The entire team was very responsive, professional, and patient with our last minute changes. Some of these changes were suggested by Pegasus but most were by us and one would think making so many changes would delay the project. They completed the project on the day that was on the original schedule. As with all major renovations, there were a few hiccups, but these hiccups were quickly rectified. We are still waiting for the city to approve our deck plan, and Pegasus will be back to build that. We would use Pegasus again and have recommended them to neighbors. We have renovated 2 other homes and Pegasus outperformed other contractors.
Description of Work: We have a 100+ year old 2 family in the city that has been in my husband's family for 50 years. Pegasus renovated the 2nd and 3rd floors. 2nd floor was gutted to the studs, ceilings raised, new kitchen, floors, electrical, plumbing, windows and central heat/ac installed, sound proofing floors (we rent the first floor apartment), chimney removal. Pegasus designed the project and made a beautiful open concept home. Everyone was wonderful to work with, from Geoff and Jane to the PM Mike to all of the sub contractors. There was someone at the home working almost everyday.

Contractor listened well, and provided some great ideas for better kitchen layout. Provided a proposal which was easy to understand, with clear allowances for cabinetry, counters, flooring...Nice floor plan and good ideas about storage space. I almost chose this contractor, but I ended up going with another, primarily because Pegasus was set on doing a full renovation (ie taking walls, floors and ceilings down to the studs.) This meant that the estimated duration of the project was longer than I was comfortable with.

Go with Pegasus if you: 1. Have design requirements that go beyond simple rip and replace (e.g. new layout, space re-planning) 2. Want excellent project management that is responsive and keeps you informed 3. Want to work with professional people who are pleasant to deal with and do quality work 4. Price isn't bad either -- the final price was in line with their own and other's estimates We employed Pegasus to renovate two bathrooms in our house plus general touch-ups. The complexity involved fitting our must-haves into the existing space of the two bathrooms, the age of the house, and the previous renovations. This work fell somewhere in between requiring a full-time designer and simple layout; we vetted out both options and Pegasus as a design-to-build firm was excellent both in price and quality. Geoff and Jane put in a lot of up front work and came up with a design that was beautiful, functional, and met our needs. During the renovation process the project manager, Mike, was responsive and helpful, often picking up the phone, returning calls, or taking action even on weekends and after hours. He kept our renovation on time and on budget, even helping us out on a Saturday morning when one of the suppliers screwed up and nearly blew our budget. Everyone we worked with including the subs were professional and competent and simply a pleasure to work with. I would highly recommend Pegasus to anybody.

Geoff, Mike, and their entire team were really great to work with. We were happy with the final results of our renovations and have received a lot of compliments from family/friends. They were always responsive and fixed any issues quickly. We did end up slightly over budget due to extra work (that we approved) and going over on tile/fixture allowances. (The allowances were a bit on the low side.) Overall we are very happy with the work Pegasus did for us and would recommend them to others.

I spoke with Geoffrey on the phone to describe a few different jobs I have around my house. I originally was hopeful that they would be able to complete the jobs I have on my plate. I told him that I'm a handyman when it comes to smaller/medium sized jobs around the house. He informed me that my jobs were smaller, or were more demo work than they excel at. By the end of the phone call, he was able to prove to me that I didn't need a GC for the work and he gave me the references for the demo team that they usually use, as well as the insulation team they use. He also informed me of the tasks that I should be able to do myself. So he basically helped me save a bunch of money with just a 10 minute phone call. He was very helpful, wasn't disappointed that I had called a GC when I didn't really need one, and he was more than happy to take time out of his busy day to answer some of my questions. He even offered to call for more questions, if I had any later down the road. I told him that when we build our add-on second store deck, and redesign our bathrooms that I would keep Pegasus in mind.

