Karen Maraia, my real estate agent from Coldwell Banker, was the worst real estate agent I have ever had of the three previous agent that I used in the past. I have never had a problem with my real estate agent until Karen Maraia was my Realtor. The following issues is what led to me to rate her an ?F? for the various categories of service: 1) Karen did not represent us (buyers) at several walk-thru inspections at the house and we were new the state. 2) Karen did not represent us at closing of the purchase contract at the escrow company. 3) Karen did not have an accurate view of what kind of house that we wanted in the market. 4) Karen was very inaccessible throughout the transaction and did not respond to phone calls and emails. 5) Karen referred us to a mortgage lender that had minimal experience with residential lending and did a very poor job with our loan. 6) Main Issue: Karen hired a home inspector (we did not sign a contract with them), and she admittedly stated that she had known the Owner/Inspector for 20+ years and called him her ?friend.? We had trusted that Karen Maraia performed her own due diligence prior to recommending him to inspect the house. The inspection was completed and my wife and subsequently moved in. Once we moved into the house and obtained a contractor to look at several issues that we had been experiencing with the basement and the roof, we started to note many significant issues with the house which ended up being significant and grossly negligent on behalf of the home inspector (who Karen Maraia hired on our behalf), and both Realtors who represented the transaction. The issues ranged from the roof that was actually caving in (inspector noted as fair/good), no insulation (where the inspector noted was fair), evident floor rotting, mold, fault basement foundation, fireplace damage, chimney in disrepair, oil furnace which was broken, and undisclosed electrical issues. Upon signing the contract, the only three items that we were aware was an issue was the roof had minor leaks and needed patching (per the inspector was $1,600 not $8,200 for an entirely new roof), as well as plumbing repair. My wife and I strongly believe that the house was not accurately disclosed to us in the housing documentation and Karen Maraia did not perform her due diligence in hiring/recommending the inspector. We strongly believe it is gross negligence and that she did not perform her fiduciary responsibilities when representing my wife and I. My wife and I also later learned that the home inspector that Karen Maraia hired has been sued on seven different occasions in the last five years. Karen Maraia claimed that she did not know he had been sued. Karen Maraia did not perform the correct due diligence and did not have the appropriate fiduciary duty when hiring the home inspector. 7) Karen did not practice adequate fiduciary duty as prescribed under the agency agreement when she was hiring and referring vendors on our behalf. We (the buyers) believe she was motivated to have the inspector not report the items that we had later experienced in order to have the sale closed and her $7,270 commission gained.

This member purchased a fixer upper home with 20+ years of deferred maintenance. Throughout the transaction he repeatedly expressed his satisfaction with my job performance. It was not until after settlement that he approached me for money to pay for repair work on his home. He continued to blackmail me with threats of law suits and complaints to the Real Estate Commission. When I did not fall victim to his threats he then filed a formal complaint with the Real Estate Commission of Maryland. After review of all the documentation they determined that the member was aware he was buying a home that needed major renovations and that I as his agent did nothing wrong or deceitful. His case was closed. I have also attached the decision letter from the Real Estate Commission
