"Brookline" we have many completed projects in Brookline and there would be NO reason for us to evade or avoid another as customers are our lifeline. "7 months" NO estimate out turnaround is 48 hrs or less and follow-up within another follow-up. We are under NO obligation to provide a FREE ESTIMATE to anyone and, in my 34 yrs I don't recall ever denying one to anyone. It is therefore my assumption that this review is the work of a fictitious person or vengeful competitor. Foolishness.

Skip was very prompt in coming out to provide a quote. This is when the promptness ended. From the Fall of 2013, our project was not completed until late into the summer of 2014, I will provide exact dates below. We discussed at length what we wanted to have completed on the home, and he drafted up a quote based on that. While it was a jumbled mess that really did not get everything we discussed written in the contract, I figured I would take him for what he told me and the recommendation of the friend. His crew started with replacing the roof, which was probably the highlight of the job. The old roof was removed and the new roof was put on. He claims to have used a magnet to pick up the old nails around the property. I would be lying if we picked up less than 2 kids beach pails pull of them. Glad I did not have any young ones running around and I was up to date on a tetnus shot. And while when first talking, he said, he had been working in New England for 35+ years they work in all kind of weather, he did not start on the siding for six months. Being a property that rents during the summer months we wanted to ensure that any and all work was completed long before we had a renter. His communication was horrible during this time. Anyone interested I can share emails from this contractor. Long story short these are the facts. I signed a contract on 10/7/2013. On 10/16/2013 he stated he was "readying to go, need to pull permit" and asked for $5,000. On 12/11/2013 was the first day that the roof was worked on. And on 7/11/2014 the siding was done, for this small, single family home. From the day the contract was signed to the day that the siding was complete was 277 days. Additional frustration was that Skip removed all the siding and then contacted me about the trim work, asking who was going to do the trim on the home. The home sat for days, without shingles on it, as we tried to figure out where we went wrong. We discussed at length what he was going to do for our trim, yet, because he never put it in the contract he chose to wait until the home was exposed to see what our plans were. After trying to find a contractor to do trim, he then offered several options for additional costs that he could provide for trim work. Why these were never presented initially, goes along with the way he operated the entire time. He showed his true colors when he wrote an email stating that he no longer will take or receive phone calls from me. A great way to deal with someone who has thousands of dollars of your hard earned money isn't it? Now it is April 2015 we still have yet to receive the warranties for the products installed on our home. Lessons learned from this experience. I will never use Cape Cod Roofing and Siding. Get a start and an end date from a contractor. Get everything discussed incorperated into the quote. Ask them who will be performing the work. To our surprise when checking on the progress of the siding one day, we found a lone contractor doing the siding, with a truck that read "Better Homes Home Improvment" when we had contracted with Cape Cod Roofing and Siding and never once were told that a sub contractor would be performing work. With this home we have had many projects completed. I have spoken with many people during and after the experience of dealing with him. Skip was the least professional person I have ever dealt with. While the home looked good in the end the frustration of dealing with him is something I would not wish on my worst enemies. He impacted more than half of our renters, and we lost substantial income by offering refunds to our valued renters. I will gladly explain at length to anyone why NOT to choose Cape Cod Roofing and Siding. Please do not make the same mistake we did.

New asphalt roof and wood shingle siding. Problems: We notified the [Member Name Removed]'s that drug and sexual activity was taken place on their property. Syringes found on the ground, in our dump trailer and one man after another exiting the home. These men were parking their vehicles in front of our work vehicles and/or interrupting our work schedule, site work by loitering around causing unsafe conditions. [Member Name Removed]'s were notified by phone to avoid embarrassment. They decided to replace my company with a NON-licensed, uninsured friend "handy-man" type because A) the problem tenants were friends or family and couldn't displace them, B) because the work site was blocked, unsafe and beyond the [Member Name Removed]'s desire or ability to rectify, we put an internal "STOP ORDER" / equipment removed ASAP on the project, notified the Building Inspector and assigned an added cost for the delays as incentive for the [Member Name Removed]'s to "solve the problem"immediately. In the end, after months of the [Member Name Removed]'s behavior, a window of opportunity emerged where the house was unoccupied and the home was completed. The "Hills" paid their invoice and as retaliation, have taken to social media rather than a Court of Law to dispute our actions, documents, photographs and performance as to do so would quickly dismiss any of their frivolous commentary above. NOTE: The [Member Name Removed]'s would like to create distance between themselves and the characters that we dealt with onsite but that is NOT the case. [Member Name Removed] liked to cite his military status repeatedly as an excuse for his actions which we never understood. Project was completed as per the written contract, photos of the project are on record and systemic problems were the fault of the Hills very poor management of rental house used for "partying". Aside, researching [Member Name Removed] shows that his hobby of choice is going online negatively criticizing every place that he's ever been. We are NO exception to [Member Name Removed] s small circle of life experiences.

