Description of Work: James and Derek of Diorio did a total gut rehab of our bathroom and did an outstanding job. From the initial meeting through completion of the project, they exuded professionalism. The communication was excellent. They responded to each call or email promptly and were above board in dealing with any changes or additions to the project. While all construction projects involve dust, they tried to minimize the impact and cleaned up each day. The project proceeded smoothly and they kept us informed of any delays or hitches. Most important, the bathroom came out beautifully and just like we wanted it and at a fair price. They were respectful of us and our home. I would (and have already) strongly recommend them to others.

I was referred to Diorio through a friend of mine and they were great. We had them remodel our kitchen which was very old and had not been redone since the house was purchased in the 70s. Very good pricing compared to other places I checked out. They were very professional and came in on time every day. James was very helpful in showing us our different options and keeping us informed during each step of the process. While they were at our place they were not loud and diligently did their work each day until the job was done. They redid everything from the cabinets stove, fridge, and windows and everything was finished at a professional level. I couldn't believe this was our kitchen after. It's actually too nice that it doesn't match the rest of the house now. Will definitely use them next time to open our den up to the kitchen area. Highly recommend for anyone looking to get any remodeling done.

I think they were way over their heads (no pun intended). Even after calling them to come back and re-tape, sand and spackle the ceilings, every seam is still visible. They tried to tell me that it was because there was water in the attic (whcih there is not and even if there was, the work they did was primarily on the ground floor of a 2 story house. Other ceilings have been done in recent years by other contractors without one seam visible. I think pulling thee ceilings down (which left a miserable mess in my entire house) gave them a huge project they were not capable of doing. To think that water in the attic, if there was any, (and still I say there was not) could result in seams being visible is quite a stretch. The deck on the side of the house is reasonable, and the only reason they do not have an "F". That however was not done according to plan and they needed to change it from composite material to cement on the steps because it was not level???? i agreed to this but in hindsight am sorry I did. Why a composite deck would need a cement step around it is still a mystery. Both Dereck and James were very nice, I just would never trust them to do another job in my house or anyone elses that I know.

We were not informed from the customer that the seams became visible again. If we were informed then we would have taken measures to come back and remedy the situation. We did replace 3 ceilings however we took them down one room at a time. The ceilings were insulated with blown in insulation so while we were taking the ceilings down much of the insulation fell down also. We had trash bags below to catch most of the insulation but some falling to other parts of floor was inevitable. We took proper measures to isolate the debris and dust by taping plastic over doorways and paper on the floor. The homeowner did have a problem with her roof which we provided a quote for. We recommended she address the issue immediately because water was getting through the roof and the excessive moisture could cause further damage to her home. We stated that the excessive moisture could be the reason for issues she was experiencing with her ceilings due to a greater amount of expansion and contraction. The damaged roof was over her first floor porch and adjacent to the room we replaced the ceilings in. As far as the step for the deck, she agreed to have the concrete step built. We gave her suggestions and recommendations on how the step could be covered to provide a more decorative look specifically with different types of stone. Structurally the step is sound and functional.

We hired this firm based on positive reviews on Angie. However, with the benefit of hind sight, our opinion is that those were probably smaller jobs than ours. We would not work with them again but to be perfectly open they would not work with us either because they said we were demanding customers. They advertise themselves as "Design and Build", but design was not part of their contribution other than a rough hand drawn sketch. The "finishing" was delayed by a month because they had another project. We had to negotiate at the end to "finish" the job and make our attic and basement usable. But we will have to hire someone else to finish installations and do clean up - things we expected any contractor would do. Our advice to others is if you hire them, spend a lot of time putting as many details in the contract as possible. We didn't and regretted it in the end. Another advise is: do not agree to pay advances before work is completed to your satisfaction.