This project couldn't have gone any more smoothly. From start to finish, Pegasus was extraordinary in their level of detail, responsiveness, and quality of work. I'd never undertaken a renovation project of this size and had heard horror stories from friends about disappearing contractors, misaligned expectations, sloppy work, and outrageous prices. None of these ugly eventualities ever presented themselves with Pegasus. The project finished on schedule and exactly on budget...and I love the space. Their prices are not rock bottom, but they are very fair. Most importantly, you really get what you pay for. The hallmark of this company, besides the quality of their work, is their communication. They have an online portal that gives the customer a full picture of the project's schedule and stores all relevant documents in one place. When there are changes that need to be made to the financial specs of the project, you are asked to approve each one and are able to see a complete running list at all times. They assign a project manager to you who communicates via email EVERY DAY about the progress of the job. So every day you know what happened that day, what's going to happen the next day, and what the plan is for the remaining days in the week. EVERY. DAY. For me, this was invaluable. Large renovations--especially when you are still living in the house--can feel chaotic and disorienting. With Pegasus, I felt simultaneously involved in the project and constantly reassured that they were competently and professionally handling every tiny detail. And it's those details that really matter. The house was well prepped for the demolition--rooms sealed off, etc.--and then every day the job site was left tidy. Each subcontractor who came into the house was friendly and professional and the quality of their work was excellent. The finish work was beautiful and there was no detail too small to escape the eagle eye of the project manager as he did his final walkthroughs. Now that the project is completed, Pegasus remains in open communication with me about punch list items--have we found anything that isn't working? Anything that we'd like altered now that we're living in the space? I can honestly say that I'm going to miss them when the punch list has been completed. Who ever says that about a contractor?? I can't wait to hire them again.

We met with Pegasus to give an estimate for a kitchen remodel. Geoff was very responsive, prompt, provided some great ideas at a reasonable cost. I was impressed that his staffing is online, and he can pinpoint each of his jobs and a status, with costs and details, for each of his clients. Although we are not moving forward at this time, I would recommend Pegasus for your project if you want a job professionally done.

Pegasus and Geoff are great to work with. Mike is the project manager. He is upfront, keeps things on schedule, and most importantly, keeps you informed during the process. We lived in our house during the remodel with small kids. Although it wasn't ideal... they tarped off the worksite from the rest of the house, and the work site was cleaned up and broom swept every day by the different subs. We had many different subs in for the various projects. We felt they were easy to talk to, and respectful. All of the carpenters who work for Pegasus were great. We had one primary carpenter at our house throughout the project. He was very easy to work with, was waiting outside every day before 7:30 to start right on time. We had a few hiccups due to existing conditions, and mid project permits with the town, so we lost a little time in our schedule. I don't think this was the contractors fault - but it's always good to add a little time to your expectations. In the budgeting process, we felt they did a good job of estimating the entire job. We had a few extra costs as noted above. One thing I would recommend would be to review some finishes ahead of time to get an understanding of your own taste and what's carried in the contractors allowance. We ended up going over the allowance a bit to get what we wanted. It was worth it . We felt that Pegasus did a great job on our remodel. We are very happy with the end product, and the process went smoothly. We also would not hesitate to call them again for another project, or if there were issues with our current remodel.
Description of Work: Worked with Pegasus on initial designs to either renovate kitchen in place or do an addition. She provided plans as well as 3D layouts for both options. We decided to go with the addition. Pegasus was the GC for the entire job. Organized permits, contractors, structure, concrete, demolition, plumbing, electrical, finish work, cabinets and carpentry. Geoff initially forecasting 3-4 months. We finished just under 4 mos, with a few delays of existing issues or unforeseen issues.

They did an outstanding job took care of all permits and had someone at my house for all inspections. The project manager kept me informed with daily Emails about what to expect each day. He was always available to answer any questions or concerns I had. They are very professional and I would highly recommend them. They truly have highly skilled craftsman working for them.
Description of Work: Complete renovation of existing kitchen. Disconnected existing sink, stove, and other appliances. Moved emptied refrigerator to the other room on the same floor. They installed a temporary zip door to control job access and keep dust from going into other rooms. Removed cabinetry, light fixtures, stripped ceiling to strapping and demolished all walls to the studs. The existing floor was stripped to the subfloor. A dumpster was at the site and all debris was removed including the dumpster in one day. Oak hardwood flooring was installed stain and oil based polyurethane applied. The final coat of polyurethane was applied after everything was installed. Rough electrical and plumbing was installed. Fiberglass insulation, fire stopping rock wool and caulking were installed. They installed 1/2 blue board on all walls and ceiling and applied two coats of plaster veneer finish. Door, window casings and baseboard trim were installed. Provided kitchen cabinets and granite counter tops installed. One full coat of primer applied to all walls, ceiling and trims. Fill and compound as required and caulk all junctions. Applied one full coat of finish paint to walls and trim. All plumbing fixtures installed and connected. Stove vent installed and vented outside. Electrical fixtures, lights, cable tv and sub panel installed. Final cleanup and all materials and waste removed.

