Dear Mrs. [Member Name Removed], Thank you for your review. We would appreciate feedback on why you feel we deserve the grade that you gave us. We have done work for multiple members of your family members and I know that they have been happy with our work and have referred multiple individuals to us. I know that we had issues with the countertop not being level because the cabinet that we were installing on top of was not level but despite the fact that it was not work we were contracted out to do, we fixed it for you at no charge. Also, I know we were short a piece of accent tile and because it was special order, it took us a while to get it delivered to us but that should not have restricted you from the complete use of your kitchen. Please feel free to contact me personally if you would rather discuss the reason for your rating in person. As you know, my cell phone number is 301.672.5773. I have always made myself available for you and Dr. [Member Name Removed] whenever you needed me. Sincerely, Anthony Obedoza General Manager Southern MD Kitchen Bath Floors & Design 301.866.0337

Dear {Member's names} I know that we were delayed in completing your bathroom because you did not like the dye lot of the tile chair rail we were installing. Although we could not control the lot of the chair rail and the color it came in from our supplier, I feel we were more than accommodating and swapped out items such as your corner shelf and offered you a credit for special order material that was in your contract that we usually don't take back because it is made to order. Please let us know what else we could have done to "make right" what lack of service we may have had during your remodel. Feel free to contact me directly on my cell phone at 301.672.5773 any time to discuss. Sincerely, Anthony Obedoza General Manager Southern MD Kitchen Bath Floors & Design

Worst experience that I have ever had! My design gal was excellent, loved the design. The workmanship and operations of this company are the worst that I have ever dealt with. The contractor was frequently late and then complained constantly about the distance that he had to travel to get to my house. I was often told one thing by the office and then it was totally different when the contractors came. I received the incorrect bathtub than the one that I had chosen with the designer. When I called to inquire about it, I was told that the one that I had chosen had been discontinued so the operations manager ordered a different one without my permission. The one that was sent was not anything like the first one and cost much less. I find this very deceitful. According to the design, the light switches were to be moved to another wall as to accommodate the mirror above the sink. When the contractors arrived and I pointed this out to them, they stated that this would be too difficult. The mirror was re cut to accommodate this. We had two leaks in the plumbing causing significant damage to the ceiling in the family room below the bathroom. This resulted in a large hole in my family room ceiling twice. The first time took over two weeks to re-drywall and paint, which they did do at their expense. Then came time for the shower doors to be installed. They ordered the incorrect hardware so I again had to wait another two weeks for that to be re-ordered. The face of one of the cabinets is defective also. I was told June 26th that this was being re-ordered and I would be contacted when it arrives, still waiting. The workmanship of the company was so poor that the handle to turn on the hand held shower head turns on opposite of the rest of the heads. The plumbing in the walls vibrates loudly when the shower is on and can be heard from downstairs. When the contracting manager came to assess the noise in early July, he told me that the noise from downstairs was due to not insulating the pipes when the floor pan was installed. Shouldn't this have been known and besides they had the ceiling opened twice due to the leaks, shouldn't it have been caught then? He stated that they would get back with me about the vibration in the wall behind the shower, still waiting. So, you can imagine my surprise when I opened a letter from a collection agency collecting my last payment of $1318.09. Shouldn't the work be completed before you finish paying for it? And to top it off, the owner told me that according to their records they had contacted me several times before sending me to collections. I have never been contacted by them or I would have told them then what my intentions were. I received an invoice in August for $325.00, which I paid and sent a letter with the payment stating that I was still awaiting the project to finish. Which of course they do not have in my file. This invoice was dated 4/15/2015 and I only received it in August. I seriously thought that they had no intention of completing the work and was calling it a wash so was only asking for the $325.00. Guess the joke was on me! I would never recommend this company to anyone!