Skip was initially very responsive and seemed knowledgeable. His pricing seemed good compared to other roofers. This was a large project to remove and replace some concrete roofing tiles, as well as install a large section of new roofing tiles on an addition. The first part of the project was to remove and store the existing tiles. He sent a young man to do the work who had very little experience. Even though the tiles were very expensive, his method involved removing them and then tossing them to another guy who caught them and put them on the ground. Despite this cavalier approach, they did manage to save most of the tiles and only broke some. The real problem came when it was time to install the new roof. The tiles were custom made and took months to get. I kept Skip informed of the delays. When it came time to install, he told me he had gotten busy and would have to delay for a few weeks. This happened numerous times, until he finally told me he couldn't do the job at all. I was left having to start from scratch to find a new roofer on short notice. Even worse, he refused to give me any part of my $10,000 deposit back, saying it was payment for removing the tiles and putting on temporary roofing, which only took a few days. I should have sued him but I was too busy. I think Skip is a good salesman, but a dishonest and unprofessional person. I would avoid him at all costs.

OWNER RESPONSE/ Cape Cod Roofing & Siding - Skip Schiappa contact: 800-734-7663 My company has NO record of a contract with Ms. [Member Name Removed] We do however have a contract with an Architect by the name of David Hornstein whom the owner ([Member Name Removed] ?) of this address must have contracted with to act as: Architect, General Contractor and scheduler. $10K was provided to us under the terms of a written contract as a deposit with Mr. Hornstein. We conducted work as per the contract in accordance with Mr. Hornstein's directives and schedules. We did an enormous amount of additional work under Mr. Hornstein's direction, supervision and approval. When the deposit well exceeded the frame work of the contract, certain provisions were to be met... such as written change orders, midpoint payment and schedule changes. Mr. Hornstein refused to sign the "change orders" (his plans were completely changed repeatedly in contradiction to the scope of work). Mr. Hornstein attempted to, and was denied, substantially change, increase and re-negotiate the scope of work for the same already agreed upon written cost. Mr. Hornstein failed to adhere and/or uphold his written obligations and after being served notice, project was terminated. Mr. Hornstein has NEVER once attempted to seek legal remedy in a Court of Law, and this project dates back to 2014.

To whom it may concern: Very happy that I did not sign and contract with these people and/or pay them any deposit. Their behaviors are moody and unpredictable and prices change based on the mood of the owner. Skip does not honor his quotes, how much worse can it get??? I got a written quote from Skip for $9843 to replace a complete roof or $6845 for a roofover. The next highest bid (from another contractor) was $10,400. Skip's price was a little lower than that, so I was happy at first. In addition to the new roof, Skip suggested a bunch of add-ons (gutters, trim etc.) that we did not need right away and/or could get from other vendors. My overall opinion after getting quotes for gutters from two reputable contractors in the area was that the gutters in his quote were overpriced so I decided to have Skip do the roof and have a reputable gutter firm do the gutters. It took us some time to decide whether we want a new roof or a roof over. Initially we were leaning towards a roofover because it's less expensive. Subsequently after talking to a solar company, we decided a new roof is needed if we want to do solar panels. When I contacted Skip to schedule the work, Skip suggested that I put a deposit down for $8000. When I said that the total cost is only $9800, he said the project costs $16,000, and always was??? I forwarded him his quote, and he was rude to me over email after I said I just want the roof done based on the original quote $9843. He had no intention to honor the quote clearly. And also he said I don't know how to read. I am well educated (have Masters' and a CPA), so not only this man questioned my reading abilities and my math, but most importantly wasted a bunch of my time. I got an impression he got really mad because I priced out the add on services and found out he was going to overcharge me on those. I think his plan was to cut off the competition by bidding the absolute low price on the roof itself, and, after I tell the other bidders I am going with someone else, push on the add ons and make his money. But who knows what's in his head really. Have the quote and a chain of emails with Skip , in case anyone wants to see it. Here is an excerpt from the quote: $9,843.00 complete project above (referring to stripping the roof and putting all new lifetime shingles) GO-OVER NO-STRIPPING $6,845.00 And this is what he said in his email: "The quotes are clear? since the beginning? it?s your interpretation of them that is incorrect. Good bye." How can you interpret a quote that very clearly says it's $9,843 for a full new roof? A rude unprofessional man, do not recommend. If he said "hey, it's been a couple of months since we provided the quote, the shingles price went up, etc." or came up with some other plausible excuse (labor union jacked their rates???), but he plainly just refuses to honor the quote. Also said he doesn't want to do business with me after I found the gutter company to do the gutters. The morale of this story is T ake your business elsewhere to avoid surprises. Don't let Skip find out that you are talking to other providers (he clearly doesn't like that). Skip certainly unlike other roofers has great marketing and online presence (linkedin and such), but don't marketing that mislead you, go with someone who doesn't send flashy emails with all font sorts of colors and Caps&bold font in them and doesn't post videos of their work online, but someone who honors his quotes and is reliable.