We had an old country style kitchen probable built in the 1970's. Our house is an expanded cape. The old kitchen and dining area was very out of date. Next to our kitchen we had a bedroom that we wanted to expand into as part of our new space, however, that wall was a supporting wall. In our kitchen was also another low supporting beam that needed to be dealt with. We were hoping for a front to back kitchen and dining area. We met with our first general contractor (not on Angie?s List) who surveyed everything, told us what they believed we could or could not do and then told us to go to Lowe's or Home Depot to plan out the space and cabinetry. We were disappointed as we had no idea how to change and utilize our space. This contractor told us that they could remove the supporting wall but could do nothing with the other supporting beam. We had been thinking of using a design to build company and after talking with a second general contractor this confirmed that was exactly what we needed to do. Through Angie?s list we developed a list of three excellently rated design to build companies. We met with each company and they all were very nice, listen to our needs, took many notes and measurements. The first two companies we met with, while very nice, did not give us very impressive ideas on utilizing our proposed space. Both wanted to keep most of our appliances and plumbing in the same general areas, only gutting that immediate area about 12?x12?. They both (incredibly) told us we could do the painting to help save money and encouraged it. One company almost convinced us not to break down the wall, because it would increase the cost too much. Needless to say we were discouraged and figured we were going to have to really down size to stay around our budget. Then we met with Pegasus Design-To-Build. After speaking with Geoff (the owner) we decided to have his wife Jane to do a design for us. When we saw her presentation we were blown away. She listened to everything we said and incorporated it into her designs. Our kitchen/ dining area would have a completely new look. The entire space was gutted to the studs, supporting wall taken out, our second supporting beam recessed and walls opened into adjoining rooms. Pegasus had the most reasonable cost of all the companies. Their proposal included the entire project up to the last drop of paint. (excluding appliances) Considering that this was the first time we had attempted a project of this magnitude, we were nervous to say the least. The project, to our relief, went extremely well. Mike, our project manager was phenomenal. He always kept us updated about what took place that day and what would be going on the next. He responded immediately to any questions or concerns. He made this project go as painless as possible. We were very impressed. They showed up when they said they would, cleaned up after every work day and were finished within two weeks of our estimated finish date. Every worker that came into my home was pleasant and respectful. Duane, Pegasus?s carpenter, was always pleasant and never minded our questions or requests. During our project we added several change orders and Pegasus?s was very reasonable and upfront with their cost and profit margins. We are very happy with our new kitchen and dining area. Our friends and family are all very impressed. I would not hesitate to use them again.

Was polite, prompt and professional. We liked their examples and abilities. We did not like that we had to do design with the wife of the owner. We decided not to use this company because their calendar was very full and booked out several months. Our work needs to begin before they could. Provided ample references.

It went quite well. Due to very limited space it was very hard for us to see how to plan room ourselves. Jane was able to come up with numerous options and in the end we have chosen the plan that worked for us quite well. We ended up going back for an additional plan after going through whole exercise. Jane was very professional and prompt. I would definitely use her service again.

They came for a visit, listened to what we wanted to do, after a couple of weeks provided some electronic sketches. They were interesting and incorporated the ideas we talked about, plus some new ones. But that was it, there was no other followup. Obviously if we were ready to proceed full steam ahead we'd have called them. But regardless, in the year plus since that visit I've heard nothing.
Description of Work: Visited the house and provided kitchen designs. Both my partner and I had bought this (inadvertently) and the provider was going to account for that somehow when we did the work rather than provide a refund.

