In the already corrupt world of high fees for little work hidden among the high numbers in home sales, Kate at Carroll took sleazeball maneuvers to a new low. After getting the shape of the house wrong and missing 108 sq ft on the main floor... After count 5 rooms on the main floor instead of 7... After ignoring the design of the below-grade walk-out living space... After ignoring the quality of construction of a custom-designed house by a published architect... After all that, they cut the land value in half -- IN HALF! -- just so the cost-approach value would look like it supported the poor work and inappropriate comps in the comp-approach value. A real slimeball maneuver if I've ever seen one. All that from spending perhaps 5 minutes in the house. Negotiations based on a corrupt appraisal were refused, the lender wouldn't redo because they are in bed with Carroll or something like that, and the deal was lost. Thanks a bunch Carroll Appraisal.
