Armored Basement Waterproofing

Our house was built about 9 years ago and there was a crack in the foundation. Although the builder came out to repair the crack, we have battled a water problem since. We have gotten a few estimates over the past few years, but most were too expensive. I started the project on my own, but never able to finish. I called Armored who came out on New Year?s Eve to take a look at what was needed to complete the job. Three business days later Armored Waterproofing returned and fixed our water problem!! After this past week of snow and rain, my basement is completely dry. After 9 years we can finally finish the basement. The service and professionalism Armored provided was outstanding! The cost was minimal and much less than other estimates. The team, Chris and Lacy allowed me to take pictures as they worked and answered all of my questions. The whole process was a great experience! I could not be happier and will recommend Armored Basement Waterproofing to anyone (and everyone) I know with water problems. ** I did not list the estimated price since I did a good bit of the pre-work on my own and Armored finished for me.

had been getting water seepage in my basement for some time. I called a number of waterproofing companies who insisted that i needed to buy a water system that would solve the problem. I was very happy with my tile floor but each company insisted it would have to be jackhammered to solve the problem. That is until i contacted Armored Basement Waterproofing. Talked to Tara who was very instrumental at getting me an appointment with Jay the next day.Jay was right on time and was willing to listen as i explained some of the problems i have been having.The house next to me was in the process of being rehabbed. Jay was more than willing to go next store and examine the basement where he found where the problem was. He advised me to wait for the rehab to be finished before i did any work to my house. That the new owner would probable dig the basement out and put in drain tiles and that could possible solve the problem.I had tried to tell every company that came by the same story but they all insisted it did not mater my basement still needed a special system and my problem would be solved.Thanks to Jay i saved wasting a lot of money for nothing. He did say i might still need a sump pump later but wait and see.Thanks again Jay and if i do still need a sump pump i who i will call

My husband and I saw a crack in our basement, and water was coming through the crack when it rains. We just moved in to the house and as first time home buyers we didn't know what to do. We called several companies but they were charging us too much money. I decided to call Armored Basement Waterproofing, and I was pleased with their customer service. Their secretary who I talked to on the phone was very pleasant and accommodating. She scheduled a free estimate the same day. Jay came in and checked the crack and told us exactly what needs to be done. He was happy to answer all our questions. Their guys came in on schedule, and they were very professional. It didn't take long to finish the job and their pricing was very competitive! They did an awesome job! I will never hesitate to call them again.

My 37 year old house had a bowing front wall with a horizontal crack which widened over many years. I intended to sell the house; since there was no water problem, I initially resisted the sales pitches of contractors who wanted to reinforce the walls and do interior waterproofing with trenches and drains. However, the more information I gathered, the more I realized that the bowing problem was caused by hydrostatic pressure on the outside and that the structural reinforcing would take care of the wall but not the continued water pressure. Armed with my increased knowledge, I realized that both the waterproofing and the reinforcing would were needed so that I could walk away from the house giving a clear guarantee to the next owner that there was no potential problem. I asked the 4 contractors I interviewed to come back and give me their proposals again. All 4 contractors had 90% or better "A" reviews on Angie's List. One declined, one offered a reinforcing method which I didn?t trust at all and in addition had such a dizzying string of discounts that I was almost breathless trying to keep up with what the final price would be, the third one didn't think I had a water problem and only the reinforcing was needed. The last contractor, Jay Bengtson of Armored Basement Waterproofing, answered all my questions clearly, logically and completely; he also researched and sent me information on an alternative carbon fiber strip method which used mechanical fastening top and bottom, when I was having misgivings about the appearance of the steel I-beams ? they stick out from the wall and I could not imagine how this would look. However, on re-examination it would not have been possible to use the carbon fiber since the fastening could not be effected properly on the top plate of the wall. Jay was also responsive when I showed him a second problem. Overflow from the end of a gutter caused pooling of water outside when there was heavy rain, and it could be seen leaking in from a side wall crack. One contractor told me this was also caused by hydrostatic pressure e ? in other words the problem was not rain falling downwards and into a crack in the wall - even though you could see it starting to trickle in when there was really heavy rain - but water pressing upwards, about 3 feet above the slab! Jay was the only contractor who actually paid attention to this and included a fix in his estimate. Jay's crew arrived punctually, and was professional in every way, considerate and polite. They worked industriously, completing the job in 2 days ? demolishing existing studs, placing 10 I-beams, interior trenching and drainage system, concrete cover, white Duraskrim on all the walls, 2 new sump pumps, and all debris removed, including an old concrete laundry tub, which they replaced with a new one. The exterior crack was excavated and waterproofed from the outside. The basement is cleaner (and looks better) than before they came. The price was in the middle of the range of the 3 contractors who proposed to do both reinforcing plus interior waterproofing. The job was excellent, and I recommend them without reserve.