Dear [member's name removed], Thank you for your review. We look forward to feedback so we can improve our products and services. I am truly sorry that you did not have the same experience on this remodel as you did on the previous project we completed for you where you posted a glowing review of our company. We take responsibility for whatever errors may have occurred during the remodel. We ordered the cross reference to the tub (which was approved by your designer) and when you did not like it, we replaced it with a different (more expensive tub). When you had the leak and when you contacted my cell phone on a Saturday, we sent someone out immediately to address the situation the same day. We fixed the ceiling downstairs and repainted. The other items were installed according to standard industry practices and when you contacted us yesterday, we immediately scheduled someone to come out to address whatever issues that you may have had since we last spoke in the beginning of July. According to our records, we have tried contacting you three times since then to remedy the items. I am sorry that you think we have deserve "F" in responsiveness when you get a response, if not immediately, within 24 hours of voicing any concerns. We only sent you to a collections agency in the beginning of September when we did not get a response back. Despite the rattling in the wall from your hot water pipe and the defect from the cabinet manufacturer on the false drawer of your vanity, we have completed the project and your bathroom has been fully functional for months. As always, you can contact me directly on my cell phone at 301.672.5773 if you have further concerns. Sincerely, Anthony

Description of Work: I was very excited to find out that they have a little office next door to the main office that has some amazing deals on items that were not used in remodels that the company had done on previous jobs. All new and amazing prices. I was trying to keep my costs as low as possible and it was a great find and I would go there first next time I need more in future remodels. They were helpful in getting everything moved into and fit into my car. Among other things, I had gotten a great deal on a professional grade double sink that was 80% off, and a cabinet that closely matched those I had gotten elsewhere.

I want to say that the countertops are gorgeous, and the workmanship of the contractors was above what I expected- very good job, done expertly.Mark, Willie were really a pleasure to deal with and they did an excellent job. Jessica, salesperson helped me select what would look go cabinets od and match the kitchen color scheme, as I was not changing cabinets. I will clean and polish them myself. One area of concern was the scheduling- we were given dates and times that contractors would arrive, and they arrived at least an hour later for each project, the "office" knew they would be late......antd that is fine, but we were not notified..improvement with scheduling is really needed. One contractor, on a Friday, told us he would return on Monday. Surprise, He came on Saturday. I was still in bed. The "office" did not call us to let me and spouse know he was coming on Saturday. I was happy he came out, but he ran the risk that we would be out since we did not expect him ! I give an "A" to the workmanship overall, but improvement needed with communicating the schedule changes with the customer

Overall, the process went well. The selection of granite could have been better (just in terms of number of choices), but the quality was very good. I'm very happy with how it looks. My main complaint is that the installers had given a window of 10-1 and showed up at 1:15. I'd recommend the company, but don't plan on them being on time.

Dear Member, I'm sorry that we were unable to give you the attention that you deserved. During the time we tried to work together, we were still a new company with a few employees and we unexpectedly had more work than we can handle. Undeservingly, I focused instead on the current customers that had already purchased projects from us instead of giving your project the attention that it deserved. Since we first met, almost four years ago, we have increased our staffing to over 20 employees (including three designers) and learned from our past mistakes. Again, we are truly and sincerely sorry. Sincerely, Anthony Obedoza Store Manager
As my son started out-growing his small closet, we decided to tear it down and make the space more usable in his small bedroom. We removed his closet and installed a custom built-in for the space to house his clothes, television, and misc items. It was a challenging design and I was glad that we had great help from the designer at Southern MD Kitchens. He really listened to what we needed and even added extra ideas to make the design really work. He even helped design furniture placement so the room would really work. When they started the work, they ran into a problem when they removed the walls in his closet. There was some electrical wire run in one of the walls and needed to be moved. Because of this, it delayed the project a day as Southern MD Kitchen made arrangements to move the wire. It cost me a little extra but they worked with me so the extra money I had to pay was not overwhelming. After the small delay, the men worked hard to get the work done. The drywall work took a while and made a lot of dust but it was to be expected. After the built-in was completed, the hardwood installers came in and installed all of the hardwood floors in half a day. The final touches were completed on Friday when they installed a left over piece of granite on the dresser cabinet. Good work and great service. It was good to know that I could call Anthony on his cell phone with any questions and if he didn't pick up, I was able to get a call back within a day. I look forward to getting another one of our bathrooms done soon!

