We got 4 estimates for building the deck, all from companies with high rankings on Angies List. Andy from AD &P came by, and although his was not the lowest bid (nor was it the highest), we chose AD &P because they seemed the most knowledgeable of all 4 companies that came by and most ready to meet our needs. They also included the soffit repair in the estimate, which most of the other companies did not include. They were also the quickest to provide a written estimate -- then and there at the end of the visit, along with lots of helpful information about the company.
The old deck was built on top of a concrete patio. AD & P took a look underneath and determined that the footing of our old deck was in good condition and could serve as the foundation for our new deck. We did not want our new deck to have the gazebo-style framework, and AD &P said that their estimate would include replacing the vinyl siding soffit below our roof from which our old framework jetted out.
They said the work would take 3-5 days. We said that we wanted pressure-treated wood rather than the more expensive composite, since it is in our plans to move soon anyway,and they based their estimate on pressure-treated wood. . The only composite that is used in all decks is for the upper horizontal part of the parapets, so as to avoid splintering. AD &P indicated that they would build the new deck according to the codes that have been promulgated in the years since our old deck was built and showed us what the required changes would be.
On June 2 they told us that they could start on June 23. We signed with them and put down a 1/3 down payment. The following g week they called and said that due to an unexpected opening, they could start building the deck the next day. The next day their demolition crew came and took apart the old deck. A trucker delivered a container to our driveway to hold the demolished wood pieces. The next day they started building the new deck. The workers were AD&P employees (not sub-contractors). They worked quickly for the rest of the week, and the total deck was finished in 4-5 days. The 2nd payment was made when work started, and the 3rd and final payment was made after the work was completed.
This was a total non-hassle project. AD & P obviously takes great pride in hiring skilled professional workers and in providing the utmost in quality workmanship. We were also given some suggestions on the brand of sealant to apply and on preparing the deck for sealing.
Over the past 30 years we have had many, many contractors work on our house,both within and without, and I can without hesitation that that AD & P is one of the best companies that we have worked with. I would certainly use them again, and I have already recommended to friends to use this company for their own deck projects. If I were giving a grade, I'd give them an A++++

When we wanted to deviate slightly from the original design, Sean called it "off contract" and would get very stressed out. These deviations saved Sean money and some of them were out of our control. For example, he brought the wrong size of wood as we asked for an 8 ft fence and they brought 6 ft panels. We needed to lower the number of stairs to be installed based on the grade of the backyard; this actually saved Sean money because it was less work and less wood. He did not like the changes, said WE were difficult to work with.
I want to note that his subcontractors Joe and John were extremely professional, polite and punctual.
At the end of the project, Sean's team left the extra wood and concrete on the sidewalk, which we repeatedly warned him would get stolen and that we could get fined for dumping. It rained and the concrete bags and debris turned into a soggy mess that we cleaned up. We called to tell Sean once again that someone needed to pick the wood up and he sent us a 5 page email telling us to "f" off and then asked us to tape the final check to our backdoor so he could pick it up. Really?!?!?