We don't guess at costs. I am sure that Ms. Federova has [Member Information Removed] long thread of emails. I am also sure that I eventually tired of her endless seeking of lower costs by "sectioning" out every little detail until she got the price she wanted. Ms. Federova had [Member Information Removed] very nice architectural drawing of what she wanted done. My quotes were based on this picture(s). Endless requests by Ms. Federova to "cheapen" the project, thus the cost. Yes, I was point-in-fact with her as to what was to be done before she spent the same money TWICE. I.e., ... there was NO rhyme or reason to do something once only to do it again when she "found" more money. And, Ms. Federova was directed by me to call other specialty contractors, such as the gutters, for [Member Information Removed] better price to incorporate in the our scope of work. NO work was ever done for Ms. Federova due to [Member Information Removed] multiple of factors and attempts to cheapen the project at hand. Quite frankly, and to the point... her architectural drawing done by [Member Information Removed] professional was outstanding... Ms. Federova wanted to treat like [Member Information Removed] tree fort in [Member Information Removed] third world country... sorry, my company doesn't do that kind of shoddy work practice. Our 1,000's of photographs attest t that fact.

It was a flat roof on two very old cottages, so this job required more expertise. I even waited through a couple storms, but their work held up. They were very punctual. They followed up with emails. When I had a leak; I wasn't sure what it was from, but it was from storm damage. They came out promptly and fixed the damage. They cleaned up all their mess. I can't say enough good things about them. They were very communicative, especially concerning the high-quality mason who fixed the chimneys.
Description of Work: They did a large repair job, fixed leaks in the roof. They repaired the chimneys as well.

He did a phenomenal job. Since I was extremely happy I had him to additional work. I really liked his craftsmanship-meaning the quality of work. He walked me through each step because I had a lot of questions. My black lab Shadow enjoyed him as well.
Description of Work: He replaced the roof and chimney. He also did pvc custom work. He converted the back canopy from 4 poles to 2 poles.

The CCR personnel, the owner of the company who submitted the bid and oversaw the work as well as the crew that did the work, were entirely professional throughout. The roof is a rather complex one with several gables and some steep pitches, so it was not a trivial job. Nevertheless, the work was entirely satisfactory from start to finish. It was done carefully and expeditiously and the crew left virtually no debris behind. I would have no hesitation whatsoever in recommending CCR to anyone needing roof work.
Description of Work: Cape Cod Roofing (CCR) re-shingled our 18 year old house. The previous shingles were cedar but, since the house has a water-front exposure, they deteriorated relatively quickly, so we replaced them with 30-year composite shingles.

