I have been communicating with Carol Ann Scibelli-May and Karin McCabe, Long and Foster real estate team since November 19th trying to get these two items fixed, I was told to call Bucksavers, the company who fixed the chimney for the inspection. I left a message but Bucksavers has never called me back. On November 23rd, Carol Ann Scibelli-May and Karin McCabe sent me an email telling me the previous owner, Tim Kelly would contact me via email concerning the electrical and he would also call Bucksavers about the chimney. Carol Ann assured me they were on our side but I told her she could have fooled me since she told me since we signed off on the final walk-through, everything has been done. I told her someone is not operating in good faith. I have sent her emails, the most common way we communicated, which now she is ignoring. I just want the Chimney Crown to be fixed as it should have been done, by a professional, prior to closing and the electrician to finish his work.
Description of Work: Purchased home for $385,000 with closing date on 10/7/09. Home was inspected on 9/11/09 and Inspection Report indicated a number of items to be repaired by "appropriately licensed professionals." Sellers, husband and wife are also real estate agents, agreed to fix items which included cracked masonry chimney cap and electrical panel upgrade. On 10/7/09 the day of the final walk-through and closing, my husband was present to complete the paperwork and was told all the items the sellers agreed to fix were completed. My husband took their word on "good faith" as they had signed the work had been completed for the final walk-through. After we moved in, right before the end of October, we noticed the fireplace was filthy and smelled after we had a fire in the fireplace, so we called a chimney sweep to give the chimney a good cleaning. Carol Ann Scibelli-May recommended 2 Hats Chimneys & Ducts to do the cleaning because they were honest and did good work. 2 Hats Chimneys & Ducts said the smell was from moisture and mold, but he noticed the Chimney Crown needed to be sealed because of a gap of 1/8" almost all they way around the top row of brick. We had him seal other cracks throughout exterior and flashing, but he said sealing the Chimney Crown would cost an additonal $385. He gave us a report to document his findings. In putting in a garbage disposal, I hired both a plumber and finally an electrician to fix a short in the wiring the electrician had done in stuffing the wire into a box to make it "safe." The electrician I hired to fix the wiring could not find the second ground for the wiring of the new electrical panel. I was curious and called the county to find out about the final inspection that was supposed to have been done before the final walk-through and closing on the house. In calling the county, I found out the final inspection had never been requested, only a rough-in had been done on October 1st. I scheduled to have the county inspector come out and do the final inspection. He noted the ground wire was loose on the cold water pipe at the washing machine and that the wiring and rod need to be buried outside at the side of the house. The county inspector called the electrician who installed the new electrical panel to have him come out and complete the work. On Friday, December 4th, I found out the pipes for water were switched with hot located on the right and cold located on the left. The county inspector did not know this at the time of his inspection. When the electrician came out on December 5th, I informed him of this with regard to connecting the ground to the proper pipe. He wanted to connect it as it was connected before, which was wrong since it was connected to the hot water pipe. I asked him where the cold water shut off was to the house, and he didn't even know even though he did the electrical panel. I asked him to get more clarification from the county before pulling out my new washer and dryer to hook up the ground to the wrong pipe, He said he would go out and fix the rod and wiring outside and fix the inside later. Well, he went outside and left. He did not do anything to fix the outside wiring. I called the county inspector on Monday to let him know what had happened. The county inspector did say the electrician should know where the cold water comes into the house. I have not heard from the electrician since.