I received three estimates for waterproofing a portion of my basement where I was having a problem. Not only did Armored basement have the lowest price of the three, they also had the best plan for location of the sump pump. The other two companies would have had it located in a very visible and obtrusive location, but Armored placed it under the stairs, unseen and virtually without noise. Also, one of the other companies made me aware that there would be an awful lot of dust as a result of breaking up the concrete floor. Armored had a method that produced almost no dust at all. After the work was done (in one day), I noticed a very small leak coming from the discharge line. Armored Waterproofing fixed it a few days later in about 15 minutes. Jay was very friendly and answered all of my questions, and addressed all of my concerns. They offer a lifetime warranty on the work.

Jay, and his team are great. I bought a house and the current waterproofing system, was leaking on the back corner. I called the company that put the system in to later have them blow me off and not honor their warranty. Thats why I turned to Armored. Right off the bat I was surprised with how professional they were. They also worked around my schedule to come out to the house and inspect and estimate work to be accomplished. When Jay arrived he was straight forward and only estimated for what needed to be done to get my system in tip top shape. His experince led him to seeing several faults from the previous installers job. He gave me several options and plans to move forward within 24hrs. I am currently signing a contract with Armored to carry out the work, and I know I am impressed with them and will not be let down.

I recently had a crack in my basement wall which caused a good amount of water damage. I had a Company who attempted to repair the problem. Gratefully I didn?t have the drywall replaced right away because when the next big rain came the repair did not hold and once again there was water in the room. Fortunately I then called Armored Basement Waterproofing. Jay gave a very thorough and detailed explanation of the problem and what would be needed to successfully repair the leak so I don?t have to worry about a reoccurrence. Excellent workmanship, timely and reasonably priced repair and done by professional but caring people. Great job!

They arrived promptly and were very professional. They came early in the morning and were ready to work. I love how they fixed up the sump pump. I give my stamp of approval.

It went great! Could not be more pleased with this small business! Jay came out and gave me a quote for getting a sump pump installed to deal with a leak coming into the basement down an old, no longer used (addition built on top of it) staircase. He gave me a fair quote for the work and we scheduled it. Jay confirmed the night before that his guys would be at my house the next morning and they showed up on time and courteously explained what work would be done and then laid down a bunch of tarps to protect our floors and keep the house clean as they brought in their equipment. After removing a step at the base of the old stairs, they discovered that we did not in fact need a sump pump as there was a existing, functioning drain that was there which was working fine. They came and got me and let me know that they did not need to install a sump pump and demonstrated this by pouring a five gallon bucket of water down the drain. They cleaned the area and told me they were not going to charge me for this work. I tipped them all and promised them I'd let my friends know about this honest, hard-working company if they have any basement waterproofing needs. Bravo, and thanks!

I had a leak in my basement After getting estimates from several companies we decided to call Armored basement.. They came out the same day an gave me an estimate that was way better than the other three companies that came before. Jay explained everything in details about what need to get done to resolve the leak. A few days later they showed up on time like they promised started an completed the job that day...they cleaned up after the job was completed... I would recommend using Armored Basement Waterproofing to anyone who needs their basement leaks fixed as well as waterproofing ect....

It's always easy to criticize businesses for not doing a good job but not give credit when exceptional customer service was given. I've had several companies came out to give me an estimate for the leak I had in my basement. Armored Basement Waterproofing stood out the most because he was very knowledgeable, honest and most importantly he explained every single detail on what would have to be done to ensure that problem will be resolved. I felt more comfortable after talking with this company than any of the others. The job was completed in a timely manner and I'm very satisfied. About a week ago i had Armored Basement at my house to waterproof our basement. Yesterday i had them come back and do one of my rental properties. Although it was a different crew of workers, they were as courteous and polite as the last crew. When i arrived at the location they were all ready there ready to work. Not a minute late. When showing them in they had put down runners to cover the wood floors and covered up my tenants belongs. After the work was completed the basement was cleaned up. There was an old area rug that was wet and moldy from water damage and when i asked if they could take the wet and moldy rug. He replies yes, and that was a huge problem that i no longer had to worry about.Thank you Armored Basement.

After getting estimates from several companies we decided to get our basement waterproofed by Armored Basements. They had excellent reviews and were very up front and honest. We set up the day to start the work and the crew was right on time. They were very polite and respectful of our belongings. They covered everything to keep it clean while they worked. They were efficient in getting the job done. Everyone was professional and they cleaned all the debris up before they left. They went over all the work that was done and gave great instructions to help maintain it. Our basement used to leak after any rain but since getting it waterproofed by Armored Basement Waterproofing we have not had any problems. We highly recommend this company for all your waterproofing needs.

Gary came after 2 others. Our basement has only leaked twice and the leak was minor. The last person said he didn't have a reason for the leak but recommended a sump pump. Our basement is over 50% walk out. Gary felt the problem was related to moisture from a deck and recommended simply caulking the area. He did not think a sump pump was necessary. The visit was no charge and the problem was solved. Thank you for your honesty. This is a quality rarely seen anymore.

