Description of Work: 1. Prep existing roofing to receive new roofing system. 2. Remove & haul away gutters & downspouts on front & rear of house. 3. Front section of roof apply a 75lb base sheet. 4. Over existing roofing install 1 ply white granular modified rubber torch down application. 5. By field flash method re-flash all firewalls, skylights, vents, chimneys, etc. using modified rubber. 6. Torch down an extra 2’ wide strip of rubber where customer’s roof meets neighbor’s roof. 7. Remove all drip edge & facial metal around perimeter of house, inspect lumber thoroughly. 8. Wrap all fascia boards & rake boards with new white aluminum metal then install aluminum **** stop metal on roof rake edges flashed in with rubber. 9. Install new 5” K style gutters on front & rear of roof with 2”x3” downspouts; re-use flex line on rear downspout near a/c condenser unit.

+ -1 moreThe job in which they were hired for did not solve the problem and therefore I can not recommend them. When the problem first returned they tried to stand by their word, but ultimately their work was just that, a lot of words. There was a lot of good talk comparing what a roofer would do versus a contractor and how they were going to solve the problem of a leak that keeps returning during large events as well as prevent any future problems. The owner appears to care when with you, but the quality of work shows otherwise. From my experience I would recommend them for simple work, and where detail is not important.
Description of Work: Scope of work: Upper Main Roof 1. Wrap all deck posts with rubber torch membrane 2. Reflash all vent pipes, skylights with rubber3. Install aluminum drip edge metal at gutter edge, flash in with metal Scope of work: Lower Roof 1. Apply a blowout patch near bottom step of stairs 2. Flash wall with modified rubber from left to right 3. Flash door threshold with rubber torch membrane 5. Caulk window with polyurethane sealant 6. Cap door frame with white aluminum metal 7. + -1 morel originally contacted the company approx. 2 yrs ago and was given a fair estimate. I had contacted other companies who had told me that I needed my entire roof redone at the cost of $6000! When Chico gave me a very detailed estimate of just what needed to be done, I knew that I would work with his company. During the 2yrs I would periodically receive emails asking if the repairs still need to be performed. They were always professional and polite, never pushy. When I finally came up with the money I contacted the company to have the roof re-assessed due to the time that had lapse from the original estimate. Chico came over promptly and offered to start work right then, and at the original estimate! He even offered me advice on how to have my front door properly re-hung. He had my husband come up on the roof to take a look at the work performed. I couldn't be more satisfied with this company and highly recommend them to anyone and everyone for their integrity and professionalism throughout the process.
Description of Work: Repair all splits and holes in roof with modified rubber. Re-flash scupper drain and chimney with modified rubber. Seal all barging in rear of roof with roof mastic and fiberglass roof membrane. Seal all vent pipes with roof mastic and fiberglass roof membrane.

+ -1 moreIt was fantastic! You can tell when a contractor pays attention to detail and completes the job in the proper manner. The company uses technology to send pictures, emails, receipts, and invoices. They are very professional and provide a great service.
Description of Work: Roof was leaking inside in multiple areas and contacted several roofing companies to get estimates. Was referred to Dunlap from another company that does not repair flat roofs. Chico arranged a time to meet me at the property and was there promptly at the time specified. He was already on the roof and invited me to climb the later to see the problems. I joined him on the roof and he explained the problems in the prior roofing work in great detail. He pointed out examples of bad roofing jobs around the neighborhood from on top of my roof. He explained the purpose of flashing, crickets, rubber, torch, cement tape and patching. I took pictures while on the roof to keep record for before and after shots. His quote was emailed the very next day. It was the highest that I received but I negotiated the price down by removing the cost to fix a lower roof. He repaired some of the lower roof at no extra charge. After paying the deposit they emailed me my receipt within the 20 minutes. It continued to rain a couple of days after so I called to find out when my roof was scheduled to be fixed. He returned my phone call promptly and gave me the date when the weather would be appropriate for the new roof to be put on. The day the work was to be completed I called to verify they had begun the work. He told me they were on the roof working and invited me to visit the location to see their progress. I was unable to view them while they were working. I received an email early the next morning with pictures of the work before and after it had been completed. There was 1 area that was not in the picture that I wanted to make sure got repaired so I called him to ask when he could meet me on-site to view the work. He was able to meet me that afternoon. He arrived earlier than the scheduled time and we went on the roof to view the completed work. I took additional pictures and told him how pleased I was with the work. After delivering the final payment to him I received an email within 20 minutes with my receipt!! Below are the services proposed and completed on time in good workmanlike manner. We purpose the following: Upper Main 1. Prep existing roof to receive a new roof system 2. Over existing roof torch down roof with modified rubber torch down application 3. Field wrap with rubber all vent pipes, skylights, roof hatch box, etc. 4. Install V shape crickets behind skylight and roof hatch box near gutter 5. Cut our loose front wall. Cover wall with base sheet roof wall with modifiedrubber 6. Repair hole in front wall near Cornish with plywood and modified that was discussed with customer 7. Wrap chimney with modified nlbber 8. All parphet firewalls will be flashed with modified rubber Note: Dunlap Roofing will repair rear lower porch roof.

