Kelly Property Management was absolutely amazing. Quite busy like most other contractors after last winter but they were WELL WORTH the wait! Expert, professional and worked with us every step of the way to guarantee exceptional work at the best possible price. Every person who worked with us from the contractor to the roof to the painters, the carpenters were all amazing. Showed up when they promised, did exceptional work and left the place immaculate. Highly professional and very focused on excellence. Our home has never looked better and we truly appreciate working with the entire Kelly team. Thank you, thank you, thank you! We will only work with Kelly Property Management for any of our home needs . . . though I doubt we will have any after the exceptional roof they installed for us!!!

We have used Kelly's for exterior and interior painting a few times in the past and we were happy with their work. However, this job was a completely different experience. I'm not sure if the company has grown too big to properly supervise the jobs, if they have dropped their quality standards or if we just got stuck with a really bad painting crew. The contract listed prep work that was to be performed: pressure washing, hammering in loose nails on the sides with the old clapboards, sanding of pealing paint surfaces. I do not believe the house was pressure washed before painting. The nails that were sticking out were not hammered in; they just painted over the nails leaving them sticking out. There was very little sanding done. The house was to receive 2 coats, but there were areas that appeared to have only received one coat. The painters were very sloppy; they got paint on parts of the roof, on the driveway, on the window screens. There was 1 cellar window that was about 2/3 covered with paint; I scraped it off with a razor blade myself. They splattered the body color on the trim and the trim color on the body. New attic vents had been installed by the carpenters, but the painters failed to properly paint them. We never saw anyone from Kelly's checking on the job until they called and asked for payment and we refused to pay citing problems with the quality. The owner and one of the supervisors did come out and agreed there were some problems to be addressed. They did try to fix some of the problems, but it was done fairly inefficiently. They kept sending the same painter back who would fix a few things that were pointed out and leave after a short while. Then he would be sent back again to fix a few more problems. It was clear the painter and Kelly's only did what they had to do to get paid. Eventually, it was getting too cold to expect them to do any more. Basically, we thought Kelly's had failed to supervise the painting crew to ensure the job was done properly. I don't think they realized how little time the painters were actually at the job working. Usually there was only 1 man painting; then, another man and his wife would show up for a short while at the end of the day. I suspect that the painting crew was working on another job at the same time our job was in progress. Since the prep work was not done properly and some of the work stretched into November, we expect the paint job will not last as long as prior paint jobs.
Description of Work: The job consisted of both carpentry and exterior painting. The carpentry consisted of replacement of cedar clapboards on 2 sides and replacement of some trim boards. This review is for the exterior painting work, but I mention the carpentry because the exterior painting job was impacted by the fact that 2 sides of the house had new preprimed clapboards.

Kelly did our exterior house painting and fix rotten window sill and some casing. Everything started well with estimate and scheduled to start. When Steve did the estimate, I asked him how accurate is the estimate about carpentry work, He said at least 80-90%. After job starts, it starts to adding more. The final carpentry work exceeds more than 50% of the original. Below are some problems: 1. The whole project last almost 2 month, started from mid to late July, end in mid Sep. 2. They keep changing the painters during the work, this makes quality of work very bad, some area is missing. 3. Onsite job manager seems useless, they don't know whether it ends. And they asked me for full payment before the job completes. 4. They left trash onsite and didn't clean up after the work. 5. There estimates may not be trustful at all. I will never recommend this to other people.

Carpentry Estimate: Carpentry estimates (rotted board replacement) are done at a per piece bases from a ground level inspection per our contract. With that style of estimating the client is only charged for what is found. It was explained to [Member name removed] that the typical success rate of identifying the rotted boards from the ground is approx. 80-90%. However many houses have trim that do not show signs of rot until you poke at them with a tool. This was the case on the back side of the home. Most of the rotted boards were found on the 2nd, 3rd and 4th floors. Our process is to wait until the painter’s prep. the home before providing an additional cost work order. Kelly’s cannot control how many rotted boards get identified, however we can provide a fair price to replace them. Changing Painters: Sometimes Kelly’s will move painters around depending on the job size and delays due to additional work needing to be performed by other trades. Job Duration: The project did not take as long as the client is stating. The carpentry work started at the end of July. There was a short wait until the painters started. They finished at the end of Aug. For the first two weeks in Sept. the client would find a couple of things to touch-up. Final Payment: The client was never asked for a 2nd 1/3 as per our contract and was not asked to pay the final payment until all touch-up painting was completed. Kelly’s is not sure why the client has said this. Estimates: Kelly’s estimates are very accurate and trustworthy. We invite the consumer to obtain other quotes for reason of comparison.

They had to order the window three time since their measurement were wrong. They also had to measure the window three times. First window came in was too narrow and tall. Second window came in was right size in height but still narrow. They told me it will take about a week to get the new window but it took more than 2 weeks. Third window came in was right size. This whole process tool longer than a month. I would not recommend to hire them of any services. They do not go by their words and commitment they had at the beginning. They do not respond to your calls when you need them and whole project was very poorly managed.

The Window: The first window ordered came in the wrong size from the vendor. The 2nd window would not fit the opening correctly so a 3rd window was ordered. Kelly’s has no control over the Vendor’s lead time when manufacturing a new custom size window. Custom size windows can take 2 – 4 weeks to obtain. [Members Name] expected a new window within a couple of days. We also replaced multiple rotted trim boards and siding on the home as well as replacing the front entry door system. The entry door trim was comprised of fabricating; custom fluted pilasters on the sides and a custom pediment over the top with Dentil molding and shadow boxes. All beautifully completed in one day with no complaint. Painting of the house was completed neatly and in a timely manner preceding the carpentry work.

