We were very pleased with Pegasus' professionalism, starting with the clear contract and payment plan, into job scheduling, and right through work execution. The job stayed on schedule throughout, even with significant weather events during the winter, and Mike Bodek, the project manager, was great: he kept us up-to-date on all planned work activities and was very easy to contact. The Pegasus guys were a pleasure to deal with, and kept a fairly long project from being a trial. We appreciated the design input for kitchen that we received from Geoff Schaffer and the tips we got on little things (like pantry shelves) from Duane, the carpenter. All in all Pegasus made this major renovation project seem easy and we are already planning to use them again.
Description of Work: Pegasus provided us with contracting services to build an addition on our house, completely gut and renovate our kitchen and two bathrooms, and finish our basement. They coordinated all the subcontractors, provided us with vendors to select finishes, and designed the cabinet layout for the kitchen.

The Pegasus team was thoroughly professional and very easy to work with. From the beginning, my contacts with Geoff were pleasant, and easy. I asked a lot of questions, and Geoff had the good graces and patience to provide me with answers and guidance, which I really appreciated. The Pegasus crew worked under the direction of Mike Bodek, the project manager. Mike is very conscientious, and highly capable of managing multiple projects at once, while making you feel like yours is the only project on the table. We never had any problems with any of the crew, who were all highly competent. The financial terms of our agreement with Pegasus were clearly spelled out in the contract, and there were no real surprises. It should be said that we incurred some additional costs as the result of a few "change orders" after signing, but this aspect of the contract was duly noted up front. The accounting was straightforward and fair. Pegasus is a fully insured, licensed design-to build company. They do excellent work, and I recommend them to anyone who wants quality craftsmanship and nice people to work with.
Description of Work: Pegasus Design-to Build (Melrose, MA), under the ownership of Geoff Shafer remodeled two kitchens and one bath in our 1915 two family house. They also replaced 13 windows and an exterior door.

Pegasus is very easy to work with from start to finish. The "design build' model is hard to beat, the same company manages the design and GC work so there is no mis-communication between teams. The project manager Mike is extremely responsive - if you email him a question at 7:00PM on a Sunday, chances are you'll have an answer an hour later. We lived in the house through most of the project and they took great care to make life comfortable for us. Overall quality was very good. They completed the project over a month ago and have been good about coming back to take care of loose ends and any problems. There were a few hiccups as I expect there always are on a project of this size. My biggest disappointment is the flooring. This was a difficult flooring project as we had to patch a lot and being a two family with different woods complicated things. That said, there are some places that don't look great and the new wood used in some places doesn't match the existing wood well at all. I thought pricing was fair, but certainly not on the low end. You pay for service, professionalism, quality and a timely completion and it was worth it. However, I did find that the allowance we got for tile, flooring, painting, etc. was routinely too low. This was not because of our finish choices but because the estimate wasn't realistic (e.g. the estimate to paint x rooms wasn't enough). Also, with any contractor make sure everything is in writing. We installed a $30,000 HVAC as part of a $200,000+ renovation, but the contract didn't say they would wall off the new system or cover the new duct work, so we had to pay several thousand dollars to cover the new duct work (which was on the floor of 2 bedrooms, across the ceiling of a rec room and a large system in the middle of a bedroom). This was a fairly large oversight IMO, we had installed a HVAC system in a previous house and all this was included in that project. All this said, these over-runs added up to < 10% of the project cost and for a project this large to finish on time and < 10% over budget isn't bad. I would recommend Pegasus without hesitation - they really do aim to please and are professional at all times, as were the sub contractors.
Description of Work: Pegasus completed a large renovation project for us, converting an 1870 home back to its original use as a single family. They removed a rear stairway, moved a bathroom, gutted two additional full baths, gutted and enlarged kitchen, added closets, added upstairs laundry room, refinished floors, painted, improved electrical, plumbing, added 3 zone HVAC, etc.

Overall it went very well and we are very happy with the end result. At the start there were some oversights in the design and the estimates were a bit vague (however, we came in on budget w/ any overage due to our expanding the scope). For example, the door was supposed to swing in instead of out and we pointed that out in the design phase. The drawing was corrected but the wrong door was ordered so it had to be modified to fit the space (we probably should have insisted on a new door). There were also some careless mistakes on the part of the sub-contractors whilch led to waste and rework. The project manager was extremely responsivie to all of our issues and made sure our needs were being met. He was very quick to respond to phone calls/texts and kept all the details in his head. The project completed just about on time. The staff and subcontractors were nearly always on time, polite and professional. The owner was flexible and accomodating when changes were made.
Description of Work: Bathroom was demolished and slightly enlarged. All plumbing, electric, fixtures, flooring, wallpaper and tilework was replaced. Two existing closets were reconfigured to make two new closets.

