MKC were prompt, professional and did an extremely thorough job. The inspector checked out everything, from looking at every outlet, trying every light, poking in every corner and crevice. The inspector also went beyond the call of duty to perform a radon test over the weekend to accommodate the seller's busy schedule. After he was done, I felt I knew so much about the house we are buying. I would use them again in a heartbeat!

Morgan was early and had already begun the inspection when we arrived. He was courteous, profession, incredibly thorough, and we liked his dry sense of humor. He was everything you could want in an inspector. He tested every socket, looked at every nook and cranny top to bottom, and wasn't deterred by rude tenants or puzzling electrical stuff. About 24 hours after the inspection we received an incredibly detailed and comprehensive report that enabled us to negotiate successfully with our seller. We couldn't recommend him more highly and will definitely be utilizing his services again in the future.

Morgan arrived before we had even made it to the Condo, and began to get to know the property manager, as well as the exterior of the building while he was waiting for us. When we got there, he brought us up to speed on what he had seen and what he had checked already. Next, we moved into the building, where he inspected the steps leading up to the apartment, as well as the elevator. He also checked the roof, and explained that the roof on the building was actually the best roof available for a large building. He explained why it was good, and told us his observations about the roof itself. Next we returned to the condo. Once inside, he immediately raised the thermostats on all of the heaters, something that wouldn't have crossed my mind on a hot May day. He then used an infrared thermometer (one of the nifty laser ones) to see how quickly the individual heater heated up. He then went to the circuit boxes, and pointed out that one of them was missing a door that would need to be replaced to limit the risk of electrical fires. He then went to the balcony, where he checked the state and remaining life of the sliding glass doors, as well as the storm doors. He also fixed one of the doors that was screwed closed. He pointed out that the current balcony railings weren't up to code, but that because they were existing structures that was not a problem, unless we had kids (we don't). He also pointed out some areas that would require heavy cleaning to remove built up algae. We then returned to the condo and entered the kitchen. He turned the faucet up to it's hottest setting and let it run for a few minutes, and then again took a temperature reading to see how hot the water was. He also ran the disposal for 45-60 seconds, to ensure that it was fully functional. He took the time to measure the temperature of all the burners and actually determined that one of the electric stove burners didn't work. After a thorough check of the kitchen, we ventured into the bathroom, where Morgan pointed out some tiles that needs to be replaced, and showed us that most of the tilework would probably need to be re-grouted in the next few years, but that with proper upkeep it would last for quite some time. He pointed out that the stopper in the bath tub was nonfunctional, and that the toilet moved slightly from side to side. He also showed us that the vanity needed to be replaced, as the covering were peeling off at the edges. Finally he determined that the fan in the bathroom was not functional, but couldn't pinpoint a cause. Onward to the second bedroom, he pointed out the quality of the windows, and the intact thermal seal on the window glass. He checked the heaters in this room as well, but found it to be in good condition overall. Then into the master bedroom, where he pointed out that they were using plywood to extend some of the shelving, but that it had begun to bow. He tested the heaters in this room as well, and found them to be nonfunctional. Finally, he checked the in wall air conditioner and told us that, despite it's age, it was in great condition and was working quite well. Throughout all of the inspection, he was pointing out areas where cords were too close to heaters, where electrical outlets needed to be updated to GFCI outlets, and any other details that were even remotely relevant. Then we moved outside the building where he inspected the perimeter as well as the waterline. After the inspection, he sent us a full report, viewable online, with many of the dozens of pictures that he took throughout the process, with important parts highlighted and information what what needed to be repaired, replaced, or removed. Overall, it was a great experience, and proved to be a fountain of useful information.

Unbelievable service and an unbelievably patient person to work with- if everyone did a job as well as Morgan does his, Angies List wouldn't be in business! Morgan genuinely loves what he does and it shows the entire time you're with him. I am a difficult person to impress as I'm a perfectionist and it was clear that Morgan is also one himself. The inspection started outside where he discussed in great detail what is currently a very small problem (soil buildup against our garage due to a concrete slab). This would have been easily overlooked by a less thorough inspector since he dug down in a small space between the slab and garage to reach this conclusion. Inside the garage this was impossible to see because of some shelves/benches. The structural wood is not yet damaged, but this would have cost a significant amount of money had it gone unnoticed for much longer. I think what sums up our experience was his inspection in the house at the very end of the 2.5 hours. We had hit every room but the attic and he showed no signs of hesitating to go up the stairs on an 85+ degree day- something that other inspectors I called said they do only upon request and for additional money. I got so hot that I had to go downstairs after 15 minutes for a break. He stayed up for another almost 10 minutes taking pictures and looking closely at the condition of the roof given an end of life shingle job. All of these details from the attic were captured in the paper report that arrived the next day. The only possible ding against his services iis that all of these stellar reviews make him a hot commodity! Scheduling was a little difficult, but our requested timeframe was very short notice so it was expected. Someone mentioned that he is expensive and he most certainly is compared to other inspectors, but after working with him it's clear that you get every penny's worth in peace of mind during the very stressful home buying process.

