Sean and his project lead Ivan were great to work with, very responsive to our ideas and accommodating of our vision of the decks. Ivan had exceptional attention to detail and his workmanship is top quality. Sean delivered the deck as envisioned on time and pretty much within budget. I think we all learned how difficult it is to retro fit an existing support structure but the end product is really a show piece and we could not be happier with our new decks! I would recommend Sean and his team without reservation.

"Thank you for the kind words. The 'double-decker' deck was a handful but we were all proud of the end result. It was a committed focused effort from our Project Foreman and his team to bring to fruition on what we discussed. I concur that your double-decks are a showcase, and we have been proudly sharing the photos since we completed the project. I hope you have many, many, many enjoyable years on the totally refurbished decks."

Quality all the way, I recommend them highly.
The other "A" reviews swayed me to hire American Deck and Patio and I was not disappointed.  Andy Lombardo immediately responded  to my inquiry, came to my home, discussed my options, made excellent suggestions and wrote up an estimate and diagram of the work on the spot. His recommendations were invaluable and made the project come together beautifully. Andy and his crew are very professional and the work done was high quality - it looks fabulous. I get lots of compliments. My friends look at it and say "Wow, who did this?"
So thank you Angie for your List.
And thanks to Andy and his crew - you did a terrific job!

Without question a Best Value choice. And we did the research and had the estimates from others to prove it. Sales and design/planning, no hard sell very relaxed and a pleasure to work with, provide CAD drawings and handle permits. Our carpentry crew was great. On site foreman for entire job. Excellent attention to detail, good communication. Stone crew was skilled and had a great eye for fitting irregular stones. Also an on site foreman for job. In general unless you have an architect always best if you have a solid vision for what you want in terms of design and materials during the up front planning. They were then really helpful at providing design and material options that still met the vision within our budget. Oh, it's easy for contractors and customers to not consider drainage as part of design. Absolutely must. For example in urban neighborhoods - like ours - think about how water drains around your house AND from neighbors into your own. It's an issue we faced after project was over and got some serious rain storms. Had to address with some landscaping reforms. Finally in general try to time a job for the off peak months. American did a real good job of sequencing their jobs but no matter who you chose there will be the overlapping of starting and finishing jobs during peak months. Just roll with it.

"This turned out to be an awesome project. We're happy you are pleased with it. It was a lot of effort on all of us to deliver on it. The carpenters and masons worked harmoniously to see that we delivered another 'home run'. Thanks again for the kind words. Sean Conway, Owner"

Andy Lombardo came up with an lovely design for the pergola we wanted to add to our deck.  His guys took down two existing awnings and replaced and repainted the siding.  The workmen cleaned up after themselves and were always very pleasant.  The new pergola was built on a very tight deadline and met the deadline with a day to spare.  The design and the quality of the workmanship are beautiful.  We have received many compliments on it.
The only part of the experience that was less than perfect was that it was initially a bit difficult to get to hold of someone and schedule the estimate.  The deadline wouldn't have been quite so tight had my first calls been returned promptly.   I persisted because of the excellent reviews, and I'm glad I did;  I would definitely use the company again.

Andy Lombardo from American Deck and Patio came to give us an estimate. He really listened to our ideas and what we wanted, and designed a great multi-tiered deck/patio combo on the spot that really impressed us. He also suggested a stone veneer for our patio walls to replace the old siding we had there. We had other estimates, but the designs were not as appealing as the one Andy provided.  American Deck certainly wasn't the cheapest option, but we knew they had a solid reputation and many good reviews on this site.
The project started on-schedule. They had to demolish the old deck, add pavers stone for our patio,
and construct the deck to the specifications of the hot tub design. They even had to redo a part of it so that an inspector could check the depth of the buried electrical conduit.
Everyone at American Deck was very professional and courteous. They showed up on time each day, seemed to work all day long, and cleaned up every day before they left. Joe, the project manager was very pleasant, and always kept us up-to-date as the project
progressed.  We only had one issue ? the electrician we thought we hired backed out, and we were in a bind. Andy was able to help us
secure another electrician ? who worked out great. (Note: American Deck does not do electrical work).
Overall, we were very pleased with their process and end product.   Everything looks great - from the stone walls to the re-done screened-in porch to the stone patio to the beautiful deck with hot-tub.  It all complements each other as well.  We'd recommend American Deck and Patio to any of our friends and family who are considering deck work.