It took me many months to find a contractor to work with on the project. I used the Pegasus designs as the basis for my discussions with the contractor, who found them very helpful. I was able to refer to the floor plan and color renderings Jane supplied in my shopping for cabinets, countertops, and appliances. My kitchen is finished, using the Pegasus designs, and I am very happy with the results. I would not hesitate to recommend Pegasus Design to Build. Jane provided excellent suggestions for a design in a difficult space, and was extremely pleasant to work with. A great experience, which provided me exactly what I was looking for!
Description of Work: I contacted Pegasus by Design using an Angies List Big Deal. Jane came to my home, and discussed kitchen design options based on my needs. She took measurements. Jane sent back detailed designs for two different options. She followed up with answers to questions and additional suggestions.

This was an extensive rebuild and expansion of an aging 1950s modernist house, and we used pretty much all the services Pegasus has to offer. Jane did the design, Geoff did the construction plans and the permitting, all five of Pegasus' carpenters worked on site at different points, and Mike (the project manager) coordinated the carpenters and at least a dozen subs. The construction lasted 7 months, and the entire process (including design and permitting) took 11 months. The project finished about 12% over budget and took a couple months longer than originally forecast. About half of the overage (both cost and time) was our doing, for requesting extras and changes mid project. The other half was due to some modules (like siding, foundation, and electrical) costing more or taking longer than originally forecast. Not perfect, but far better than the norm for a project this size. Overall, we were very pleased with Pegasus and thrilled with the final product. Pegasus excels at customer service. Whenever we asked for little extras, or that something be done a little differently, or that things be done in a different order, Mike's immediate response was always "sure, we can do that," even when he probably wanted to bang his head against a wall. If a request would result in extra costs (like our mid-project redesign of the lower level), Geoff promptly gave an estimate and suggested alternatives. The carpenters, also, were happy to handle small requests on the spot (especially Duane and Jesse), interrupting whatever else they were doing. When mistakes were made, Mike and the carpenters would fix them, often before we even knew the mistake had happened. For example, when I stopped by one day, one of the carpenters was replacing a newly installed kitchen cabinet door. When I asked why, they pointed out that the holes for the door handle were drilled 1/4 inch higher than our specs, so they ordered a whole new door at their own cost. I hadn't even noticed the error. For the most part, Pegasus also picks good subs. We were especially impressed with Dave Cook (HVAC), Eli Santos (painting), Kieran McLaughlin (flooring), Wayne Webster (plumbing), and Barry Greenwood (foundation). On the entire project, there were only two subs we were unsatisfied with and would not use again. (I'll resist the urge to gripe about them, because in the big picture, the problems were minor, and Geoff dealt with them.) On cost, Pegasus is not cheap. They charge a 30-40% markup on all materials and all bills from subs, plus an additional management fee depending on the size of the project. This was a bit higher than the other contractor I interviewed, but my guess is the final cost would have come out about the same, since Pegasus is pretty good about not nickle and diming over small extras and corrects their own mistakes. One addendum on cost: For the design phase, Pegasus IS inexpensive. The design half of "Pegasus Design-to-Build" is Jane, who is married to Geoff, the general contractor. Jane charges a modest hourly rate for her design work, much less than comparably skilled independent architects. Our design bill for the entire project (which included kitchen, four bathrooms, new second floor, new garage, layout changes, window placement, etc.) was only $3500. Had we hired an outside architect, likely would have cost four times that. Also, since Jane and Geoff work together, the designs are done iteratively, with input from Geoff on cost, so you don't get a "surprise" when you take your plans out for bid. The one disadvantage of using Jane, of course, is that you won't have an independent architect overseeing the project. For smaller projects, like a kitchen re-do or modest expansion, this is irrelevant. For larger projects like ours, it's a consideration. We felt that the advantages of using Jane outweighed the lost oversight, and we are happy with that decision. We highly recommend Pegasus, and would use them again. In fact, we already have--we hired Pegasus to redo the kitchen in our old condo before selling it. Their work on that (much smaller) project was also excellent. On time, on budget. The broker emphasized the new kitchen in the listing, and the condo sold in the first weekend for more than asking price.