We fulfilled everything that was stated in the contract and provided high quality work. We actually went above and beyond by not charging for additional work that was done throughout the project as a courtesy and to provide good customer service. Looking back we should not have been so generous because it got to a point where they began to expect certain things would be included even though they were not stated in the contract. When we began to express how we could not keep doing additional work for free, that is when things began to change between our firm and the customer. They admitted that it was their first time doing any major work to their home and they admitted they assumed certain things would be included. We explained to them that any work that they wanted that was outside the scope of the contract had to be treated as an extra and billed accordingly. They actually posted a straight A review for us a few weeks before completion praising our quality of work, craftsmanship and customer service. When the project was nearing the end, the husband went away on business and was not to return for 3 weeks. When we were nearing the end of the project we brought up how we needed to be paid upon the completion of the project (as the contract stated). To our surprise we were refused and told that we had to wait until the husband returned from his trip to be paid. We could not agree to this arrangement because the remaining balance far exceeded the amount of work left to be done. If they were not going to abide by the contract and not pay us upon completion we were forced to put the project on hold until his return. It is unfortunate how a project that we poured our heart and soul into could end up in this manner. Our quality of work was never questioned along the process and the building inspector even gave us compliments on how the project turned out when he did his final walk through and sign off. It is true we would not do business with the customers again because they do not understand that we are only bound to what is outlined in the contract and that any additional work cannot be done just because they think it should be included. As far as not cleaning up that is not true. We thoroughly cleaned the jobsite and swept their stairs and hallway each and everyday. We even took care of a large pile of wood that they accumulated over the years in their basement. As a courtesy we loaded up the debris and disposed of it for free, they just had to pay for the dump fee.

It has been roughly two months since the work was completed and we are very satisfied. DiOrio Builders are very thorough, conscientious and considerate, which I highly value. They explained everything in as much detail as I could want, were patient with questions and our occasional need to think things over before making a decision. They scheduled the work well in advance, effectively estimated the time they would need (although always pushed to do as much as possible as quickly as possible), and cleaned up and gave me an update at the end of each day. They were also very polite to my children (5 and 7) who thought it exciting to see the work in the basement at the end of the day. Any minor issues that came up, e.g. a basement light broke when it was removed from the ceiling, James handled promptly and generously. I have told James that when we are ready to take on our next house project, they will be the first we call.
Description of Work: DiOrio Builders, specifically a team led by James Kim, did a multi-part project that centered around replacing the vinyl floor in our kitchen and adjacent half-bath. The floor, including the subfloor, had been damaged and weakened by a leaking toilet. DiOrio Builders: 1) assessed the problem more thoroughly than the three other contractors I interviewed, including identifying the faulty plumbing set up of the half bath 2) took out 2 layers of vinyl, replaced the subfloor and put down a new floor of cork in the kitchen and adjacent half bath 3) added a layer of insulation under the kitchen, half bath, dining room and first floor family room 4) added structural supports under the dining room to prevent further sagging / slanting of the floors 5) repaired and repainted a plaster bedroom ceiling In addition, DiOrio referred us to a plumber that they work closely with to bring as much of the half bath up to code as was practical, fixing the leak that started the whole problem. In total, I think this was three weeks of work, done in two chunks - the kitchen and bath floor replacement first, floor support and bedroom ceiling second.

Overall it went very well. We met with James and Derek in October about replacing the tiles in part of our full bathroom. They provided a detailed proposal and estimated that they would be able to do the work in January, which seemed a long wait time to wait. However, once the work was scheduled, it was done within a week of the original date. When the work began, it continued each day until it was completed. This was particularly important because other than the bathroom under construction, we have only a small half-bath. I was afraid of delays mid-job that could keep us without a working shower in our home for weeks. Fortunately, James arrived punctually every day (even on a Saturday and a Monday holiday!) and finished the job within a week. Because we were having only part of the bathroom tiled, he needed to match the existing tile. This was done seamlessly and it looks great. The work was of the highest quality and created the minimum amount of mess and disturbance around the house. We would highly recommend them and are hoping to have them return for another project.