American Deck & Patio was responsive from start to finish.  They even returned after I cut back a grape vine to complete the job.  They were top notch is service and professionalism and they used the highest quality deck sealer.  They covered everything and even a privacy fence and under the wooden tables and benches without getting stain on my siding.

The project started on schedule and was completed within the estimated timeframe in spite of several weather delays. The project manager, Andy Lombard, and the American Deck crew were top notch. All permitting was taken care of efficiently and the work crew was friendly, experienced and proficient.
The only real down side was related to an electrical subcontractor who didn?t seem to have any regard for scheduling. On two separate incidents I had arranged to go in late or stay off work in order to provide access for the electrician only to have him not show ? very infuriating at the time ? but the electrical work was completed professionally and all is well.
As in any project, there were a few punch-list items that needed to be addressed toward the end of the project. All issues were quickly and satisfactorily rectified. When I asked about the finishing on one of the stair treads, they even added extra trim and bull-nose framing around the edge of the entire deck? at no additional cost.  Andy was very responsive to all requests for information and status; although, I would have liked a bit of a more proactive approach, but that?s more me than him.

The end result is well crafted and has brought us a great deal of pleasure over the summer while entertaining guests; sitting, eating and drinking, without concern for rain or bugs. I wouldn?t hesitate to recommend American Deck to anyone looking for a quality product installed by a professional crew.

Overall a very positive experience.  Andy and his crew were a joy to work with.  Every concern and idea was addressed quickly.  We are very pleased with how the deck came out.  The workmanship is great and it looks fabulous!  My only negative is that it took longer than anticipated.  This was partly due to the delay from the custom railing folks who needed 2 weeks after the deck was complete to finish manufacturing and painting the railing.
I would recommend American Deck to anyone.

As the walkway began to take shape, one of the workmen suggested we add to it to connect it with our porch door. By then we could see how much difference the curved path made to the appearance of our backyard.  So we discussed a change with Sean and revised the plan.
Workers arrived promptly, and were consistently a pleasure to work with; they were diligent, careful, and clearly took pride in delivering an end result that would be beautiful and sturdy and durable.
We were impressed by the care taken in doing a job that has some very dusty aspects. Pavers must be shaped by saw, and sawing = DUST. Before beginning dusty work, we were reminded to close the windows of our back porch - which opens onto the backyard. I understood it would be dusty, but did not imagine the true meaning of dusty until that part of the work began. I am still grateful for the cleaning work I didn't have to do on my porch. In addition, shed surfaces were protected, and plants covered. It was a hot summer - but everyone worked steadily, and manners and voices were cheerful. Sean checked progress frequently.
As the final wood strips were placed on the pergola, we were disappointed at the appearance. There was too much space between them. We called Sean and he agreed. Additional strips were added without additional charge.
Now the work is done. The idea of adding pathway from porch door to the rest of the  path was inspired! It gives meaningful shape to our whole back yard. It connects what needs to be connected, and sets off the open space - for my croquet court, or badminton court - with room for further development of plants adding color, texture, and design. Wisdom is gained by experience reflected upon - someone once said. On our patio or in our porch - we have just the places for reflection. And our grandchildren have wonderful places to play.
We
We look forward to calling on Sean at American Deck and Patio next year - to help us improve the appearance of the entrance area of our little house. Integrity, straight talk, high standard for quality of work, good design - we know where we can find it.

