tearing down an existing house and building a new one in its place. The price we got from PMA builders was not
the most expensive, not the least expensive. So his original price was fair, and he seemed very honest and
knowledgeable. So we hired PMA Builders.
First, they were prompt, very friendly, responsive to our needs, and they finished this massive job ON SCHEDULE! The workers for PMA Builders are very good. The frame of the house and the quality of what his own men is very good. However, with the exception of the plumbing and hardwood floor sub-contractors, the people hired by PMA have a lot to be desired. We have spent over $65,000 (not with PMA Builders) fixing issues. Here is a very quick list:
Ceramic tile bathrooms: 2 shower stalls needed to be done over because (a) the area was never waterproofed before tiling and (b) when the threshold leading to the shower stall was installed, it was installed with a bad pitch. As a result, normal splashing
water against the door was not draining into the shower, instead it was going outward. This caused paint on the walls to peel. So 2 showers had to be done over (all the wood underneath had rotted in less than 2 years).
Electrical: Countless calls to our own electrician have been made to repair the job done by Laurino Electric (the subcontractor). Connections in the wiring in many ceiling fixtures was loose, causing bulbs not to light. We were blowing circuits all the
time, only to find out that some of the circuits had too many connections (I?m not savvy on this, so pardon my wording).
In the end, Hundreds of $$$ to get it fixed properly.
Painting: We?ll be painting the entire house over next year. The painter was also the person that ?varnished? the wood doors and
trim. I have to guess that only 1 coat was applied to the wood as there is no ?sheen? on half of each door. Also, after a certain room was painted, we didn?t like the color so we changed it. Apparently only 1 coat was applied because there are streaks near the ceiling where the original paint color is bleeding through. Only half the closets were painted white, the other half is just
plaster. Part of the contract was to paint all closets. But that?s my fault for not catching on the ?punch list.?
The biggest and most costly issue we had was with the finished basement that was installed. A bit more than a year after moving in, a significant amount of mold was found in the basement, growing from the floor up the walls. Granted, multiple issues caused this to happen (drainage and no subfloor). But the fault with PMA was that a subfloor was NOT installed. Could rehabbing the basement have been prevented with a subfloor? Perhaps. But the entire finished basement was torn apart to rectify the issue. Total cost: $50,000. This included removing the carpet throughout the basement, removing the lower half of the walls throughout
the basement, and then finishing everything once again.
As the general contractor, PMA builders should have been on top of the subcontractors, making sure they work to the quality the homeowners expect. But either they were not top of the subs. Perhaps these ?shortcuts? of 1 coat of paint, not waterproofing a shower subfloor, etc., were part of the ?lower price?. In the end, it would have been cheaper had I gone with the highest bid to build the house.
He started immediately and continuously until complete. This took only three and a half months. I'm retired and had time to talk with his employees and his sub-contractors. They all felt this man to be professional and a pleasure to work with and for. He was meticulous and timely.
He treated us with respect and listened to our needs. He went over every detail with us and referred us to some very professional venders. If your ever in a situation like us, I hope you can use his services, and if not that you find a builder like him."could not make lady happy . we tried, just trying to get money off"