I got a strong recommendation for Morgan from others, so my expectation was high. Well, Morgan surely lived up to, and perhaps even exceeded, the expectation. He spent 3.5 hours on the property, thoroughly inspecting every place throughout. He was very patient in explaining things to us and answering our questions. What an educational experience for a lay person to learn about a house from an inspector who is so nice to work with. Morgan's report is very detailed, with many pictures and repair recommendations for things that need future attention. He even made it clear what type of trade people we should seek for repair: whether it is a mason or a landscape person, or a contractor/handyman, etc. After the inspection, I had several questions on the report. Morgan was very responsive and helpful. I am very happy with the inspection. Highly recommended!

Morgan was friendly, professional, and thorough to a fault. His report was extremely detailed. Morgan called me upon picking up the radon detector, to report the slightly elevated radon levels.

We were planning to buy the2-family house that we had been renting for several years and hired Morgan to inspect it. Morgan was courteous, extremely thorough, and very knowledgeable. He did a fantastic job of walking us through the house, explaining everything we were looking at--it was a great primer for owning a house. He went everywhere--crawled under our front porch, wedged himself under our sink, everything. And even though we'd been living in the house for 4 years, Morgan pointed out some things we had never known about the place--such as that there's a heater under one of our kitchen counters! His report was delivered promptly and was incredibly thorough and detailed as well, with lots of pictures (invaluable as a reference for everything we're going to be improving/repairing). I think there's a sample one up on his website you can look at. To top it off, he was a genuinely friendly person--he chatted with our downstairs neighbors (who are now our tenants, since we bought the house) and even spent some time talking with them about how to repair their sink, which was running slow. He is a bit more expensive than other inspectors we called, but I feel he was definitely worth it and that we got our money's worth.

I would recommend Morgan Cohen in a heartbeat for your home inspection. He is so thorough, you will not believe the report he sends you. And he’s very pleasant and charming to work with. He spent a good 3.5 hours walking around and through our 2000 sq ft, 4 floor home in Somerville. The 67 page report, which he sent us the next day, is full of color photos that he took along the way with arrows pointing to specific problems. He explained things in a way that was clear for a new homeowner like me, yet not condescending to a more knowledgeable person like my husband. I learned so much about owning a home during his inspection. From the moment I called his company, they were quick and efficient and friendly. They got back to me right away and scheduled the inspection very quickly. Morgan’s awesome detailed report will serve as a working list of projects for our house over the next several years.

I was very impressed with Morgan's professionalism, knowledge, quality of work, and the detail he puts into his inspection reports. I purchased an older home (~150 years old) and only felt comfortable doing so after going through an inspection with Morgan. Having limited knowledge about construction/repairs, I needed someone to give an honest assessment of the property. With the recommendations made in the report, I was able to confidently speak with contractors, and renovations proceeded quickly and smoothly. Morgan is more expensive than other inspectors, but worth every dollar. Would definitely call again as his work is very honest and trustworthy.

We were very happy with the job Morgan did. He seemed extremely thorough in his inspection. He found some insulation material that may contain asbestos, even though it was only used in part of the attic and was covered by another type of insulation. He inspected everything from basement to roof, and when we were unable to access the crawlspace due to a missing key, Morgan finished that part of the inspection a day or two later when he came to pick up the radon tester. The report was very detailed, even containing pictures of many items. We'd recommend him (and have) without hesitation.

Excellent, highly recommend Morgan for any home inspection. In fact we used his services twice; initially we made an offer on a place but the deal did not go through, we were so impressed with the quality of his work, that we hired him again a month later to inspect another property that we ended-up buying. Buying a place was such a huge investment for us that I could not imagine making such a decision without the quality and depth of information that Morgan provided us with.

