Dave was amazing! He is a wealth of knowledge. He spent a lot of time going around the entire exterior of the house pointing out things, explaining things, and making some recommendations about fixing them or maintaining them. He did the same throughout the entire interior of the house. He was super thorough with everything. It took a few hours to go through everything but I'm glad for every single thing he pointed out and explained to us. He was punctual, polite, and had a good sense of humor throughout the entire time he was here. He was a pleasure to work with and my husband and I are really glad we had him here.

Excellent inspection - thorough and precise. Morgan Cohen inspected a condo for us. Our realtor was impressed with how Morgan examined the overall state of the building as well, which many inspectors give short shrift to in condo sales. Morgan delivered the report by email in 24 hours. It was clear and detailed in every particular. Morgan is also friendly and fun to work with. He answers questions in a way that non-builders can understand. He knows his stuff. Around $500 for a 1400 sq ft place. Worth every penny.

Everything was great--Tom was punctual, thoughtful, helpful, and very willing to answer all of our questions. We had a tight timeline with our inspection and P&S, so Tom went over to the house a few days early to set the radon test so the results would be in before P&S date which turned out to be extremely important since the house had high radon levels. Tom's inspection was very detailed and we received the full report the day after our inspection. Luckily, not many major things were found, so we were able to have the seller fix a few things + install the radon mitigation system. This is the 2nd home my husband and I have purchased, and my husband commented that he found this inspection much more pleasant since Tom was willing to engage in conversation to discuss the true pros/cons of each issue he found; whereas the inspector we used for our first home was very "by the book" and made every problem seem extremely dire. Tom provided very thoughtful commentary throughout the process and made sure we understood each part of the process. I would absolutely use MKC again, however, I hope to not be moving again in the near future.

Tom of MKC is an absolute professional. Everything about our experience with the inspection was positive (with the exception of the few very minor issues it uncovered!). Tom was very thorough, documented everything with a camera, took the time to explain everything that he was doing, or looking at, and was great about answering questions. I felt very comfortable after the inspection. We had a very thorough report that included pictures, detailed notes regarding the home, repairs and suggested maintenance to us the very same day of the inspection. Taking notes during the inspection wasn't even necessary because the report was so thorough. Tom was very honest; he won't only point out negatives, he'll also tell you if something on your home exceeds expectations. I would highly recommend him to anyone looking for a thorough home inspection. Our cost was a bit high because we opted to do radon testing, and i'm very glad that we did because it came back positive and we were able to work with the sellers to mitigate prior to closing.

He was VERY thorough, detailed, and well organized. He was knowledgeable. We took many of his suggestions and fixed them. We didn't tell the buyer about this inspection. It might be difficult for a first time home buyer to go with him since he is thorough and you need to know what's important. He evaluates his own criticism by the timeliness of the need of the changeover.

Morgan was referred to us by our buyer's agent, and he was incredible. From the start he was very responsive about scheduling the inspection, and sent us detailed instructions in advance. He spent 3.5 hours inspecting the exterior and interior of the home, pointing out the most minute of details. He even crawled around in the attic for an extended amount of time, and did a lot of extra legwork examining why the heating system in the garage wasn't functioning properly. He was clearly quite knowledgeable, he even had an assistant with him who was training. This worked out great as an extra set of eyes that spotted leaking in the basement pipes when the whirlpool tub was turned on. He was extremely thorough and took pictures and notes throughout, the inspection report was 50 pages of detailed comments/color pictures. The report was easy to understand, and included specifics about what needed to be fixed and how to go about doing it. He summarized the main "principle" deficiencies that he felt were mandatory to fix right away, this was organized very well and prominently placed in the report for easy reference. He was very personable and easy to interact with, he never made me feel like I was asking stupid questions. He put things into perspective as to whether things were small problems or symptoms of big problems. He detected high radon levels in the home and called us immediately with the report. I called him back and he spent a good amount of time patiently answering all of my questions. We were very pleased with the work and it was worth every penny. I believe it is important not to cheap out on things like home inspections, especially given the large amount of time and money you will be investing in the future home.

We had a home inspection done by Thomas Berthiaume of MKC Associates a couple of months ago. Thomas did an excellent job and was a true professional. As far as we could tell, he left nothing unchecked. He offered excellent suggestions on improvements and changes that need to be made, and how important (urgent or something we could get around to); answered all of our questions - I didn't feel like any question was a dumb question! The report was extremely thorough, including clear photos of things that needed updates or had problems - and came the day after the inspection. We also were able to book our inspection within a few days of our potential new home being under agreement. My husband and I both felt we could trust the work and felt really good about having had it inspected by him. Thank you, MKC!

Of the whole home-buying process, the inspection with Morgan Cohen was the highlight for me. This is because Morgan was such a joy to work with. He was incredibly thorough, objective, and clear. His report was equally thorough and clear, and we now have a clear resource for all the things that need work, and a general outline for how soon individual things need to be addressed. Of the places I called, I found Morgan's rates seemed to be the average. Though he might be higher than some, it is definitely worth it for the quality of his work. He is fantastic.