I spoke to 3 different contractors and a cabinet seller, all from Angie's list. The two other contractors sent me to the cabinet sellers that they work with for the design. Geoff's wife Jane does the design work for Pegasus. Pegasus charges a $1,000 retainer for the design, but it is credited if Pegasus does the work. You don't have to use Jane for the design, and if you like Jane's design, you aren't obligated to have Pegasus build it. I would highly recommend you use Jane to help you design your new space. Jane uses software called "Chief Architect" which is far superior to the "20/20" software the others used for the design phase. I had a design in mind (which really was terrible). I talked with Jane about what I wanted. She presented me four different designs (without telling me mine was terrible). I was able to download the free viewer for the software and spent hours and hours looking virtually at the layout for my kitchen. I ended up with the perfect design, which was very close to one of Jane's first suggestions. Geoff's quoted price was lower than both of the other contractors and I liked the way he handled everything. For example, the other contractors wouldn't start the job until the cabinets were on site, so I would have had to store them for six weeks. Geoff works closely with the cabinet manufacturer, so he ordered the cabinets at the appropriate time and they were installed right away. Pegasus started the project by protecting my hardwood floors and putting up plastic walls around the work area. I hated unzipping two plastic walls to get from my family room to the upstairs, but it REALLY kept the most of the construction grime out of the rest of the house. The demolition was done in one day. Once the room was down to studs, it was clear that the 2nd floor was not being properly supported. Geoff had the contact (structural engineer) with the know-how to fix the problem. Francisco, the carpenter re-supported the entire second floor. It delayed the project by only a few days, and was well worth it. Wayne, the plumber did a fantastic job with the rough plumbing. Nick the electrician met with me to design the lighting. He knows his stuff. His guys did a terrific job with the rough electrical. The plasters did an amazing job. I was a little disappointed with the floor. The house is old, and the floors sag in the middle. It would have taken really excellent work to make them level, but I believe it could have been done. Knowing what I know now, I would have had Kieran, the floor guy, place the shims and plywood rather than Jesse the carpenter, even if it cost more money. The floor is very solid, though, and the unevenness is somewhat mitigated by the large island in the middle of the room. I still trip over parts of the floor, though, and the kitchen has been finished over two months. Not everything went smoothly, there were problems, but Mike, the project manager, was absolutely awesome. Any time I called with a problem (I sometimes got a little emotional) he listened carefully, then figured out how to fix the problem. One night I emailed Mike at 10:00 when I went upstairs to bed and realized that we had no electricity in half of the upstairs. (The carpenter had accidently cut a wire). Mike returned my email at 10:17 pm. (of course I didn't even see the email until the next morning) and it was fixed when I returned from work the next day. When I told Mike that my husband didn't like the way the roof boot was installed around a vent pipe, he had someone come and fix it. When the retailer couldn't get the vent hood quickly enough, Mike found someone else who could, and even got it for the same price. Somehow the island did not end up in the proper place. Geoff sent in electricians and plumbers to fix it. It did not cost me any money (although I'm sure it cost Geoff) or impact the schedule at all. I talked to Nick, the electrician about a change order for some additional outlets to be added upstairs. His guys were unable to get it done in the two days allotted for the rough work and then forgot to do it before the blueboard and plaster was installed. Nick had his men add the outlets for the agreed-upon price, even though it was a LOT more work. They had to snake wires from the basement all the way up to our tiny, gross attic. It did not impact the schedule. I was unhappy that the electricians dirtied 3 bathrooms in my house, rather than just using the powder room. If I have work done again, I will put signs on bathrooms that are off limits. I wish I had emailed Mike to remind Nick about the change order before the blue board was installed. The biggest mistake was the stone for the island. The drawing was changed when I ordered a sink that required a larger base cabinet. The island counter stop was mistakenly changed so the stone was not cut properly (there was supposed to be an overhang on one side). I was sick to my stomach and emailed Geoff and Mike on a Friday afternoon, telling them I would like to talk on Monday. Geoff called me on Friday and told me he would replace the stone, at his expense. We had to pick a new stone (which I didn't like as much as the first one) and it delayed the project by a week. However, the overhang absolutely made the island and I have fallen in love with the stone I have. One word of caution. Geoff will give you allowances for certain items (sink, disposal, cabinets, granite, etc.) I went about $3,000 over, without realizing it. I would not have changed anything I purchased (I wanted what I wanted). I would just recommend that you ask what things cost and note what the allowances are, which are spelled out in the contract. BOTTOM LINE: Geoffrey Shafer is an honest man who does really good work for a fair price. He hires excellent workers, takes care of all the details and will absolutely bend over backwards to make sure you are happy with the work. I love my new kitchen! The first words from everyone who walks in to my house are "Wow!" "Oh my God!" or "It's beautiful!"