We scheduled a designer to come look at our bathrooms, we had Alison who was great. Alison showed up on time and took measurements. I then scheduled a meeting at the showroom where we went over everything and came up with a design. When the quote came in we were in shock at the price and didn't make any decisions for a few weeks. Alison then called us one day to let us know they were having a 1 day sale if we wanted to come in to the showroom and look at everything again. We did and the sale price was a little better so we signed the contract. Work went well, no major problems, but work did take about 4 months instead of the 4 weeks we were told. I will say that this was over the Thanksgiving and Christmas Holidays so there were delays. The one major negative comment is that on one of the first few days when the workers were in my house when I wasn't present we had some personal property go missing, nothing of major value but still. Of course we have no proof that it was stolen but... Anyway, when we complained to the company we were listed to and felt they took it seriously. The person who was at my home that day never returned. The company did not offer to reimburse us though. Overall, it went semi-smoothly for a home renovation. The bathrooms are absolutely beautiful and we haven't had any problems with anything.
Description of Work: We had 2 bathrooms completely gutted and renovated. In one bathroom we had a pedestal sink, recessed medicine cabinet, toilet, tub, tiled shower, and ceramic tile floors installed. The other bathroom had a new vanity with a granite top, toilet, tiled shower with glass door, and ceramic tiled floors. Both bathrooms are relatively small so we weren't expecting the price to be quite so high but we are very happy with the finished product.

We worked directly with Jessica, a designer. Jessica was punctual to our initial appointment, listened to our wants and needs, and scheduled an in-office follow up visit. Upon our follow up visit, Jessica had prepared a comprehensive plan, gave sound advice and guidance, and assisted us in selecting colors, styles, etc. We returned on another occasion to receive the estimate. The estimate was exactly within the ballpark we'd figured it would be. With absolutely no reflection on Jessica or So. MD Kitchen Bath Floors and Design, we decided to contract with another company. Our decision was made simply because the other company we contracted with sent a contractor who explained all the behind-the-scenes things which impressed us very much. Given a future opportunity to remodel or update fixtures or furnishings in our home, I would definitely return to So. MD KBFD for their assistance.