Morgan was extremely knowledgeable and thorough. He spent at least four hours performing the inspection. His report was very detailed, organized, and easy to understand. Overall, it was very helpful. The inspection was done meticulously by Mr. Cohen! He was absolutely on top of everything he inspected - he had the expertise to recognize the problem(s) and the knowledge to offer solution/repair recommendations. This house is only approx. 780 sq. ft. but - trust me - has more issues, top to bottom, inside & out than houses three times it's size and Mr. Cohen spent every minute required to go over every detail to ensure we covered every last problem. He took the time to explain everything thoroughly and answered all the questions posed. After meeting with Mr. Cohen I wouldn't even consider using anyone else. I have other property and will be callling Mr. Cohen to handle any inspection(s) needed. Lastly, aside from the business review, I would like to say that Mr. Cohen is a very nice person. Pleasant, patient, accomodating, polite and generally just someone easy to talk to and deal with. You will not be disappointed.

Morgan is extremely knowledgeable, thorough and analytical and he delivers the facts without hype. He is also very patient and takes time to talk you through the inspection as he's doing it. He answered all of our questions before, during and after the inspection and gave us excellent information that helped us in our negotiations. In addition, to his inspection skills, Morgan makes you feel comfortable and important as his client. He gets customer service. We will definitely use him again.

When I arrived on site 20min before the scheduled time for the inspection, Morgan had already been there performing measurements, etc. He systematically checked the exterior, then interior of the house explaining the findings, providing recommendations about to address issues and also about how to use/maintain various systems. In spite of the rainy weather, Morgan climbed the roof to inspect it thoroughly. Morgan went beyond just finding obvious defects. His approach reminded me on Sherlock Holmes stories. At some point Morgan noticed a mouse poison in the shady place in the basement. "If there is a mouse poison, there must be mice", said Morgan. Sure enough, few moments later he found a dead mouse. The report was ready on the day after as promised, clearly but concisely written, well documented with pictures. The length was just right. Morgan followed up with me afterward and responded my questions via email and over the phone. Findings in the report helped me negotiating the price of the property down. Great customer experience, highly recommended inspector !

I could not believe how thorough the inspection was. Morgan really went over every single part of the house...systems, structures, landscaping, everything. He gave detailed explanations on everything that he found and gave suggestions as to how to repair the problem. The inspection was scheduled for 2-3 hours, but it went almost 3 and a half hours, and I say that to give others an expectation of what to expect, not as a criticism. The very next day, I received a 30+ page inspection report that gave detailed explanations on everything that was inspected, including photos of everything, and the recommendations that he gave verbally during the inspection. It is like having a prepared to-do list for the house when the deal is completed. We were able to go back to the sellers of the house and ask for them to repair a couple of the things that Morgan pointed out; they agreed to do so prior to the sale.

We arrived at the inspection a few minutes early and he was already there. Really excellent, super well equipped, willing and able to get on the roof with his own ladder and basically give the place a thorough inspection. Has well designed website with lot's of info and is willing to discuss his report post-inspection over the phone. Would definitely recommend.

We were completely happy with our experience. I bid on this service thru a charity auction to which Morgan had made a donation, so I got it for a song. He said that he had anticipated inspecting a bigger house and therefore gave us the co2 and radon tests for free. Talk about an honest guy! He explained everything to me that was wrong with the house and made suggestions about how things needed to be fixed. His report had pictures and was very well documented. He suspected that the furnace had asbestos and researched the manufacturer and year it was made to confirm his suspicion. This was why the seller lowered the price.

We've never had a home inspection before, but still, Morgan seemed amazingly thorough and competent. He was very responsive to all our questions, and had no problem taking the time to go over this(120-year-old, in need of repair)house in detail. Much of the work I've since performed or had done has shown his accuracy. I think the length of time he spent may have been because we asked so many questions and were so excited to explore this house, and because the owner wasn't there to breathe down our necks. Regardless, we talked for days-weeks, about how cool an experience it was. I am jealous of his tool belt and many cool tools. The report we received was uncharacteristically detailed and thorough, to the point of little arrows inserted into the dozens of color photographs showing specific areas of concern. He gave us the confidence to wade into a 'handyman's special' with full knowledge of what we were getting into.

I felt that our inspector spent a great deal of time with us at the home we were hoping to purchase. He seemed extremely serious and thorough, and asked several direct questions to the owners that unearthed new information. Possibly his best gift to us was telling us about Angie's List, which we had not heard of at that time. Since moving in, I have mixed feelings;though he warned us about the age of the boiler and some other things, I feel that he missed some key things that have cost us money, and might have been able to be deducted from the selling price of our home. Also, though it was complete, I would have preferred a bit more description in the report, to help me remember some specifics of what he told us. He was accessible and prompt.