We talked to four or five contractors before hiring American Deck & Co. We had a rough sketch and vision for the backyard, and were hoping for a $10k budget. It turned out that $10k wasn't feasible for this scale of project, but some contractors were quoting us figures of $20k or even $30k while suggesting work and materials that were really out of proportion to our neighborhood. I worked with both Sean Conway and John Poole at American Deck, and they were very helpful and flexible in terms of shaping the project and budget to fit as close as possible to what we were hoping for. First, John suggested both a low concrete seating wall at the edge of the patio, and a frame-and-lattice structure to wall in the the area under the stairs and porch--we hadn't thought of either option at first, but we're very glad to have them now, since they really improve the usable space for company and for tool storage, respectively. Second, our neighbors wanted to build a small section of fence in their backyard that would match ours--this would have been too small a job for any contractor to take on independently, but American Deck built it for them while they were out working on our job. Third, our initial ideas for the backyard included replacing the concrete driveway with pavers, and building a gate behind the driveway so the yard would be fully fenced, but John explained that by leaving the driveway alone, the cost for the project would come down substantially, making it easier to upgrade the other parts of the project. Similarly, John had pointed out that building a synthetic sleeper deck over our existing concrete deck, rather than demolishing the old one, would be both cheaper and stronger, and invisible except from underneath.During the construction process, the crew was punctual and professional, and Sean and John checked in repeatedly to make sure things were going smoothly. Overall, we're very satisfied with the quality, both structurally and aesthetically. The railing and fencing is solid, the surface and color on the deck and pavers is holding up well, and the work comes with a five year warranty. The backyard looks a whole lot better overall than it did before, and we spend a lot more time out back now. We would definitely hire American Deck & Patio again.

Working with Sean Conway, the owner, and his crew was a pleasure. Sean is extremely thorough and detailed. He is committed to meeting expectations and has an extreme amount of integrity for what he does. The upfront discussions were probably more prolonged with Sean then they would have been with another company but it was absolutely worth the time - we got a quality renovation for a price comensurate with the work. Sean prides himself with having a reputation as being fair without sacrificing quality - he lived up to his standards and exceded ours. Our deck renovation was very complicated - his crew performed well and communicated with us every step of the way.  At no point did we feel that additional recommendations were in an effort to "upsell." We feel that American Deck and Patio is knowledgeable and honest.  They build decks that not only look good but are SAFE and are built to last.  We are so thankful we found them and would use them again.

Due to our requirements and those of the pool we had many things that needed to be considered during the design and build process. Sean was a great person to work with during each step. We had several meetings prior to signing the contract and Sean addressed our concerns. Once the contract was signed the crew showed up within days of the estimated start date (note - Sean was able to squeeze us in between other jobs already on the books).  The main crew, Tom and Craig, were on site working every day from 8 am until 4 pm. They only exception to this was about two or three days of pouring rain. They were friendly, polite, and cleaned up every day. Additionally, they were well versed in the construction process, were always thinking ahead and made good decisions that resulted in a very nice end product. For example, I had a large span of about 10 feet wide X 8 feet high that needed to be screened. To do this properly two screens were ordered to fill the space. Tom measured the opening and ordered the screens in a way that when the two screens were installed (horizontally) you would not be able to see the screen panels join as they are hidden by the deck railing. This provided us with a very seamless look and we are very pleased. These types of decisions were made often and the overall product is better than we originally envisioned. The project completed on time and on budget (there were no last minute add-on costs).

From the initial visit, Sean impressed us with his promptness, knowledge and attention to detail.   We called for a free estimate.  He arrived on time and armed with all types of samples of both decking materials and rail systems.  He explained the different options and how they responded to weather, pets and stains.  We were really impressed that he didn't engage in a hard sale, but  gave us a base price for our project and explained to us that decks were like cars, that is, you can get a basic or a deluxe package. He also spent almost a full hour with us just answering questions and explaining the whole process even before we had signed the contract.

This was the first deck that my husband and I ever selected or had installed.  Considering the number of options available was a bit like that feeling of walking into Home Depot for what you thought was just a nail, but find out means facing an entire aisle of choices.  But, Sean was patient and helped us navigate the process.  He sent us pictures of deck combinations used by other customers.  He also responded to the myriad of questions that I had based on the design ideas discovered through a few internet searches.  Ultimately, we chose ipe decking material, woodland brown railing system and iron pickets, plus a dry snap ceiling for under the deck.  (yes, it was rather a deluxe package, but we have a small yard in the city and wanted to make it a signature feature of our house.)

Jaime was the project leader for our project. He was great . . . efficient, clean and a craftsman.  We live in a rowhouse in DC without alley access.  So, Jaime and his partner had to carry  all of the materials through a coal alley, about 3 feet wide running behind our fence.  Yet, he always left everything clean and organized at the end of the day, which helped to minimize any potential inconvenience to the our neighbors.

