that were close to my area but did not live in my area. I wrote the contact information for both but sent David Orman an email that night. The next day, I spoke with David shortly after talking with the other appraiser. He was available in 3 days and the other available in 7 days. I decided to go with David because this was an urgent matter to me. David asked me a few preliminary questions such as name, telephone number, property address, and the purpose for requesting an appraisal. I told David all of the above background information. He provided a detailed overview of the appraisal process. Additionally, he pulled up all of the comps and conducted a market analysis via telephone. We spent approximately 45-50 minutes on the telephone. At the end of the conversation, he confirmed that my house was priced right and that I should not confuse this analysis as an appraisal. After sharing our conversation with my wife, she still wanted a formal appraisal to have in our possession. David told me that it was not necessary and he did not feel comfortable taking our money. Integrity... Integrity... Integrity... This is a very rare quality to find and I highly recommend David Orman Appraisals. By the way, I did not have to pay for my phone consultation either.