They were pretty good, but I didn?t follow through with them. The price that they quoted was a bit high for what I asked for. They were very professional. They came out on time. They gave us some ideas of what to do. Everything was great except for the price. If need be, then I might use their services in the future too.
Description of Work: I received an estimate from Pegasus Design-To-Build in the last year for building a 6 x 8 porch in front of our house. The work also included the front steps, walls and insulation.

Contact was made via Internet. A first analysis of the site was done. Work and price for kitchen remodelling were fixed within 3 weeks. Kitchen project was completed during 10 week (8 weeks were planned, a problem with inspection was a major delay) Analysiis of bathroom was done Work and price for bathroom remodelling were fixed within 2 weeks Bathroom project was completed during 5 weeks, (4 weeks were planned) 2 change requests were incorporated during the work, with almost no delay. Some small details are still open. Price, work and time agreements were always honoured according to contract. Because of my small appartement on the second floor, the actual work was always very challening.

They didn't draw any plans for me. When he was talking to me he mentioned $10000, but when he sent me the quote it was $14000. A 40 percent increase over his ballpark was a little excessive given that this was a coat-closet. He was just installing a toilet and sink and nothing else. It was very minimal and it was certainly something I wouldn?t consider for that price. They were very nice. When I spoke to him about that, he altered the price, but it was still substantially above what we had talked about. It was a very pleasant interchange. I enjoyed talking to him. He seemed very knowledgeable. It was just a matter of the cost being outside of what I was willing to spend for such a small space. They were very responsive. I wouldn't consider using them again because I am really looking for a good price for getting the work done.
Description of Work: I got a quote from Pegasus 8 months ago to put a small half bathroom with a toilet and sink in a coat-closet. The project involved just plumbing.

They were very nice. They lost my initial call, but were very good after I called them back. They were very professional and came to the house. The person was very good. I would definitely consider hiring them for the job. The price quoted was a lot more and I have a budget too.

They were very, very nice people. They gave us a nice estimate and were very willing to work with us. They are not in step with the economy and vastly overpriced. We had a 400 square foot area we wanted refinished and he wanted to charge us $100 per square foot. With so many people out of work I don't see how you can charge that much. As far as service and personality are concerned they are an "A". I would consider using them in the future if we had the money, their work on their website is beautiful.

Due to the unique requirements of every remodeling project, a square foot cost is seldom a good point for comparison. We prepared the estimate for this basement project in 2008. This basement contained a bathroom and kitchenette which would drastically skews any square foot pricing. PEGASUS works with our clients from early in the process to establish realistic budgets and timeframes for each project.

I am happy with the results. They were on time and everything went smoothly. I had to wait on cabinets to come in, because they came in damaged. The work lasted longer than expected because of that, but it was not the companies fault. I am happy with their quality of work and their professionalism and I will use them again in the future.

It is a husband and wife team. They were fabulous; they came out and saw us, and we really liked them. They were extremely easy to work with and talk to. Their quote just came in a little bit higher than the contractor we actually chose to use. Moreover, the contractor was a personal referral. They were really good and I can?t say enough good things about them. I would recommend them.

Pegasus is a phenomenally service oriented firm, and they do fantastic work. We were very impressed by the professionalism and consideration of the Pegasus staff, and they managed to keep us comfortable and relatively stress free during a total upheaval of the house. The only concern I ever had during the process is that a couple of the subcontractors were less than professional, and had some workmanship and/or timeliness issues. Pegasus was mostly able to manage these concerns, and has always been willing to get the job done right.
Description of Work: Remodeled a Cape into a Colonial. Ripped off entire top floor and created a new one. Designed beautiful new master bedroom, second bedroom and large bath, refinished wood floors, installed walk in closet, central air conditioning. Also refinished stairs going up to second floor.

Overall the project went incredibly well! Pegasus does aim to please. The one caveat ( AND the ONLY reason Pegasus does not get an A+ for this job) was the hardwood floor installation in the kitchen and the refinishing of the hardwoods in our main living area ( ~ 800 sq ft) Although the installation of the floors in the kitchen was done well, the floors were not sealed before the cabinets were installed which I consider a problem in a potentially "wet" area. Also there were places on the floor which obviously were missed when the floors were sealed (it seems unlikely to me that if two coats were indeed put down that the exact same spots would be missed twice). Pegasus, always aiming to please, called their subcontractor in again to fix the problems. We moved out of our condo for the SECOND time at considerable inconvenience and returned to find the floors in no better shape and perhaps worse in some ways. I would definitely not recommend the floor guy. I had hardwoods refinished in a well used rental property last year that turned out gorgeous. I am truly very disappointed in this one aspect of Pegasus's work for us.
Description of Work: Pegasus designed and installed a total kitchen remodel for us after completely gutting the old one. This included new cabinets, new hardwood floors, granite counter tops, a ceramic back splash and beautiful under cabinet lighting. The design alone was a hurdle I could not have crossed alone and it turned out GREAT! They also repainted our main living space and installed new louvered closet doors. There were, as there always are, a few glitches along the way. Each was addressed promptly and customer satisfaction is undoubtably Pegasus's greatest strength - and a mighty rare one in my experience! Kudos go to almost all of the individuals who worked on this project. They were welcomed guests in our home and they knew their stuff and tolerated my little "changes of mind" with the utmost grace. The carpenters, painters and tile guy get my highest accolades along with the professionalism of the management team. There is one and only one caveat to an otherwise beautiful story and the only reason Pegasus does not get an A.