I found managing your project to be challenging. There seemed to be a lot of deviation from what we contracted for. I wanted to see that we made you happy...and went out of my way, as did Joe, to work with you on things that were not detailed on the contract. That's a two-way street. I am now working on my twentieth contract, with another 30 or so proposals out there. I rely on these working documents to convey to me what the customer is expecting from me when I go to manage and install the project. There is no way I am going to have any sort of recall other than what I have put into my contract. And I know my contracts are very detailed...it's one of the reasons I land so much business. I would bet my contract was more detailed than many of the others you received. And if it wasn't detailed to your liking, I never heard of it. Every customer thinks there project is the most important one out there and they really don't give a D...about anyone else's project but their own. And most don't like excuses.
This is the City. It's not the 'burbs. The challenges of working in the City are 100-fold more challenging than in the 'burbs. It's easier for the lumber yard to get in and out in the 'burbs, there's more space, there's more storage, there's more co-existence and less theft, and so on, and so on.
So, yes, I would like to pick up the check tomorrow...and not meet you in the City on a Friday night after 5:00pm. I firmly believe everything I have done and conveyed has demonstrated what type of contractor I am and the service we attempted to provide to you. I would like to think our actions have given you no pause. I will look to copy and paste your gate concerns to Joe and see that he follows up with you via phone call so we can see that this is addressed. He would be better equipped to discuss these concerns.
The fence looks good but there are some kinks that we are still not happy about. It is leaning in certain areas and the gate hardware is cheap and the gates wont latch.
"In all my years, I have never experienced a client who expected to deviate from the agreed scope of work in our contract as much as this customer. Making changes on a whim, asking the crews to deviate from the terms of what we agreed to build, and arguing it was to be an 7' tall fence when all the contract language specified a 6' tall fence, a simple $6k project turned into an incredibly frustrating undertaking for all of us at American Deck and Patio. And I find it preposterous that the customer seems to think that they can make changes, in their eyes minimizing the scope of work, and then expect to be thanked for making the changes and expecting to be compensated with a price deduction. My excerpts were on point. I'll stand behind them. I will be engaged with over 100 clients and will have worked out detailed proposals, which convert to contracts once they move forward with our services, and I will then rely on those details in the contract to ensure that we deliver on what the customer wants. Plenty of time is then spent to ensure the correct materials and the correct amount of materials are delivered to the job site, on or about the agreed upon date, and that thorough communication takes place to ensure that the crew understands the scope of the project and what specifically is to be built. This client asked to be put into our work calendar so that our work would commence after other work that was being performed at his home. That work was delayed....delayed again....and then delayed once more...by weeks. They never thought for a moment the impact that was having with our ability to line up the materials, deliveries, crews, etc. And they never once apologized. Once the work started...and we worked through the issue of the fence (American Deck and Patio switching the materials needed to erect the 'off-contract' higher fence at no extra charge), we were bombarded with the customer making one change after the other. And yes, I became perturbed, and even upset, that so much extra effort on the part of our team and myself had to take place to complete the project. A simple one-week project more than doubled in time as the team and I worked tirelessly to see that we could wrap the project up and move on, despite the fickle nature of the customer. Time was lost, extra money was directed to the project in labor overruns and extra materials being brought in and picked up...and this customer only sees 'how they are saving us money?!?!' They say in business that 'The Customer is Always Right.' It's an approach we take seriously at American Deck and Patio. In this instance, the customer was, and is, very wrong. And by the way, the only 'F' bombs that were lobbed about came from the customer....not from me. That is a downright untruth. Lastly, this customer agreed to pay extra money for yet another agreed upon change out in the field...and then balked at paying any extra money as HE had determined his changes had saved me money. Incredible. Thankfully, by the many, many, many letters of recommendation we have posted here on this site, as well as our 3 years straight winning Angie's List 'Super Service Award', should indicate to any who read this post seeing that is an anomaly....and really extremely untruthful in many, many ways. "While other contractors has suggested a total tear-down and rebuild from the ground up, the substructure of this deck was still very solid. The deck was an ideal candidate for our 'Deck Refurbishment' approach where we beefed up the substructure, bringing the framing up to current code req's, and then added new 25 year-warranty pvc-capstock composite decking and a matching pvc-capstock composite top hand rail. We were happy to have saved you a significant amount of money while giving the deck a face lift. Thanks for choosing our services."

Once we signed the contract with American Deck and Patio, Sean worked patiently with us on providing the drawings and documentation to get formal approval on the project with our homeowners association. He took care of all of the permits, submitted all the required drawings, assisted with all the applications, etc. Sean made life about as easy as possible when
going through the initial phases of any project.
As with any large project, there were some delays, but primarily because of all the paper works that the homeowner association required. Sean worked with us every step of the way. After we finally got the approval from the association, American Deck and Patio started pretty much as scheduled. Sean and his wife Mia stayed in touch with me via email throughout the process updating me on the activities and schedule of their crew. Since I'm out-of-state, Sean even sent me photos to keep me posted on the progress of the project.
Through my dealings with Sean, I found him to be honest and straightforward. According to my parents, the crews that came to install the deck were earnest, hardworking, courteous, professional and did a first rate job. They were punctual and always kept the area clean.
I am extremely happy with the quality of the deck that they build. I and my family cannot wait to visit my parents to enjoy the new deck. I would definitely use this company again for any future projects. They easily exceeded my high expectations.
Andy was very easy to work with from the beginning. He drew up a draft contract, which he revised after I consulted with him, and laid out the plans clearly. He and I talked regularly right before the project start, since we had ordered the door separately (and Andy was good about providing advice when we were trying to determine the specs for the door), and the work started basically right on time. Progress was good, although there were a few slowdowns for inspections, the screens to come in, etc. Nothing out of the ordinary. One thing I especially appreciated is right after I first talked with Andy, he checked on the necessary space needed between the wall of our house and the planned porch - since our electric meter is located there - and found out that a minimum clearance of 3 feet was needed. The other contractors didn't even consider this. The team finished the porch just a couple of days ago and Andy came almost immediately to inspect the team's work a final time before collecting payment.
One other note I would like to include - this porch was something I was more interested in having than my husband - thus I handled about 99% of the management of this job on our end. I have dealt with many professionals who have "talked down" to me as a female, and I really applaud Andy, and his team, for interacting with me professionally and in the same manner that I would expect that they would have treated my husband. All in all, a very easy contract experience, and we love the porch!

