We dig and pour footers, excavate for foundations, install ICF foundations, frame, side, install shingles, windows and doors. We also do all phases of remodeling to include basement waterproofing.
I had to call the owner and meet with him a couple times to get him to complete the work correctly. He was insulting to me and my wife. The owner also asked to be paid more up front than what was agreed upon in the contract. The work did get completed.
Description of Work: Installed windows in basement walls.

They were kind of sloppy. They had to come back and clean up some things. The foundation was off, so they had to follow up and fix it at my expense. I received a reference for this company from another contractor, but after this job, the contractor said they wouldn't work with this company again.
Description of Work: They did excavation work and worked on the foundation.

Peter Scott Lord led an extremely challenging project to completion. Prince George's County inspection process made construction laborious, costly and difficult. Nevertheless Peter Lord led us through all the difficulties in the end. In a complex project such as this, minor things went wrong, and some obstacles were not anticipated. Some suppliers did not perform perfectly. Nevertheless Peter Lord's professional experience was indispensable.
Description of Work: Single family residence was constructed on an empty lot. Work included Excavation Insulated concrete form basement Plumbing Some assembly of modules shipped from Durabilt LLC Carpentry Dry wall Electrical Plumbing Wood stove & chimney Landscaping Walls and stairs outside.

Response from PETER SCOTT LORD, LLC
This was a difficult job in a difficult county, Prince Georges County. PG County has their own rules and regulations that we had to deal with. Member and his wife were great to work with. They are very thorough and very considerate people. Peter Scott Lord, LLC is proud to have been a part of their dream.

hey started out agreeable and prompt and rapid progress. Then they slowed way down and didn't want to do things on the plan. They were working just a few hours a day at the end; putting me way behind schedule. They misssed a bracing inspection and failed to put some bracing in so failed an inspection. They blamed it on the design and materials used and were to charge me for the additional work-except I checked with the inspector and the materials and design on the plan were fine-they just hadn't done what was in the plans. Also, did not put in a structural element , saying it wasn't needed so I called back the structural engineer and he confirmed it was needed-Cost me more money here too. The garage truss was put in about 6 inches too-low; more expense for em to correct when putting in the drywall and ceiling. Put in the patio and garage 4 inches lower than on plan. Blamed this on the architect and as I was overseas; when I got back it was clear they had overexcavated for the rear patio so that was why they needed fill to get it to designed height. They did not know how to use materials I used despite their claim they had experience with it (DOW insulated sheathing) Couldn't even follow instructions on that and I had to send them instructions and have them fix gaps. I had their roofing guy back 2-3 times with a leak; finally got my own guy to fix it right. Kitchen floor was not level with addition as called for. I have had problems and needed to adjust 3 of the doors they installed. My picture window trim is still dented from their work. Said they would come back and replace and never did. Their HVAC guy failed to get a permit and so that delayed us a few days too. Also messed up the Hardi siding; again saying it was correct until I got the Hardi factory rep out who told them they needed to fix several things. They smile real nice and are sweet talkers but in the end; not quality contractors - or really service oriented. I waited over a year to write the review thinking I would mellow with the joy of a finally finished addition. Instead I had too many things not done as asked or that I had other contractors get done right .
Description of Work: Peter LordD LLC did the major work on my 610 sq ft addition plus expanded a garage from 1 to 2 car garage: foundation, framing, subfloors, HVAC doors, windows, roof, patio and siding.

This woman is a contract specialist with the federal government and as such has the background and personal attitude to constantly debate, alter, change, argue and manipulate a contract and her work. We bent over backwards for her and she is not easy to please. Her structural criticism is unfounded as any suggestions we made were to help not hurt. The truss roof in the garage that was 4 inches off was built that way . We tied the new addition into existing and had no other options and she knows it. The entire back first floor of her house was out of level. When we started to build the addition we pointed this out to her and asked her what she wanted. We agreed to keep the addition level with her kitchen and allow it to dip below her existing house at a doorway because we could then install a tapered wooden sill to cover it. Now she has the audacity to use this against us. It is typical with what we had to deal with . If a house is not level do you build an addition not level to match ? Do you jack up the entire house to make it level ? She watched every penny and certainly didn't want to pay any thing extra . We did smile a lot because inside we were sorry that we signed a contract with this kind of person. PS she never said anything about the $ 3000.00 she still owes ! She complained to Hardy Plank about our siding application saying we repainted the siding. The lumber yard gave us a quart of touch up paint to paint the edges where there are saw cuts and any other blemishes. We used 10 % of the quart and she told Hardy we repainted most of the new siding ( approx 1200 sf ) which would void her lifetime warranty. When Hardy sales rep came out and reviewed the job and the opened can of paint he said the warranty was still in effect. SHE argued with him and had another contractor do a separate section of her house and had him furnish a new warranty to now cover the whole house. Very deceptive but typical. If this lady calls you, run the other way.

Peter came out to my house to talk about the work I had in mind. He had some good ideas beyond what I had thought of. He promptly emailed an estimate to me. The estimate was more that I had planned to spend, so I asked him to re-estimate the job, but with fewer changes to the house. He went back and forth with me several times, reducing the scope and providing new estimates. He was very cooperative through multiple estimates even though at the end, the scope was about 1/3 of what we had originally talked about. He must have been disappointed, but he never let it show. I was probably a bit anal with editing the statement of work, but Peter went along with me and we got to a document that met both of our needs. Before we finalized the scope he arranged for a Structural Engineer to come out and look at the foundation. I think I got good advice from the engineer he recommended and Peter and crew used the engineer's advice in doing the work. SInce it was the foundation they were working on, this was important to me. When I was ready to start, he had a crew out a couple of days later. They started when they said they would and finished when they said they would. The work was done during the day when I was at work. I checked the work each night and everything was as expected. Each night, it looked like the crew had cleaned everything up. Not excessively so, things weren't scrubbed or anything (nor should they have been). There were no excess materials or trash or tools left around. I was very pleased with how the site was left each night. There was a lot of gravel to remove. We had agreed that he could pile it somewhere, but he went beyond just piling it somewhere and spread it over the existing gravel driveway. It took care of the excess gravel and improved the driveway. Nice solution. There was also more dirt to remove than he expected, but he did the extra work within the original estimate. I have high standards for the quality of work done on my house. All of the work Peter did looks top rate. The concrete is smooth and level with the existing slab, the edges are straight; the footer for the new post was better than the existing footers. I'm very happy with the quality of the work. Peter was personable throughout the process as were the couple of people on the crew that I met briefly. He was easy to reach on his cell phone and called me back and returned my emails promptly. I have no experience in having work like this done, so I really don't know whether the price was right or not. It seemed like a reasonable price to me, but I did not question the estimate or haggle on price. Overall I'm very happy and I'm getting ready to have him come out and estimate a bathroom renovation.
Description of Work: Peter and crew did work for me in a crawl space that had already been partially dug out to standing head room. They replaced a questionable masonry foundation wall and the dirt under it with a concrete footer and steel post. Then they cleared existing gravel from crawl space, cleared dirt to make floor level, set in a bucket for a future sump pump and poured a concrete slab.