Project was poorly managed. Lock needed to be replaced. Screen door would not close with front door. They eventually fixed these things. However , the major problem was that the roof not only continued to leak but did so even more after we paid them thousands of dollars to fix a problem and Kelly's would not stand by their work. Dryer vents were replaced fine. Painting and siding was fine. Very frustrated and would recommend you avoid hiring them.

The Roof: The original scope of the project was to add 6’ of Ice & water shield to the front eve due to recent Ice dam issues from the winter, (see attached estimate). After removing the shingles it was found that the roof was not properly installed to Massachusetts building code by the Builder’s roofing contractor. IE: lack of tar paper and ice and water shield through-out the roof. At that time Kelly’s alerted the client and recommended a replacement of the remaining roof shingles. A fair estimate to complete the work was submitted promptly. After consideration of the estimate, the Fosseys’ chose a different contractor to complete the remaining portion of the roof. The Door: The new Therma-Tru entry door system that Kelly’s installed was conflicting with the lock configuration on the new Gerkin storm door. With holes being predrilled, this was not something that could have been prevented. An issue Kelly’s had not seen on previous purchases. Our Tradesman drove to multiple stores to try to find a different lock that would not conflict with the inside door lock and was successful after a few days.

Easy enough appointment to schedule. Estimator arrived at the appointed time and was helpful in materials selection. I did not hear back from him for 3 weeks until the quote was delivered.
Description of Work: Called Kelly services to bid a rip and replace siding job. It took 3 weeks for them to write an estimate. The estimate was for $800.00 / square.

The Siding: Although some larger estimates can take up to three weeks to receive during the busy season, most estimates are sent within 1 – 2 days. Regarding the price per square for new vinyl siding, $800 per sq. included the cost to replace necessary electrical work, IE: removal of electrical meter and other connections, new gutters and downspouts front & back, building permit fee and disposal.

KELLY'S PROPERTY SERVICES - Decks & Porches We were quite pleased with them. I liked just about everything about them. They bought out a very professional team. Took care of things completely. I thought the price was a bit high. In addition to installing the deck, they had discovered rot. The people who had built the old original deck, did not install flashing. So over the years it had a lot of rot, behind the flat-boards. Luckily it hadn't gotten into the house. So when they went to install the new deck, they had stripped everything down, and removed all the rotted wood. Then they put up proper flashing, and built the new deck. It was extensive work. Half of it was paid by the condo. My deck and my neighbor's deck are connected.

The price was probably about $6000 to $7000. The good part was that they were able to match the paint perfectly. They showed up on time. They did a good solid job and not necessarily a great job. We had used them several times before. So, we didn’t do any comparison pricing. Their quality was average. We are contemplating on using them again, but we aren’t sure. We were able to negotiate the issues we had with them and remediate that. So, it was fine.
Description of Work: Kelly’s Property Services did exterior and interior painting for us about three years ago probably in July.

The contract was signed in June 2008. Work started in the first week of August when the roll-off and siding was delivered. I had asked the contractors to store the siding in the garage, but they were seldom on-site when materials were delivered. As more materials arrived, the lay-down area became more and more disorganized. The roll-off was set up right in front of the porch which slowed down progress considerably. Within a few weeks, it became clear that this project was too big for the project manager and his lead carpenter to manage efficiently. The carpentry crew began tearing off the old siding, working around the bottom of the house before moving up to the 2nd and 3rd floors. As they stripped off the old Tyvek, they put up new, but often in small pieces joined with Tyvek tape. The house began to look like a quilt. With 2/3 of the siding removed, they started putting up the new siding below the old. This process took weeks. When the sliding doors finally arrived weeks later, they both opened on the wrong side. The PM and lead carpenter tried to triangulate around me to keep the job moving. Finally, I had to hide the door frame to prevent the carpenters from installing it! Although the PM had not verified my specs on-site, in person or on the phone, he said that it was my mistake. He insisted that the entire door had to be repurchased(at my expense)to fix the problem. I contacted the vendor and provided him with a quick and inexpensive fix, which took him 6 weeks to complete. From this point onward, the project slowed to a crawl. Most of the doors and windows purchased by the PM were not ordered per my specs provided to the PM for the quote. The storm doors were not supplied with insulated glass. The porch windows did not have a central picture window. The rear entrance door did not have extension jambs. I suppose I should know better, but I assumed the carpenters would read and follow the instructions to install the new windows and doors. They did not. They refused to properly caulk under any of the doors. One of the doors would still be leaking without gutters overhead. They nailed on Andersen plastic flanges where they shouldn't and didn't bother to nail into all of the flange holes on the Pella windows. The rough openings for the Pella windows were initially way off spec. The carpenters only made 1/2 of the repairs that I pointed out. By the time they started painting, it was late October. The paint color that we chose required a neutral base(California 2010)and this base requires overnight temps above 50F(I discovered this after they started painting). The paint when on fine, but within a few weeks it started to stain. The vendor calls it "surfactant leaching." It is supposed to wash off in the rain. It's now the end of December and a lot of it is still there. The job wrapped up in mid-November. A 5 week job turned into a 15 week adventure!
Description of Work: Removed wood siding from entire house and replace with primed fiber-cement siding and PVC trim. Tore down screened porch(below roofline)and build 3 season porch, including 2 new storm doors and 3 new windows. Finish and paint interior. Replaced 2 exterior swing-out doors and 2 exterior sliding doors. Painted house exterior and porch exterior. Stained exterior decking and railings.

They are a little higher in price but well worth it. They call back when you call them and come out when they say they are going to be out. They come out, get the job done, and while they are doing the work, the manager will come by and check. The owner will come out when the job is finished to make sure you are happy with the work. They get all the permits you need.