May 30, 2011-proposal submitted after meeting with Anthony Obedoza. On June 10, 2011-proposal approved. We did the demo to save money. The job was to install new master bathroom flooring, install new corner shower with 2 recessed lights above it and add 1 new electrical outlet. Previous shower had leaked causing damage to shower and floor. Our home is only 7 years old! We thought the total price for thejob was high but went ahead with it since it was work we could not do ourselves. The approval proposal for the job states-Install Date-ASAP. Requested Install Date was June 27. However we were told it would take longer because they had to order the materials. Given that Anthony said it should be done by the end of July. The job was completed the last week of Aug. We called the store and left messages on Aug 30-31, no one returned our call. So on Sept 2 I sent Anthony an email detailing the problem. The shower door did not shut properly. The shower doors are glass and we had to push on one side of the glass to get the door shut. The caulking was cracking and peeling away. The caulking was the worst around the shower seat. This business has a problem with communication! Communication between the store and the customer and communication between the store and the contractors. Now we are up to Oct. 18, 2011. Anthony tells me that they have ordered the door and it SHOULD be in Oct. 26, 2011. One Oct. 24th we recieved an email from Anthony stating that the door did not make the truck, so it won't be here until Friday, Oct. 28, 2011. At this point we have been without a master bathroom for 5 months. On Oct. 27, 2011 Anthony sent us another email stating that Virgil would be arriving tomorrow (Oct. 28) "to wrap everything up hopefully for the last time, we want this job wrapped up as much (if not more) that you do" he said. The door was installed. On New Years Day as I was showering water started to come out from under our siding onto our deck. I mean it was coming out like someone was holding a hose behind the siding! So here we go again! Anthony and his workers came out on Jan. 5, 2012. After some investigating is was discovered that the shower seat was installed incorrectly. Prior to putting the shower seat in caulk was supposed to have been put around the entire shower floor. Then put the seat in and caulk around the seat. The caulking around the floor was not done behind the seat. Caulking failed to work around the bench and water had been running into my walls since Oct. 28! After asking for some financial compensation I was told that we could get 10% of the price back and they just fix the caulking and put in the seat or redo the entire shower. I told them they could not just recaulk! Now they had to look behind my shower and check for water damage. They agreed and said the entire shower was going to have to come out. On Jan. 26, 2012 Chris came to the house to demo the bathroom. He had to use saws to cut the shower out. Dust was all over the 2nd floor of our home. Now we have been without a master bathroom for 8 months! On Jan, 29 we meet with Anthony and Shannon Obedoza. They said they are doing everything they can to fix the problem. We picked out new materials and they told us that it would be another 2 weeks until the materials arrived in their store. Jan. 31st we were told that Chris would stop by to pick up the shower head and he never showed up. I will admit that this is the day I lost It! I called the store and was very angry. I was told that we were supposed to put the shower head on the front porch and Chris was going to drive by and pick it up. They said she drove by and it was not on the porch so he did not stop. We never said it would be put on the porch. On Feb.4th I fell stepping into the only shower we had to use. At this point we decised to contact a laywer and were advised to send a letter to Anthony and Shannon stating the work must be completed by Feb 24th or we would find someone else to do the work and give them the bill. This did get things moving a bit. On Feb. 8, 2012 the tile was installed. The men were nice but fail to ask if they could use our hose (I would of said yes), dragged it through our bushes and used it to mix the grout. They also left chucks of grout all over our sidewalk and grass, a lot of it. Anthony sent a "helper" to the house to do some clean up work. He was to remove excess grout in the shower. He used a sander where the shower bench had sat because caulk would not come off leaving a triangle shape in the corner of our shower that is a completely different color than the rest of the floor. The bathroom had not been cleaned yet also. It has now been 9 months without a bathroom, a job that was supposed to take aprox. 6 weeks. I called Anthony and said that I wanted the bathroom professional cleaned. The cleaners were supposed to be at our house on Feb. 20th and they did not show. No one called us, we had to call them. We were told they would be here on the 21st and again they did not show. They finally came to the house on the 24th. Even though the bathroom had been cleaned there were still small details to take care of with caulking and such. It took entirely too long for this job. They did not pay attention to the little things that would make a customer happy. They made us feel as if our job was small and they had bigger jobs to handle the entire 9 months. It was extremely frustrating dealing with Southern Md. Kitchen Bath and Floors. Anthony had told me that he and Shannon were co-owners in the business. During a phone conversation with Shannon Obedoza she stated that she was not the owner and not responsible for anything that had happen. I told her that on every website I could find it list Shannon and Anothy Obedoza as owners, to that she said call the state and you will find out. So I did! On Feb. 28, 2012 I spoke with Sheldon at the Department of Labor, Lisensing and Regulation. He stated that she owns the license, she is listed as the sole propritor and is responsible. I would not recomend this business to anyone. There is absolutly nothing that they can do now to make things right besides return all of our money.
Description of Work: May 30, 2011-Proposal submitted after meeting with Anthony Obedoza. On June 10, 2011-Proposal approved. We did the demo to save money. The job was to install new Master Bathroom flooring, Install a corner shower with 2 recessed lights above it and add 1 electrical outlet. Previous shower had leaked causing damage to shower and floor, our house is only 7 years old! We thought the total price for the job was high, but went ahead with it because it was work we could not do ourselves. The approved proposal for the job stated it would be complete by the end of July 2011. It was not finished until Feb. 2012

