The inspection went well as always. Skip always does his inspections with the buyers so he can explain everything he finds and is going to put in the report. The office staff was polite, and pleasantly answered any questions we had prior to the inspection. At our request, they sent us a sample report prior to the inspection, so we knew what to expect. Skip arrived promptly and immediately put us at ease. His inspection was thorough, and he provided an informative running commentary as we moved around the outside and through the interior of the house with him. He answered all our questions, and often offered suggestions of ways we could correct weaknesses he saw. He also helped us understand the differences between living on the Cape and living inland. He had an easy manner, but was professional at all times.
Description of Work: Skip Gibson performed a home inspection for us on a property we were anticipating buying. Please note: The property is on Cape Cod, MA, not in Indiana, as the address erroneously indicates.

The outcome for me was awful...a very qualified, cash, no-contingency buyer was lost....all apparently due to the report. In today's market, buyers are hard to come by, and the markets deserve thoughtful, balanced and carefully-written reports. It is OK to point out the obvious; it is OK certainly to reveal real flaws. But to create a spectre of issues that may occur without evidence in support does not service any good interest.
Description of Work: Company provided service for buyer (I am seller). Seller provided me with a copy of the report, and withdrew from sale as result, citing reversal of intent to buy older home due to inspection results. Mine is an 1880 Georgian with later additions, totally restored by me in 2004/5. Report provided buyer was vague, and speculative. No photos were provided, exceedingly minor gigs were noted, no reference to over $400K restoration work. Inspector speculated on possible rainwater infiltration under crawlspace without entering same, and generally nit-picked; speculated as to insulation (it is insulated); suggested structural 'rot' in wooden support/frame elements (the only rot was in porch post exterior dressing due to errant underground sprinkler spray), described the grade as 'neutral to flat' and then proceeded to suggest re-grading to evade the non-existent water infiltration. Cited a 'loose' handle on a shower fixture, but did not note that the looseness was not the handle but the cover to the piping, and that it barely wiggled and had no effect on safety/usage on a $5000 Perrin & Rowe shower/tub fixture. These are a sample. If you want a full but fair report, with photos, with specifics, without vague speculation, suggest another inspection company. Realize I may sound like a disgruntled seller, but I have bought/sold 7 homes and have never seen a report so uneven, vague, and unhelpful to either side of the deal. In fact, the inspector may have violated his own stated qualifiers and written code of practice by engaging in speculation about areas not inspected. I suspect here are better firms out there; seek them out is my caution.