When I first contacted American Deck, they warned me that they had a substantial backlog of projects and wouldn't be able to get to our project as soon as I had hoped. However, after talking to Andy, I decided it was worth the wait to get someone that I felt would do the job right and at at a fair price.
Ultimately, they started work roughly around when they initially estimated they would, and they completed our deck in a little over a week. We now have a beautiful new deck that I'm confident we will be able to enjoy for a very long time.

We had 3 contractors give us their ideas and what it will cost. We did a lot of listening, but we
also wanted to be heard. American Deck and Patio, specifically Andy Lombardo, was the first contractor we met.
He was wonderful. He knew how to listen and give advice. Before he even left, he drew up a design plan incorporating our ideas. Here was a person that we could work with, and me having an engineering background, I could be very anal about details. In writing up the proposal Andy gave us options on how we could save money, or how we could add wow factor. We always felt comfortable with him, and we never felt pressured.
So now everything looks good on paper. So how was the execution? I couldn't be happier with the work they did.
With the paver patio I worked with Lenny, and the screened-in porch I worked with Joe McDonald. Both men were very
dedicated and took pride in their work. As in any construction project, there will always be minor issues that arise.
How these issues are handled is what separates a good company that does mediocre work to one that does exceptional work.
American Deck and Patio, does exceptional work. Not that there was many issues, but when there was, I was brought into loop to make sure I was satisfied.
I highly recommend them.

Even with issues with rain and drainage they got the job done on time and did a beautiful job. In addition to the deck and patio he addressed future issues with drainage by running our drain lines out to the edge of our property so that we would have proper drainage going forward and used a much deeper than normal gravel bed for the patio to allow for drainage and stability during the rainy season.
The end product is safe, sturdy, attractive and exactly what we wanted. We definitely recommend American Deck and Patio to anyone wanting to build a deck or patio at a reasonable price.

Both me and my wife are very busy with work, communicate with Andy via email is
one of the best experience I had comparing with the other home improvement
projects I had in the past.
The work team was very polite and hard working, they explained to me their plan
and work progress daily which help us plan events correspondingly.

Andy gave us estimate on his first visit, which helps us make decision quickly;
many other companies drag for long time before gave us an estimate, this is one

That said, the only criticism is that after the job was done someone was supposedtocome back to cover some visible nail holes and that was never done..
I cannot overemphasize the professionalism of and care taken by Sean and his crew. I could not have asked for more. Sean came back one more time before we finalized plans to answer any remaining questions and make any changes, of which there were a couple.
The new deck is gorgeous and we all love it. I wouldnot hesitate to recommend American Deck to anybody.

husband and I are very proud of. We took at least four estimates before we contacted
Sean Conway at American Deck & Patio. His professionalism, his honesty, and his thorough
knowledge about the products and the process earned him the contract. I also
had the pleasure of working with Mia Conway, Sean?s wife, who is part of the
team and answered my questions and concerns on various occasions. From the beginning
till end, Sean was always accessible, was easy to work with, and customer satisfaction
was his top priority. In fact, there were some unforeseen obstacles when our deck
and screen porch were being built. But every time Sean explained to us as to
what was going on and how he was going to remedy it. When he was on site, he
took detailed note of everything and if something was not to his liking, his
crew had to dismantle it and do it again. It was comforting to know that Sean
would do the right thing and not cut corners. The project turned out to be
beautiful and aesthetically pleasing. Jaime and his crew worked diligently to
finish the project on time in spite of the rain in May and June. Once they were
done, they cleaned up the backyard and there was no trace that they had worked in
there for almost two months. It was a wonderful experience working with Sean
Conway and his team at American Deck & Patio.