Geoff, Jane and Mike were a pleasure to work with and we are so pleased with the results of our project. From design to finish, Geoff, Jane and Mike were really committed to doing the right thing. We came to Geoff and Jane with a design, but they made some recommendations that made the design even better. Though we were reluctant to change, their design expertise proved to be very valuable. We made their recommended change and it worked out perfectly. Mike, the project manager, was so responsive. Any questions or issues during construction were dealt with immediately and to our satisfaction. Mike constantly provided status and informed us of any change in plans for the day. He was focused on making sure he kept us updated, and he left messages on weekends, even when he was traveling for the weekend. The subs did great work and were professional, helpful and clean, with very minor exception. Pegasus' own carpenters were also committed to doing the right thing, making recommendations and keeping us pleased. Their end work was excellent. The final finish was slightly delayed due to coordinating some of the subs but only by a couple of weeks, which was reasonable. The way Pegasus handled the project proved to us that they were fair and honest contractors. We are looking forward to doing our kitchen remodeling with Pegasus.

We went back-and-forth for years about whether to build an addition, what size, how to design, etc.. Having seen so many bad additions out there, we were especially worried about ruining the feel of our small 1924 Craftsman. That all changed when we met Geoff and Jane from Pegasus. (Jane is the design side of this design-to-build company.) They answered all of our many questions, addressed all of our concerns and helped us establish our priorities. Even after first calling them in, it took us a while to decide to actually move forward and Geoff was always patient and professional. He checked in on a regular basis and was always available to answer questions, but he never made us feel pressured. Given all the addition-building horror stories we have heard over the years, we are still amazed at how quickly our addition was built. We were at the "substantial completion" stage in only 10 weeks! The process itself was not painful and to our surprise we even enjoyed (!) much of it. Mike Bodek, the project manager, was with us every step of the way. He was cheerful, helpful, professional, thorough, responsive, honest and smart. He picked up his cell phone every time we called with a question, including once at 7:00 on a Monday morning. The other Pegasus employees were great and we really enjoyed having them around. The subcontractors were all top-notch and professional. Most important, we love our addition and we spend most of our waking hours in it. After so many years of agonizing about whether to add on, we are so very glad we did. We would definitely work with Geoff, Jane, Mike and the rest of the Pegasus staff again in fact, we just brought them back on board for some smaller-scale projects. Highly recommended!
Description of Work: We added a family room off of the kitchen, an office and a 3/4 bathroom. The job involved excavation and foundation work. We also had the roof redone on the rest of the house and we installed central AC everywhere.

We had a great experience. We were told that if you don't hate your contractor by the end of the process, you're lucky. We not only don't hate our contractor, we really like them, and would hire them back in a minute. First, Geoff/Pegasus was the only contractor to provide a bid in a timely manner. While we did manage to get one other bid (at a similar price), we had to ask several times and wait several months. Many contractors never called us back after viewing the job. Geoff and his manager Mike put together a realistic schedule for the construction. The schedule was designed to impact our family in the least way possible. This was true in practice; it's always difficult to have your house undergoing major construction, but they minimized the time that we were inconvenienced whenever possible. Mike, the construction manager, was fantastic. When we came home from vacation to find our refrigerator smack in the middle of our new hardwood kitchen floor, he came out to the house (on a Sunday) to help us move it back into place. The subcontractors were, for the most part, excellent. The electrician and plumber Pegasus uses are particularly skilled. Where there was a problem (the demolition guys demolished a bit too much) Pegasus corrected the problem promptly. The quality of work was outstanding. We feel like we got high-end construction, things done the correct way, and a beautiful finished product. Pegasus was very responsive to our needs and preferences. At no point did we feel like we weren't being heard. The company also has a fair method for accounting for changes that occur in the course of the work that affect the cost of the project. Finally, they were done ahead of time!
Description of Work: Pegasus did a major renovation of our house that included: Putting on a second-story addition master bedroom suite (bed + bath); gutting and remodeling an existing bathroom; moving/remodeling a third bathroom; remodeling our existing great room; removed a wall between kitchen and living room; moving a wall in our kitchen; creating a breakfast bar. Pegasus was our general contractor -- they or their subs did everything, from demolition to framing to plumbing/electrical to walls/floors to painting.