The project took 10 weeks, which is exactly what was quoted by Geoff. We had received quotes from other contractors, but Geoff was the only one who acted like he wanted our business and went out of his way to meet with us. Pegasus acted as the general contractor - had some of their own people to do major construction, but contracted out plumbing, HVAC, electric, painting, etc. Many of the sub-contractors we will likely use in the future. The job started a little over a month from when we signed the contract. The construction manager, Mike, was great - kept us in the loop daily. The workmen did an awesome job - if there was something we didn't like, they fixed it (when possible - it's a 120 year old home, there are some things that are just part of the charm). Duane, who did the wood work, was awesome and took the time to listen and offered suggestions when we asked. The space was broom-clean every night. The final price was greater than the original quote, primarily because of changes that we decided to do as the project progressed. We discovered a leaky window during Hurricane Sandy, Pegasus checked that there was no wood damage and we haven't had a problem since. The finish on a sink piece started to flake off - that was replaced no charge. One large cabinet door became warped - that too was replaced no charge.
Description of Work: A large kitchen remodel in a Victorian - a complete gut to studs and subfloor. Pegasus performed all contracting work including kitchen design. Layout completely redone - sink and appliances were relocated, island added. A large (overly-airy) picture window was removed and replaced with stained glass, the other existing window was enlarged. The floor (layers of concrete, tile, and laminate flooring) was completely removed and replaced with an oak floor. Walls and ceiling insulated with foam insulation. Semi-custom cabinets (Shrock) installed. A double farm-house sink installed on the island. Small 1/2-bath floor replaced and walls insulated. After the installation there was a leaky (wet) window, a sink piece that needed replaced, and a cabinet door that needed replaced - there was no additional charge for fixing these minor issues.

We were pleased with Pegasus Design LLC service. Pegasus added a master bath room in a 100-year-old home. The project included the addition of a 2nd floor laundry, and walk-in closet. We had thought about the bathroom layout for several years. Our biggest question before starting this project was how the plumbing could be brought up to the second floor where there had been no drain or water before. The plumber solved this issue elegantly. Pegasus employees were very responsive to all our concerns and any problems we asked them to resolve were fixed very quickly. The project was finished within budget. The project did go beyond the original schedule. As this was an additional bathroom we were never without a bathroom and thus were not really inconvenienced by the longer time of the project. Some of the longer time was due to a change we requested and the majority of the extra time was waiting for one final subcontractor to complete the work. We were pleased with their design suggestions and their work in all areas, and particularly happy with the plumbing and heating solutions. Another strength was the speed and willingness of Pegasus staff to deal with any things we pointed out to them. Geoffrey Shaeffer and each Pegasus employee and subcontractor we met were conscientious individuals we would be pleased to work with again.

I have used other contractors in the past and can say that I have never had such a positive experience. The job was enormous- almost a complete house gut and I lived in my home while the work was going on- seven months ! Not Fun! But...... I arrived at the office for an interview with only my own scribbled plans. Jane spent a great deal of time understanding how I lived and then totally resigned my plans to reflect what I actually wanted- with many new and terrific ideas. Jeff and I discussed every change I wanted and what it would cost on a regular basis. There was unbelievable communication. I always received a call back from someone within an hour , even on weekends. The crew is lovely and they spent a lot of time screening off my living areas and cleaning up. Once I even changed my mind about a wall and some electrical work just as they finished it - and they redid it all on the spot - no problem. They have a set crew and I got to know them all . Living with them - they became like family. If I requested a particular carpenter for a particular job- he was sent. If they got behind the schedule , they would work on weekends and evenings to catch up. Mike is great and supervises every small thing. I would really like to thank them all. I especially would like to thank Jesse for all the extra little things he did to make my "life in construction" more comfortable. Reading this , it sounds like they paid me - but I definitely paid them:-) I still call if I think something is "funky" and they are over here right a way to take a look. The completed house is more beautiful than what I imagined and everyone seems to have taken great pride in their work. I would never use anyone else.