+ -1 moreI selected Dunlap because of the good reviews on Angie's. They were professional and came on time, although the workers reeked of cigarette smoke. I like that they emailed their quotes, so that I could have a record of work electronically. They came out and did the work listed above to fix a leaky roof. One year later, the same place is leaking again in the roof. I called Dunlap to come out to look at the leak, and they refused to set up a specific appointment so I could show them the exact problem. They came out when I wasn't home, then emailed me an estimate for another $500 worth of work, but to the wrong part of the roof, a part that isn't even leaking.These guys are ridiculous, and I would never recommend them to anyone. Their work is of low quality, and they are not responsive to their customers. There are plenty of other roofers on the list--I'll be using someone else for this repair work!
Description of Work: They came out to fix a leaky roof, and replaced a door frame, sealed the joints, put down modified rubber torch down application, and re-flashed everything using rubber.

+ -1 moreAt first I was impressed as they showed up the day I called. I then received a bid,($750) for the roof repairs a few days later by email. I needed to wait for another bid so I did not respond right a way. I left the country for 16 days but while in New Zealand emailed to set up the work, and gave them my credit card as a deposit. The date was set for the 18th of November to do the work. I called on the 18th around 10 am to make sure they were coming and had to leave a message. I called back around 3 pm and spoke to a woman who told me she had no idea they were supposed to come, and that a receptionist or secretary that handled my work order had left the company the day before and dropped the ball on my job. I was told it would be done the next day, but it wasn't. I called back on November 20th and asked that the owner call me about this and didn't get a return call. This is no way to run a business.

+ -1 moreThey are very responsive and easy to get a hold of. They came out and finished in one day what they thought would take two. However, we had to have them come out again because one part of the roofing was poorly installed. Apparently the normal supervisor was unable to come out. They also did not install the gutters correctly. The first time the gutters were too short and rain water would just run over the edge and down the side of the house. They attempted to correct the problem, but you can see gaps between the side of the house and the edges of the gutter, and rain water just runs down the side of the house. I would say they are good at roofing, but not good with gutters.
Description of Work: Repair of rowhouse roof. Repaired damaged roof vents, leveled portion of roof to stop rain water from pooling, installed rubber roof shingles, replaced gutters.

+ -1 moreI joined Angie's list to find a reputable roofer. Based on the reviews, I chose Dunlap and I am very satisfied. I was not at home when Chico (the owner) looked at my house for the quote. I talked him through how to access my roof and he saw every issue I had, and explained in great detail how he would fix each one. His quote - exerpted above detailed all of the items from our discussion. His crew showed up almost to the minute we had arranged, and worked straight through for nearly twelve hours. The roof is a Baltimore flat roof with four skylights, a deck, and a chimney. Other difficulties were a parapet wall that required quite a bit of custom metal work and the connection to a neighbor that needed a lot of flashing. One person basically spent the entire day flashing and sealing around a rooftop deck. Another spent most of the day bending metal for flashing. Chico and two others torched down the roofing and did the flashing. They did everything as detailed on the quote and more. A walkthrough of the final job revealed a couple of small issues that were quickly resolved before they cleaned up.
Description of Work: We propose the following: Upper Main Roof Only: (1) Prep existing roof to receive new roofing system. (2) Wrap all deck post with modified rubber. (3) Install a 6” x 8” pitch pocket filled with pour-able sealer around existing PVC water lines. (4) Install cricket behind all skylights for proper water flow to gutter. (5) Totally wrap all PVC vent pipes using modified rubber. (6) Remove existing skylight kit casings flash existing curbs with modified rubber then re-install existing skylight. (7) Cut out soft area where chimney was located previously repair area as necessary. (8) After flashing wall connected to neighbors stucco wall install termination bar to terminate flashing. (9) Remove existing coping metal, flash outside wall using modified rubber and install new coping metal to outside wall and install cover plates over every seam. (10) Over existing roofing install white modified rubber torch down application. (11) By field flash method re-flash all firewalls, skylights, vents, chimneys, etc. using modified rubber.

Not only did Dunlap and Sons send someone over as soon as they could, they emailed me a detailed estimate in writing, and then followed up with a phone call. Then the entire job was completed in less than 1 day. All in all, a good experience.

+ 0 moreThey were very responsive to my request, it appeared by the pictures they sent me that the job job was done completely and well. However, my neighbor complained that his satelite dish was inoperative after the job was done. He then had pictures taken showng that snow had been removed from my roof onto his roof which covered his satelite dish. Ovbiously, no snow should have been shoveled from my roof to a neighbors roof. His pictures indicate beyond a doubt that this was done by the workmen who removed the snow on my roof. None of the pictures that the company provided me with were taken from the vantage point that would have initialy shown me that that snow was not just removed onto my back yard but also on my neighbors' roof. Later on I did find out they didn't throw snow on my neighbor's roof.

+ -1 moreInitially they gave me two quotes, one to have the old roof surface torn off and resurfaced, and a second quote to only resurface the existing structure. The quote that included the tear-off was only a few hundred bucks more (about 300) and would have been well worth the price, but my father, whose roof was being redone, did not find it necessary. The completed the job in a few hours while I was at work, so I was not around to see the process, but my father said they did well. The only critique I have is that some areas were a bit patchy, making the finished result not look as clean and neat (important since it will be seen from the roof-top deck). But the seal is great, has a 10 yr warranty and I have no fear about leaks....time will tell =)
Description of Work: Dunlap resurfaced the back portion of our row house roof, about 300sq. ft.. They torched down a modified bitumen rubber, added flashing around the edges, wrapped the door stoop nice and tight, terminated the bitumen against the brick wall with a termination bar firmly secured and sealed for a clean finish. They were very knowledgable, courteous, and worked well.