Throughout the project work was scheduled. The subcontractors were very competent and did a first rate job. This included the electrician, plasterer, plumber, floor people, carpenters, framers and painters. Pegasus's project manager Mike Bodek always kept me apprised of what was to be done each day. He was always available to answer questions and resolve issues. He made sure that the project stayed on schedule and that problems were addressed and resolved on a timely and satisfactory basis.
Description of Work: Pegasus Design-To-Build came and quoted in great detail the cost and work to be done in order to add a shed dormer in the back of my house and two dog house dormers in the front. In addition to this a bathroom was added on the second floor as well as a complete remodeling of the bathroom on the first floor. Geoff Shaffer, Pegasus owner, sat down with me and my wife for over two hours to review and explain his quote and answered in great detail all of our questions and concerns. The construction started as scheduled and remained on schedule throughout the entire project. His cost estimates were right on the money.

I can't even begin to tell you how happy we have been with Geoff Shafer and his crew. Being without a kitchen, especially with a toddler, is very challenging. I was dreading this! This entire project was done in 2 months (aside from a few little things) but essentially we had a functioning kitchen in only 2 months! Geoff and his crew were professional and kind to work; they understood the stress that remodeling brings and kept in contact with us on a daily basis. Geoff and his project manager, Mike, are always accessible by phone or email and they promptly respond and will come by in person if needed. When work was slowed down for one reason or another we would be notified of the delay and all efforts would be made to get back on schedule either by working on an off day or sending in an extra person. The carpenters on the crew pay such attention to the smallest details and do beautiful finish work! We are already planning our next project which we will start later this month!
Description of Work: Our kitchen was completely renovated. We gutted the entire kitchen down to the studs and took down a wall to open up the space, we added two new windows and relocated the back door to the house, we moved all appliances and the steam radiator, we installed a brand new ceiling with recessed lighting, new hardwood floors, new cherry cabinets, granite countertops. Literally transformed the room into a beautiful and functional kitchen.

Overall the project went very well. Geoff always returned calls promptly and came over whenever we asked. We had the 2nd floor bathroom completed first and then moved upstairs while the 1st floor bathroom was completed. As with many projects, this one took longer than anticipated due to scheduling of sub-contractors. We were surprised at how much cleaning up we did after each sub-contractor. Geoff's own crew was good at cleaning up. All the sub-contractor's were good at their work, the tiler and electrician in particular. We learned that we should have been around more frequently when the plumbing sub-contractor was doing work so that we could answer questions. The plumber had the tightest schedule. The plasterer did an excellent job but did not clean-up as well as we would have liked. It was a good move on our part to be home when all the accessories were installed to ensure preferred placement.
Description of Work: Our project consisted of gutting and replacing two bathrooms, one on each floor of our home. Geoff expanded our 2nd floor bathroom to add a tub and shower and make this a full bath. Our first floor bathroom was not expanded in any way. All toilets and fixtures were replaced. The window in each bathroom was removed and replaced. Geoff added heat to an unheated bedroom, the one from which space was taken by the 2nd floor bathroom. Heating was moved around on the first floor bathroom to accommodate vanity placement (previous owners had heat going through the vanity) and to bring heat along an external facing wall. Geoff replaced all insulation in each bathroom's roof/ceiling and to all externally facing walls. Area under 1st floor toilet had rot due to an older leak and was replaced. Additionally painting work was done in the 2nd floor bedroom and in the 2nd floor hallway/stairway area.

I called Pegasus and got an answering machine. My call was returned a couple of days later and after about 10 minutes on the phone, he said he wasn't really interested in doing the job because it wasn't a complete gutting/redesign. Business must be really good, because it sounds like he doesn't need the money.
Description of Work: I'm looking to have my kitchen floor fixed up, counters replaced with granite, an island installed and some additional lighting added to the kitchen.

From beginning to end, Pegasus was an excellent choice. Geoff Shafer, the principal, was at all times pleasant to work with. He initially presented us with various design possibilities, and adjusted the design proposals to accommodate both our space and aesthetic needs. Actual construction was performed with great care and attention to detail. Materials used were of the highest quality, including some upgraded materials used by Pegasus, without additional cost to us. In the course of construction, Geoff showed great sensitivity to conform to our personal needs, such as performing interior work on Saturdays so as to minimize the time we had to take off from work. Even small matters, such as clean-up after the construction day, were well tended to. We experienced none of the "horror shows" that one so often hears about. When construction problems did come up, as they invariably can, Geoff was quick to respond and offer solutions. The final product is attractive and very well built.
Description of Work: Demolition of old deck and construction of new deck; installation of deck lighting and siding around deck; installation and staining of new patio door.