DiOrio Builders and Design are a truly top rate operation. We have been searching for someone to help us with all the improvements we need to do to our home and have had so many different contractors and tradesman working in it since we bought it a year ago that I can not count them all; I am happy to say that our search for a fantastic builder is over! Derek and James are extremely knowledgeable about old homes and are able to handle every hiccup with patience and expertise. You know that you are in good hands and there is constant communication (incredibly rare in this business) about everything that is being done and why it is being done. I have a 1932 colonial with a basement with extremely low ceilings that I affectionately called "my hobbit dungeon". The basement had been finished in the 1940's and was such an eyesore we almost did not purchase the house. That being said, we had no idea what to do with the space. Derek and James came and looked at the space and within a week were back with beautiful detailed drawings of what they envisioned for the space. Their ideas were fantastic and none of the other vendors (all were rated A on Angie's List) even came close to the vision or presentation put forth by James and Derek. My basement was no easy job! Nothing is level or standard size; everything must be custom made. Additionally, we did not know that there was essentially no concrete floor left under the flooring that was laid until after the flooring was pulled up. We were presented with the options; given the pros and cons and told that they would do whatever we decided. Along the way there were several things, as always happens in an old house remodel, that neither DiOrio Builders or my husband and I planned for (in an old house always plan to find a lot of unexpected issues). Importantly, no matter what came up: whether it was the stairs that were nearly caving in but hidden under the carpet, the walls having mold hidden behind the studs, or the concrete floor issue, it was handled expertly with extreme care for doing quality work at a reasonable price and ensuring my husband and I were happy. For example, most of the walls were going to remain except for a small section. However, when the scheduled area was removed mold was found hidden behind the studs. Derek did not have to tell us and we would have never known, at this time the job had already had another week added to it do to the floor surprise. They were always conscientious and caring about inconveniencing our family and of course the walls would add more time because they were not simple to put up due to all the steam piping. Additionally, they were under pressure to meet the needs of other clients. Importantly, he did tell us even though it would add more time to the job. Additionally, he recommended putting up special drywall to combat the humidity. Again he did not pressure us and said regular drywall was fine, but gave us the pros and cons. Lastly, I want to reiterate that these gentlemen are not just builders but they are also beautiful designers and craftsman. The design they proposed and then built is amazing. Our basement is truly beautiful. It was all their creative ideas to put up the stone, place bead board on the knee wall, top the knee wall and stain them along with the book shelves to match the floor. To put an even more magnificent touch to the work, they put a lovely piece of trim on the boards and shelves; truly amazing. We could not be happier! I most highly recommend!

We are first time home buyers and we didn't know the first thing about performing work or utilizing a contractor. we strived to minimize stress & get as much work done on the interior of the house before we moved in, so that we would not need to move furniture twice we subscribed to Angie's List, sent an email to several highly rated general contractors in the area, followed up with a bunch & scheduled a walk of the job with just a handful of prospects. I was in contact with james over the phone & via email leading up to the walk, which Derek attendedI met with 5 different gcs. I remember thinking that Derek & I would probably get along well if we worked together, much more so than any of the others. this was a major deciding factor because I knew that whoever I chose would be in my house, everyday, for a month or so...Derek was very thorough and knowledgable during the walk & his approach made it very easy to establish rapport. he gave each question his undivided attention & thoughtfully identified possible solutions, offered recommendations, & thoroughly investigated the job afterward, Diorio prompted a meeting and presented me with a clear & professional project agreement, including a reasonable estimate. I weighed my options, did some math, pondered timeline, and carefully considered the partnership i needed for peace of mind. I decided to go with Diorio, and I am mighty happy that I did! The day after we closed on the house, Diorio had their top floor-team inside, going to town on the somewhat hideous carpet that lined most of the house. Unfortunately, the hardwood that I thought would lie beneath was nowhere to be found...as you would expect, the price went up based on the new supply costs, as did the estimated date of completion. James did a great job of breaking the news to me & involving me in the process which really helped to lessen the blow. Within 5 days, the floor team had covered the atrocious sub-floors and I could just about see my reflection in the new, gleaming hardwood! Even the weird attic closet, that time forgot, had beautiful floors! Very impressive work! Next, Derek lead the charge of readying the space for a few fresh coats, starting in the attic. In their socks, they taped, cut in, and primed room-by-room. The dark & difficult colors throughout the space required several more coats than expected, many window-frames were lined with silicone, & the wallpaper borders put up an awful fight, but Derek, james and 3 of their best painters pushed forward. radiators were spray-painted offering a pleasant shine, and exposing fine details not previously visible. all of the wood molding & antique trim was made new again with a few coats of semi-gloss white. the walls were absolutely transformed! perfectly blanketed with the colors we had picked picked out, the house was becoming our home! Around this time, Derek pulled me aside to express some concern for the structural stability of the front porch. in his professional opinion, letting the porch go through another winter might be problematic for us. We had some preliminary discussions and agreed to make something happen in mid-late september. I really appreciated the way that Derek brought me into the loop & explained to me so many aspects of this & every job. He seemed to really enjoy passing his knowledge along & showcasing his craftsmanship & pride in his work. Both Derek & james demonstrated a strong skill set, enthusiasm for what they do, & very high standards. I learned a great deal about their business and about the science/art of building & designing along the way not ideal, but while painting was still underway, we moved into the house. The timeline had been pushed back due to the floors & Derek admitted that the paint job was more involved & time-consuming than he had expected. With a great deal of respect, they furiously tried to finish the last leg of the project, while we unpacked & started living in our new house. Everyone was very mindful to keep the cats indoors, accommodate us moving about & to cleanup after themselves. Not an easy situation, but Derek & James made it better through regular communication. Couldn't be happier with the partnership! Once complete, the bulk of the supplies, tools, paint, etc was promptly removed/straightened up. James stayed on to finish off some small carpentry projects & to guarantee absolute quality. He is meticulous & and he misses nothing. Excellent job with every detail! The stairs & banister are a masterpiece! The plumber & electrician that Diorio enlisted did an awesome job too. We are so thrilled with the navien water heating system that they installed. They did great work running lines, pipes, ventilation & building a wall to house all outlet s& frame the water heating unit. Phew...then we had a couple of weeks to ourselves, to settle in and actually enjoy our new home & unlimited hot water. That was nice. Next, the porch. I could not believe how quickly they demolished that monstrosity! They worked with the building dept for permitting & inspection & exceeded regional standards. The porch project was far less intrusive but was naturally louder. Diorio was mindful of us & the neighbors with their voices, their music, & their behavior. much appreciated. the framing of the porch was completely overhauled, offering outstanding stability and instilling much confidence. The decorative & weight-bearing columns were installed & all of the antique trim was reattached. A few coats of paint later, brand new porch! This project was quite different than the interior work. We are amazed with the quality of this construction & look forward to 50+ years with our new porch. Very impressive construction & stability on an integral part of the house. The guys came to assess the damage and prepare a written estimate for me which I thought was fair. The work went ahead and each day I found the workers to be punctual and willing to please. The amount of time they spent on the job did not seem to matter.They showed care and attention to detail every step of the way. Water blisters behind the paint were removed and sanded out before getting re-plastered. The window casings and the rear bedroom wall took several days to sand out and let dry. Very pleased with the quality of paint and suggestions that were offered. Last to get painted were the areas that had water blisters so that it had a maximum amount of time to dry out. Every little hole in all my walls was filled in and then sanded before painting. After completion of the painting and repair work you could not tell that damage had ever occurred. The job made my apartment look and feel better than it was before this accident. I was so pleased with their professional work ethic that I contracted them to clean and re-grout my bathroom which now looked dingy compared to the rest of my place. That work was just as good as the previous job they had completed for me.Two weeks latter it was as if I had a brand new shiny, sparkling place which I can now take pride in because these guys take pride in their craft ! All in all I am 100% satisfied and can give Diorio Builders my highest recommendation without reservation.

