Description of Work: The market was starting to heat up in the South End last in the Spring/Fall of 2013. We placed a bid after an open house on a tri-plex. The Caldwell broker came back after the bid, and claimed that TWO identical bids had come in. Normally, I wouldn't have thought twice, except the terms we bid were (1) pay cash, and a bid for $1,895,500. It seemed fishy. Anyways, it turned out that the same broker handled the downstairs unit in our building, and as it turns out, we know both the previous owner and the current owners. We compared stories with them, and found out that the same 'method' was tried on the current downstairs tenants. They wound up paying $100K more than the asking price. We found out from the previous owner that there was "no other" competing, let alone identical offer. |The market was hot, and the prices were already well above the previous 12 month norm per square foot. I'm sorry, but it was not only an unprofessional tactic, it was greedy.