The member entered into a service contract with our company on 6/10/2011. Her existing shower leaked and was already removed by the homeowner. When we initially signed the contract, we estimated a start date of 6/27 as long as we can have all of the material by that date. Despite letting her know less than a week after she signed her contract, them continued the remainder of the demolition of the bathroom. We agreed to still begin the project on 6/27 and do the electrical portion of the contract until we received the shower unit in the middle of July. Because the floors were removed, we had given her carpet to cover her floors while we waited for the unit to arrive. We contacted her immediately and set up the installation of the unit on 7/21 after we received the unit on 7/18. We delivered the material to her home that morning and we noticed that there were scratches on the glass and one of her walls as we removed it from the boxes and notified her. I met with her on 7/22 and took pictures of the scratches on the unit that was delivered to us. We immediately re-ordered the damaged pieces and notified her that it would take at least 3 wks for us to get the replacement pieces. Unfortunately, we cannot control how quickly our supplier delivers materials to us. In the meanwhile, we made arrangements with them to install the base of the shower (since it was not delivered to us damaged) and her floors. We contacted her on 8/8 to let her know that the replacement pieces were coming within a week and we arranged for our installers to come back on 8/15 to resume the work. As she stated, “The job was completed the last week of August” or within a week of resuming the work (see attached completion form signed 8/18). After the 8/18 completion, an inspection was done on 9/2 after she sent an email stating the shower door not shutting properly. We have no records of her calling our store on 8/30, almost 2 wks since completion. Due to Hurricane Irene 2 days before, our office was closed because we didn’t have power. After the inspection the pre-existing wall framing caused the shower door to also be out plumb. A custom shower door that is cut out of square is what they needed because of how bad the pre-existing wall framing was. The initial frameless shower door sent to us was part of an entire unit that she purchased and could not have been customized. The shower door not shutting properly did not hinder her from using her newly installed shower. After speaking with the shower door supplier we agreed to order a custom stabilizing bar from another one of our shower door manufacturers to see if it would fix the problem. We met on 9/9 and they agreed to try that solution. We came back out three weeks later and attempted to install the bar. When that didn’t fix the issue, I came out later that week to measure for a custom shower door. Although she did not pay for a custom door, the company absorbed the cost for the custom door and ordered it. As she mentioned, like all of the other material, I let her know that we would not receive the custom door until 10/26. As soon as we found out that the door was not going to make it by the 26th, we communicated to her via e-mail days prior to the expected delivery date and made arrangements to be there on 10/28 where we completed the work. I received a call from the husband on Sunday 1/1/12 stating that the shower had leaked. Because I was out of the country on vacation, I sent one of our installers to come out the next day to assess the situation. We found that the leak was because the bench caulk had failed and we came out on 1/5 to remove the bench and investigate for damage. On 1/11 the wife expressed her concern with the water that went behind the shower. Although we had done a mold test and assured her that there was no mold behind the shower, she wanted us to remove the entire unit and replace it. When we removed the unit the following week (as arranged), we found no water or mold proving something we already knew. Prior to removing the unit, we offered to fix the caulk that failed in her existing shower and offer her $1,100 refund or install a new and better custom shower that she did not initially pay for. As she also mentioned, I opened the store outside of regular store hours on Sunday, 1/29 to select their tile. We agreed to install an upgraded porcelain tile with extras. We contacted her on 2/6 and installed the new shower tile on 2/8 (8 business days from when the tile was selected). I had no knowledge of her fall on 2/4. We did not receive any calls during or after the tile was installed from her with the behavior or the quality of work of our tile crew. The triangle shape stated in her letter was from where the corner bench used to be that she no longer wanted. Because of the demolition and with the amount of work that needed done, we sent a cleaning lady out (free of charge) to take care of the excess of dust and dirt. I’m sure she would agree that we tried to quarantine the area that we were working in with plastic and also put a considerable amount of protection on the floors from the front door to the shower. According to our records, we scheduled our cleaning lady to arrive between 3-6 pm on 2/21. She arrived at 5:35 and was turned away by her husband. We arranged our cleaning lady to come back on 2/24, their next available date. Our cleaning lady was not responsible for the final caulking. We took care of that and the small details shortly after the bathroom was cleaned. Unrelated to the project, Shannon holds the contractor license for the company but is not the owner. We are also not a sole proprietorship but an LLC. She and I are on the board of directors with another silent partner. I’m sorry that she felt the way she did but we have many reviews from contracts larger and smaller than hers with excellent ratings both in Angie’s List and ServiceMagic. We have also won numerous awards in Kitchen and Bath Design and installation from Talk of the Town News. As with all of our projects, we have kept excellent records and have tried to communicate to them. Southern MD Kitchen, Bath, Floors, & Design does almost $3 million in revenue every year and there are major inconsistencies with her complaint including that we did not communicate to her but she also stated that we let her know when material was not arriving to her on time prior to the estimated date we were arriving. Also, for a company that she has a problem communicating with or a company that lacked service, she did not have a problem getting in touch with us on Sunday, January 1st when the store was closed and I was out of the country. I also met with her on a Sunday outside of showroom hours to pick out tile because that was the only date at the time that was convenient to them. We have even done volunteer work for her at her daughter’s high school. She also stated in her letter that she fell on getting out of the shower on February 4th, 2012 but later states that she fell in December 2011 because it was the only bathroom that was the only bathroom she had to use.
Southern MD Kitchen and Bath remodeled both our master suite and kitchen. With such a large project, it was a bit overwhelming in the planning, design, and coordination of the project. The design team helped with all of the selections from the kitchen, bath, and closet cabinets; the hardwood floors in the kitchen, tile backsplash, bathroom tile, and bedroom carpet. They helped design our master bedroom and kitchen to become a lot more functional than the small 1970's style kitchen, bathroom, and closets. Their installation teams were professional and very respectful. They cleaned up well daily (as well as you can when you do such major renovations). They were efficient and, in my mind, did beautiful work. We love what they did and would recommend them to anyone.