These guys were fantastic. I have to say that overall, they made us feel like they were working on their own house. They took so much care in all aspects of the project and were extremely precise with their workmanship. They were very prompt when I initially contacted them for the estimate. They came in and gave me a very honest assessment of the work, including providing general tips and suggestions that were even out of the scope of the project. The quotation was very detailed and impressive, and the pricing was honest and spot on. Derek mentioned initially that he prides the work on the old school way of doing things, and that is very, very true. They were extremely flexible when we changed a few things during the project, and James worked tirelessly to insure that it was completed on time. We did quite a bit of marble floor tiling and ceramic tile work - when people see the finished product they always comment on how meticulous the workmanship was. You could not see a hint of a seam in any of the drywall work either - they are very good. Each day when they left, you could not even tell that they had been there, the outside areas were so clean. I could not recommend these guys more. They are very much part of a tradition where honesty and workmanship are valued above money.

Very professional. A true pleasure to work with. They do high quality work and have the added benefit of being extremely service and business oriented: they arrived on-time, were very courteous and cognizant of their surroundings, and had an eye for doing things the ‘right way.’ They took care of our condo as if it was their own home! Their communications were stellar ... whether in explaining to me what work was going to be done, scheduling their visits, sending clear invoices, etc. We most certainly hope to use them again when a new handyman need arises. The guys from DiOrio Builders and Designers were very helpful with choosing the color of the house along with the trim color. They made sure to research the colors available at the time the home was built staying true to the time period of my home (built in 1935) which I really liked. They were very clean and neat making sure to lay down plastic or tarps whenever possible. The tiling came out beautifully and was better than I could have hoped. They were very courteous and respectful and was very impressed with their level of professionalism. Originally I was only looking to do the painting and tiling however when I remembered there were other things that needed to be done such as fixing the cabinets, leaky roof and front stairs, they took care of it promptly and didn't charge me too much. I still need some more work done in the bathroom and kitchen but when I am ready to do the work I will definitely contact them again. It is actually the best experience I have ever had with a contractor and I would definitely recommend them to anyone that I know.