We hired Morgen to do a thorough home inspection for a purchase of a home with possible hidden issues. Morgan did an extremely detailed job on the house and explained everything along the process in very good detail. He was extremely professional and thorough, more so than I expected. Tom from MKC associates performed an inspection of a 1830's farmhouse for us. I'd done detailed research on Angie's List, ASHI and the Better Business Bureau to find reviews and certifications of inspectors and these guys came out on top again and again. Though the price was higher than many inspectors not based on Boston, we do feel like we got our money's worth. Tom was meticulous, thorough, personable, and talked us through all of the major and minor issues he came across in the home (there were many!). Even our realtor remarked on how thorough he was. At the same time, he didn't take more time than necessary -- I think the inspection took about 3-4 hours for 2400 square foot of very old, complicated house (I'd gotten other estimates close to 6 hours and some as little as 2 which I don't think would have been enough time). He spent a lot of time on structural issues in the basement and attics, as well as talking with us about possible fixes. He also spent significant time on water issues in the basement, electrical systems, exterior walls and roof, floors, etc. He went way back into a deep basement crawl space which seemed above and beyond what many inspectors would have done. While explaining problems he was very positive overall and did not scare us away from the house (though ultimately we decided it was too much potential cost for us to take on), though he was honest about the magnitude of damage and the potential fixes. He was at the site when I arrived, worked efficiently, and got us the report quickly. He was friendly and easy to talk to and made us feel very comfortable with his assessment. I would be happy to use Tom and MKC associates again.

Tom Berthiaume arrived at the house right on time. He explained the process, asked me to sign the contract, and encouraged me to ask questions as he conducted the inspection. Tom was thorough, knowledgeable, and easy to work with. He covered all aspects of the property, both inside and out. I was pleased with the inspection. I had requested a radon test and Tom placed the radon machine in the basement and told me he'd return in two days to collect the machine and evaluate the results. Due to a violent storm the following night, Tom called me to say he'd have to leave the machine for a couple more days since the extreme weather could create inaccurate results. Due to a time crunch with where the process was for the sale of the house, I eventually told Tom that I wanted him to remove the machine and forget about the test. He told me that since it was my decision to remove the machine, MKC would charge me for the test. I countered that had I known this at the time I agreed to the test, I would not have agreed to the test since things were so tight on getting the inspection done and the P&S signed. Tom agreed to refund my money for the test, which I found fair and professional. There was no back and forth- he listened to my justification for not being charged and agreed that it was right not to charge me. Working with Tom was a pleasure. I will recommend MKC Associates in the future and would use them again for another house inspection.

Inspector appear on time and quickly set up his testing equipment. He answered our questions about radon gas and was very professional and knowledgeable. 48 hours later testing equipment was picked up and we were contacted with the results of testing. It took a little longer than expected to get an official report due to some difficulties with the computer equipment.

Good - smooth inspection on an investment property.

We had an accepted offer on a house right before Thanksgiving. Morgan was able to schedule the inspection on short notice right before the holiday. Office staff was polite and helpful, sending us important documents via email prior to the appointment. Morgan was also able to work with our tight schedule by setting up the radon testing equipment the day before the appointment so that the testing would be completed more quickly. We selected Morgan for our home inspection based on good online reviews, and the reviews were spot on. I was impressed by Morgan's professionalism as well as the thoroughness of his inspection (plus, he's just a really nice guy). There wasn't a single crevice in that house that he didn't go over with a fine tooth comb! The inspection took probably about 4 hours, and Morgan took pictures of everything. I was exhausted just watching the guy. Morgan's report followed a few days later via email, and I was blown away by the level of detail. Based on Morgan's findings, we got an additional $20,000 from the sellers as well as a termite treatment out of the deal. Finally, I just want to add that since we purchased this home, we've completely gutted it. Everything in Morgan's report was pretty much spot on. We've had a few surprises during the renovation, but they could only be discovered by ripping open all the walls. Morgan will tell you pretty much everything there is to know short of taking the house down to the studs! Worth every penny. You get what you pay for.

Tom arrived early for the inspection but waited for everyone to show up before beginning the inspection. While this was a very expensive inspection compared with what I have heard from other people paid, I certainly felt I got more value. Tom was very detailed and methodical in his approach. He took the time to discuss his findings as he was going through the property. He also thoroughly inspected all the attic crawl spaces and spent a lot of time examining the entire roof. The final report was about 65 pages and was thorough and accurate.

A++++. Morgan Cohen is the inspector that you want to hire if you want honest, professional, and thorough attention to your home and its needs. He spent several hours carefully inspecting all exterior sections of my three-story, 110-year old house, which is large and complicated. What impressed me most was that he treated it as if it were his own, and he did not mince words in pointing out sub-par workmanship and exactly what needed to be done to remedy the problems. I also appreciated his advice that I NOT allow the siding contractor to fix the problems (since he didn't do it right the first time) and instead hire someone in whom I had more confidence. Afterwards, he emailed us a very detailed, in-color, multi-page report complete with his observations and recommendations. This was extremely helpful to us when we negotiated final payment with our siding contractor, who accepted all of Morgan's recommendations, saving us nearly $4,000 on the final cost of the project. I would hire Morgan again in a heartbeat and truly believe he is the best in the business.

Thomas mentioned several times that my lawyer and I needed to review the condo docs and financial information very carefully. And he was RIGHT. The deal ended up falling through because of issues with the condo association's finances, including the high percentage of units 60+ days in arrears with their condo fees. I will definitely use Thomas for any future home inspections.