They completed the work but they did a sloppy job of cleaning up the site. I came home to find nails in the road and in the driveway every night. They left coils of roofing nails in the gutter along with tons of debris. The crew didn't protect my deck so the railings and post caps got damaged. When I confronted the contractor he threw a nutty and said that it was my problem. When I offered a fair and honest assessment of the damage and suggested that he could fix the damage or I could take a meager $150 off the over $6000 paid to him he threatened me. I have a nasty threatening letter signed and dated by the contractor and felt so threatened that I had to file a no trespass complaint with the local police station. He then continued to harass me by saying he would file a lien against my home and sent me bills for 3 years. I filed a complaint against his license with the department of Department of Public Safety in Boston. All in all it was a nightmare experience with a contractor. He likes to threaten and harass customers especially women. Beware!

To whom it may concern, There is a rather pointless complaint on your complaint board about Cape Cod Roofing that is more of a personal attack than a productive consumer concern. In fact, this matter went to a State Board and the Massachusetts State Board ruled on absolutely nothing regarding the basis of the complaint you are hosting. The State of Massachusetts ruled that the complainant, [removed member name] was requested to provide a deposit to Cape Cod Roofing greater than questionably allowed by contract law in Massachusetts. Cape Cod Roofing argued that 1) [removed member name] never produced a deposit prior to the start of the job as allowed under Massachusetts Law (1/3, 1/3 and 1/3), and 2) when [removed member name] was finally able to produce a deposit for the project, the project was well past the midpoint of the project and that since [member name removed]'s project required pre-paid special order material that under Massachusetts's Law it allows for a greater deposit... Cape Cod Roofing was allowed/due NOT only the deposit which was never provided, but the midpoint payment as well. [member name removed] was unable to produce little more than just the deposit. The State Board was sympathetic to the ambiguous argument of [member name removed] who simply entered into a contract she apparently had no means to fund at the time or on time as detailed in her written contract. Cape Cod Roofing was fined $150.00 by the State of Massachusetts... the first and only fine in over 30 years of business. The fine had nothing to do with fraudulent actions, poor workmanship, none-performance of warranty/guaranty issues. See for yourself online at Massachusetts Home Improvement Contractors Program website. We here at Cape Cod Roofing & Siding have no issue with sites such as yours. However, when you host a completely fraudulent complaint and allow consumers to vent their anger in a negative, fraudulent and completely unjust vengeful way, then your site is of no value to anyone. We offer the following documents to anyone as proof; [member name removed] written 1) our contract, 2) her complaint to the State of Massachusett's, 3) her cancelled checks (2 not 3), 4) our job report and daily photographs that clearly show the project was well past the midpoint before [member name removed] was able to produce a deposit, 5) certified material slips showing the best material was used, 6) before and after pictures of the project, 7) the written findings from the State of Massachusett's fining Cape Cod Roofing $150.00, 8) original correspondence between Cape Cod Roofing and [member name removed] showing [member name removed] was given preferential treatment reducing her roof cost by $2,000.00 as Cape Cod Roofing used some of their own end of year credits to assist [member name removed], 9) [member name removed]'s own written letter in response to Cape Cod Roofing seeking balance due (original cost of contract/NOT a penny more) in which she claims she is being harrassed because she is gay... this letter will be emailed, faxed or sent to anyone requesting it along with our company response. Entering into a written contract you can NOT fund is not an accepted course of action. Taking vengence on those you failed to pay on time and in full in accordance with said contract is less than honorable. Receiving an invoice for the exact amount of the written contract amount and playing the "GAY CARD" instead of writing a check is reprehensive. The facts are clear, supported by written documents and available to anyone who requests them. Now you know and have proof the complainant [member name removed] is less than truthful... and we have the written State of Massachusetts documents to prove it. In closing, we have been a model roofing contracting firm for over 30 years. There is but 1 blemish on our otherwise spotless reputation... and it has nothing to do with failure to execute a written contract, workmanship, non-performance, warranty or guaranty or questionable material. It has to do with someone thinking they were going to get something for less than the agreed upon price. Your d*** right we were mad and rightfully so. We are still mad that 4 years later we are still attending to this matter... over what?... someone who just could not produce payments on time when they clearly recognized we are a roofing company... not a charitable lending organization. We got a lot of quotes on roofs and found Cape Cod Roofing and Siding to be the best option. They beat all other companies we received quotes from and also did more work than proposed by others. The project kept getting delayed for some reason, but there wasn't any rain leading up to the start date. The overall process took longer than I would have liked, but the work was well done. I am happy with all of the work they did.