In exchange for a reduction in price, we agreed to allow the company to squeeze our relatively small project in between projects. Not including the expected delays due to the odd weather DC has been having this winter, as well as delays caused by having to order additional materials, the actual work on the project only took about five days. The following work was accomplished on separate days: demolishing preexisting flooring, rails and stairs; replacing rusted brackets on the joist and other foundational repairs; installing the decking materials and facade; installing the stairs, snap dry ;us drainage/gutter system, and insulation under the storage shed, and finishing the end of project check list.  We were pleasantly surprised that the project was started and finished in such a  short amount of time.

During the project, Sean stopped by twice to personally inspect the work.  I initially was unhappy with the following aspects of the final project and/or had questions: 1) how the drainage from the dry snap ceiling looked; 2) there didn't appear to be a screen over the drainage or gutter, so wasn't sure if there was cause to be concern that critters might find a point of access into our home; and 3) there were bulges in the dry snap ceiling and some portions seemed to be separating from the ceiling.  Sean came out to discuss the issues.  At first he seemed  a bit annoyed  by my having raised any questions when all he wanted to do was receive the final installment and move on to the next project.  But, everyone has a bad moment, and he recovered quickly and  nicely by addressing my questions and offering a solution to the identified concerns.  In fact, on the same day of our meeting, he requested that Jaime install a narrow wood lattice over the gutter, a screen over the downspout in the garden, and additional nails to secure the siding.  (apparently the warm days may have caused the composite that had been installed on colder day to expand which sometimes requires makes the previous nails fly out).

Overall, we were and are extremely  pleased with the end product and will definitely recommend Sean and his company to anyone in need of a new deck.

I was quite satisfied with them.  I felt they did a good job.  The manager came out.  He spent some time with me to make sure he understood what I was looking for and that they could give me what I was looking for.  There was a question about painting some of the wood in particular.  At first he said that would be beyond what they could do, but later on he found a way to work that in.  He was very good about working with me to make sure that we were going to be happy with the final product.  I don't think they had to pour any concrete in the backyard.  They may have required that for the foundation of the fences, but I am not really sure.  I wasn't there when they were doing that.  It's hard for me to compare the price because I only had one other person look at it and give me a price and they were in the same ballpark.  They did a very good job on the quality.  There were some delays getting started but nothing that he didn't warn me about.

I only found 2 contractors that do this work to get bids from.  The other had a similar price but was more difficult to communicate with and did not understand the special drainage issue I mentioned above or appreciate that we needed a different solution.  Sean Conway came out to give us the estimate.  He saw and understood the drainage issue without me having to explain it and we brainstormed together.  He put the estimate in writing a few days later and was incredibly responsive throughout.  He even offered to start earlier than the scheduled time because he had an unexpected opening.  We could not take advantage of it, so his crew started as scheduled.  We were not home during the work and returned from the weekend to find it all done.  Sean called to see how we liked it and said he would come by to see it himself.  When he did I pointed out a few odds and ends that needed to be addressed including smoothing out some landscaping dug up by a drain pipe, a gate door for the storage area and some other very minor things I noticed.  He agreed and had no argument with me and those left over items were addressed in the next 2 days.

The only minor constructive feedback is that the crew had to move some things around in the course of the work and broke a hurricane candle holder and a thermometer and did not put the furniture back when they were finished.  I am sure if I had told Sean about it he would have addressed it, but it was a petty concern and perhaps my fault for leaving glass outside during construction.  Thermometer was a cheapie that fell off the post, so no big deal.

Sean was just a pleasure to deal with at every phase and I would highly recommend this company.  Our patio under our deck is now like another room in our house and another place to entertain rain or shine. And we have a nice little waterproof storage area for firewood and tools.

PHENOMENAL. I cannot say enough about this company. The estimator/salesperson, Mr. Poole, came to our home in Rockville from PENNSYLVANIA numerous times, took the time to plan out the new deck, and was extremely responsive to our questions. The company owner/project manager, Sean Conway, was very helpful and respectful. The foreman of our project, Gill, was very friendly, very polite, very responsive, and incredibly professional. Even on the day they could not work on the deck because of the snow storm the night before, they came to the house JUST TO SHOVEL off the snow from the deck! They were here every weekday promptly at 7:30, and completed the entire project in about two-and-a-half weeks. I would highly recommend this company to anyone looking to build a deck. We are so happy with their performance, we are now negotiating to have them build our patio as well.