We had an excellent designer help us with our bath, it was the construction that was the problem. They underestimated the effort that the plumbing would cost and ended up costing us double because they didn't scope the initial work correctly. The gentlemen who came was very experienced but the rest of his workers were not. They showed up in the afternoon, worked 3 hours and left and, in some cases, didn't show up at all. Forgot to install the water line for the toilet; Paid them to paint and they did a terrible job so we had to repaint. Overall they clearly failed to grasp the concept that people skills are important. We ended up having a faulty valve in our shower causing water to leak through the ceiling. Admittedly, they responded quickly but failed to finish the job. They were suppose to return our house to the way it was before the leak. The left the drywall patched and unpainted, didn't follow up on how the shower was doing after the fix nor did they fix the crown molding they broke off to see where the leak was coming from. Disappointing.we
Description of Work: We had our 1990's bathroom completely redone to add a master shower, jet tub, double sinks, new cabinets, flooring, lighting.

Dear Member, We deeply regret that our installers did not meet your expectations. We are glad that enjoyed working with our designer. We at Southern MD Kitchen, Bath, Floors, & Design constantly try to evolve so we can meet our customers expectations. We appreciate the feedback and we look forward to correcting our areas of opportunity. We have record of a completion form dated 11/25/2010 that rated excellent ratings except for the timeliness and professionalism of our installers (where we got "good" ratings"). It also stated that you would definitely do business with us once again and recommend us to your friends and family. The faulty valve a year after the original installation was admittedly a manufacturer's defect and hopefully was fixed in a relatively quick manner. Hopefully, you did not have any remaining issues after it was fixed. I unfortunately, I was not made aware that the ceiling and crown molding repair. Please let us know when we can come over to rectify that situation. You can contact me at the store or directly on my cell phone to set up an appointment. Thank you for using Southern MD Kitchen, Bath, Floors, & Design for your home improvement needs. If given another opporunity to serve you, we look forward to working hard to meet your expectations on your future project. I got several estimates to do this work from companies found on Angie's List and in the phone book; some estimated in-person and some were over the phone. Anthony (owner) came out to do the estimate in person and made a good impression; he was very knowledgeable and low pressure. His estimate was also the lowest in spite of using better quality latex grout. He was also the closest company which made scheduling easier. His two tile guys arrived promptly when they were scheduled and spent about four hours to do both tubs. They were polite and professional, the only negative was they did not try to contain the dust and it went in the adjoining bedrooms. Anthony came by personally during the job to check on their progress and performance. They did an excellent job overall but there were a couple of very small discolored spots left after the grout dried fully. I called Anthony and he offered to have them return the next day with no questions asked, but it was more convenient for my wife to have them come a few days later. Anthony arranged the return to meet her schedule. They completed the touch up work in about ten minutes without a complaint. Overall it was a very positive experience and I would definitely use this company again or recommend them to anyone.
Description of Work: Re-grouted existing tile surrounds of two tub/showers using tru-color latex grout; also recaulked tub and surround.