I just want to say these guys are the greatest, I called on a Friday someone came out to give me a estimate within a few hours as I requested. I liked the way jay presented himself as well as explaining to us what our options where. He was very polite and listened to all of our concerns. Which is very hard to find now days. The price was within our budget as well as cheaper then most estimates we received. We opted top go with Armored basements because of how knowledgeable they where. Not too mentions the price was 1200 cheaper then our cheapest estimate. We scheduled the process for the following Saturday the work was done to our satisfaction, the crew was clean and very concious of our belongings. They treated us like we where family and even gave our dogs treats. These guys did a fantastic job from A-Z. I have already reccomended them to my friend which was in need of her basement being done as well. I will give these guys a five star all the way around.... Hard to find this type of workmanship and professionalism.

Very friendly and frank. I had confidence that he knew what he was talking about. The first meeting was made promptly and the proposal was provided right away. I was very glad that they worked with us on price. Installation day went well. The work is cleanly done. It all happened in one day! The only slight concern was the type of pipe they installed. Another company had given us an estimate/ sales pitch and talked about using a bigger pipe at a deeper level. They had cautioned against using the kind of pipe Armored used. But when it comes down to it, I think what Armored used is sufficient for our position on the water table and I have confidence that this solution was the right one for us.

They didn't have do anything. I was asked to do the grading from outside and use dryLok paint from inside.

It went awesome. Jay came out and explained the process to me. He showed up on time. He was so knowledgeable and humble. He was familiar with the area and how the development was build and also was familiar with some other things I could do to prevent water intrusion in other areas of the home. Awesome!

An other contractor had been by 2 days before and gave me a 'scare speech' about how my foundation would be compromised if I did not get a 12" trough dug across the back of my basement. Jay did not think any work was needed once I addressed a minor plumbing issue. He explained the visible minor damage and proceeded to examine the property for other signs of water wear. He gave me good practical advice on how to prevent water damage and was straightforward and professional. Instead of trying to scare me into spending $4k, he earned my trust by sharing his knowledge. I don't anticipate needing waterproofing, but if I do have an issue I will call Armored Basement.

Jay and his crew did a great job - everyone was very professional, answered all our questions beforehand. They discovered our basement floor was both thicker and harder than normal, so the work took an extra day to complete. They took care to contain the dust during the work and cleaned up well when they were done. If we were ever to find ourselves moving to another home and needed basement waterproofing we'd call them back without hesitation.

Better than I could have expected. I made an appointment for Jay to come and inspect my basement because we were having a problem with water leaking in during heavy rains. Jay was the 4th contractor we spoke with about our problem. Unlike the previous 3 companies, all of whom recommended various sizes of french drain systems, Jay provided a unique solution that was based on what he saw, was reasonable in scope, and (shockingly) did not involve his company! Jay recommended that we regrade in a couple of places outside the house rather than do any other type of remediation. Each of the 3 other contractors recommended putting in french drain systems that would require jack-hammering out much of our basement in addition to pulling apart a recently installed bathroom and cost in one case tens of thousands of dollars. Jay was absolutely focused on identifying the source of the water and recommending the right solution - not selling his services - and I am truly grateful for his honesty and integrity. I will call him again if we have any other water issues..

For some time, I was faced with a persistent leak of ground water streaming into my basement around the water line that comes into the house from the main out at the street. After several of my futile attempts to stop the leak, another contractor recommended Jay Bengston of Armored Basement Waterproofing. That was, without a doubt, the best recommendation I have ever been offered. Jay showed up at my house on time and within 30 minutes, he cleaned up the residue of previous attempts to patch the leak, re-packed the leak and absolutely stopped the inflow of water. In my book, Jay Bengston is a star, a first class gentleman, skilled at what he does and more, much more, he was fair and totally honest in his pricing and working with me to quickly and positively solve a real problem. If I ever have a similar problem in the future Jay is my man! I would recommend him to anyone with a basement water problem.

I contacted Armored Basement Waterproofing for help and assistance with an ongoing leak on the first floor of my three story townhouse. I had contacted several others waterproofing contractors over the past 3 - 4 months with mixed to no response because my problem wasn't in a basement under ground. The ones that did come by recommended a sump pump solution to the tune of $4000 - $6000, that would require foundation drilling, which didn't sit well with me. When I contacted Armored Basement Waterproofing, they stressed that they would search to find where the leak originated before recommending a solution and they did! Armored Basement found that my leak was being cause by over grading of the ground between my next door neighbor and myself, e.g., it was graded to high and water was coming in between the structure and the foundation. Their Expert showed me the problem in grading, tested the area to ensure it was where the leak was, dug out and leveled off the ground properly to allow correct drainage, and only asked that I provide them with a good review on Angie's List.! The Armored Basement Expert was the only service provider that took the time to inspect my problem, test to ensure it was the problem, and take the proper action to resolve the problem. I highly recommend them and will being contacting them again should the need arise!!! THANK YOU ARMORED BASEMENT WATERPROOFING!!!

Excellent. Work was done in 1 day. All mess was cleaned up. Fraction of the price that Mr. Basement quoted us. Also didnt recommend some of the unnecessary things that mr. Basement said we needed. Very professional and timely.
