I took a long time to write this because I was a mother to a newborn and then working- a bit busy but inquiring people should know: This project took from March 2015 to July 2016 to complete. Because of the scope of work, I could not move in and was living with family and friends0 4 different locations. Renovations started in March and I couldn’t move in until 9 months later. I was told, “I don’t want this job- I don’t even want to be here now.” “We have built entire houses in the time it’s taking us to finish this house.” (because I wasn’t their priority) These were such inappropriate comments. The second bathroom was never started. They took off second floor bathroom off the list, explaining that it wouldn’t be paid for by my home-renovation funds via my bank. This was a ploy to just get rid of the job. It was never started so that “workers could have a working bathroom”. When I asked about it, I was told with disgust, “Yeah, we’re not doing that bathroom.” This left me having gone a year after demolition started to then have to find another contractor to do the bathroom. Additionally, I was adopting a baby and sure enough, when renovations should have been done in 6 months, I was without a working bathroom up stairs where the bedrooms were and tiles and a toilet in my nursery when I came home with my newborn. The backsplash for the kitchen was not installed. I wasn’t asked if I wanted backsplash when we talked about the kitchen. When I remodeled my bathroom, by another company, I was asked right away. This took many arguments and time to rectify. The storm door was put on to open on the opposite side than it was originally. It took many arguments and time to rectify. Additionally, I was told we would pick out the door later but one day- the doors were just on my house. The installation was low quality. There was a gap at the bottom which created a draft. And, it was messy on the inner parts and outer top and bottom. I have gotten it fixed by another company now. Trash cabinet was installed with the knob in the wrong location and I asked for another. They did get another door but it was just another time communication was wrong. Bathroom sink wrong and cracked. First the sink had a crack in it and I noticed when I was cleaning under it. Then, I noticed it was the incorrect sink. There was a lot of arguing about it being my fault and that I needed to do something better. But I was able to prove I sent the correct email about which sink I wanted. It was fixed with arguments and time. The shower interior trim was incorrect and did not match the faucet manufacturer so I was unable to get the shower trim I to match. I was reimbursed but with many emails. One bedroom door has a slant at the top and light passes through. Also there was no protective padding, not even a rag on the door knobs when they were installed so the drill scratched them all. I reported this but was told it was my wear and tear. Insulation support wires for the insulation was all pulled out. I paid almost $2000 for insulation to be installed then, dismissing all emails to arrange the electrician to come before installation, the electrician pulled out all the neat insulation and support wires to do his job. The ceiling still looks terrible and like bits and parts are falling down. Basement window was cracked and no one reported it to me. I noticed and it was fixed but after disputing over who could have broken it. Hole for faucets in the kitchen. Many emails explained that I needed 5 holes for my faucet and separate hot water faucet in my kitchen. Only 4 holes were made. Also, every attempt I made to ask that I be there for the placement of the holes was ignored. There are a few cracks in cabinets. I just have to tolerate it because they were not going to replace, expensive cabinets. I paid a massive amount to have the interior of my house painted. I don’t know why this money was taken from me when they didn’t have painters. I was held off to move into my house for months and months as it was the whole house that needed painting. The job was terrible. One ceiling wasn’t even sanded. I still see bumps and stickers that were painted over. I am paying more, a year later to have it painted. None of the floor boards were sanded and prepped after carpeting was removed. Behind the refrigerator was never painted down to the floor- I guess because they didn’t think I’d go back there to clean and see it? I asked if behind the toilet was going to be painted and was told, “You can paint that, I’m not.” The dumpster was left in my driveway from about March 2015 to July 2016. There is still a large rust stain left behind. And, no one came to clean up. There was so much little debris such as nails etc. I had to sweep up myself. My personal things tossed out twice in to the dumpster. Once from my back porch, another from my house. I was given money for the fist time but ignored the second time. There was mold found in one of the bathrooms. The mold pricing was exaggerated to make sure there was enough funding for the mold remediation. Long after, months and months after, I was still arguing and emailing about what, specifically was spent on that portion of the project. No threshold was installed to separate the bathroom and hallway. This should have been discussed with me and I would have put more hardwood so that when the door is closed you see wood and not the tile from the bathroom.
My wife & I met with many different GC, and we both felt very comfortable with Susan. She is a great sales person. As we discussed the scope of work to be preformed and she walked us through each step we discussed time lines and different sub contractors. On more than one occasion Susan mentioned that Pamko received discounts from the different supply houses. In reality all GCs receive price breaks she just does a better job marketing the discounts and finds more ways to bill you for unnecessary and undisclosed work to make up for and discounted item. Needless to say this was the beginning of Susan?s misleading statements. The quality of work was less than average, and at time almost amateurish. On multiple occasions we had to ask that they do a better job cleaning up after a days work. They damaged things then denied it, then tried to get us to split the cost of those repairs or alternatively blamed the damage on our kids (who are old enough to take care of themselves and the house without doing any damage). They hung doors that were 2? too short. They tried to blame us for a stain on the bathroom counter which was caused when the plumber subbed out the job and silicone leaked on the counter. The list of bad work and avoidance of responsibility on their part goes on and on. The foreman was condescending as well as inexperienced. Susan said he and I just had a personality conflict. Last time I checked, the customer is always right, or at a minimum, the contracted company should at least attempt to provide the work commissioned and paid for by the client?period. This was not at all what we experienced. Part of the project was to add an 8? by 10? secondary deck. Susan gave us to estimates that were around $12,000 which was reasonable and within our budget. Out of the blue we were hit with $6,000 worth of bills AFTER the work had been completed. Susan never mentioned that work was more expensive that she thought. And, no Work Order was presented as required by our contract for any additional work outside the scope of construction described within the contract. I later found out she never asked the sub?s for a quote she just authorized the job. We had a few change orders, and found out after the fact that she marked up everything by several hundered's dollars. She also tried to bill us twice for the same work. I would say for the amount of money you will spend, which will likely be multiple times what you anticipate or contract for, on remodeling any part of your property, there is MUCH better GC that will do MUCH better, quality work.
